After graduating from Bonanza High School, Marques pursued sales with the top fireplace and window subcontractor in the city. Within six months, he was the leading salesperson specializing in custom homes. This kicked off years as a successful executive in sales and development. Most recently, Marques was a luxury home specialist for 11 years with Ivan Sher Group, an affiliate of Berkshire Hathaway HomeServices Nevada Properties, where he held the role of sales manager for ASCAYA, a premier luxury home community in Henderson with 313 estate sites projected to be the greatest collection of Desert Contemporary architecture in the country upon its completion. As a thirty-year resident of Las Vegas with a deep knowledge of the valley, Marques has an eye for elevated living and a skill set that results in clients achieving the most value when purchasing and selling their homes.

Here are some of the questions and answers from the exclusive interview with Marques.

Seth Semilof: How was the movement [to creating your own company]? You moved around at the beginning of COVID.

Darin Marques: I left [Ivan Sher Group] in December of 2019 and moved over here to start my team. Then, we rolled around to March, and everything shuts down. I am thinking, “What did I do?” but everything worked out. There was this incredible rebound that started late August, early September of last year. We more than made up for it in the fourth quarter of last year. We grossed almost 22 million in sales just in the fourth quarter and this year we have been off to an incredible start. We are currently sitting at 54 million in sales and on track to break 100 million this year.

SS: How did you get into real estate? Was that your first profession? Tell us a little about your first moves in your career.

DM: Believe it or not, I started working when I was 14. I was into bodybuilding at the time, and I started working for a local health food store here. I worked for them for about five years until I was 19 and one of our customers offered me my first sales opportunity, which was outside sales for a construction company here in town. This is what led me into luxury. I worked for him for a few months as a project manager, then he moved me into sales. I was selling high-end materials for custom home construction: fireplaces, windows, mirrors, shower doors, and all that stuff. The one area that he did not have anybody to focus on was custom homes.

SS: How long did it take you to get your first deal whether it be a listing or a sale?

DM: In my first month, I landed two one and a half-million-dollar deals, which, at that time, would be the equivalent of three or four million now. Both of those were prior customers of mine from when I sold construction materials, and they ended up listing their homes with me. My first 90 days were incredible, but nine months afterward was nothing. The first five years in real estate from 2009 to 2014 was tough. I was going to quit and every year, thankfully, I had two great people who believed in me. The turning point was when I went and met with Ivan. I said, “I am at rock bottom. I am broke. I cannot afford to pay my dues.” He said, “This is the best thing. Everything from here is up.” I move forward and about 90 days later, ASCAYA came to me ready to reopen and start selling luxury home lots again.

SS: What advice would you give to people starting out?

DM: I think anybody who is successful knows that you cannot do it all on your own and to surround yourself with the right people. The other thing I tell all new agents now, I say, "Keep a job for at least a year. Take all the money that you are making from real estate and put that away because that is what is going to finance your business." You are starting a business and any business owner knows that you cannot walk into any business without having money for a startup. It really comes down to time blocking and being organized with your time.

SS: 18 months ago, you went to launch your own business. What made you decide to do that?

DM: I was managing ASCAYA and overseeing 32 agents plus admin at our main office. It was like drinking water from a fire hose for about a year, but it gave me a great opportunity to learn a lot really quickly about managing agents and running a team. It gave me an opportunity, and it gave me confidence. When my contract was up at ASCAYA after five years, I went back and tried to be an agent on the team, and I realized that was not me. I did not want to just be in sales; I wanted to build something. As an entrepreneur, I had all these ideas, and I knew it was not my business. It was scary, to say the least, but it was the best thing that I could have ever done.

Cineflix, which produces Property Brothers on HGTV, is still facing a lawsuit from a couple who appeared on the TV show and felt “bamboozled and tricked” after discovering multiple issues with their costly home renovation.

Despite Drew and Jonathan Scott’s aim to help couples unearth their dream homes using “state-of-the-art” programs for construction and remodeling, the production company behind Property Brothers is now facing a lawsuit from a Las Vegas couple who allegedly found several problems with their home renovation, which was featured on an episode of the hit reality HGTV series.

Paul and Mindy King told KTNY that they’re suing Cineflix (the company that produces Property Brothers) and the local contractor, Villa Construction, that worked on their home after discovering wires left exposed, uneven baseboards, improperly attached doors, and a number of renovations not executed according to code. The brothers themselves were not named in the lawsuit. 

