Kevin Parker, better known as Tame Impala, records all of his albums (including 2020's "The Slow Rush") between his two home studios in Perth, Australia and Los Angeles, California.

The Rolling Stones recorded what is widely considered to be the most successful home recording of all time when they set up a recording studio in the home they were renting in the south of France to record "Exile On Main St."

Where To Put Your Home Recording Studio

One of the fun parts of designing your home studio is deciding where to put it.

There are usually several options for just about every style of home. Here are a few considerations to make first:

1. If you're using an existing room, make sure it's large enough to comfortably fit all of your gear plus collaborators. Also, bigger rooms usually sound better. If you're walling off space, select an interior area that will be naturally buffered from outside noise. You want your studio space to be as far away as possible from heavy foot traffic, chirping birds, plane flyovers, outside weather conditions, kid's rooms, and noisy neighbors. These distractions aren't always avoidable, but locating your studio in a smart area can reduce their frequency.
2. Try to avoid spaces with very low ceilings and parallel walls made of drywall.
3. If you're building or remodeling a space, you have the luxury of making walls asymmetrical and raising the ceiling.

Once you have your room selected or built, clear it of everything and start with a blank canvas.

How to Design a Home Recording Studio Space

Start putting your studio together from the bottom. Your floors should be either hardwood, concrete, or tile. Instead of carpet, use a large area rug under any instruments like drum kits that would benefit from a little muffling.

Make sure you don't have any decorations on your walls or desk that will cause vibrations. Furniture-wise, you'll want a sturdy table or desk for your mixing area (multi-tiered desks work really well for keeping mixing boards and keyboards accessible and organized. Cushioned high-end office chairs work well around the workstation while armless couches, gliders, or giant bean bags can be used to keep the listening party comfortable.

Invest in a package of acoustic panels for the walls. These are easily applied using the included adhesive. Acoustic treatments will improve the sound quality of your room and give your studio a professional touch.

A good sound tech can help you run cables and arrange monitors and microphones for maximum output. A top-shelf mic like this one by AKG Pro Audio will cover up any deficiencies in your space.

Once you have your room ready, it's time to fill it with the tools you'll need to create and play.

Get The Right Tech Tools Made for Studio Music Production

Everyone works on laptops these days, but for a home recording studio, a desktop setup is still the way to go. You want a computer that's dedicated to your studio, so size and portability are not concerns.

The popular choice to go with here is an iMac Pro. It's got the built-in memory and processing power to handle all your music production and recording needs. Music files can take up a lot of space, so if you're going with an older or smaller Mac or PC--make sure you buy an additional hard drive to store all of those song files and loops.

Once you've got your hardware, load up your computer with one of the best DAW (Digital Audio Workstation) software products. Logic Pro (Mac only), Ableton Live, Cubase and Pro Tools are the ones most used in the industry.

You will also need a piece of hardware called an audio interface. It's best to consult a music producer or audio engineer to determine the best audio interface for the size of your studio and production needs.

These are your main technical purchases, but you'll also need headphones, studio monitors, a keyboard, soundboard, microphones, mic stands/cables, and pop filters. It can be an investment if you're buying everything from scratch but quality brands and equipment will last you a long time if you care for it properly.

Queen of New York real estate Dolly Lenz emphasized how important it is to know and relate to a high net worth client, saying, "Read The Wall Street Journal. Know what's going on in politics; in business; where the pitfalls are, so you can share that with them. I think that's key." Her daughter, Jenny Lenz, joined her mother four years ago at Dolly Lenz Real Estate, learning about the best from the best, and brought that knowledge into the panel.

Cody Vichinsky, Founding Partner at Bespoke Real Estate, focuses his company on $10+ million listings only with an in-house team of agents and staff that tailor their listings' marketing, such as Burnt Point in The Hamptons. "We look at the market very focused in the high luxury market. We have no independent agents, so our model is entirely different from a conventional brokerage business. It's more dynamic."

Olivia Hsu Decker, Co-owner of Golden Gate Sotheby's International Realty, which encompasses over two dozen offices in the San Francisco Bay Area, hit the target as she described the luxury real estate world. "Our business is a people business," she said.

Jay Parker, CEO of Douglas Elliman Florida Brokerage, addressed the luxury market in Miami compared to other cosmopolitan cities. "You look at luxury (real estate) in other cities compared to Miami and you find that our price points (in Miami) are pretty attractive".

