Alecia Beth Moore, known professionally by her stage name Pink, and husband, Casey Hart, have recently purchased a waterfront home in Malibu, California for $13.7 million. The “just completed,” contemporary space was formerly home to fellow musician Barry Manilow. The beach house was presented to Pink and Hart in April for $13.5 million, but the duo were prepared to offer $200,000 above asking price to secure the picturesque property.

Despite the seemingly optimistic purchase, Pink has surprisingly listed the Malibu beach house on the market a mere three months after acquiring it. It is currently unclear as to why she is bidding farewell to the residence bought in late June, but reports have portrayed the listing as a “flip.” Unfortunately, the new listing price of $15 million will offer Pink less than a 6% profit when broker’s fees are considered.

Built in 1976, the 7,000-square-foot mansion perfectly encapsulates the ideal attributes of a Malibu beach house. The interior highlights oak hardwood floors, a living room with gas fireplace, seating room with lighted tray ceiling, and dining room with a dazzling chandelier. Kanye West has become widely recognized and popularized in contemporary culture with his successful music career, fashion brand, eclectic character, and now with his newest real estate purchase. West once visited Naoshima, the Japanese “art island” designed by Pritzker Prize-winning architect Tadao Ando, and reportedly became enamored with the “life-changing” place. Now with his newest real estate deal, West has acquired his own artful residence with the purchase of a miraculous Malibu home.

In an off-market deal, West spent $57.3 million on his newfound Malibu residence. The part house, part art space was designed by Tadao Ando as one of his only homes in the United States. Last year, the property was listed for a whopping $75 million before being removed shortly after. While West was able to purchase the property at an immensely discounted rate, this sale still marks the second most expensive real estate purchase for a Malibu residence this year.

West’s newfound abode spans just under 5,700 square feet stretching from the road down to the beach. The vaguely Brutalist-inspired house features 4 bedrooms and 4.5 baths. With masterful design, each level of the home serves a distinct purpose. The lowest floor presents three ensuite guest bedrooms. The middle level boasts the public areas of the home such as the living room, kitchen, and powder room. The top floor is exclusively reserved for the owner with a penthouse level bedroom suite and a rooftop terrace overlooking the oceanside.

Although photographs of the interior are not available online, Marmol Radziner, the L.A.-based architecture firm who built the house in collaboration with Ando, described the decor as minimalistic “yet warm." While the homes exterior does not offer a spacious yard or greenery, it presents access to the nearby picturesque beach and the space serves as its own unique approach to a seaside Malibu home.

Paris Hilton, the 2000s “it girl,” is now back in the limelight with her new Netflix reality show “Cooking with Paris.” The 40-year-old great-granddaughter of Conrad Hilton, the founder of Hilton Hotels, is offering a glimpse into her glamorized version of domesticity with cooking sessions alongside celebrities such as Kim Kardashian and Demi Lovato. In the first episode of her series, Hilton expressed her desire to start a family soon after her upcoming wedding. Since 2019, Hilton has been romantically involved with author and entrepreneur Carter Reum. The pair got engaged in February with a custom emerald-cut engagement ring. Following an extravagant 10-outfit wedding ceremony, Hilton states, “I feel like I’ve been living like a 21-year-old for my entire life, and now I’m ready to move on.”

Evolving from her self-invented “Barbie airhead” persona, Hilton is prepared to settle down and lead a more simple lifestyle. The socialite and her new fiancé recently purchased an intended permanent residence together. Their newfound abode is a Malibu mansion in California previously owned by the late Universal Pictures former chairman Tom Pollock. The seaside property was sold for $8.4 million and Chris Cortazzo of Compass represented both the buyer and the seller in this deal.

In this moment, it's more evident than ever that being an expert or specialist is a key takeaway... The broker to broker relationships are really important. That has been vital over the last couple of months."

Justin Alexander: "The overall sense is that people want to be anywhere they can be outdoors. If they can drive to the beach within 20 minutes, that's what they're looking for... The luxury real estate market in LA is not going to disappear, even with a pandemic... If someone comes to me and says they want to buy a house now, there is no waiting. Real estate is a top demand in LA... Wendy Gragg: "The demand from LA is stronger than the supply we have available, and people are lining up and waiting... We had the highest number of pending sales in escrow in July ever, and that all is going to translate into closed sales, so I continue to anticipate seeing these kind of record-setting numbers... Santa Barbara is a small oceanfront community, so anything that a buyer is looking for, we have. You're within minutes to the beach and mountain hiking. We have wonderful weather and outdoor dining."

