<p>In 2018, Wozniacki and Lee purchased a condo at the lavish Palazzo Del Sol complex for $13.5 million. However, the couple have recently placed their former residence on the market in January at a price of $17.5 million. The 8,430 square foot space was offered fully furnished with five bedrooms and 5.5 bathrooms. Designed by Artefacto, the floor-to-ceiling glass offers picturesque views of Biscayne Bay and the Atlantic Ocean. The property sold about a month after its initial listing at a reduced price of $16.25 million. Jill Hertzberg with Coldwell Banker Realty Miami Beach Lincoln Building represented the sellers while Jill Eber of the same firm represented the buyer.</p>
<p>Since then, the Wozniacki and Lee have purchased the last unit in that same sophisticated building: the Palazzo Del Sol penthouse at a price of $18.7 million. The newly purchased property spans 6,644 square feet with four bedrooms and 4.5 bathrooms. Located on the 10th floor, the ornate interior includes a formal living area, dining room, spacious kitchen, family room, home theater, and office. The expansive master suite features dual walk-in closets and ensuite bathroom. Stepping outside, the space highlights a dining terrace that can be accessed from the living area with stairs leading to the rooftop terrace, lap pool, and outdoor kitchen.</p>
<p>The Palazzo Del Sol luxury condominium complex features a multitude of in-building amenities including a fitness center, infinity pools, cabanas, private massage rooms, hair and makeup salon, ultramodern movie theater, meeting room, resident only restaurant, and underground parking space. The Mediterranean-style building was designed by Kobi Karp with outdoor spaces by Enzo Enea. Located on Fisher Island, this extravagant building offers an unparalleled living experience of privacy and exclusivity.</p>

<p>The property was listed by "Million Dollar Listing" star Chad Carroll of Compass Real Estate and the buyer's agent was Nicole Holtzheuser of Florida Luxurious Properties. The 11,485 sq. ft. home was built by renowned builder Manny Angelo Varas of MV Group USA and designed by Architect Kobi Karp with Interiors by Borges &amp; Associates.</p>

<p><span style="font-weight: 400;"> Glaser’s success throughout the decades required him to find the right individual to help him with the next phase of his business, which he found in Zarco. “Brandon is here to help me manage and grow my development and owner’s rep company,” he said. In just the first four months of 2021, the team has transacted on $170M of real estate.</span></p>
<p><span style="font-weight: 400;"> Zarco added, “Todd’s expertise is in very high demand. Our process is intentional and </span><span style="font-weight: 400;">systematic. We don’t build fast; we build efficiently.” Glaser said, “We would like to take on more projects, but we are nearing capacity. We need to grow.” This is where the Glaser-Zarco dynamic comes in.</span></p>
<p><span style="font-weight: 400;">If the last name of Glaser’s new deputy sounds familiar to </span><i><span style="font-weight: 400;">Haute Living</span></i><span style="font-weight: 400;"> readers, it’s not a coincidence: he’s the son of a long-time Haute Partner, attorney <a href="https://hauteliving.com/hautelawyer/member/robert-zarco">Robert Zarco</a>.</span></p>
<p><span style="font-weight: 400;"> The interview session was a short glimpse into the day-to-day rapport Glaser has  </span><span style="font-weight: 400;">developed with Zarco, each of them complimenting and complementing the other’s talents and sentences, respectively.</span></p>
<p><span style="font-weight: 400;"> Glaser saw the development experience Zarco acquired with the builders of The Four Seasons at The Surf Club, The Four Seasons Fort Lauderdale, and The Four Seasons Palm Beach as he considered and promptly brought him into the fold. Zarco achieved his MBA at the Robert H Smith School of Business at the University of Maryland, College Park with a focus on Finance, and later honed his skills in Washington D.C. where he spent a few years in real estate banking.</span></p>

