										<content:encoded><![CDATA[<p><b>In your opinion, what renovations/additions add the most value to a home, earning buyers a better potential return on their investments?</b></p>
<p>For high end luxury real estate, such as the homes that Kathy Doyle Estates represents, there a few different renovations and additions that will definitely add more value. First of all, a top of the line, up to date kitchen is a must for those looking to sell their home for top dollar. Most buyers want a sub-zero refrigerator, excellent water filter system, gas range stove, dishwasher, and love special upgrades in the kitchen such as a trash compactor and center island with second sink or pizza oven. Another great addition to homes with large lots are pools and guest houses. This allows for the owner to entertain and have guests for the weekend, without having them in the main house the whole time, or for long-term guests and extended family residents. Hot tubs, Saunas and workout rooms are also a terrific upgrade for any high end home.</p>
<p><b>What would you consider to be the biggest “must have” that clients are seeking in homes in your area?</b></p>
<p>In Malibu the biggest “must have” is a fantastic view, while in Beverly Hills it is a large lot with pool. New kitchens, bathrooms and fixtures are in high demand: and a finished home is what everyone is looking for. For my clients making these investments in a new home, the last thing they want is a major remodel in their near future. What they want is a turn-key, ready to live in home. Often they will even purchase furniture so that they can move right in. Now keep in mind as a potential seller, that if you are making a major remodel on a home, hoping to add value, you need expert advice by industry leaders. Don’t personalize your home so much that it wouldn’t work for other buyers.</p>
<p><b>In recent years, the trend of buying “green” luxury homes has grown tremendously. Is there a demand for green homes in your area? If so, has that changed the landscape of your market?</b></p>
<p>In Malibu people love homes that utilize the natural light and let in the beautiful views of our scenic coastline. Green materials and energy saving additions are definitely desired in this area. Native plants that can live without constant watering are also very popular. The modern eco-designs fit in fabulously with the Malibu aesthetic and lifestyle. While this movement isn’t as prevalent in Beverly Hills, there are still plenty of homeowners upgrading their properties and changing their appliances in order to leave a smaller footprint on the world. One of the benefits of the recession was that people became more efficient in their energy consumption. In a large home, simple changes of habit can make a huge difference in your monthly utility bill.</p>
<p><b>What is the number one avoidable mistake that many homebuyers make, and what approach would you recommend to overcome/ prevent it?</b></p>
<p>The biggest mistake buyers can make is not doing their due diligence and inspections on a property. It is absolutely imperative that you make yourself aware of all the potential issues with the property so you can budget future repairs. Spend the extra resources on lots of inspections and become aware of all possible plumbing, roof, sewer, fireplace, electrical, seismic, and foundation issues.  If you are interested in doing major remodels or adding to the home, make sure to do your research on the processes for local permitting and property development.</p>
<p><b>Granite and stainless steel have always been big selling points for those who seek the perfect kitchen. Do you predict that this trend will change in years to come?  If so, what will trendy kitchens of the future look like?</b></p>
<p>The kitchen is no longer something to be hidden away behind closed doors, but has become the center of a home. Families gather and entertain from the kitchen, so having an up to date, fabulous kitchen is certainly important. Trends in kitchens are moving towards eco-friendly, high tech, and colorful. Ergonomic design provides much needed functionality. Recycled materials are being utilized more and more in the kitchen, from cutting board countertops to floors and cabinets and low-water use dishwashers. High tech accessories are also on the rise, with LCD TVs on stove hoods, to retractable gas stovetops the kitchen of the future is here. A new trend of the moment is moving away from monochromatic kitchens and towards warm, inviting kitchens with pops of color!</p>