Dana Bambace: "We have been inundated with buyer demand since the end of April. We are a market where we would never see multiple offers or over asking, and now we are. The demand on the inventory is crazy.  I feel that we will continue to have demand through the Fall... When people found out that their kids were going to be remote learning, we got buyers coming in looking for compounds in Carmel. It has been a very interesting time, and I'm grateful. It's an community and I'm happy people want to choose it."

Anne-Britt Østlund: "I was telling my clients to just wait, that it would come back. I thought we had until the end of June, but it started right out the bat towards the end of May and we are breaking records. Total sales volume for this summer is up 92%... Because rates are so low, sellers are not accepting offers contingent on loans because they take too long. Even though the rates are so great, it's in the buyers' interest to offer cash... Buyers right now are the real deal. They are not wasting time."

Jeff Chertow: "Our inventory right now is very low, so I've told every one of my potential clients 'don't wait'...(Virtual tours) give an idea, but I have not seen one deal happen, nor do I think will happen, without (buyers) coming to visit... I see people are not going to be traveling abroad (for the summer), so a big trend we are seeing is that a lot of them are renting high-end beach houses here and are staying in the country and somewhat local... This has been a gamechanger for all of us; a different way of doing business. Vicki Gaily: "The future will be fine. We have to get through this now... It's a time to be authentic and people have to trust going back to doing business; not the old norm and not business as usual, but make it right for us now...  People can get a really good deal. Manhattan is between $2,000-3,000 per foot in their prime areas. We are between $500-600 per foot, 20 minutes outside of Manhattan. The value that you can get in our area of Bergen County is extraordinary... We are showing properties. We are putting transactions together. We were afraid of what people's attitudes were going to be, but we did not lose one transaction because of COVID(-19)."

Joel Schemmel: "The higher end of the market is engaged. Those who have the ability to buy now are taking advantage... It's almost like the faucet is turned back on here (in Sarasota area). We have been incredibly busy for the last two to three weeks. All those people that were contemplating retirement or buying a second home in 1-5 years are all of a sudden want to talk... We went from a pretty good first quarter to almost a standstill at the end of March, from 50mph to zero, but we adapted to that."

Haute Residence caught up with Chertow to discuss Malibu's real estate and predictions for 2020.

How was the luxury market in 2019 compared to 2018? Is it up or down?

The market overall was up. We suffered at the end of 2018 with a devastating fire that destroyed several homes. 2019 subsequently started off slow but finished with the strongest fall/early winter in years.

What are your projections for the value of properties and market conditions in Malibu in 2020?

I see another increase in overall values between 6% to 8% which is a very healthy increase year over year. Our inventories at present are low as well.

Are there any new condos or developments in Malibu that have gone up recently or will be completed soon in 2020?

The area that lost most of the homes in the Woosley Fire Nov 9, 2018, is starting to rebuild and lost almost 600 homes. That area will be the hottest market next 1-3 years.

Any there any new restaurants or shopping centers in Malibu that have recently opened up that you would recommend?

Well after 10 years of talk, we finally had a “Whole Foods” open in Malibu along with a handful of new restaurants that will be opening over the next few months. Local restaurants that are expanding their menus and cuisine, so very excited for those. It’s so hard to get permits for any new development.

What is your take on the current mortgage rates? Do you project these rates to go up or down in 2020?

I think rates will remain historically low this year. After all, it’s an election year. Most of our deals are cash..but low-interest rates are important to every facet of the Real Estate Market.

Is there anything else you would like us to know in terms of Malibu?

Weather and lifestyle are what Malibu is all about. It's not just celebrities but the best place to raise a family in Southern California. Outdoor living is the epitome of the Malibu lifestyle. Our beaches, surfing, and incredible hiking and mountain biking.

How does the building process change when a developer brings on an interior designer during the initial stages?

There are many advantages to hiring an interior designer at the initial stages of any project. Firstly, I believe that every member of the team should be on the same page, from the onset of a project. There are a lot of moving parts in construction and design and it is paramount that everybody has access to all of the information. This is a multi-year process and each member of the team is equally important. We need to work together to create an overall vision and a rhythm that is carried out until the end. The sooner the team can get organized and create a working relationship the better the outcome will be. This way everyone can hear the goals of the client and can work together collectively,  to bring that vision to life from beginning to the end.

