<p>Commonly referred to as one of the most influential musical figures of the 20<sup>th</sup> century, Bowie was widely recognized as a glamorous star with dramatic makeup, remarkable style, and unmatched stage presence. Although the English singer-songwriter unfortunately passed in 2016 due to cancer, his lasting legacy is still apparent in the touches he left behind including his longtime Manhattan apartment.</p>
<p>The New York City property was purchased by Bowie in 1999 for a price of $3.81 million. Located in the Nolita neighborhood, the area offers a charming and chic essence perfectly synonymous with his lively image. Records indicate that this property is currently owned by a trust linked to his estate. Recently though, the superstar’s former residence was placed on the market at an asking price of $16.8 million. Less than a month after its listing, the property has secured a buyer and the home is currently in contract.</p>
<p>Bowie's former longtime residence spans over 5,000 square feet of living space and includes four bedrooms. The stylish apartment sits in a mid-rise Manhattan building that dates back to the late 1800s when the property was utilized as a chocolate factory. The vibrant unit offers direct elevator access and opens to a marvelous 56-foot-long great room. The primary bedroom suite offers more than 1,000 square feet and is equipped with a cozy fireplace and spacious dressing room. Other appealing amenities of the superstar home include a library and three outdoor terraces.</p>

<p>In 2016, Anthony Bourdain first rented the luxe Manhattan apartment for $13,000 per month. The space became home to the travel documentarian for two years until his unfortunate passing in June of 2018. A mere two months later, the celebrity chef’s former residence was placed on the market at a price of $14,200 per month. The space was rented out only a month after its listing. However, three years after Bourdain’s passing, the residence is once more being listed on the rental market. This time the home is being offered at a reduced price of $12,000 per month. Bourdain also owned an Upper East Side apartment with his then wife Ottavia Busia that sold for $3.3 million about a year after his passing. A documentary film revolving around his life titled "Roadrunner" is set to be released on July 16.</p>
<p>Located at the Time Warner Center at Columbus Circle, now known as the Deutsche Bank Center, Bourdain’s former apartment spans 1,200 square feet and includes two bedrooms and two bathrooms. As one of the top luxury condominiums in Manhattan, the residence features top of the line amenities and panoramic views of the dazzling cityscape and scenic Hudson River. The interior space offers floor-to-ceiling windows, ultra-modern kitchen appliances, and an expansive closet. The building amenities include a full-time doorman, concierge service, health club, spa, lounge, screening room, landscaped sundeck, and private garage. The apartment is perfectly located in the heart of a bustling Manhattan neighborhood and home to some of the most coveted stores and restaurants on the island.</p>

<p>The luxurious Manhattan abode was once home to John Stewart, comedian and former “Daily Show” host who sold the property in 2014 for $17.5 million to financier Parag Pande and filmmaker Ritu Singh Pande. Seven years later, Shawn Levy and his wife, Serena, purchased the home on April 1 for a price of $13 million via a trust. However, in the short two months following, Levy “has recently committed to filming on the West Coast and Europe for the foreseeable future—and the family will not be able to spend time in New York City after all,” according to the listing team led by Danny Davis at The Corcoran Group. This has led the Levy’s to list their former Manhattan abode on the market for $15 million.</p>
<p>As the largest and last penthouse to sell at 40 Bleecker in New York City’s NoHo neighborhood, this condominium is the highest priced property in the newly constructed building. The penthouse consists of the top two floors of the 1900s commercial building, which was converted into loft-style condominiums in 2004. The ultramodern interiors were designed by Ryan Korban although the Levy’s did undergo some minor renovations during their short stay such as painting over some wallpapers. The lavish space spans 6,280 square feet with five bedrooms and 5.5 bathrooms. The home includes two living rooms, a large family room, multiple entertaining areas, office, and two outdoor terraces. According to the listing, “the apartment feels like a house in a doorman condo.”</p>