<p><span style="font-weight: 400;"> “I saw a lot of me in him,” said Glaser, as he identified Zarco’s qualities. “There’s a lot of serendipity between us. His grandmother, an interior designer that predominantly worked with one wealthy family her entire career, gave Brandon his first design book for his Bar Mitzvah when he was 13 years old. It was a Zaha Hadid book. Years later, I co-developed the building, [<a href="https://1000museum.com/">One Thousand Museum by Zaha Hadid Architects</a> in Downtown Miami].”</span></p>
<p><span style="font-weight: 400;"> On that building, with a little prompting, Glaser added proudly, “It’s the best building in </span><span style="font-weight: 400;">the world. There’s no residential building like it.”</span></p>
<p><span style="font-weight: 400;"> Looking into the future, “The next chapter of Todd Michael Glaser 2.0 will focus on </span><span style="font-weight: 400;">‘Legacy Properties’,” said Zarco. “Our Palm Beach acquisitions approach is currently centered on procuring and developing uniquely positioned legacy properties. There are a few in the pipeline that we are excited to bring to market throughout 2021 and early 2022.”</span></p>
<p><span style="font-weight: 400;"> Famous for purchasing historic estates in Palm Beach, Glaser and his wife, Kim, bought </span><span style="font-weight: 400;">Villa Fontana, located at 127 Dunbar Road, for $17 million in mid-2020, and sold it in March </span><span style="font-weight: 400;">of this year for $28 million. Keeping up with the efficiency rate he employs, Glaser added that they already have new, “Haute Living spectacular,” projects to acquire into their growing portfolio. <p><span style="font-weight: 400;"> An impressive detail to highlight about Glaser is that he knows the addresses of every one of his projects, radiating a paternal tone in his approach to each of them. More directly, he said, “I’m good with numbers and making my partners money. We have a great track record. I’ve been fortunate to have great partners throughout my life, including Alan Lieberman, Scott Robbins, Craig Robbins, Jerry Robbins, Armin Mattli, Jared Posner, Sean Posner, Rony Seikaly, Jonathan Fryd, and David Lombardi to name a few.”</span></p>
<p><span style="font-weight: 400;"> One of Glaser’s top projects at the moment is a collaboration between architecture firm Kobi Karp, high-end furniture brand Artefacto, and Todd Michael Glaser, located at 394 S Hibiscus Drive. It’s the first endeavor between the three companies.</span></p>
<p><span style="font-weight: 400;"> On their goals for the rest of 2021, as an active third of the year is in the books, Zarco said, “We’re in the process of restructuring and streamlining the operations of the business in a way that invites scale while maintaining the highest level of quality and unmatched style. Over the years, Todd has built a tremendous brand for himself. We want to take that brand, and coupled with newly envisioned </span><span style="font-weight: 400;">legacy properties, be able to expand, so when people from anywhere in the country hear ‘Todd Michael Glaser’ they know the type of business and excellence of product that we provide.”</span></p>
<p><span style="font-weight: 400;">As the dialogue was coming to a close, the last question for </span><span style="font-weight: 400;">Glaser generated his fastest response: Would you choose one of those $50 million waterfront homes in Palm Beach or the $50 million estates in The Hamptons? His answer, “I’m a Palm Beach guy.”</span></p>

<p>Haute Design hosted a webinar on 'The Art of Indoor-Outdoor Living &amp; Entertaining' with Four Seasons Fort Lauderdale's expert real estate and design team, including Kobi Karp, Fernando Wong, Fredrik Eklund and Louise M. Sunshine. Kobi Karp heads up the interior design of the stunning project with London-based Tara Bernerd; Fernando Wong with Outdoor Living Design has curated the entire outdoor landscape design; Fredrik Eklund has the crown jewel listing of the $35M penthouse; and Louise M. Sunshine serves as the strategic advisor for Fort Partners and the President of Sunshine Advisors.</p>
<p>The group highlighted how they have created the most sought-after and unique property located in Fort Lauderdale, and how they each work together to make the magic happen. Kobi Karp highlighted the interior design features of the property, as well as the penthouse, as Fernando Wong discussed the landscaping and outdoor elements. Fredrik spoke on why the penthouse is so attractive to buyers and why there is nothing else like it and Louise M. Sunshine touched on the prestige of living in a Four Seasons private residence property.</p>

