<p><b>On how Metropica is changing the area’s landscape, bringing an urban feel to a suburban community, and why that is important to Sunrise... </b></p>
<p><span style="font-weight: 400;">“Similar to what's happened around the United States, typically suburban markets start as bedroom communities, as Sunrise did in the 70s and 80s. Then it evolved in the 90s to become a destination, between the construction of the Sawgrass Mills project and the BB&amp;T Center across the street. Later, it became a job center in the 2000s by attracting tenants like HBO Latin America, American Express, and Ford.</span></p>
<p><span style="font-weight: 400;">“It afforded us the opportunity to actually bring in an urban landscape that would allow us to create an urban center for the Western portions of Broward County. So our objective in creating Metropica as a downtown for the Western portion of Broward County gave us the opportunity to go denser, to create height in the project, and to create socialization centers, not unlike what you're seeing along the eastern seaboard of South Florida.”</span></p>
<p><b>On Metropica’s multi-use residences, facilities, and location</b></p>
<p><span style="font-weight: 400;">“Our focus is creating socialization in those areas where people that work or live in the same complex have the ability to go down and have a coffee or have dinner and meet with friends. They can also go see a hockey game or a concert across the street to the BB&amp;T Center, and, of course, we have Sawgrass next to us with plenty of retail. So the retail will still be successful as the pandemic leaves and there will still be more demand for socialization-type activities out of the project.</span></p>
<p><span style="font-weight: 400;">“Between Dade County, Broward County, and Palm Beach County we are truly the 50-yard line. We're the midfield of the entire urban core of South Florida. So that also has attracted new residents to the marketplace that were unaware of the infrastructure and the facilities that this marketplace offered.”</span></p>
<h3><b>Danielle Cohen Lima</b></h3>
<p><b>On how Sunrise business-friendly model and how it has been successful in drawing top-flite organizations</b></p>
<p><span style="font-weight: 400;">“I focus on economic development and redevelopment and attracting new businesses [to Sunrise] on a daily basis. Having direct access to I-75, I-595, and Florida’s Turnpike, makes Sunrise an attractive place for businesses to come because they know that they can [tap into] that pool of over 2.7 million workers in the region. Also, in terms of our location, we have a 650-acre international corporate park right in the heart of our business and entertainment district. And with having that corporate park, we already have all the infrastructure in place for businesses to come here.</span></p>
<p><span style="font-weight: 400;">“We need to be able to be competitive when it comes to incentives and we are. We find very creative ways to incentivize companies to come here, and we customize those incentives based on what that company is bringing to the city.”</span></p>
<p><b>On the continuing growth of Sunrise</b></p>
<p><span style="font-weight: 400;">“Our original neighborhoods in Sunrise are the eastern portion of the city, and we completed a master plan for that particular area of the city about two years ago. That's when I was brought in, to implement some of the recommendations of that master plan. The City has already invested about $30 million in making improvements to the original neighborhoods which really have so much character and a small-town feel.”</span></p>

<p><span style="font-weight: 400;">“Sunrise is a great location with an amazing quality of life. It's a financially stable city with great people and a close-knit community. It’s a great place to live, work, and play.”</span></p>

<p><b>On Baptist Health’s commitment to Sunrise</b></p>
<p><span style="font-weight: 400;">"We have an existing patient location in Sunrise, having been there for 10 years now. It's an amazing municipality, impeccably run, with beautiful parks. We are a non-profit hospital organization. Years ago, we made the commitment to develop a relationship with the City and its residents. It has been a wonderful partnership for Baptist Health and we are looking to continue growing that.”</span></p>
<p><span style="font-weight: 400;">We really do take pride in caring for the Sunrise community; it is a really tremendous community. I spent a lot of my time involved with the Chamber of Commerce in Sunrise which is phenomenal as well and really supports its businesses. I’ve spent some time working with the Mayor [Michael Ryan] and his Advisory Council. They are people that really care about their constituents and the residents of the City of Sunrise. They do a tremendous job making sure that the residents and the community have what they need to be happy, healthy, and secure.”</span></p>
<p><b>On how Baptist Health has evolved its healthcare services in Sunrise and beyond to meet the needs of communities</b></p>
<p><span style="font-weight: 400;">“We not only have primary care physicians, but we also have pediatrics, internal medicine, emergency medicine, as well as even mental and behavioral health. We have different modalities that people can access, including nutrition services, through our care on-demand app. Our website is also extraordinarily comprehensive and explains all of the services that we provide to the South Florida community at large.”</span></p>