<p>What I recommend to all of my clients when they are staging a home for sale is two important things. First, fill up the space with clean lines, and bring life to the home. But keep in mind that you don’t over-fill or allow clutter to build up in the home. There needs to be balance, so that the buyer can envision their life fitting into this new home. There needs to be space for the buyer to imagine their favorite accessory and sentimental objects, and maybe a great design idea or two for the interior space. The décor needs to fit the style of the home and the surrounding environment, and it shouldn’t be too far down one style route or another. While a splash of bright color is a great accessory, a home filled with different colors and patterns will be off-putting to the majority of potential buyers. Envision the perfect buyer for your property and pare down the décor so that the buyer has an idea of how their lifestyle will fit into the property, and then widen the vision to fit all potential buyers: people near the mind-set and lifestyle of the homes “perfect fit”. Moderation and balance are the two keys to wonderful staging. Learn how to edit your ideas while making the home feel lived in and you will have the perfect outcome for great photography and successful showings.</p>
<p><b>What sets you apart from your competition in your market?</b></p>

<p>Malibu and Beverly Hills are the communities where Kathy Doyle Estates does the most business. These two communities both offer a variety of community amenities, from cultural events, to outdoor activities, to large community events. Malibu is known for its immense scenic beauty and there are many community events organized around this: from bird-watching groups, to the annual SurfRider charity event and Nautica triathlon, the Malibu community really comes together around surf, sea, horseback riding, biking, hiking, and the many more outdoor activities one can enjoy on the beautiful landscape of Malibu. Beverly Hills, on the other hand, is more centered on cultural community gatherings: there are many charity galas, award ceremonies, and political fundraisers that take place in Beverly Hills, along with film premieres and large Hollywood events.</p>

<p><b>Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)?</b></p>
<p>Both Malibu and Beverly hills are known for their fantastic schools, both public and private. Malibu is a part of the Santa Monica-Malibu Unified School District, which provides excellent education which has great programs in both the arts and sciences. In terms of private schools directly in Malibu many take a small-classroom philosophy and incorporate outdoor activities and project-based-learning in their curriculum. Beverly Hills has its own public school district, and provides some of the best education in the Los Angeles area. In terms of private schools, there are many high-caliber private schools in the surrounding areas of Brentwood, Bel Air, and Santa Monica.<b> </b></p>
<p><b>What is the community culture like (i.e. private, gated, urban, diverse, etc.)</b></p>
<p>Community culture is a big part of both Malibu and Beverly Hills. Malibu has many different neighborhoods, some are gated, some have an eclectic small town feeling with neighborhood streets, and some homes line the Pacific Coast Highway with gorgous beachfront views. You can find folks finding community on the beaches, in the ocean, and at the local coffee shops, juice bars, and shopping centers. The energy is laid back and healthy, most residents enjoy the sunshine, outdoors, and small town feeling that Malibu provides. Beverly Hills has gated communities as well as many residential streets with large lots and hedges that provide privacy. The community gathers in the high-end shopping districts on Rodeo Drive, as well as the high end eateries on Melrose and Beverly Blvds. The energy is that of a high-end enclave in the heart of Los Angeles, the streets are wide and tree-lined, with the quintessential California street-scapes that many across the country equate with Los Angeles living at its finest.</p>
<p><b>What is transportation like to the area's major surrounding cities, or within the city?</b></p>
<p>Both Malibu and Beverly Hills are car-centered cultures. Beautiful vehicles at that! However both areas have public transportation provided by buses. Malibu has many community members with a passion for bicycling, and you can see them biking through the canyons and along Pacific Coast Highway. Los Angeles is currently expanding its public transportation system by creating a west-side line of the Metro Train, which will connect Hollywood and Downtown all the way to the ocean in Santa Monica. This expansion, along with the 405 freeway expansion project should help to ease Los Angeles’ notorious traffic, and many in the city are excited to have new transportation options opening up in the coming years.</p>
<p><b>What is the job market like or major industries that are at the core of this area?</b></p>