<p>Kevin Crigger: "[In Toronto], real estate has been an essential service throughout Covid. So we are still functioning; definitely not business as usual, but our associations and organizations have done really good job of setting parameters and the agents really have been very understanding of the times. We have pivoted a lot, obviously, to Zoom meetings and we've done a lot of initial virtual showings and have utilized technology to better qualify clients. Interestingly sales are up 97% year over year. We had a very substantial reduction at the beginning of Covid in March 2020. On prices, we are looking at probably 18 to 21% price growth over the course of this year, and a very strong market across all sectors... 2022 is going to be the year of the condo."</p>
<p>Leslie S Modell: "We've done a very great job of getting the city back on the map... New York is back. To anyone that counted us out, I am here to tell you to hurry back because we're on fire again and there is still great opportunity to purchase for a 1st time home buyer or luxury property. New York is reopening. Hopefully soon, Broadway will be back and all these other wonderful institutions. People are going back to museums. So our culture is coming back, and once we get up and running, this market will be right back at that high-end number, and once we are able to get some more International flow, the condo market will be on fire as well... I had five condos in a building. I have sold four of them, so that speaks volumes to me."</p>
<p>Michael LaFido: "There are two different markets. The Chicago downtown market is a totally different animal than the suburbs. I was part of a $6.8 million purchased transaction in downtown about a month ago. We are seeing a lot more people leaving the city tand moving to the suburbs. The biggest estates had been sitting on the market for years in some of our more affluent suburbs. Now, if it's bigger it's better in the suburbs. The affluent upper price points are the hottest I've ever seen; it is thriving. There's a shortage of inventory. People want yards and pools. We are riding the wave. I do national training and speaking, talking to agents across the country who say that the market is hot. Chicagoland has been a buyer's market, and now it is a seller's market."</p>

<p>In November 2019, Bella and her sister, Gigi Hadid, had both purchased real estate properties in Manhattan. Bella purchased a renovated SoHo penthouse for $6.1 million. The six-story building dating back to 1877 was previously a silk showroom and was later converted into a residential co-op in 2016.</p>
<p>Many of the original industrial elements of the building remain such as the brick barrel-vaulted ceilings, dark metal columns, and exposed ductwork.</p>
<p>Hadid’s duplex spans 2,180 square feet with two bedrooms and two bathrooms. The private rooftop deck offers an extra 779 square feet of space. Other features include imported Italian built-in closets, a glass-walled and temperature controlled 100-bottle wine room, custom lighting, and motorized blackout shades in the bedrooms.</p>
<p>The central room combines the kitchen, home office, and living and dining rooms. Hardwood flooring, modern light fixtures and built-in shelving are throughout the central room as well.</p>

