Natiivo Miami will have 448 condominium residences within its 51 stories, and will feature 70,000+ square feet of amenities in Natiivo Social, curated by LDV Hospitality. The project was designed by Arquitectonica, with interiors by Urban Robot Associates.

It will feature South Florida must-have amenities including pool-side cabanas, working space, private meeting rooms with a terrace, state-of-the-art fitness center, Peloton studio, yoga lounge, Dolce Mercato, a street-front restaurant with an outdoor dining terrace and Bodega Taqueria. Cervera Real Estate is the exclusive sales team for the project, which is slated to open in Summer 2023.

Keith Menin, Founder of Menin Hospitality and developer of Natiivo Miami, spoke to the brokers, family, and friends in attendance about the latest milestone in the Downtown Miami multi-use project. Alicia Cervera, Managing Partner of Cervera Real Estate, the exclusive sales team for the project, and Jesse Ottley, President of Development Sales at Cervera, joined Menin to welcome the selective guest list to the evening, which followed safety guidelines with a temperature-taking station at the entrance of Dolce Italian's terrace where the cocktail was held. Menin also made the announcement that Dolce Mercato and Bodega Taqueria will open locations at Natiivo.

“Tonight we are launching our penthouses, from floors 48 to 51," said Menin. "We have a partnership with Sub-Zero Wolf for a complete appliance package with all state of the art appliances and highest end products. Natiivo Miami is a gamechanger in the “eat, work, live and play” world of development. Within Natiivo Miami is Creative HQ, Miami’s first-ever creative office-condos, giving flexibility to owners, as well as the use of Natiivo’s exclusive members-only concept, Natiivo Social. "We saw a shift in hospitality," said Menin as he spoke of the project's beginnings. "We identified an amazing piece of property in downtown Miami. So we really wanted to create as a family a unique tower, not just a rental building, or a condominium with a gym but really something special. We are building a fantastic building that's over 50 stories tall. The first six floors are an incredible brick facade, which is going to be an office condo called Creative HQ, which is being sold by ONE Sotheby's International Realty. (Furthermore,) Natiivo Social is 70,000 square feet of the most amazing amenities that anybody has seen."

"We took the elements of what was the historic downtown," said Fort. "We looked at the Freedom Tower. We looked at the older brick buildings than in downtown in downtown Miami. We even looked at older brick buildings in Miami that were previously demolished, just to understand what used to be there, and we took that as the inspiration for what are the office levels of the project."

"In a platform like Natiivo, as it's going to be a lot of home-sharing, they have the hotel components," said Xakoustis. "The design (team) is going to make sure that it's doable, buildable, and that will last a long time. At this point, every builder, every developer, they're very careful with their budgets and what they offer. You have to be on your best game and create a product that is going to be amazing. Being part of this great team, I think it wasn't that difficult for us we follow the leads and we try to to make them shine."

Menin put in perspective the different options that the building allows. "We're really a building that's very flexible. I think we're selling so successful because people like (that) there's not really a restriction. You know, it's not a condotel that the deed is not a deed. It's not just a residential tower where you can rent out short term. You can buy real estate and do as you wish, with our rules and regulations."

Cervera Real Estate is handling sales for Natiivo Miami and its residential offerings. Natiivo Miami has continued its remarkable sales momentum and the building is well over 50% sold.

Diane Holowesko: "we started a campaign that was called 'You were here for us will be you were here for us, we will be there for you,' promoting a message that, especially to our existing clients and our client database, how much we appreciate them and when we do open back up, we are going to be here for (them)... As of yesterday, the government started allowing private aircraft and yachts (into the Bahamas) from around the world... The possibility of COVID-19  coming along is somewhat high. So we need to position ourselves to be ready to service our clients and meet their needs virtually if we happen to go into another lockdown again come this winter... What we do is lay out our tax situation so that clients use the information to their benefit... The Bahamas clients come from the US, Canada, the UK, and South America. It's simple to purchase in the Bahamas. The turnaround time is 30-45 days. We help the new buyers set up bank accounts and establish accounts with the utilities... For $750,000, you can apply for permanent residency in the Bahamas, not requiring to spend a specific number of days (here)... The proximity to the US helps us because the government treats us more like family. I think a lot of our buyers and investors find comfort in that fact. We have the tax benefits and stability of our government.