<p>Malibu and Beverly Hills are both cities made up by successful professionals. Many commute to entertainment industry jobs, or have made fortunes in careers or businesses that they now run from home offices, or have retired from. Beverly Hills major industries are entertainment and retail. Many top agencies and production companies are headquartered in Beverly Hills, while it has world renowned high end retail along Rodeo Drive and Wilshire Blvd. Malibu’s major industry is service, with the city providing jobs in restaurants, retail shops, salons, and to domestic workers, landscapers, and construction in this beautiful seaside city.<b> </b></p>
<p><b>What are the local property taxes like and what other financial responsibilities should a property owner in this area be prepared for?</b></p>
<p>Aside from your mortgage payment, a property owner’s highest expense is their property taxes. In Los Angeles county a property tax base is calculated at the time of purchase and is approximately 1.25% of the purchase price. Payments are made in two annual installments, in December and April. Property taxes do not stay fixed, and can be reassessed to reflect market value increases.  In addition with any “capital improvements” to the property such as remodeling additions or upgrades tax rates may be reassessed. In addition to property taxes some other expenses to take into account are septic system maintenance in Malibu and sewer maintenance in Beverly Hills. Most of Malibu’s homes don’t have city sewage systems, and the pipes in Beverly Hills can be on the older side, so be sure to check for any necessary repairs or upgrades during your contingency period.</p>

										<content:encoded><![CDATA[<p><b>Once you have a listing, how do you prepare a marketing plan specific to that property?</b></p>
<p>Each home we list is unique and therefore our marketing plan is specific to each property depending on the owner’s needs. We love to have beautiful images and advertising for each of our properties, so our first course of action is to schedule beautiful professional photography of the property. Sometimes that will entail having a conversation about staging, or even bringing in a top interior designer to present the home in its absolute best light. We also pay attention to weather and time of day so that our photographs will really capture “that magic moment” which make the home truly special. After photography we design beautiful ad copy for the property, which we will do print advertising for as well as distribution within our personal network. Since we know a lot of buyers and sellers personally and are constantly getting references, this is a great way to get the word out about the property on a more personal level. If there is something newsworthy about the property, we will do a press release. The last piece is making sure the property looks beautiful on our 65+ online distributors. These sites, such as Haute Residence, make our property visible far and wide, and they really help generate interest and traction on the properties we list.</p>
<p><b>What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)</b></p>
<p>New media is a great channel for properties, and the internet is our greatest new resource in Real Estate. I always recommend building a property website, and we distribute each of our listings to 65+ real estate websites around the world. It’s also important to get on websites in foreign markets, especially for luxury real estate in Malibu and Beverly hills, because there are many foreign buyers in the market right now. It’s also important to keep a local print presence. We advertise our homes in local real estate glossies and also submit them to newspaper real estate sections so local buyers and sellers will get exposure to our inventory.</p>
<p><b>Do you find that specific media channels have become more effective for specific markets, properties, or market segments?</b></p>
<p>As a specialist in luxury real estate, it’s very important to reach buyers in the places they peruse. That’s why it’s very important for us to target luxury residential sites in addition to the mass market websites. You never know through which avenue your buyer will come, but it’s very important to have many open pathways for them to find you. It means diversification of your resources and targeting niche resources for certain properties. For instance, for our Santa Ynez ranch property, we submitted to Ranch-specific sites so that our property could be seen by the people looking for that kind of property.<b> </b></p>
<p><b>What advice or assistance do you offer your clients when it comes to staging their property for </b><b>potential buyers?</b></p>
<p>Staging your luxury property for both photography and showings is very important. It’s a time when you want to remove as much clutter as possible and let the beautiful elements of the home speak for themselves. Take down the 100 framed photos from the piano frame, and certainly store away clutter on kitchen counters and on top of tables. The home needs to have space for the new buyer to imagine their life there. If the artwork is cluttered, take some of it down, and leave the bold centerpiece that gives the home personality. Keep the items that give the house character, but take away the items that show “your character” and not the homes'. Remember, we want your space to be as readable and approachable as possible to the most potential buyers. Taste and decoration is very important for people buying high end properties.</p>