<p><strong>Kobi Karp</strong> - "Like Louise Sunshine always says, the opportunity with Fort Lauderdale is the Intracoastal and the beach, the Boat Shows, the multi-million and multi-billion dollar individuals who reside here and thrive here on an ongoing basis–it is really a unique and special destination. This whole block that I have been blessed to work with Fernando [Wong] on because he was able to bring the indoors and outdoors in together to create a symbiotic relationship."</p>
<p>"This is a very unique building that allows you to experience the beach and the sunrise and the bay with its gorgeous sunsets 360-degrees, all the way around. This was an opportunity that when it was presented to us, came like 'wow.' This is, for us in Fort Lauderdale—with what is going on with other locations here....you are living at the lap of luxury on the sandy beaches of this tropical, indoor-outdoor haven."</p>
<p>"The exterior spaces of this project are phenomenal. They are luxurious, emotional, sensitive and so important to create the design that inherently is the lifestyle of luxury barefoot elegance that we so desperately desire and need to have that does not exist in Fort Lauderdale."</p>
<p><strong>Fernando Wong</strong> - "The idea behind the garden was to create a sense of shelter from a day you might spend on the beach. It invites you over. In the lobby, you can experience the gardens. You can go up to the pool terrace and you can enjoy a cocktail at the pools and surround yourself with wonderful service. That is the concept of this property."</p>
<p>"The site dictates how we were going to approach the layering of different stages—how we managed to do that was by means of staircase, ramps and plateau sections in between. All of these areas were concealed with landscaping at ground level. Past that level, we used trees as well as canopy that play a beautiful role as the day goes by. And then the afternoon and the evening as the sun goes down and the beach is dark, the whole landscape comes to create a view at night. The gardens are illuminated in such a delicate and elegant way."</p>
<p>"If you happen to experience the terrace of the pool, you will notice how the rustles of the palm trees are at ground level. You can hear them. You can feel the breeze. You can then interact visually with the waves while sitting up high and having a cocktail, enjoying your day at the pool....it's nice to enjoy nature and be catered to by the Four Seasons."</p>
<p><strong>Fredrik Eklund</strong> - "This is arguably one of the top three penthouses in the United States, maybe even in the world. If this penthouse was located in a city like New York or L.A., which do not even have beaches like Fort Lauderdale, this penthouse would be somewhere between $100 and $200 million. Something like this will never come back, it can't be replicated."</p>
<p>"[The penthouse] is so large without being overwhelming. The connection to the Four Seasons is so important to note. Anything that you want at any given time, you can have with a simple text message or by picking up the phone."</p>
<p><strong>Louise M. Sunshine</strong> - "Nadim Ashi always said he wanted this pool deck to feel like the South of France that you relate to the ocean and you're in your own special world there. And I think that came out to be true."</p>
<p>"The building is very special and we must remember that it is made more special by the services that are offered by the Four Seasons Hotel."</p>
<p>"In today's world, there is a great flight to single-family homes. The market is just flooded with buyers who want to buy single-family homes. At the FSFLL Private Residences, we are offering the nearest thing to a single-family home because the layouts are very gracious and the fact that you have this ability to live indoors and outdoors and have, in essence, your own backyard, it is a very appealing thing."</p>

<p>Dan Conn: "This market dropped harder and faster than any market that I can recall, and it has rebounded quicker than any time I can recall... More people in the luxury end are focused on having another home. I think that's a permanent change... If you're into the <span class="highlight">New York life</span>, you're in the <span class="highlight">New York Life</span>. You don't leave it... We're not just focused on global real estate. We are focused on luxury goods and the sale of the greatest art objects in the world...</p>
<p>Sue Nickason: "What's interesting is the interest and the inquiries that we're getting from new markets. So obviously Hong Kong, mainland China, India, some parts of Latin America that, historically, [from which] we hadn't received a lot of interest. Those inquiries are coming through trusted advisors, such as private client lawyers, accountants, and affiliates and agents in other jurisdictions. It comes back to globally mobile affluent individuals looking to future proof in terms of residency and in terms of having a place of safe refuge such as the Cayman Islands."</p>
<p>Nancy Almodovar: "Christie's International Real Estate [has] been such a great resource not just on educating myself and my team on what it is to offer not only luxury properties but also luxury service. That has been great, and then being able to connect with so many of our affiliates all around the world, and be able to service our clients when they're looking to move to those parts of the world."</p>
<p>Sonja Cullaro: "We have seen an <span class="highlight">influx of buyers</span> and renters from New York City into our markets across northern New Jersey and Westchester and the Hudson Valley. It started more for short-term rentals and then it quickly morphed into buyer interest. We have seen people looking for both primary and secondary residences. When they're looking for secondary residences, it's always with an eye on the school system and the fact that the secondary residence may become a primary residence in the future.</p>
<p>Alex Jansen: "The Aspen market came back with a vengeance. Aspen has seen at least 100% uptick as far as under-contracts right now compared to the same time last year because there was this big lag. In April and May, the closings were very anemic, but we're seeing lots of very large properties go under contract <span class="highlight">north of</span> $10 million, and some <span class="highlight">north of</span> $20 million in that market. In Clearwater, the month of July is slated to be the best month on record based on volume for the Tampa Bay Area.</p>
<p>Brian Meier: "Since the reopening of New York City, we've been very busy. We have not seen prices drop dramatically. There have been some adjustments. It's going to need a little more time to tell where it's going to shake out, but the people who are leaving Manhattan, most of them are putting their properties on the market for rent. We have had a very slight increase in the saturation on the sales side, but we do have a lot of demand."</p>

<p>Not a hurricane storm surge, but rather a new generation of sun dwellers who will crash the shores of this private island paradise off Miami Beach when Palazzo del Sol—a lavish, new 10-story condominium—is completed in 2016.</p>

<p>After a seven-year construction hiatus (aside from renovation permits), Fisher Island is again open for business and its final land parcels are ready to beautify. Palazzo del Sol will showcase 47 contemporary luxury condos (ranging from 3,700- to 9,700-square feet) on 4.5 acres of prime land, with unobstructed views of the Atlantic Ocean, South Beach, Biscayne Bay, and downtown Miami. The condominium is perfectly situated on Government Cut, the channel entrance to Miami's harbor, where the bay meets the ocean—and where rudders hit the deep water.</p>