Laurent Locchi: "(During the quarantine,) it was not really the moment for selling things. It was much more a kind of being strung together message than selling properties ... For foreigners, there is no income, capital gains, or inheritance tax, and you can be a resident by renting or buying a property... The best advantage we have is being a micro-state. The information (about COVID-19) was given in real-time, which was not really the case for other countries...Being a micro-state and having that proximity to the authorities helps. Everybody knows everybody and can share information with each other... The use of WhatsApp is incredible. I mean, the way we use WhatsApp groups (internally), for example, or just directly (with) the clients. It was really a big demand for real-time information because everything was frozen... Monaco is known for being the playground of the rich, but there's a real quality of life here in the middle of Europe with this Mediterranean climate. It is a dynamic state, always trying to reinvent itself, always welcoming to all foreigners. I know why everyone wants to live in Monaco, and I'm sure when you come here, you will know."

Sue Nickason: "We have been focusing on relationship-building, thoughtful analysis of the need of our customers, and producing content services to meet that need... Clients are looking for factual information and easy to find information. We've always positioned ourselves as trusted advisors to our clients. More importantly than ever, it's about being purveyors of that information.... The Cayman Islands attract ultra-high-net-worth individuals who are globally mobile and want to establish permanent residency here to take advantage of the tax neutrality... Buyers are coming to establish a permanent residence, vacation property, and investment properties... If there's any silver lining, it's that governments have made services more available on digital... Tax neutrality, low density, high standard of living, infrastructure, and we are the culinary capital of the Caribbean. We have a beautiful natural marine environment that invites amazing diving and marine activities. The Cayman Islands has everything to be as active or as relaxed as you choose to be here... We focus on developing places where people want to spend their lives. Safety and stability is going to be an important part of the value that we offer here going forward... We really are a pro-business environment. This is a place where you know we have very well qualified people in the private sector, a very efficient civil service that focuses on attracting new business and residents. Kristin Ehrgott: "Typically, the inventory would drive the demand, but now the market is being driven by the demand of the buyers. I just put a house in the market for $2 million and got an offer for almost full price on the same day... We officially announced our joining up with Compass last week, so I've been getting my team on the Compass platform and using the technology. As soon as we announced, we were ready... Due to the amount of demand from our current clients and other Compass agents, I have not reinitiated my Zillow account... I have a client that owned a high-rise condo in Jersey City. They fled to a parent's beach house for a couple of weeks (to spend the quarantine). They contacted me and said they did not want to go back to the condo. They wanted us to sell it. The home they ended up moving to had 11 offers. I found a strategy to persuade the sellers to accept my buyers' offer, and located a buyer for their property in Jersey City... Deals are getting easier to transact. Buyers and sellers are getting together and being reasonable... If you're in an area where inventory is limited and demand is high, people make money on real estate investments."

Margaret Miggins: "It was easier to say vacant homes (during quarantine)...  With the pandemic, many kids came back to their parents' home. It gave people a pause. We are noticing that things are opening back up. There are multiple bid situations going on all over the place... One of our agents just put a listing on and within two minutes, she had six appointments... We are seeing a lot of New Yorkers coming out... It's a robust real estate market now. There's little inventory and everything is getting absorbed quickly... We are seeing multiple bids in every price point. People like to feel settled. We are getting a lot of (requests for) home offices, a patch of grass (from buyers)... When we heard that Compass was opening up in Jersey, we loved it. We love everything about their marketing... Normally, in August we take off the last two weeks. I don't think we will be doing that this year. We lost our Spring market and it's now opening up, so everyone is going to want to get in (their new home) for the school year."

Michael W. Stanco: "We have been operating and it's an exciting time to represent the people in this region... We feel Compass is light years ahead of any other brokers... We are looking forward to servicing sellers and buyers because this area has never been in as much demand as now... It's all about relationships. People come to us because they trust us. Every relationship can go in every direction, so we take every client seriously and treat them equally... Pricing has not gone down these last months. It has been stable or even going up... Demand coming out of Manhattan has been there through the years, but now more than ever. For people coming out of the City, either it's a full-time move, or a second-home buyer coming out of Manhattan that is looking to come during the weekend or the summer... Going forward, there is no downtime. August will likely be busier than ever. I think we will go straight through the Fall... Long Island is a great place to live, and we are seeing a resurgence and renewed interest that will push our business and lives in a positive way."