You can wake up in the morning and feel like you have already meditated, even if you don't meditate. <p>Paris Forino: "The inspiration for the interiors was clean, light, the perfect <span class="highlight">backdrop</span> to insert the Missoni world... People want articulated spaces where they can have some privacy be on a [virtual] call, so the way we lay space out is changing. It is more pragmatic. I think it's fantastic that in Missoni Baia, there are these beautiful, livable terraces. You can<span class="text" data-v-14f8febc=""> put a whole living room out there and you can open up and enjoy the outdoors and that,wonderful expansive view. We are definitely changing the way we design on every level."</span></p>
<p>Hani Rashid: "From the very beginning, the whole thinking was to design something on the Edgewater site because of its prominence and because it's on the water's edge that had a real presence, a uniqueness in Miami. The very first discussions were really around the idea to produce something almost musical. demure, elegant, sophisticated, and clean. In that way, put something in the skyline that is in dialogue with the Miami of today and tomorrow... Missoni Baia is not just a clean, beautiful, elegant statement. It's actually a kind of indication of how Miami is maturing; how different people with different talents and skills and creativity can contribute to the future of Miami. This building becomes a litmus test for that... Missoni Baia is a proof of a theorem that, for all of us as creatives in every discipline, it's all going to depend on what we take from this and how we see this correction making things better as we go forward."</p>
<p>Enzo Enea: "Our philosophy is always to begin with the spirit of the place. By understanding the site context and the client's goals of the project, we then work to incorporate architecture... We try to embrace the architecture as much as possible, and to integrate it towards the spaces. Missoni Baia is a jewel box in the garden by incorporating plans with waves of colors, the integration of the fabrics in the furnishings... The building's architecture along with Missoni's brand is contemplative in the shapes, patterns, and spaces designed throughout the project... It's important that Miami embraces the art and culture that has come in; it has a big chance to build up a beautiful city that I think is [already] on the way."</p>

<p>The essence of creativity of Missoni, the legendary Italian fashion house, permeates through the building, slated for completion in late 2020. Located on Miami's waterfront East Edgewater, Missoni Baia silhouette welcomes admiring eyes to its 57 floors and 249 residences. It is the brand’s first-ever residential development.</p>

<p><strong>Angela Missoni, Creative Director &amp; President of Missoni</strong></p>
<p>The Missoni brand is very much synonymous with the Missoni family. Angela Missoni, the founding couple’s daughter, took over from Rosita as the firm’s creative director in 1997 and now leads the legendary label. As the creative force behind the entire house of Missoni, Angela has taken the company in new directions while remaining true to its heritage. She developed a new way to approach the Missoni image and communications, establishing a new position for the brand in the world of fashion. Angela has initiated new and important collaborations with talents like Carine Roitfeld, Mario Testino, Edward Enninful, Mario Sorrenti, Mert and Marcus, and Juergen Teller, Viviane Sassen, Mark Borthwick and Harley Weir. Most recently she has worked with Oscar-winning Italian director Paolo Sorrentino and actress, model and philanthropist Elisa Sednaoui to launch the latest Missoni fragrance worldwide.</p>
<p>Through the decades, Angela has been involved in projects that focus on reinforcing global awareness of the brand, and the growth of the family business. Amid that work emerged the study of the latest concept for the Missoni boutiques worldwide. For this, Angela worked closely with world-famous architect Patricia Urquiola. Together they created an organic environment that plays on various tones and textures, in order to give maximal visibility to the strong aesthetic of all the Missoni collections, elements of which ultimately become protagonists in a space.</p>
<p>The influential magazine Women’s Wear Daily has praised Missoni’s designs under her creative direction: “Angela Missoni is the scion of a decades-old family dynasty, but she’s still breaking new ground.” Now Angela and OKO Group have come together to bring the singular Missoni style to life in the brand’s first-ever residential development.</p>
<p><strong>Paris Forino, Interior Design, Paris Forino Interior Design</strong></p>
<p>New York-based Paris Forino Interior Design, launched in 2012 by Australian-born Paris Forino, is a full- service international design firm specializing in luxury residential real estate, hotel, and restaurant projects. Forino brings 15 years of experience, including tenures with Tihany Design and CetraRuddy Architecture, to complex, high-end commissions, which currently include more than 40 projects in the United States, Canada, and Europe. Forino has been published in Elle Décor and the New York Post, which ranked hers as one of the top four firms “designing New York City” in 2015.</p>
<p><strong>Hani Rashid, Design Architect, Asymptote Architecture</strong></p>
<p>Founded in 1989 by Hani Rashid and Lise Anne Couture, New York-based Asymptote Architecture is an international practice distinguished by intelligent, visionary designs informed by cutting-edge technologies. The firm's recent projects include the Yas Viceroy Hotel in Abu Contemporary Museum in Moscow. Asymptote's work is included in the collections of the Museum of Modern Art, the Centre Pompidou, and the Solomon R. Guggenheim Museum, among others.</p>
<p><strong>Enzo Enea, Landscape Architect, Enea Garden Design</strong></p>
<p>Since establishing his firm in 1993, renowned Swiss landscape architect Enzo Enea has completed more than 1,000 gardens for private residences, hotels, resorts, residential buildings, and parks around the world, including projects in Russia, Greece, France, Italy, Spain, Germany, Austria, China, Brazil, Colombia, the Bahamas, and the United States. Based near Zürich, the firm opened a second office in Miami in 2005 and is adding a New York office in 2016. Enea’s work has received numerous international awards, including honors from the American Society of Landscape Architects and the RHS Chelsea Flower Show in London.</p>