To clarify, in order for the Scott brothers to work with local contractors on the properties featured on the show, the homeowners in each episode must take care of the expenses first.

The Kings paid over $193,000 to Cineflix for their home remodel in 2019 after hearing about a Property Brothers casting call in 2018. With promises of a perfect HGTV quality remodel, the couple said they passed on a honeymoon to set aside money and signed the contract that guaranteed all the work would be done to code. 

However, the couple’s confidence plummeted after discovering the shoddy renovations, which Paul told KTNY that “for somebody just walking in, it’s really good from far, but it’s far from good.”

Prior to taking legal action, the couple claimed they gave Cineflix and Villa Construction enough time to fix the issues that they had identified in their home. Nevertheless, the production and construction companies have thus far disputed this. 

Mindy filed a complaint with the Nevada State Contractors Board (NSCB) listing over 90 deficiencies, but the board only addressed 10 of those listed to be warranted and issued a Notice to Correct such deficiencies to Villa Construction.

The couple’s claims regarding the access they gave the contractor to repair the damages in the house — that is, the property remained vacated for two months before the couple moved in, and they permitted the contractors to enter the house more than 10 times over a four-month period after moving in — were by contradicted the NSCB after it closed out the complaint citing the Kings for declining to let the contractor inside. Villa Construction and Cineflix both agreed.

Cineflix released the following statement from its lawyers: 

“We recognize the responsibility we are granted by the homeowners who choose to take part in our television shows. Cineflix (Property Brothers 7) Inc. works with dedicated professionals who take pride in their work. We are aware of Paul and Mindy King's claims and have worked to resolve the short punch list of items that were identified by the Nevada State Contractors Board (NSCB). When the Kings rejected our attempts to complete the work, the NSCB closed the case and the punch list of items remain unresolved. As this matter is now before the courts, we are unable to comment any further at this time.”

Meanwhile, Villa Construction President Todd Christensen released his own statement: 

“We always strive for customer satisfaction in all projects we undertake. Regarding the project at 7400 .... Ave, we were contacted by and contracted with a production company to participate in several home remodel projects. After completion of this project, the initial, detailed Construction Punch List created by the homeowner was completed. We have been made aware of additional items, several of which were only brought to our attention over a year after the work was completed, by way of the homeowner seeking a third-party inspection by the Nevada State Contractor's Board (NSCB). We cooperated with the inspection and tried to work with the homeowner to resolve the short list of items that were identified by the NSCB. Access to the home was denied by the homeowner. The NSCB made the decision to close the matter on October 21, 2020 via letter which stated, ‘Since you have not provided the contractor access to make the necessary corrections, we will take no further action’. We understand that the homeowner is now pursuing a legal claim, and therefore we have no further comment at this time.”

Additionally, the Scott brothers’ lawyers issued their own statement to Channel 9: 

“The Property Brothers (“Brothers”) are not named defendants in Paul and Mindy King's (the “Kings”) lawsuit initiated against Cineflix (Property Brothers 7) Inc. and Villa Construction, nor are they responsible for the Kings’ alleged claims. The Kings have rejected Cineflix (Property Brothers 7) Inc.’s and Villa’s reasonable attempts to remedy the remaining punch list items in the Kings’ home. Instead, in what appears to be an attempt to secure a substantial monetary settlement, the Kings have engaged in a negative publicity campaign against the Brothers. It is unfortunate that the Kings have resorted to such conduct.”

As of now, attorneys for Cineflix filed to have the Kings’ case dismissed, which is set for a hearing scheduled at the end of this month.

Heidi Bintz: "Tourists have been coming in all winter, and it's been getting busier. Because of Spring Break and Spring skiing, we're anticipating a busy March. Our restaurants do have limited indoor dining, but that has been slowly increasing. Bars and restaurants have put tables outside and further space, and you can now drink or roam Vail Village and Beaver Creek... The market is tight. Some properties are going under contract instantly. However, inventory does depend on varying locations and price points, and I anticipate it to continue this way. We are limited in where we can build because we're surrounded by a national forest... We get a lot of what we call the Front Range, which is Denver, north and south, and it's about a two-hour drive, give or take, for those people. So I've seen more people wanting to either relocate or spend more time up here. We have a big market from Texas, and from southern Florida. There's Chicago, New York, Europe, and south of the border; we have a pretty large Mexico City clientele. They're here now, and they and they love Vail and the mountains."