Michael Goldstein, President of The Trump Group, highlighted the migration to South Florida from the north as he oversees sales of The Estates at Acqualina. " 75% of our business is coming from New York," he said.

Ben Bacal, a leader in the Los Angeles real estate and creator of the Rila app, gave his expertise on the LA market. "Since 2017-2018, properties in Hillcrest have gone down in price to where they need to be. We see an uptick in international buyers. I want to teach my agents to be powerhouses in each of their market and become power agents in those areas. "

One of New York’s most successful brokers of apartments and townhouses, Richard Steinberg held nothing back as he compared and contrasted the buyers and sellers in the lower-priced and higher-priced markets. "Every seller thinks they charge too little. Every buyer thinks they pay too much,” he said. “But they buy it because they want it. My advice to people (brokers) is to go for the big stuff because it's much harder to sell the small stuff," encouraging the live audience and those that watched the live stream on Instagram to reach higher.

Sue Nickason, based in the Cayman Islands and Vice President of Marketing and Sales at Dart Real Estate, had a unique insight on the small island “tax haven”. "Our sweet spot is beach, beach, beach,” she said. “We have a brokerage that did the most sales in the Cayman Islands last year, just shy of $100 million."

On the influence of technology in the luxury real estate market, Dolly Lenz said, "I think it's playing a small role. I find it to be hyped at the moment. In five years, applications will really change how we do business."

Mary Ann Osborn, Leading Broker at Century City, followed on that, "The older people come in through signage on the property and require you to hand-hold them through the process," about the extra personal touch that comes when selling luxury real estate, particularly to people that are not as engaged with technology as younger generations.

A long round of applause was given to the panelists at the end, many who had traveled from far to participate in the Summit.

Haute Living sat down with Sofio to hear more about revolutionizing architectural design, coining the design/build technique and transforming the House of Blues in a sprawling hotel with one of the top-sounding rooms in Los Angeles.

John, pioneering a design evolution in Los Angeles, you’ve reconstructed scores of nightclubs and restaurants—reshaping them into iconic spaces. Tell us about this movement.  

We had the opportunity in 2005, and 2006 to work on our first nightclub project called Guy’s Bar, which really set us off in a trajectory of focusing on nightlife as a design concept. From there, we were handed off from client to client. I think one of our strongest suits was that we designed and built the project. We created all of the décor. We delivered projects relatively quickly at a decent price but also with high design.

As President and Founder of Los Angeles-based firm Built, you created the design/build method. How does this approach allow you to better execute projects with consistency?

We wouldn’t do it any other way. The reason for that is when we design something, we start with the client’s overall budget. And then as the designer, we can control the budget because we’ll design into the budget.

What are its design benefits?

The design benefit is the singular thought from the beginning to the end.

Do you see future residential properties using this formula?

Yes, residential is definitely following in the design/build movement. A handful of design/build companies that I know are either an architect who has a partner who is a general contractor or a general contractor who has a draftsman. I’m a designer who builds my own work, and it’s a truthful design/build concept from color, material, furnishings, art objects and architecture. We are exploring that further on our end as well, as we work more and more within the hotel world, like we did with FOUND Hotel Chicago, and most recently the live music venue located in the Pendry Hotel.

Transforming iconic restaurants and nightclubs into new concepts with soul, you’ve reshaped destinations that have become staples in the Los Angeles area. Describe the process for reconstructing spaces like STK and Bagatelle into Poppy and Petite Taqueria.  

That’s interesting. That project was specifically tricky because they had different levels that they created for STK and Bagatelle. We stripped down the space back down to its raw bones. We took down the platform, ripped out the bar and started out fresh. A good example of this is where The Peppermint Club is. I built that building, and we did Guy’s Bar there and basically six different venues. Each one was a brand-new version, a brand-new venue. The only way for me to really do something successful there was to strip it down to the studs and start over as a blank space. So, we had six versions of nightlife venues in the same building, and each one was completely different from the last. The key is to move the entry, bar and DJ so there’s no faking it out, and it’s a completely different experience for the guest.

Recently designing The h.wood Group's country club-style sports bar, 40 Love, what project can Los Angeles locals expect to see next?