<p><b>When it is time to showcase the home, how do you decide to have an open house or show the </b><b>property by appointment only?</b></p>
<p>Kathy Doyle Estates will do a broker’s open, but we will very rarely open one of our homes to the public. We want to introduce our new properties to the people who have connections to potential buyers, and that’s why we will open the house to brokers only. An open house for the types of properties we list will often bring “property tourists” rather than actual buyers. Before showing a property we need proof of funds. We spend a lot of personal attention on each of our showings and don’t want to waste anyone’s time.</p>

<p><b>Once you have a listing, how do you prepare a marketing plan specific to that property?</b></p>
<p>Once we have a listing, we make a full-scale marketing plan that will help that particular listing get traction on the open market. We advertise based on the properties specific needs. We advertise locally, and mostly online, because it reaches many more potential buyers. We also have a marketing plan within our personal network that reaches a diverse echelon of clientele. This word of mouth advertising is also quite valuable when selling in the Malibu and Beverly Hills real estate markets.</p>
<p><b>What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)</b></p>

In terms of which online venues to invest your marketing time and dollar into, it’s important to use sources that reach the type of buyer your property requires. For most of our luxury real estate listings, we market via luxury residential sources such as Haute Residence.</p>
<p><b>Do you find that specific media channels have become more effective for specific markets, properties, or market segments?</b></p>
<p>All real estate markets are benefited most by the internet. Everyone is on the computer, and it gives the customer the most freedom to investigate their real estate and agent options.</p>
<p><b>What advice or assistance do you offer your clients when it comes to staging their property for potential buyers?</b></p>
<p>We always recommend a professional stager for our properties. It makes a huge difference in making the home’s personality come alive. A professional stager helps the home shine in its fullest potential, and it allows potential buyers to imagine themselves in the home. The key is to give the impression of what life in that home would be like without filling in ALL the details so that the owner can imagine their own life fitting in as well.</p>
<p><b>When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only?</b></p>
<p>For most of the high-end properties that we list in Malibu and Beverly Hills the homes are shown by appointment only. There needs to be real mutual interest in viewing the property. Occasionally we will do Broker’s Opens, because brokers know many potential buyers and can envision which of their clients would fit into which property.</p>

<p><b>What do you see as your company’s greatest success in 2012?</b></p>
<p>2012 was a wonderful year for Kathy Doyle Estates. We represented fantastic buyers in the luxury Beverly Hills and Malibu real estate markets, and listed several amazing properties from Malibu to Santa Barbara. We sold premiere properties on Rodeo Drive, and listed several incredible Malibu beach estates. Our ranch properties are among the most exclusive in Southern California, and we are really excited with our success in Malibu and Beverly Hills real estate this year. We also listed beautiful architectural properties designed by famed architects, Doug Burdge and David Hertz. Overall it was a fantastic year and 2013 looks even brighter.</p>
<p><b>What do you see as some of the biggest opportunities in the coming year ahead?</b></p>
<p>The opportunities in 2013 real estate are fantastic and numerous. At Kathy Doyle Estate we will be listing several new beachfront Malibu properties in the coming months. Look for breaking news from our beautiful Ranch Estate on the Santa Ynez wine trail, and expect an expanding presence in the Malibu real estate and Beverly Hills real estate worlds. In Southern California real estate we expect a lot of new action from multi-national investors and folks looking for beautiful estates with Malibu and Beverly Hills zip codes. Kathy Doyle Estates will remain a top firm for Malibu and Beverly Hills real estate.</p>
<p><b>What changing market aspects will have the greatest impact on the way you conduct business in 2013?</b></p>