Darin Marques: "The biggest thing I probably help my clients with is especially land purchases. They're buying a new development and looking to buy land to build. Most of them don't understand the process of what it takes to go through hiring the architect and general contractor and going through the permitting process and design review. With my relationships and background that I have in new construction, I've been able to help a lot of the clients navigate through that much quicker. It also helps me understanding luxury properties better. You can go with a basic window package and a home that could be $50,000, or a really high-end custom window package and a house that can be $300,000. As an agent representing luxury properties, having that understanding is really important. I just sold a property that was for the highest in the community in Southern Highlands at $725 per square foot. And we were about $200 a square foot higher than the next property. I was able to convey to the client, because they asked, why [the price was] so much higher. When I broke down the cost of land, permitting architectural engineering, and then the cost of construction, he was fine with it. He understood, he just wanted to see the details.

Mark Salmon: "Covid certainly has driven the market. Obviously, everybody's heard about how strict California has been with regard to Covid and travel. People are vacating the city, especially in the tech industry where they're able to work from home, and we're so close to all that in Silicon Valley and San Francisco. There's obviously a lot of money that comes with that as well, so for those guys, it's really been a second home destination for years and years, but now it's more primaries that I'm seeing. Young techies escaping the city, escaping Covid and all these restrictions to come to Tahoe. They have Bay area wages and pretty inexpensive real estate compared to what they're used to [there]. It's the same problem is I'm hearing in Florida, just that lack of inventory. It's almost scary frankly to a list of property right now because you know what your next three days are going to look like. It's 50 showings and 20 plus offers, and it's very time-consuming at that point... Buying in Tahoe is something you can have for generations and I think will never lose really long-term values. "

Joel Schemmel: "Our market has been kind of insane. Inventory is the biggest challenge because we have such huge buyer demand and very limited inventory. I think we've gone through a cycle that used to be some price points. Now it's pretty much across the board, as far as inventory shortages. I get five calls a day from realtors looking for anything that might be coming up in the near future. Anything under a million dollars, if it lasts more than 48 hours in the MLS, then there's something wrong with it. We've been very fortunate. Last year, we had a record year with over 100 hundred million that we closed, and we are already $51 million for this year... We have the fundamental population growth. We had the traditional Midwest, buyer pool, and that is now significantly expanded to the Northeast, and California is our new kind of crazy source of buyers. And even Texas, it's been interesting. We've never had Texas or California. They both appeared in the last year as heavy-duty buyers. Covid has really just kind of fueled the market to a certain extent...  We will definitely break some records, this year, as far as price points

How did the pandemic affect the real estate market in Las Vegas?

When the stock market took a hit because of Covid, everything came to a complete stop for about four to five months. It was tough. The biggest thing was to stay consistent, making calls, and developing my team internally and administratively. I took the time to get myself in a good position so that when the market did bounce back, we were ready to take on that business.

What can potential buyers of luxury real estate expect from relocating to the area?

The biggest thing that attracts people here is that there is no state income tax, bringing a lot of California buyers. That can average between 12-16% of their income that they get to keep.

When people think of Vegas, they think of gambling and the Strip, but it’s in the perfect location. It’s a great hub for business. Vegas logistically is perfectly positioned, close to the beach by car or airplane. We have great restaurants, parks, hiking, and of course, the fact that we have the Golden Knights in the NHL, the Raiders in the NFL, and professional baseball coming our way.

Describe your passion for real estate, and especially the Las Vegas market.

Meeting people and helping them. Working for them and doing a great job so they’re happy. In luxury, customer service is a high expectation. You have to take care of the clients because 90% of your business comes from referrals. The first couple of years I got into real estate, I was figuring out the “why”. It wasn’t until I found a client a dream property they really wanted, their dream home; the wife started crying from the joy.

ASID American Society of Interior Design also had us participating on a leaders of Design roundtable to discuss the future of the Interior Design Profession. We challenged the saying of what happens in Vegas stays in Vegas  as we won big for the second year in s row being  an honor to compete with hundreds of these amazing designers throughout the country.

The experience in Vegas was fabulous as Eolo shined again and our projects continued to get the recognition of outstanding teamwork. Upon this great news, Eolo Design celebrates our 12 year anniversary with a bang!