The one I’m really excited about is we’re replacing the live music venue where the House of Blues was with the Pendry Hotel operated by the Montage Group. In the footprint of the House of Blues, we’re creating a new live music venue for the hotel. We’re really interested in making it the best-sounding room in Los Angeles. The clients have allowed us to explore and punch through the corporate veil of commonality. We’re creating really what we wanted to create there.

The living green wall and aluminum composite cladding which form the building’s facade help to reduce the building’s energy consumption. The living wall is composed of drought-tolerant plants, including succulents native to this region. Both the green wall and the aluminum cladding help to cool down and regulate the interior temperature of the building.

Each residence at Gardenhouse is as a unique custom home featuring airy, contemporary spaces and barrierless transitions between indoors and out. Residences showcase expansive, open-concept floor plans with towering walls of glass and private outdoor living spaces. Haute Residence caught up with Harris to discuss what makes Los Angeles’ real estate market unique and what trends he is seeing amongst developers.

How did you get involved in real estate?

I was the guy who said school wasn’t for me. I wanted real life experience. I started in the real estate industry at the age of 16 working as an assistant in London. I worked my way up the ranks and was the number one salesperson after 8 months. I worked in residential for three years and then moved too commercial where I worked for another two years. At the age of 21, I moved to Los Angeles where I started my real estate company a year later.

What do you love most about L.A.’s real estate market?

I love the architecture and design, the views, the people, the weather. Los Angeles is changing and evolving so much. There’s so much influence from fashion, art, and music. It’s amazing to be at the forefront and to see how these trends all translate into the development of high-end homes.

What makes L.A.’s market different from other cities?

Unlike some of the other major cities like London, New York, and Hong Kong, Los Angeles has land. And many of the prime neighborhoods offer sweeping views. This is a different lifestyle than living in a penthouse apartment. The value in Los Angeles is also considerably less on a dollar per square foot basis which is why we see so many overseas investors purchasing real estate here.

Are there any trends developers are following?

Yes, the first shift I’m seeing is developers moving from single-family to multi-family. I’m also seeing a shift in the design and finishes of newer modern homes. The tones, textures, and finishes are becoming much warmer and inviting. Developers are really focusing on turning a house into a home.

What do you love most about living in L.A.?

It’s such a wonderful lifestyle. We live so close to the beach, the mountains and so many great destinations. My children are so fortunate to grow up here. We get to go on hikes together, drive to Santa Barbara and San Diego. There’s so much the city has to offer.

Can you tell me about the PLS?

The PLS is the Pocket Listing System. It’s a platform for agents to load off-market or pocket listings before going on the MLS. Agents are able to test the market to see if the price point is well received before officially going on the market. Other platforms have limited our ability to market listings and we’re working to give agents a bit more control.

Haute Residence sat down with five of the top realtors in SoCal to discuss why this destination area is attracting prospective buyers.

Homeowners across the globe are weighing the pros and cons of choosing to live in destination areas for many specific reasons. However, the three top qualities prospects are seeking when searching for homes in Southern California range from a discrete location to an innovative floorplan.

“I have been consistently hearing from clients that they are looking for a great/prime location; a smart floor-plan; and privacy,” said Real Estate Agent, Lisa Optican.

Aside from the prime location, prospective buyers are seeking SoCal for reasons such as the ideal weather, expanding business opportunities, and price/value.

“Compared to other top cities in the world (New York, London, Hong Kong, etc.) the value of your money and what it can get here [in Southern California] is a huge incentive compared to what you would be able to purchase in any other top city,” said Real Estate Agent, Santiago Arana.

Southern California is home to some of the most top destination cities, each area has its own charm and offers a different price rangeattracting prospective buyers for various reasons.

“Los Angeles is a vast city with a lot to offer for buyers of different tastes and life styles. The price range normally dictates where the buyers can purchase a home.The buyers that like to be in a quiet neighborhood with access to a new shopping center would choose the Pacific Palisades Village. At the same time, the Venice area with its many great restaurants, cafes and shops also attract a different set of prospectors,” said Real Estate Agent, Fiora Aston.

Areas such as Santa Monica and Malibu offer a closeness to the ocean with a nature-centered lifestyle, which is another factor why buyers are seeking SoCal.