<p>Jeff Biebuyck: "The reason we call our company Frontgate is that there are 26 gated communities just in our zip code. Like everywhere else, we have the best year we've ever had, and I was convinced in March [2020] that we had to be<span class="text" data-v-95d1c120=""> prepared to shut the doors because we got a pandemic and big overhead. Fast forward, h</span><span class="text" data-v-95d1c120="">ere we are, and it may end up being the best year and i</span><span class="text" data-v-95d1c120="">t's just been <span class="matches">phenomenal. W</span>e're blessed we've survived the fires that we had in Calabasas that wiped us out for a good quarter. W</span><span class="text" data-v-95d1c120="">e've gotten knocked around a little bit, but as I said, we got a really nice market right now. People are leaving LA to come to Calabasas and Hidden Hills because of its guard-gated communities. We have from the Kardashians, Will Smith, you name it. We c</span>are about our clients, treat them like everybody else. We all put our <span class="text" data-v-95d1c120="">pants on the same way, so if you treat them like that, I think they respect that."</span></p>
<p>Ryan Ayre: "There are people from the Raleigh area who <span class="text" data-v-95d1c120="">might have had a condo here [Emerald Isle] and they have moved their family down here</span><span class="text" data-v-95d1c120=""> to get out of the big city. You're seeing a lot more migration now. Some of those people are going to sell their homes, get the equity out of it, and then buy a bigger home here and sell the condo. You have definitely seen</span><span class="text" data-v-95d1c120=""> a change in migration. </span>You're seeing a change in demographics here. There's a lot of cash rolling into here that's not an investment. It's people actually moving here, which differs from 2008 when most were investors. These are people that want to live here. People are coming from California, New York, Ohio, anywhere up Northeast. Even Florida and surrounding areas. I've always said that that this area is kind of a hidden gem and it's not anymore; people are finding it. It's getting to the point where we are getting more recognized around the country."</p>
<p>Paul Perry: "We are doing really well up here in Arizona. I think we're at the top of the food chain right now for appreciation and house sales even above Miami, which is rare for us. We've actually held it for the last two months now... We have people coming from the Carolinas and Florida... What we're dealing with is people saying we're going to another 2006 bubble but we're not because we have so much cash coming in. Many people are coming with no mortgages. But if they're going to get a mortgage, it used to be those high<span class="text" data-v-95d1c120=""> ones where they put five or 10% down. Now, you're getting 20% all the way to 50% down, so we have to get rid of that hurdle. Then, the next one is how long is this going to last. The way it's looking, it's all future-telling. How do you get where are we going to go, and it just keeps going up for another three to four years... We are in a great neighborhood and a great state."</span></p>
<p>Elliot Bogod: "New York is opening. More people are considering coming back after the exodus to warmer places such as Florida, Long Island, and New Jersey. Manhattan saw a lot of people leave and now they are coming back. Things are starting to be more active again. We had a very tough year last year as you know, all aspects of real estate commercial retail residential. The market is recovering. We see a lot of activity. Restaurants are at 50% capacity now, Yankee Stadium and movie theaters are opening. We expect Carnegie Hall, Lincoln Center and Broadway shows to open soon. New Yorkers are coming back and they're looking for rentals and to buy. We have a lot of inventory. It's the first buyer's market in 12 years, so it's great for investors and for people to bring money and invest in New York. Brokers are busy with contracts out, signed, and closing. Commercial real estate has never been more affordable. R<span class="text" data-v-95d1c120="">esidential as well because we saw some buildings with 20-30% discounts."</span></p>

<p>Joan Collins has listed her longtime Manhattan pied-à-terre, a spacious co-op, for $2.095 million.</p>
<p>The actress, best known for her role in the 1980s television series, <em>Dynasty</em>, purchased the apartment with her husband, Percy Gibson, as newlyweds in 2002 – which they moved into almost a year later. Collins immediately fell in love with the spaciousness of the rooms and the feeling of light and airiness. The apartment also holds 16 closets, which most definitely caught the attention of Collins.</p>
<p>The couple has finally listed their apartment after placing it on the market and removing it numerous times. They turned down offers under the impression that they would be using their Manhattan space more often. Collins and Gibson also own residences in London, Los Angeles, and Saint-Tropez on the French Riviera. The couple currently resides in their London home and spends their summers in Saint-Tropez, as well as on their yacht in the harbor.</p>
<p>The apartment is comprised of three combined units, which was combined by the previous owner, on the eight floor of the Dorchestor. It includes three bedrooms and three bathrooms within the 2,200 square foot space.</p>
<p>The foyer leads to an open living room and formal dining area which includes oversize windows with views of 57<sup>th</sup> street, as well as a galley kitchen. The primary suite which was originally a studio apartment, has a large walk-in closet and two additional closets. The couple has also used one of the other two rooms as an office/den space.</p>
<p>Renovations have been made by Collins and Gibson over the years. They’ve refinished the oak floors, refitted the bathrooms and installed mirrors on many of the walls. The apartment also has a full-time doorman and is pet friendly.</p>
<p>The Dorchestor is situated near Park Avenue which is just a few blocks from Central Park.</p>

