I am a fanatic of architecture; I have always had an attraction to it. I'm very much fascinated by beautiful clean places because then I can fill them with color. So I need a blank canvas, but a beautiful one... I need a view. I saw this building, and the view you can have from every floor, it's amazing. You can wake up in the morning and feel like you have already meditated, even if you don't meditate. You wake up and say, "Wow, yes, here I am... Miami a livable city where you can have a very good quality of life, and live there all year round while working. I think it's fantastic that in Missoni Baia, there are these beautiful, livable terraces. You can put a whole living room out there and you can open up and enjoy the outdoors and that,wonderful expansive view. We are definitely changing the way we design on every level."

Hani Rashid: "From the very beginning, the whole thinking was to design something on the Edgewater site because of its prominence and because it's on the water's edge that had a real presence, a uniqueness in Miami. The very first discussions were really around the idea to produce something almost musical. demure, elegant, sophisticated, and clean. In that way, put something in the skyline that is in dialogue with the Miami of today and tomorrow... Missoni Baia is not just a clean, beautiful, elegant statement. It's actually a kind of indication of how Miami is maturing; how different people with different talents and skills and creativity can contribute to the future of Miami. This building becomes a litmus test for that... Missoni Baia is a proof of a theorem that, for all of us as creatives in every discipline, it's all going to depend on what we take from this and how we see this correction making things better as we go forward."

Enzo Enea: "Our philosophy is always to begin with the spirit of the place. By understanding the site context and the client's goals of the project, we then work to incorporate architecture... We try to embrace the architecture as much as possible, and to integrate it towards the spaces. Missoni Baia is a jewel box in the garden by incorporating plans with waves of colors, the integration of the fabrics in the furnishings... The building's architecture along with Missoni's brand is contemplative in the shapes, patterns, and spaces designed throughout the project... It's important that Miami embraces the art and culture that has come in; it has a big chance to build up a beautiful city that I think is [already] on the way."

Angela Missoni, Creative Director & President of Missoni

The Missoni brand is very much synonymous with the Missoni family. Angela Missoni, the founding couple’s daughter, took over from Rosita as the firm’s creative director in 1997 and now leads the legendary label. As the creative force behind the entire house of Missoni, Angela has taken the company in new directions while remaining true to its heritage. She developed a new way to approach the Missoni image and communications, establishing a new position for the brand in the world of fashion. Angela has initiated new and important collaborations with talents like Carine Roitfeld, Mario Testino, Edward Enninful, Mario Sorrenti, Mert and Marcus, and Juergen Teller, Viviane Sassen, Mark Borthwick and Harley Weir. Most recently she has worked with Oscar-winning Italian director Paolo Sorrentino and actress, model and philanthropist Elisa Sednaoui to launch the latest Missoni fragrance worldwide.

New York-based Paris Forino Interior Design, launched in 2012 by Australian-born Paris Forino, is a full- service international design firm specializing in luxury residential real estate, hotel, and restaurant projects. Forino brings 15 years of experience, including tenures with Tihany Design and CetraRuddy Architecture, to complex, high-end commissions, which currently include more than 40 projects in the United States, Canada, and Europe. Forino has been published in Elle Décor and the New York Post, which ranked hers as one of the top four firms “designing New York City” in 2015.

Founded in 1989 by Hani Rashid and Lise Anne Couture, New York-based Asymptote Architecture is an international practice distinguished by intelligent, visionary designs informed by cutting-edge technologies. The firm's recent projects include the Yas Viceroy Hotel in Abu Contemporary Museum in Moscow. Asymptote's work is included in the collections of the Museum of Modern Art, the Centre Pompidou, and the Solomon R. Guggenheim Museum, among others.

Enzo Enea, Landscape Architect, Enea Garden Design

Since establishing his firm in 1993, renowned Swiss landscape architect Enzo Enea has completed more than 1,000 gardens for private residences, hotels, resorts, residential buildings, and parks around the world, including projects in Russia, Greece, France, Italy, Spain, Germany, Austria, China, Brazil, Colombia, the Bahamas, and the United States. Based near Zürich, the firm opened a second office in Miami in 2005 and is adding a New York office in 2016. Enea’s work has received numerous international awards, including honors from the American Society of Landscape Architects and the RHS Chelsea Flower Show in London.