<p>With the market picking up quickly we expect to be extremely busy. Luxury zip codes such as Beverly Hills and Malibu are really picking up again, and we expect a lot of new interest from foreign investors interested in gated estates and beachfront property. We expect more buyers on the market and faster sales activity. Don’t wait on putting the offer on your dream home in 2013!</p>

<p>When looking at the Malibu and Beverly Hills real estate markets, a client should ask themselves some key questions before they chose which agent they want to represent them or their property. First of all, how much LOCAL experience does their agent have, do they know the ins and out of the community, culture, and market from block to block? Have they listed and sold homes in the key areas you are looking to buy or sell? What is their reputation in the community, and are they involved? What is their reputation in town, do they get lots of referrals? Have they sold to high profile members of the community? What are their reviews like? Do they go above and beyond for each and every client, or will you be a low priority among many? It all comes down to personal attention and knowing the ins and outs as well as having the connections to act quickly in 2013. All of these questions are important when finding the right agent for Malibu and Beverly Hills real estate.</p>

										<content:encoded><![CDATA[<p>When you think of where you'd want to live if money was of no concern, many would say Beverly Hills. We asked expert Realtor Kathy Doyle to share why it still may be better than you've ever dreamed.</p>
<p><strong>What local amenities does this area have to offer (parks, community center, recreation programs)?</strong></p>
<p>Beverly Hills is the exclusive city in the center of Los Angeles, which is famous for its real estate and its high end shopping. Most famous for Rodeo Drive, Beverly Hills offers a variety of other landmarks that keep it one of the most sought after places to live in Southern California. The Beverly Hills Library features gorgeous art-deco architecture and sunlit reading rooms. The city is home to the Academy of Motion Picture Sciences (the folks that host the Oscar awards) which has a 1,000 seat theatre that offers screenings and events year round, Beverly Gardens Park, a 9-11 memorial garden, the gorgeous City Hall and Civic Center, Farmers Market, historic Greystone Estate, and the legendarily beautiful Virginia Robinson Gardens. There are also several top-notch hotels that provide great ambiance, food and service to many of the Beverly Hills Locals.</p>
<p><strong>Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)? </strong>Beverly Hills is served by Beverly Hills Unified School District, which includes four K-8 schools (Hawthorne, El Rodeo, Beverly Vista, and Horace Mann), Moreno High School, and the Beverly Hills High School. Beverly Hills High School’s Performing Arts Department is "nationally famous for the quality of its musical and theatrical productions and for its famous alumni," and the school claims that the department "is highly visible in the industry, with casting directors, writers and producers attending performances and visiting classes to speak with the students. KBEV-Channel 6 is a student-run television channel that began in 1974 and is the longest running high school news program in the country. <em>Highlights,</em> the school's newspaper, has also won numerous awards for its reporting and writing. Beverly Hills also has several private schools. Good Shepherd School is a part of the Roman Catholic Archdiocese of Los Angeles. Other Beverly Hills private schools include Beverly Hills Preparatory School, Harkham Hillel Hebrew Academy, Emanuel Academy of Beverly Hills, and Page Private School.</p>
<p><strong>What is the community culture like (i.e. private, gated, urban, diverse, etc)</strong></p>
<p>Beverly Hills’ community culture is refined and elite. People drive the best cars, and have gated properties, with landscaping a key element of their homes. Private gardens create lush paradises for the people of Beverly Hills. The powerful mix and mingle at the local luxury hotels, and shop in the high-end retail that abounds across the city. There are many internationals who live in the Hills, and chic is one word to describe those who live here.</p>
<p><strong>What is transportation like to the area's major surrounding cities, or within the city?</strong></p>
<p>Expect to see the best of the best of cars whipping around Beverly Hills. The Los Angeles bus system runs along the main arteries of Wilshire, Santa Monica, and Sunset Boulevards.</p>
<p><strong>Is there a strong political presence or community leader involvement in this area?</strong></p>
<p>Beverly Hills is home to high end donors of both parties, and is nearly always a stop on the fundraising campaigns of all major candidates. The city tends to come together around common charities: mostly having to do with finding solutions to major health challenges, especially considering the large presence of Cedar Sinai Hospital (a major research hospital) inside Beverly Hills.</p>