<p>“The Tonight Show” host, <strong>Jimmy Fallon</strong>, has listed his triplex New York City penthouse for $15 million.</p>
<p>Owned by Fallon and his wife Nancy Juvonen, the downtown Manhattan apartment has been steadily expanded and renovated since 2002. The apartment actually combines four separate units across the top three floors of a Gramercy Park co-op building. Fallon initially purchased one of the units before marrying Juvonen for $850,000. After their marriage, the couple spent about two decades expanding the apartment which now spans 4,950 square feet, with six bedrooms and five bathrooms.</p>
<p>Transformed into a whimsical and colorful home, Fallon and Juvonen ensured to restore and maintain most original features of the historic Gramercy Park co-op which was built in 1883. The couple has also added their own custom touches that wonderfully complement the property’s original features.</p>
<p>The first floor of the penthouse includes an entry foyer that leads to the lounge area, which is covered in vintage wallpaper from the 1940s and wood-paneled walls. The area includes a projector built into the ceiling, teal spread couches which complement the wallpaper wonderfully, and a wet bar with custom stained glass on the walls.</p>
<p>Located down the hall is an eat-in kitchen that has a combination of table and counter seating for 14 people and with views of Gramercy Park. The couple also has a walk-in pantry that they transformed from an old sound studio.</p>
<p>Fallon and Juvonen also built a staircase that hides the entry into one of two playrooms for their kids. The playroom has a functional gas fireplace, monkey bars, secret hatch doors and a chalkboard wall.</p>

<p>"As employees working remotely and see little reason to live close to the office, Manhattan apartment landlords are providing the biggest move-in concessions on record in an effort to fill empty units during the pandemic," says <strong>Elliot Bogod</strong> of <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://broadwayrealty.com/">Broadway Realty</a></span>. "Rents tumbled 19% in January as listings continued to pile up. Special incentives and freebies averaged 2-3 months, most in over the last decade, which have helped somewhat. Many schools, colleges, and cultural attractions are also still shuttered. New lease signings jumped, but revenue for landlords is still slipping. With the value of concessions subtracted, the median rent in Manhattan plunged substantially."</p>
<p><strong>Eugenia Foxworth</strong> of <span style="color: #0000ff;"><a style="color: #0000ff;" href="http://www.foxworthrealtyonline.com/">Foxworth Realty</a></span> adds, "There are several thousand rental apartments available in Manhattan. Many people do not want to live in high rises since COVID-19. The reason that there has been an upsurge in renting in luxury full-service buildings is due to the lower rental cost. Many people are working remotely, have lost their positions, and are relocating to the suburbs. For example, on Central Park South, one apartment in particular was asking $15,000 per month and now it is renting for $,9999.  The landlords are offering from one to three months free on one to two-year leases. Some buildings are not increasing the rent when leases are expiring. It is advantageous for renters during this pandemic."</p>