“People move to Malibu because you get land when you buy a home here. Most Malibu homes offer privacy and great outdoor spaces to enjoy the California lifestyle,” said Real Estate Agent, Jeff Chertow.

To make sense of all the latest trends in Los Angeles’ real estate, Haute Residence talked to Lisa Optican, Luxury Estates Director at Compass.

Prices in the Los Angeles market are soaring up, reaching record levels. Some experts say this cues to a healthy recovery from the Great Recession, others express worry of possibly another bubble. What’s your take on the rising prices?

I think the soaring prices in Los Angeles are a reflection of the shortage of inventory. Los Angeles is in a unique position because it draws all types of business and commerce, the weather is stunning, and there is a limited amount of quality homes in prime neighborhoods. I do think, however, that some of the current prices are exceedingly high and until sellers get a bit more realistic about how much the property is truly worth, those properties will sit on the market.

Some recent reports have shown a slight decline in the number of listings in 2017 and the first half of 2017 despite the increased profits from selling, showing that some sellers are not rushing to sell, and keeping prices high. What is your take on this? What could stimulate more potential sellers to list their homes?

Week after week I hear people contemplating putting their houses on the market to sell and then they ask the question, "Where am I going to go?" Sure, they can make a lot of money by selling right now, but they will also have to spend a lot of money to buy something if they want to stay in Los Angeles. Sellers have to be exposed to what else is out there for them...perhaps there is a neighborhood that they never considered; perhaps they no longer need the size of the house they are in; or the size of the lot.

What is your advice for those looking to sell their properties?

Be smart and realistic about your property. A good agent will be able to not only talk to you about the comps, but will also be able to tell you what the present-day competition is, should a seller put their house on the market. A seller has to imagine that any buyer looking at their property is also looking to see what else is available. How does this property compare to the other properties available for sale? Size of house, size of lot, location, style, amenities...all of these factors have to be weighed so a seller can accurately price their house.

What about advice to buyers, who are also saddled by spiked interest rates on mortgages?

Buyers have to be savvy about their financial picture. The best plan is to meet with financial advisors and mortgage brokers before searching for homes so that they are aware of what they can afford and what the payments will look like in the future. I always tell people that buying a house should not cause absolute financial stress. If the numbers are not working and it becomes a stretch, I recommend pausing and reconsidering a different price point.

In a slew of cities, including LA, homes, today, often sell for above the asking price. How can a buyer navigate such a dynamic to ensure his or her proposal leads to a deal?

Working with an agent who has good relationships is critical. It's also about telling a story and making your clients stand out in a personal and emotional way. Of course, a good agent will also point out the strength of the buyers finances.

What about sellers?

A seller should be very clear in what they are looking for and an experienced agent will be able to sort through the offers to evaluate the likelihood of a deal closing. Sometimes it’s not all about the highest price, sometimes the strength of the buyer is in the details of the offer.

What are your expectations about the market dynamic the second half of 2018?

I think the remainder of 2018 will continue to be strong but I do think we will start to a see a shift in the high-end luxury market as more properties $20 million and higher continue to come on the market. As it presently stands, for example, there are 48 homes on the market (not including off-market) priced at $20,000,000 and higher in Bel Air, Beverly Hills, and the Sunset Strip and more are expected to come on.

You have been in the industry for decades, rising to the very top of it. What still keeps you motivated to get up every morning and do what you do?

I have loved my business from the moment I began. Each day is a challenge and an adventure. The excitement of making a deal or listing a beautiful property! I have received wonderful pleasure from making so many great friends amongst my colleagues and clients. I am motivated each day by a desire to be the best agent for all my clients.

You have been described in various ways, from “first lady of luxury real estate” to “grand dame of real estate,” to “Billionaire’s broker.” But how do you see yourself?

I see myself as a respected, honorable, caring, and hardworking leader in the real estate industry.

You have represented some of the most iconic historic properties in the country. Do you have a residence and a marketing campaign around it that you cherish the most?

This is like asking someone which is their favorite child. I have so many that stand out. My first landmark MLS listing was Pickfair in 1980 and it was my first experience dealing with the media. Prior to that, I twice had sold Owlwood (which on both occasions was the highest sale in the US). I was asked to sell it without advertising or MSL placement - simply through my personal network. Owlwood will always have a special place in my heart.