<p><strong>Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)?</strong></p>
<p>Beverly Hills traditions include Music in the Mansion, at the Greystone Estate. The popular farmers market, the annual Rodeo Drive Car Show, and the bi-annual Beverly Hills Art Show- Affaire in the Garden are must-attend events in the community. Ice cream Sunday events held by Rodeo retailers in September are popular, along with the many events from wine tastings to charity auctions held at the city’s various 5 star hotels and restaurants.</p>
<p><strong>What is the job market like or major industries that are at the core of this area?</strong></p>
<p>Beverly Hills largest employers are from its famous hotels, the Hilton, the Wilshire, and the Peninsula. Many of the top Agencies also make their home in Beverly Hills, as well as several high profile financial firms. High end retail is huge, and many deals are made over lunch or drinks at any of the 5-star hotels in town.</p>
<p><strong>What are some thriving small local businesses that make an impact in the community?</strong></p>
<p>The American Tea Room is a fantastic place to enjoy an afternoon cup of tea with good friends or business partners. They also have an incredible selection of loose-leaf tea to buy and take home. My other Beverly Hills Favorite is the M Cafe. They offer wonderful vegan and organic food, sushi, gluten free pastries, and cold pressed juices. It’s a fabulous place to get a healthy lunch.</p>

<p><strong>What local amenities does this area have to offer (parks, community center, recreation programs)?</strong></p>
<p>Malibu has tons of opportunities to experience the outdoors: from surf lessons at zuma beach, to horseback riding and hikes in the Malibu Mountains. There are also great cultural opportunities such as the Malibu Chumash Village and annual Chumash Festival that honors the area’s indigenous heritage, the Malibu Wine Tour, and the famous Chili Cook-off. There is great shopping at the Malibu Country Mart, and a great selection of healthy grocery available: from the long-standing PC Greens to the soon to open Erewhon Market. Because it is a community that stretches across 25 miles of coastline, there are very diverse areas of Malibu, with unique offerings to the area. There is a variety of great restaurants with even greater views, bars and lounges, and local businesses that cater to Malibuan desires to live full and healthy lives. Charity is a big part of Malibu social life, with fettes happening year round hosted at stunning local properties.<strong></strong></p>
<p><strong>Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)? </strong><strong></strong></p>
<p>The <strong>Santa Monica-Malibu Unified School District</strong> serves Malibu with three elementary schools: <strong>John L. Webster Elementary School</strong>, <strong>Juan Cabrillo Elementary School</strong>, and <strong>Point Dume Elementary School</strong>: they are widely seen as the best public education available in the greater Los Angeles area. Private schools include: Calmont, Our Lady of Malibu (Catholic), Colin McEwen High School, New Roads, and St. Aidan's School. <strong>Malibu High School</strong> provides secondary public education for both middle school (grades 6–8) and high school (grades 9–12). A California Distinguished School, the highest state-wide award given, MHS consistently ranks among the country's top public schools. Besides regular college-preparatory, honors, and <strong>Advanced Placement</strong> (AP) courses, the school is one of a handful in California that provides extensive resources for Special Education students. <strong>Pepperdine University</strong> is a nationally recognized university. Malibu is also served by <strong>Santa Monica College</strong>, a <strong>community college</strong> in the nearby city of <strong>Santa Monica</strong> to the south.<strong></strong></p>
<p><strong>What is the community culture like (i.e. private, gated, urban, diverse, etc)</strong></p>
<p>Malibu’s community culture is laid-back and centered around the outdoors and healthy living. Many homes and neighborhoods are gated: as privacy is a prized commodity in this city of the famous. In the public arena, the culture is friendly and welcoming. It is easy to mix and mingle at the local coffee shops, restaurants, salons, and saloons. <strong></strong></p>
<p><strong>What is transportation like to the area's major surrounding cities, or within the city?</strong></p>
<p>In Malibu most people use the main artery: The Pacific Coast Highway to reach nearby Los Angeles to the south or Ojai and Santa Barbara to the north. There are also many canyon routes that connect to Woodland Hills, Agora, and become the arteries to reach the valley and Hollywood. There is occasional bus service, but most get around by car. <strong></strong></p>