<p>Mark Peterson: "We are about an hour and a half to two hours south of the Bay Area of San Francisco we have always been a resort or 2nd home community; 40% of our transactions involve 2nd homes. We have buyers from New York, Florida and different areas of California. We have an inventory squeeze right now. While there are certainly homes on the market for sale, buyers can't quite find exactly what they want for that price, so we really look to work with our buyers to figure out what are their priorities. It is a great market to buy right now from a macroeconomic perspective... Our area is dependent on hospitality, an industry that is hurting right now but is talking about Spring and reopening. It's actually going to be probably a good thing that people see, 'Well, this is a community that's really concerned and really good about safety'... The infrastructure, the education, the great weather year-round, the natural beauty, and the amount of space will make the Bay Area and surrounding communities always be in demand."</p>
<p>Alvaro Nuñez: "The <span class="highlight">market in Miami</span> has been spectacular; we've been one of the lucky destinations. It's becoming the most desirable place, if not one of the top places, to be, and we've seen a huge demand of people coming down not just to rent but to buy, so the demand obviously has been increasing. What at the beginning of the pandemic seemed to be a huge demand for single-family homes, now we're starting to see transitioning to higher demand for condos, and this is a good thing because when it comes to the inventory, we were seeing a little bit of difficulty... Everybody wants to have a great lifestyle. Celebrities want to be in the scene. Those that don't want to be in the scene, still want to be in a place where they can enjoy the lifestyle. Miami is open, right here right now is where [and when] everything is moving."</p>
<p>Leslie S. Modell: "People are getting vaccinated and it's bringing the buyers back to the City. Me personally, I've had an extremely <span class="highlight">active</span> first quarter in New York. I'm seeing buyers from all markets, from $3 million and under with first-time homeowners trying to get into this really opportunistic buying that we're in right now in New York, and then the higher levels over $4 million are doing very well as well... People tend to like to buy when everyone else is buying; it gives a feeling of comfort, but that's not when to buy. [That time] is now, when the prices are low and they are definitely moving up... New York is getting back into its groove. We're going to get the vaccine; the restaurants will be opening; we're hitting the Spring market; interest rates are very low and will probably stay low for some time. I've been very successful getting buyers off the sidelines and getting very good pricing for my sellers."</p>

<p><span style="color: #000000;">Kristin Ehrgott: "Typically, the inventory would drive the demand, but now the market is being driven by the demand of the buyers. I just put a house in the market for $2 million and got an offer for almost full price on the same day... We officially announced our joining up with Compass last week, so I've been getting my team on the Compass platform and using the technology. As soon as we announced, we were ready... Due to the amount of demand from our current clients and other Compass agents, I have not reinitiated my Zillow account... I have a client that owned a high-rise condo in Jersey City. They fled to a parent's beach house for a couple of weeks (to spend the quarantine). They contacted me and said they did not want to go back to the condo. They wanted us to sell it. The home they ended up moving to had 11 offers. I found a strategy to persuade the sellers to accept my buyers' offer, and located a buyer for their property in Jersey City... Deals are getting easier to transact. Buyers and sellers are getting together and being reasonable... If you're in an area where inventory is limited and demand is high, people make money on real estate investments."</span></p>
<p><span style="color: #000000;">Margaret Miggins: "It was easier to say vacant homes (during quarantine)...  With the pandemic, many kids came back to their parents' home. It gave people a pause. We are noticing that things are opening back up. There are multiple bid situations going on all over the place... One of our agents just put a listing on and within two minutes, she had six appointments... We are seeing a lot of New Yorkers coming out... It's a robust real estate market now. There's little inventory and everything is getting absorbed quickly... We are seeing multiple bids in every price point. People like to feel settled. We are getting a lot of (requests for) home offices, a patch of grass (from buyers)... When we heard that Compass was opening up in Jersey, we loved it. We love everything about their marketing... Normally, in August we take off the last two weeks. I don't think we will be doing that this year. We lost our Spring market and it's now opening up, so everyone is going to want to get in (their new home) for the school year."</span></p>
<p><span style="color: #000000;">Michael W. Stanco: "We have been operating and it's an exciting time to represent the people in this region... We feel Compass is light years ahead of any other brokers... We are looking forward to servicing sellers and buyers because this area has never been in as much demand as now... It's all about relationships. People come to us because they trust us. Every relationship can go in every direction, so we take every client seriously and treat them equally... Pricing has not gone down these last months. It has been stable or even going up... Demand coming out of Manhattan has been there through the years, but now more than ever. For people coming out of the City, either it's a full-time move, or a second-home buyer coming out of Manhattan that is looking to come during the weekend or the summer... Going forward, there is no downtime. August will likely be busier than ever. I think we will go straight through the Fall... Long Island is a great place to live, and we are seeing a resurgence and renewed interest that will push our business and lives in a positive way."</span></p>