However, in 1986, I sold the Harold Lloyd Estate, which is a standout architecturally and has tremendous historic significance to Beverly Hills. I also sold the magnificent Le Belvedere twice, each time breaking records. Currently I represent, with a team of seven other agents, one of the most iconic properties in America, “Chartwell” – the famed Perenchio 10.3-acre Estate.

You have broken sales records year after year with 2017 being the best so far. What challenges did you face last year and how did you overcome them?

Last year I represented a particularly charming property in the Coldwater Canyon area. A Chinese buyer residing in San Francisco contacted me to see the property and spoke limited English. Fortunately, I had just hired a licensed assistant who was fluent in Mandarin and although my client and I managed to converse on a basic level, her ability to speak Mandarin was extremely helpful in closing the transaction.

We are already in the second half of 2018. What trends did you see develop in the LA market? Any expectations for the second half of the year?

2018 sales volume in the luxury market dropped over 2017 in the same period. This would indicate that prices should stabilize for the balance of the year.

How has the industry changed over the years since you first started out in the 1970s? How did you adapt throughout the years in order to continue to succeed whatever turns real estate took?

The real estate business is an entirely different business than when I entered it. At that time, each agent operated singularly. There were no real estate teams, there were very little advertising/marketing, and virtually no foreign buyers. My first real estate residential purchase agreement was one blank page long and obviously there was NO technology. I have tried to embrace every new idea. One of my great pleasures is my Instagram account because it enables me to showcase my beautiful properties and connect with my clientele.

What is the most important lesson you have learned in your career so far?

There is no substitute for hard work and integrity!

Residential real estate seems to be a field where women top the charts and exceed today. But how was it when you started out? Did you ever feel excluded because you are a woman? How has the norm changed, and what do you think other industries can take from residential real estate when it comes to gender equality?

When I began my career there were many predominant women leading the field. However, very few owned the company. I have always felt it was an asset to be a woman in my profession as a sales agent. It is so important to have sensitive and intuitive communication with your buyer or seller. Other industries should note the commission does not change whether it is a man or a woman closing the deal.

What advice do you have for young professionals who are just starting out their real estate career?

Recognize that the real estate business is a very demanding profession. In order to be successful you have to be willing to work 24/7. It is helpful to join a well-known, successful company, which provides training programs for new agents. Also, it is beneficial to have a mentor that will work with you. It is also important to have a savings account so you can support yourself as it may take a while to make your first deal.

Records show that Tyler only purchased the investment property earlier this year for $15 million before deciding to flip it for $17 million. However, the potential profit was eaten away when he sold it to Williams for $15.6 million, bearing in mind legal fees and transfer taxes associated with the deal. Williams, whose hits include “Happy” (from the movie Despicable Me 2) and “Blurred Lines” which he wrote for Robin Thicke, amongst many others, paid $7.14 million in 2015 for a six-bedroom, five-full-bathroom LA home above Laurel Canyon. Like his new investment, it also features a wall of windows.

The house contains 10 bedrooms and 11 bathrooms over two floors. In total, the interior of the property is an echo inducing 17,245 square feet with a total lot size of 4.25 acres. Clearly it’s not the kind of place to hide and be incognito. The amount of glass, steel, stone, concrete and hard angles give his newer purchase a rather cold aesthetic and it’s hard to imagine someone calling the place home on an ongoing basis, let alone raising a family there (Williams and his wife, Helen Lasichanh have four children, including triplets). Even the five fireplaces won’t warm it up. Adding to the frosty feeling are the sets of striking marble stairs connecting the three floors and the oversized crystal light hanging over the dining table.

Like Perry before him, chances are Williams will use the property as an investment, a place to park his money. It’s the ultimate party pad and don’t be surprised if it shows up in a future video or two from Pharrell or his pals. Other amenities include a stone-lined pool a grotto, a la Playboy mansion, slide, a below-grade tennis court with night lights and a carport that can hold no less than 30 vehicles (woot! woot!).

Pharrell has been writing hit songs for the like of Beyoncé, Britney Spears and Jay-Z for years. In addition he has fashion brands and regularly collaborates with companies such as Adidas, Louis Vuitton, G-Star Raw and Uniqlo. The artist who originally hails from Virginia Beach, was a judge on NBC’s The Voice for four seasons, appearing alongside Blake Shelton, Adam Levine and Christina Aguilera, before leaving in 2017. According to Celebrity Net Worth, Pharrell Williams’s ledger bulges to the tune of around $150 million (£107 million).