What’s your favorite design element to incorporate into a brand new place?

One of my favorite elements to design is cabinetry. The cabinetry serves a major function in the home for storage and working spaces. However,  I feel that the style, layout and details of the cabinets are what drives the vibe of the home. I like to play with colors, texture, style and also the scale of the cabinets. There is a certain artistry that is involved with the design of them and doing it right can take a house from ordinary to extraordinary. There are so many components to be factored into this equation. There are wood choices, cabinet hardware, countertops and lighting that all need to speak to the architecture, the furniture and the feel of the home. Creating the right balance of materials and finishes can completely elevate a space and the feeling it brings. This is where I can really push my clients out of their comfort zone and do something a little fresh and a little different. It can a simple nuance that really sets their house apart from every other home they have seen.

How involved should a designer be during the building process?

Every designer is different. I like to be involved every step of the way. What may seem like a small decision is often a huge part of the overall aesthetic. People are paying us to execute a vision and to select all of the little details that go along with it. Anyone who has built a home can tell you that changes arise in the middle of construction, no matter how good the plans are. I want to be involved in the solution, no matter how early in the process it is. I am also heavily involved in the background selections. This is everything from windows and doors, to flooring, materials, layout, lighting, cabinetry and everything in between. On some of my bigger projects we have weekly job site meetings with the contractor, architect and client. Every week there are many decisions to be made and approvals that are required to keep on schedule. There are a million details in a house that lots of people are executing.  Small mistakes can fall through the cracks and add up to big mistakes. Sometimes my eye catches something that others may not notice. Since my job is to bring forward the final vision, I am looking at things from a different perspective than a sub reading plans or a contractor who has more responsibilities than anyone can comprehend. It’s so much easier to fix these things early on. Once the house is near complete, mistakes are easier to spot and harder to fix. It could be a wall sconces off by a half an inch. The next thing you know we’re ripping off drywall, moving electrical and patching and painting.  The construction is actually my favorite part of the building process. I love watching a space come together. I treat it like it’s my own home and I want to make sure that everyone’s questions are answered and that I am available when needed.

Does the layout of floorplans change if a designer is able to work with the developer in making the space more usable?

I have worked with a number of developers. The ones who hired me at the beginning were grateful for the input and changes to the floor plan. The ones who did not, regretted it. Designers don’t just make things look pretty. We make sure that form follows function and the space makes sense.  It’s imperative that we discuss with the developer who they are trying to sell this property to and who their clientele likely is. I also want to know how much they want to sell the house for. This way I can select appropriate finishes and make sure we have the right size rooms and the right amount of rooms for that price point and demographic. It is my job to bring my knowledge of space planning and design to the table and get my client the most bang for their buck. It is also my goal to get them excited about what we are building and create a space that they could see themselves living in. This process is stressful and there are a lot of moving parts but with a good team, it should also be a lot of fun.

 Let’s talk about your market, Malibu. What trends do you currently see happening in the real estate market and where do you think the market will be in five years?

CC: There has been a renaissance in Los Angeles as a whole over the last few years. This has made Los Angeles one of the most sought-after places to live. Malibu has been a major beneficiary because it offers the best Los Angeles has to offer, the beach lifestyle and easy access to everything. This will only benefit the Malibu market in the coming years.

What advice would you give someone looking to relocate to Malibu?

CC: Spend some time in Malibu if you are not already familiar with the Malibu market. Get to know the various areas and see what is the right fit for you; each has its own unique characteristics.

What are homebuyers looking for in today’s market that they maybe were not looking for or knew how to ask for before?

CC: Homebuyers are much more specific in their tastes and styles. It really goes back to matching them with a property they can see themselves living in. It requires curating what you show them to create choices rather than what’s available.

What investment opportunities does Malibu offer, and how would you advise clients on how to proceed with these opportunities?

CC: There are great investment opportunities for anyone looking to purchase income properties. Malibu remains a destination location with a strong rental market.

What makes Malibu so special?

CC: You go anywhere in the world and mention Malibu, and people will light up. It is a lifestyle that most people dream about, with year-round sun in a beach atmosphere.

Describe Malibu in three words.