We are taking longer periods for rentals, of which there is only a certain amount... People will take longer rentals and commute back and forth to different business hubs... Someone can get a good glimpse of properties remotely. We have seen a rise in web traffic and more inquiries on properties that have larger acreage, more breathing room. It will be interesting to see how much of the web traffic stays intact as the re-opening happens... At Compass, we have shown some leadership about releasing technologies and streamlining things... We will enter another market for a place like ours. A lot of it will be predicated on how easy it is to travel and how people are able to stay in hotels... </span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Robin Kencel: </b>"In Greenwich, we are not normally a rental market, but we are nimble and have adapted and responded nicely. We found people that were looking for a month or two for rentals. Then, it changed to 'What do you have for the summer?' Now we are working on people that are taking a whole year of renting. It moves people into considering buying... Compass has a well-vetted group of vendors that give us the ability to do virtual tours that are as close to reality as possible... Our numbers have been off for a couple of years so it's a good time to buy."</span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Jack Pearson</b>: "Millenials are much more attuned to buying properties sight-unseen... If you can't get in and have a video of the house, you sell it that way. If buyers really want a property, you can make the deal contingent on a walk-through. We have to think out of the box... The rental market (in The Hamptons) got squeezed because half the people that own houses rent them in the summer, and instead they are coming out to stay for the summer. Prices have gone up 30% for rentals... People that were on the fence to buy realized that they want to have a house, not be stuck in an apartment... Our population normally goes up six times in August, and that's what really happened here in March."</span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Bento Queiroz</b>: "We are trying to accommodate all the demand from people trying to come down... Buying a property as my client did at The Estates at Acqualina, he basically pays his property with tax savings within five years... In Miami, if you navigate through the waters or in-land, people are still sitting on land value and holding on... Miami is evolving and taking shape as a global city. If you bring extraordinary architecture to the city, you can capitalize on it... We are offering an incomparable price per square foot in Miami."</span></span></p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">On the eastern end of Manhattan’s “billionaire's row” – a stretch of 57th street known for its super-pricey residential skyscrapers – a curvaceous new structure is looking to make a name for itself, literally.</span></p>
<p><strong><a href="https://252e57.com/a-legacy-of-design">252 East 57th Street</a></strong><span style="font-weight: 400;">, designed by Roger Duffy of Skidmore, Owings &amp; Merrill (SOM), only opened its doors six months ago but has already reached 80% capacity.</span></p>
<p><span style="font-weight: 400;">“We’re building a very strong community of people,” says the building’s director of sales, Pamela D’Arc. “This is not one of those dark buildings, people really want to live here.”</span></p>
<p><span style="font-weight: 400;">And why wouldn’t they? While the building might stand a relatively short (by billionaire’s row standards) 712 feet, it does not short you on amenities. Residents of the 95 condos are welcome to enter through a 14-foot wide, 30-foot tall gated couchere on 56th Street, which is perfect for parking a singular vehicle or an entire motorcade.</span></p>

<p><span style="font-weight: 400;">Condos start on the 36th floor of the 65-story tower. Residents can choose from 20 different floor plans, hand-selected by architect Daniel Romualdez, who has reportedly designed interiors for the likes of Mick Jagger and other prominent celebrities. </span></p>
<p><span style="font-weight: 400;">The unique attraction of the condos are curving windows that offer different exposures in each unit. The designers call it the “S” curve.</span></p>
<p><span style="font-weight: 400;">“If the apartment faces south and west you can still get a northern exposure,” D’Arc explains. “It offers an architectural uniqueness that really sets this building apart.</span></p>

<p><span style="font-weight: 400;">Duffy’s inspiration for the S-curve came from famed Finnish architect Alvar Aalto. The tower was designed to resemble the gentle curves of the widely reproduced vase Aalto made in 1937 for a restaurant in Helsinki. The building pays homage to Aalto by dubbing its 169 rental units in the lower portion of the tower Aalto57.</span></p>
<p><span style="font-weight: 400;">Separating those rental units from the condos are three amenity floors featuring a private lounge, library, dining room, catering kitchen, billiards room, theater, fitness center, spa, a 75-foot swimming pool and a 70-foot terrace. There are also two visitor guest suites and a dog playground and grooming station. Beneath the building, 252 East 57th boasts the largest automated parking garage in New York, which is reserved exclusively for owners.</span></p>