Much of that wealth has been spent on real estate. In 2012 he unsuccessfully attempted to sell his Miami, Florida estate in the coveted Coral Way neighborhood for $16.8 million. He tried again to offload it in 2013 for $14 million before dropping it to $10 million, according to trulia.com. The property was then pulled off the market for renovations before the musician found a buyer at $9.25 million — a loss of $3.27 million.

Williams net worth is dwarfed, however by Tyler Perry’s, which is estimated to be somewhere in the region of $600 million. Reason enough for the filmmaker and actor to build a massive 34,000-square-foot mansion on 1,200 acres, near his film studio in Georgia. Perry plans to use part of his extensive acreage for an organic farm.

Two years ago, Architectural Digest featured Perry’s former residence, a French Provincial-style manor, which sold for $17.5 million, breaking the city’s record for most expensive residential sale. The Atlanta Business Chronicle noted that Perry’s home, built in 2008, was set on 17 park-like acres along the Chattahoochee River. Must be nice.

Perry bought the 17,475-square-foot residence in the private Mulholland Estates in Beverly Hills for $14.5 million in August of 2016, and, months later, put it back on the market for $17 million, purportedly without having spent single night in the home.

Evoking a modern public building, the estate was built in 1992 for philanthropist Alfred Mann, who lived in it until his passing in 2016. Following Mann’s death, the 10-bedroom, 11-bathroom abode was listed for $30 million, before undergoing a streak of price reductions.

Included on the 2017 list are restaurants like Sugarfish, La Scala, Spago, Bouchon, and The Palm. Adding to the allure of the street is the diversity of the culinary offerings along the street, from the steaks of The Palm to the classic Californian of Spago, to the top-notch sushi artistry of Sugarfish, to high-end vegan with the recently-opened Gratitude. While Canon has deservedly cultivated a reputation of dining excellence, it’s much more than a power lunch destination.

Canon is not as well known in the fashion world as the adjacent Rodeo Drive, but its more affordable commercial rents make it a popular choice for smaller, locally-owned fashion boutiques. The typical rent per square foot just one block to the west on Beverly Drive ranged from $15-$20 per square foot in 2016. Compare that with Canon Drive, which saw rents in 2016 in the range of $7-$12 per square foot.

Get Your Priorities Straight

Understanding what matters most to you should be your first consideration. Everyone has different priorities when it comes to size, layout, location, style, and beyond. When you know your priorities, you can quickly eliminate homes that are obviously not a good fit.

An obvious priority is finding homes that are within your budget. Southern California home prices vary from neighborhood-to-neighborhood, and knowing what you can afford is the first way to narrow your search area. While there are certainly exceptions, if the median home price of a neighborhood is well out of your price range you should avoid focusing your search on that area.

It’s also important to identify what features matter most to you in a new home. How important are things like a swimming pool, a big garage, outdoor dining areas, or a large backyard? Do you need a residence with a guesthouse, a pool house, or a gym? Make a list of priority features so you can customize your search and save time.

Check the Map

Location is important in every city in America, but in Los Angeles it’s magnified. In a city that’s famous for its endless freeways, keeping your commute distance to a minimum might be one of the most important factors in your house hunt. Last year, the city once again ranked as the most congested in the country, as Angelenos spent more time stuck in traffic than anywhere else in the United States. The one way to solve this problem has become yet another cliché of Los Angeles: live where you work.

Finding a manageable commute in an area you can afford that also fits your priorities is easier said than done. It’s important to ask yourself a few questions:

• Do you prefer an urban environment with walkable neighborhoods and ample public transit or a suburban landscape with lots of yard space and parking?
• Are you looking for a neighborhood with amenities for children or a place that caters towards an active nightlife?
• Do you favor privacy and seclusion over proximity to amenities?

A crucial factor for those with children is the quality of the local school district. Los Angeles County is a patchwork of school districts and each is different – even schools within the Los Angeles Unified School District perform at very different levels. Meanwhile, smaller cities like Beverly Hills and Santa Monica have their own school districts and are considered to be among the best in the region. Another option for parents is to identify neighborhoods with strong private schools and forgo g public schools in your desired neighborhood entirely.