<p>When developer Joseph Kavana initially conceived <a href="https://livemetropica.com">Metropica</a>, his goal was to build a multi-use community -- one that would serve as a departure from the traditional mixed-use enclave.</p>

										<content:encoded><![CDATA[<p>Brooklyn brownstones have long been a staple of classic New York. Hip-Hop and jazz drenched Bed-Stuy was personified by Spike Lee’s movies of the ’80’s and ’90’s set around iconic brownstones like “Do The Right Thing," “Mo Better Blues” and “Crooklyn." Upscale Park Slope was depicted in artsy films with literary, self-involved parents (“The Squid &amp; The Whale”) and romantic comedies (“Duplex”.) Lazy Sunday mornings with the New Times, coffee brewing and a backdrop of dark woods, ornate moldings and Persian rugs over original hardwood shelves and packed bookshelves became a familiar sight. New Yorkers, those that could afford it, became obsessed, with owning and renovating these ornate Victorian homes, mixing century old wood with stone, stainless steel and recessed lights. Although, a recent development has occurred which is not to everyone’s taste. Brooklyn brownstones have started to resemble high priced Manhattan condos.</p>

<p>In the world of quick flips and maximizing purchase and construction dollars, renovating and restoring a brownstone for profit is the equivalent of climbing Mount Everest for some exercise. Stripping and sanding and staining intricate wainscoting and moldings is a painstaking and costly affair that doesn’t result in a bump in resale value. Rather than restore the houses are denuded of their original charm, replaced by paint, expensive stone, light wood floors, sputnik lighting and gleaming commercial grade appliances. A scan of the NY Times real estate section shows a number of these type of townhouses asking top dollar.</p>

<p style="text-align: left;">“There’s a difference between a restoration and renovation,” says Abdel Tarchid, a designer with Scavolini Kitchens in Brooklyn, who has been involved in many such renovations including <a href="https://www.zillow.com/homedetails/292-16th-St-Brooklyn-NY-11215/30586556_zpid/"> 292 16th St </a>in Park Slope. “Developers are not in the business of restoring. Certainly many of our clients, come to us for something very modern but tasteful, with clean lines where the electric and plumbing along with heating and cooling systems can be installed in an efficient manner. It would be painstaking to do if you had to navigate around old pipes and woodwork,” he says.</p>
<p>Doug Bowen a broker with Douglas Elliman has sold around 100 Brooklyn townhouses. He sees the kitchen as a driver for large-scale renovations in historic townhouses.</p>
<p style="text-align: left;">“The most successful townhouse renovations manage to craft open-plan kitchens seamlessly into these antique properties,” he told the Appliances Connection blog. “Townhouse configurations in the prime parts of Brooklyn and Manhattan trend to either a single family or a two family. Most commonly an upper triplex with a garden rental. Both are most successful with kitchens at the rear that bring the outdoors inside and visa versa.”</p>
<p style="text-align: left;">For those attached to these historic townhomes, who believe stripping them of their Victorian majesty is almost sacrilegious, a replacing battered vintage molding with newly made ones is often a faster, if still expensive, undertaking, resulting in something truly spectacular.</p>