<p>The project developer is former Fisher Island resident <strong>Heinrich von Hanau</strong>, chief executive officer of Fisher Island Holdings, who tasked Miami-based architect <strong>Kobi Karp</strong> and Swiss landscape designer<strong> Enzo Enea</strong> to design Palazzo del Sol as a "velvet rope reserve for the next wave of Fisher Island owners which will include private lush grounds and outdoor living spaces and exclusive five-star, white-glove services (private lobby, doormen, salon, massage, dedicated concierges, fur storage, nanny and medical services, customized golf carts, and indoor/outdoor aperitivo bar).” Other Palazzo del Sol designers are <strong>Augusto Busnelli</strong>, <strong>Alison Antrobus and Ruby Ramirez,</strong> and <strong>Pepe Calderin</strong>.</p>

<p>Palazzo del Sol construction began last spring with pre-sales offered to existing Fisher Island residents who are seeking larger living spaces or newer units with modern top-of-the-line European finishes. The condominium will showcase the largest floor plans on Fisher Island to date, particularly outdoor space where many units will average from 1,700- to 12,800-square feet. Building residents will also enjoy a rooftop pool, poolside cabanas, a negative edge heated pool and an Enea-designed outdoor relaxation area already nicknamed "Central Park."</p>

<p>All residences will be elegant, featuring massive outdoor terraces, private elevators, 10-foot interior ceilings (penthouses will offer 15-foot ceilings), Boffi kitchens and baths, Gaggenau appliances, Dornbracht faucets, Duravit plumbing fixtures, and Lualdi doors. The property will also offer amenities such as a private movie theater, a state-of-the-art fitness center designed by the Wright Fit, a Kidville-designed playroom and even charging stations for electric cars (do limo drivers drive electric cars?).</p>

<p>“Our vision for the final development on Fisher Island harmonizes with the community’s existing Mediterranean-inspired style, while taking into consideration the sensibilities and needs of the new era of buyers coming from the United States, Europe, Latin America, Russia, Asia and the Middle East,” said von Hanau, who, according to the official fact sheet, secured power broker <strong>Dora Puig </strong>to head sales along with an elite team of brokers internationally renowned for selling Miami's highest-priced trophy penthouses with private rooftops and single-family estates.</p>
<p>Condos range from $5 million for three-bedroom residences to a $32 million penthouse, according to <em>Curbed</em>. Current plans call for no more than six units per floor, but von Hanau said in a press release that some early buyers purchased multiple units with the intent to combine them into larger residences. According to <em>The Real Deal</em>, $45 million in financing has been secured for Palazzo del Sol, which is reportedly the first of two planned 10-story buildings (13 floors counting the lobby, underground parking and rooftop pool).</p>

<p>Fisher Island is a 216-acre island community that likely offers the most exclusive amenities in southeastern United States—including Fisher Island Club, its recently $66-million renovated five-star resort; acclaimed Spa Internazionale; a P.B. Dye-designed nine-hole oceanside golf course; a world-class tennis center with 18 courts (two grass, two hard court and 14 clay); two deep-water, surge-proof marinas that accommodate vessels up to 250 feet; the restored Vanderbilt Mansion; a private beach club (coincidentally called The Beach Club); and over a mile of pristine white sand beaches. The island enclave is accessible to Miami Beach via yacht or auto ferry in merely seven minutes.</p>

Less than 30% of residents live on Fisher Island year-round as peak season is typically November 15 through April 15th. On Fisher Island, exclusivity and privacy are as critical as running water, swimming pools, and sunblock. Among those calling Fisher Island home are billionaires, chief executives, philanthropists, entrepreneurs, international dignitaries, celebrities, athletes, entertainers, musicians, models, etc.</p>
<p>While Fisher Island doesn't reveal information about its residents, media reports have revealed some prominent current or former residents—including media magnate <strong>Oprah Winfrey</strong>, actress <strong>Julia Roberts</strong>, former tennis players <strong>Andre Agassi</strong> and <strong>Boris Becker</strong>, and erstwhile hockey star <strong>Pavel Buré</strong>.</p>

<p>Fisher Island was created in 1906 when the U.S. Congress ordered construction of Government Cut, which opened a more accessible shipping lane for commerce between the Atlantic Ocean and Biscayne Bay. This channel across the bay developed the island out of sand, coconut palms and mangroves. Fisher Island is named for Miami Beach developer <strong>Carl Fisher</strong>, who purchased the land in 1919 and quadrupled the island’s land mass. Now the seemingly last parcel of land up for sale again—this time in a luxurious building named for a sun palace.</p>
<p>But here, where privacy is paramount, you'll never find out where the Fisher king—or queen—resides... unless you count Oprah's residency.</p>