<p><span style="font-weight: 400;">D’Arc says residents have been making the most of the amenity spaces, routinely hosting dinner parties and events. The building concierge tends to all needs, from booking a masseuse for the sauna to ordering dinner to the apartment.</span></p>
<p><span style="font-weight: 400;">Of course, residents won’t have to travel far for dinner as there is a Whole Foods next door. D’Arc says the grocery has helped give this portion of Midtown adjacent to the lavish Sutton Place a more “neighborhood” feel.</span></p>
<p><span style="font-weight: 400;">“We think there is a great opportunity on this end of 57th,” D’Arc says. “It is not as crowded as the rest of Midtown but you are still blocks away from tons of great shops and restaurants.”</span></p>
<p><span style="font-weight: 400;">In terms of pricing, condos are reportedly selling in the </span><a href="https://therealdeal.com/issues_articles/too-short-for-billionaires-row/"><span style="font-weight: 400;">$10-$15 million</span></a><span style="font-weight: 400;"> range. Shoe mogul, Steve Madden </span><a href="https://therealdeal.com/2017/10/18/east-of-billionaires-row-a-new-ph-comes-with-a-discount/"><span style="font-weight: 400;">shelled out $12.2 million</span></a><span style="font-weight: 400;"> for a unit last September. In October, 252 East 57th unveiled its priciest unit: a 8,139 square-foot penthouse on the top floor.</span></p>
<p><span style="font-weight: 400;">The unit features six bedrooms, seven bathrooms, two private balconies and views of both the George Washington and Verrazano bridges. With a price tag of $37.5 million it’s being </span><a href="https://therealdeal.com/2017/10/18/east-of-billionaires-row-a-new-ph-comes-with-a-discount/"><span style="font-weight: 400;">marketed as a bargain</span></a><span style="font-weight: 400;">. </span></p>
<p><span style="font-weight: 400;">With its combination of price and design, 252 East 57th feels like an admirable addition to billionaire’s row.</span></p>

In some of the most coveted zip codes of the Big Apple, rent can swell to up to $5,000 – among the highest in the country. <p>A new startup company, however, provides a financial and emotional salve that is also upending the rental real estate market in Manhattan. <a href="https://rentals.loftey.com/" target="_blank"><strong>Loftey</strong></a> has assembled a team of brokers that assists clients with their apartment hunt, making the transition quicker and cheaper. Founded by <strong>Ori Goldman</strong>, the technology-based firm collaborates directly with landlords – a novel approach that allows it to waive any relocation and broker fees on its customers. Focused on serving millennials who take to the internet to find their new homes, Loftey also helps them weed out fake rental listings on popular websites. What is even more astounding, Loftey is able to negotiate lower rent prices or provide free-of-charge moving services.</p>
<p>Although Loftey’s business model might sound as mission impossible, Goldman says his company is the Amazon for real estate, which relies on satisfied clients and word-of-mouth recommendations to grow. And, it is working.</p>
<p>"Our proprietary technology drives us to be the most efficient real estate firm around and those benefits get passed down to our clients in the form of financial savings," the company boasts.</p>

Simultaneously, the number of sales increased by 6.3 percent. For those looking to buy, this may bring trouble. The supply is simply not matching the demand. Many new luxury developments in the city are also selling inventory before the buildings are even completed.</p>
<p>Sellers may have the upper hand, but chief executive at Douglas Elliman warns NYT readers against increasing prices: “You want them to rise in a smart way and not just based on a shortage of inventory. You want them to rise in a fashion that doesn’t create a bubble.”</p>