The branded building seems to have found  a home in sunny South Florida, where five are set to open by 2021 according to Mansion Global. With a large international populous, familiar with iconic names in fashion and cars, the trade off for developers looking to sell quick, is an astute one. In New York, where there seems to be an ongoing demand for high-end real estate, luxury brands veer toward hotels rather than residential property (Restoration Hardware, West Elm, Equinox, Shinola). In London, however, the 50-storey “Versace Tower” (real name: Aykon London One)  is Britain’s first branded fashion high rise, located in the Nine Elms regeneration zone. It’s pretty swanky with the “V” for Versace Home in marble patterns inlaid into the walnut floors. The high priced tower is due to be completed in 2020. Over half of its units have been pre-sold.

Elsewhere, luxury branded residences have been well established. Dubai opened its Armani hotel in 2010, while the same company’s eco-friendly complex with Smart Hero Group in Beijing was completed in 2017. The diversifying Italian fashion house also plans to craft interiors at Century Spire in Manilla, Philippines. Fendi partnered with DAMAC Properties, creating the interiors of Dubai’s DAMAC Residenze, which also opened last year.

What a developer receives for the privilege of stamping an iconic brand’s name all over their property is instant credibility and name recognition. International buyers purchased $7.1 billion of South Florida residential properties in 2017 according to the Miami Association of Realtors — a 35 percent slice, up 41.4 percent increase from the year before. So, in a strange land a familiar name goes a long way in assuring investors their money is safe.

“Miami is more of a flashier type of city, than other areas like New York or Chicago that are a little more conservative,”  said Jon Paul Perez, vice president of Related Group, one of the developers behind Residences by Armani/Casa, set to open in the city in 2019.

Where branding is concerned, one South Florida property has been creating headlines for a while — The Porsche Design Tower. A collaboration between Dezer Development and Porsche Design Group, the building comes with a high powered automobile elevator transporting drivers and their rides from street level to their apartments. Don’t expect to see any low-end rust buckets chugging into the building.

Other famous car companies have got up to speed on trading wheels for steel frames. Britain’s Aston Martin, famous for ejecting 007’s villains into the sky, has teamed up with Argentinian developer G&G Business Developments for their own Miami-based tower, which is expected to be finished by 2021. Signature amenity touches, like the hand-stitched leather door tabs—sourced from a Scottish village—and  the carbon fiber lobby furniture — ensure that the famous car company isn’t there in name only.

The numbers for each deal differ. Typically the developer will pay the brand a percentage of sales, usually 2 percent to 5 percent explained Edgardo Defortuna, the president and CEO of Fortune International Group.

Many of the buyers don’t live in Miami or even the US on a full-time basis and are simply looking for a place to park their cash.

“We’d seen the Armani building in Dubai and were convinced” said Robert Thorne, CEO and founder of Miami-based The Wellness Habitat Co, who purchased a two-bedroom unit on the 25th floor at Resdiences by Armani/Casa two years ago for $1.4 million. “We knew our investment was going to be secure.”

Milan Design Week 2013 featured the newest in interior design by Versace and Armani. These luxury designers’ home décor contributions to the $750 billion global luxury goods market have earned them even bigger revenues as affluent international buyers snap up leather-covered wardrobes and custom drink coasters.

Georgio Armani reported to Reuters, “We have always looked at distant parts of the world, but this is inevitable now with the economic problems in Italy.” Armani has used materials like rare Japanese tomo wood for his newest trunk-shaped wardrobe, and he also utilized banana tree stripes for gaming tables.

Donatella Versace collaborated with Nikolai e Simon Haas for a “Donatella Chair” crafted from black leather and honeycomb brass, and Missoni presented versatile outdoor furniture.

Now, Eyal Burstein is honoring the 10th anniversary of Swarovski Crystal Palace with ‘Beta,’ a colorful presentation of furniture with an obvious link to Swarovski. Burstein, a designer at Studio Beta Tank, interpreted the cut crystal shape and used it as a vehicle to push the limits of conventional seat shapes.

For example, a Plexiglas bench is transparent and reflective, an ode to the properties of iridescent crystal. Brightly hued chairs in Burstein’s showcase feature crystal-shaped metal complete with LED lights, mimicking the glow of a perfect Chaton-cut crystal.