<p><strong>Is there a strong political presence or community leader involvement in this area?</strong></p>
<p>Malibu is quite diverse politically, and as a community usually comes together around charitable causes rather than political ones. Heal the Bay and the California Wildlife Center, are popular local charities in Malibu. <strong></strong></p>
<p><strong>Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)?</strong></p>
<p>The annual Kiwanis Chili Cook-off and Fair is a huge tradition in Malibu, and all the locals come out for it. The Los Angeles Food Event, The Nautica Malibu Triathlon, The Malibu International Film Festival, the Malibu Marathon, and the Veterans Day Public Ceremony at Pepperdine University are very popular annual events. There is a weekly farmers market, and an annual fundraising party for Heal the Bay that is very widely attended. Malibu is also a very popular destination for the 4th of July and Labor Day, with many of the homes along its exclusive beaches throwing fetes.</p>
<p><strong>What is the job market like or major industries that are at the core of this area?</strong></p>
<p>The service industry is the largest employer in Malibu: catering to the fine tastes of the local residents and providing always friendly and laid-back service. There are many high achieving entertainment and business execs that live in the “Bu”, and there is one famous outcropping on Carbon beach called, “dealmakers’ rock” because of the legendary handshakes that have taken place there.</p>
<p><strong>What are some thriving small local businesses that make an impact in the community?</strong></p>
<p>Two of my favorite small businesses in Malibu are the One Gun Ranch and Sunlife Organics juice bar. One Gun Ranch is a local Malibu farm that supplies the farmers market as well as PC Greens with tons of local, organic, produce. They use the biodynamic farming principles and offer family education services. You can even stop by their produce stand on your way through town if you chose. Sunlife Organics is the amazing juice bar on Heathercliff that provides fresh, organic, nutritious and delicious juices and smoothies. A great place to meet other health-minded Malibuans. <strong></strong></p>

<p>In Malibu, the peak of luxury real estate is when you can live in harmony with the stunning scenery that surrounds you: the beautiful bluffs and the pacific ocean. My preferred properties give you the opportunity to enjoy the scenery to the fullest, becoming a part of the world you live in. <p>It’s sliding glass walls open to invite the ocean air in at the touch of a button, the stone exteriors are harmonious with the beach and surrounding hills. The giant pool, deck, and roof, make for amazing entertaining opportunities on the sea and under the stars.</p>
<p><strong>2.  What is the hottest area in your market today?</strong></p>
<p>The most coveted, and talked about area of Malibu Real Estate is Carbon Beach, or “Billionaire’s Beach”. And with Oracle CEO Larry Ellison buying another property on Carbon, the talk is unlikely to subside any time soon. The area is exclusive, the homes immaculate, and the neighbors are elite.</p>
<p>But if you are looking to be a Malibu local, and desire a small community vibe I recommend buying in Malibu West. There are some great family neighborhoods such as Pointe Dume and Malibu Park, as well as lots of local small businesses. It takes no time to feel right at home in this laid-back, uber friendly community.</p>
<p><strong>3.  Do you have a iPhone, Android, or a Blackberry?</strong></p>
<p>At our office we both the iPhones and the Blackberry. The scheduling features of I-cal are great, and the Blackberry is great for writing emails on the go. They are extremely good for staying in touch with all of our clients as well as setting and completing tasks.</p>
<p><strong>4. What are your plans as a real estate agent in the next 10 years?</strong></p>
<p>We are a large presence in the luxury real estate market all over Southern California. We strive to continue selling beautiful, inspired properties all over Southern California. We also see the company adding more elite agents to the team and brand of Kathy Doyle Estates.</p>
<p><strong>5. Who or what inspired you to get into the real-estate business?</strong></p>
<p>My background in finance met my love for beautiful environments when I found real estate. I truly believe that the energy of your surroundings have such an effect on your daily life: from staying productive to being happy. It all starts at home, and I was really inspired to help people find the properties that will make them feel the most at home and allow them to move in the world at their best.</p>
<p><strong>1. When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?</strong></p>