<p style="text-align: left;">In 2017, 1 Verona Place shattered the sales record for a townhouse in Bed-Stuy <a href="https://patch.com/new-york/bed-stuy/bed-stuy-brownstone-sells-3-3-million-new-record-neighborhood">when it sold for $3.3 million.</a> The entire interior was gut renovated and with all new moldings custom built apart from part of the staircase and painted in black lacquer as was fashionable a century ago. The developers were Christiaan Bunce, a principal at the design firm <a href="http://www.brownstoner.com/services/business/d58598ccf90fdf/kgbl-555-w-25th-st-fl-2-new-york-ny-10001/">KGBL</a>, and Adam Dahill, <a href="http://www.brownstoner.com/services/mortgage-nyc/d53a195d2d2094/adam-dahill-nmls-66099-loan-depot-your-mortgage-master-135-west-50th-street-new-york-ny-10020/">a mortgage broker</a>.<span class="Apple-converted-space"> </span></p>
<p style="text-align: left;">What their renovation budget was, they didn’t disclose. The lofty sale though, succeeded in raising the comps for the neighborhood of other houses without their meticulous renovation.</p>
<p style="text-align: left;">“Old houses have layers of visual interest created by the elaborate details, but you don’t have to keep them all,” said Kimberly Neuhaus, founder of the full-service architecture firm <a href="http://neuarch.com/">Neuhaus Design</a> who recently renovated <a href="https://inhabit.corcoran.com/park-slope-brownstone-renovation/">167 6th Avenue in Park Slope, Brooklyn</a>.<span class="Apple-converted-space"> </span></p>
<p style="text-align: left;">“When you renovate an old home many of the materials are pre-existing. Your new interventions should be constructed of materials that you love.”</p>

<p>The latest addition to Beverly Hills’ luxury residential market is coming courtesy of famed hotel chain, Four Seasons.</p>
<p>The <a href="http://www.latimes.com/business/la-fi-four-seasons-condos-20150821-story.html">LA Times reports</a> that the as-of-now-titled Four Seasons Private Residences–Los Angeles, will feature 59 units, which will include multiple-story townhouses.</p>
<p>Located across the street from the Four Seasons Los Angeles at Beverly Hills, Private Residences will operate independently of its sister hotel. Unlike in the case of other residential developments that are associated with major hotel chains, residents of the Four Seasons’ offspring will not have to share elevators or services with visiting hotel guests. The luxury condominiums will, however, feature certain amenities that can also be found at the Four Seasons Los Angeles at Beverly Hills.</p>
<p>Slated to be some of Los Angeles’ most expensive condos, the as-of-yet-built complex, is projected to boast sales prices that are up to 50 percent higher than similar luxury condos in the surrounding area. The asking price for one penthouse is a whooping $50 million.</p>
<p>Housing a private elevator, garage, 9,000-square-foot garden, and pool, the extra swanky penthouse, which has already been reserved, will offer its occupants tons of exclusivity and privacy.</p>
<p>The 12-story, Four Seasons Private Residences–Los Angeles, will open sometime in 2017.</p>

<p>In the first quarter of 2012, Canyon Ranch reports 42 closings on their luxury condominiums, exceeding a record sales mark from 2011, not to mention a $44 million value. Another 45 residences are under contract already this year.</p>

<p>The concept behind Canyon Ranch Miami Beach is to combine beachfront residences with holistic living guided by the principles of physical activity, nutrition, spiritual awareness and integrative health. The 580 units come in one, two or three bedrooms and are in three towers nestled around a wellness spa. The complex includes a 150-room hotel located in the center of three blue-glass towers; the center tower was formally the Carillon Hotel.</p>
<p>“Buyers seeking both a healthy lifestyle and luxury living know they can find this distinct combination only at Canyon Ranch Living Miami Beach,” Mark Pordes, Pordes Residential principal, said.</p>
<p>Pordes Residential began marketing the condominiums back in 2010. Most of the remaining available units are in the north tower, but there are some select residences available in the central and south towers.</p>