CC: Lifestyle, beach, community.

What are the best drinking, dining and shopping spots?

CC: So many incredible places to choose from—there is nothing you would want that could not be found in Malibu.

Annual property taxes for the residence are over $1 million. Recent comps are $15 million lower — two properties, which sold for $85 million within the last 18 months. The area once known as a getaway for Hollywood celebs has become a haven for tech and business billionaires. In fact, one of the area’s most prolific investors is Oracle founder Larry Ellison who has amassed a fortune in prime real estate and helped drive prices up around Carbon Beach.

Michael Smith’s new home, which comprises two parcels with two structures, is sandwiched between two Ellison properties on a half acre with over a hundred feet of beach frontage. It has 8,000 square feet of living space, including seven bedrooms and nine bathrooms. Yes, it’s price is staggering. But everything is relative. 

“There are never going to be that many giant sales [in Malibu], because there are only so many homes that have a lot of beachfront and multiple parcels," Jack Pritchett, co-founder of Malibu-based brokerage Pritchett-Rapf Realtors told the LA Times. "We can say $110 million is a joke, but you can't find multiple-lot properties like Morton’s."

The seller Morton was no newcomer to the area. He acquired his two properties over the previous 30 years paying a comparatively low $5.6 million for both, hiring architect Richard Meier to reconfigure the compound, covering it in teak, facing wrap around balconies towards the ocean.

Malibu’s previous record sale occurred in 2017 when billionaire entertainment industry vet, David Geffen (founder of Asylum, Geffen Records & co-founder of DreamWorks), sold his Carbon Beach residence to LA Dodgers Owner and Guggenhein Partners CEO Mark Walter for $85 million.

The LA market has been on fire recently with some astronomical asking prices — such as $200 million for The Manor, a 56,000-square-foot, 123-room mansion built by television producer Aaron and Candy Spelling and currently owned by Formula One heiress Petra Ecclestone. In 2016, Hugh Hefner’s Playboy Mansion sold for $100 million, which was the previous highest sale in LA County.

However, when a super-high-priced homes hit the market, sellers have to be prepared to wait for the right buyer or reprice. A huge Bel Air mansion hit the market last year for $250 million. No buyers materialized and now the property has come down by $62 million.

Undoubtedly, the most outlandishly priced LA home is a place named The One, built by luxury developer Niles Niami. Price tag: $500 million. In a story that seems scripted around the 2008 financial crash, such ostentatious real estate is even out of the price range of most of Hollywood’s elite, attracting a select few tech billionaires. It all seems a little obscene when LA Country is undergoing a housing crisis with the homeless population rising about 57,000.

“Anyone who buys one of my homes is making a statement about who they are. These properties reflect LA living at its finest,” the 50-year developer, whose other clients include Sean Puffy Combs and the Winklevoss twins, (of Bitcoin fame), told The Guardian newspaper.

Rising at the end of its own driveway in the gated Serra Retreat enclave, the 4.600-square foot house comes back on the market only 14 months since Jordan claimed his own share of the paradisal area that has enticed celebrities for decades.

Theron sold the property after she split up with her husband. They had listed it for $7.5 million and then tried to peddle the home as a rental property before Murphy acquired it.

The home measures nearly 2,100 square feet and includes three bedrooms, three full and one half-bath inside. Being a beachfront home, many of the amenities are geared towards outdoor living. The property also boasts a waterfront deck and lounge, a spa area, a fire pit and an outdoor shower.

Murphy owns another home in Southern California. Recently, the home was the setting of a Hollywood fundraiser for President Obama that included actors Julia Roberts, Reese Witherspoon and Jane Lynch.

DiCaprio is putting his Malibu Colony beachfront home on the market for $75,000 a month for long term rentals. For an agreement of less than six months, the price is $115,000 per month.

The freshly remodeled home features a four-bedroom main home and a detached two-bedroom guest house. There's also a loft with a gym, a seventh bedroom and a media room. Malibu Beach views accent the 2,600 square foot home nestled on nearly half an acre of prime California real estate. The area is also home to Steven Spielberg, Tom Hanks and Bette Midler.

The 1927-built home was last moved on the real estate market in 2002 for $6 million and is one of two properties DiCaprio owns in Malibu. He also owns two homes in Los Angeles and an eco-friendly home in Battery Park in New York.