<p>For my new clients I ask a lot of questions so that I can hone in on what environment they are looking for in a home. Not only do they want a master bedroom suite, but I ask questions that gage what level of formality they want in their home, vs. comfort or family feel. By the end I will know what kind of architectural style they are suited for and which neighborhood would best fit their needs. I preview properties myself before bringing clients out to look at the homes. I also am a big fan of thinking outside the box. If I have a client that is set on Beverly Hills, but I find their dream property type on Sunset Blvd, I will show them the property. There might be something unique about the home that will surprise the buyer and excite them!</p>
<p><strong>2. What is the most important thing you look for when purchasing a home for yourself?</strong></p>
<p>Beyond looking for a bargain, the most important aspect of purchasing real estate for myself is finding the place that makes me happy and lifts my spirits. I am drawn to inspiring environments: ones that bring you close to the outdoors and beauty of the natural world. I like a home on a large lot: plenty of space to take in my surrounding. I currently have my eye out for new properties in my favorite areas.</p>
<p><strong>3. If you had to choose one piece of advice for first-time home buyers, what would it be?</strong></p>
<p>To let go of your fears and anxieties. Buying a home is not as difficult as you think it is. If you have a great real estate agent, they will patiently walk you through all the steps and make buying your own property a completely seamless process.</p>
<p><strong>4. If you were not selling real estate, where would you be today?</strong></p>
<p>If I weren’t selling real estate, I would be a developer for real estate properties. It is my favorite business in this world, and I can’t imagine not being involved in it somehow.</p>
<p><strong>5. What would you say is your most proud accomplishment as a real estate agent so far?</strong></p>
<p>My favorite accomplishment is recently listing a stunning property in the Santa Ynez Valley near Santa Barbara. The home must be seen to be believed: one of the most beautiful properties I have ever listed. The home’s interiors were decorated by the famed Michael Smith who also decorated the White House in 2008. The interiors are both welcoming, homey  and impeccable at the same time. It is one of the premiere properties in Southern California and I am proud to be listing it.</p>

<strong>PACIFIC PALISADES/MALIBU REGION:</strong><br />
<strong>1. What local amenities does this area have to offer (parks, community center, recreation programs)?</strong></p>
<p>Malibu has tons of opportunities to experience the outdoors: from surf lessons at zuma beach, to horseback riding and hikes in the Malibu Mountains. There are also great cultural opportunities such as the Malibu Chumash Village and annual Chumash Festival that honours the area’s indigenous heritage, the Malibu Wine Tour, and the famous Chilli Cookoff. There is great shopping at the Malibu Country Mart, and a great selection of healthy grocery available: from the long-standing PC Greens to the soon to open Erewhon Market. Because it is a community that stretches across 25 miles of coastline, there are very diverse areas of Malibu, with unique offerings to the area. There is a variety of great restaurants with even greater views, bars and lounges, and local businesses that cater to Malibuan desires to live full and healthy lives. Charity is a big part of Malibu social life, with fettes happening year round hosted at stunning local properties.</p>
<p><strong>2. Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)?</strong></p>
<p>The Santa Monica-Malibu Unified School District serves Malibu with three elementary schools: John L. Webster Elementary School, Juan Cabrillo Elementary School, and Point Dume Elementary School: they are widely seen as the best public education available in the greater Los Angeles area. Private schools include: Calmont,Our Lady Of Malibu (Catholic), Colin McEwen High School, New Roads,and St. Aidan's School. Malibu High School provides secondary public education for both middle school (grades 6–8) and high school (grades 9–12). A California Distinguished School, the highest state-wide award given, MHS consistently ranks among the country's top public schools. Besides regular college-preparatory, honors, and Advanced Placement (AP) courses, the school is one of a handful in California that provides extensive resources for Special Education students.Pepperdine University is a nationally recognised university. Malibu is also served by Santa Monica College, a community college in the nearby city of Santa Monica to the south.</p>
<p><strong>3. What is the community culture like (i.e. private, gated, urban, diverse, etc)</strong></p>
<p>Malibu’s community culture is laid-back and centered around the outdoors and healthy living. Many homes and neighborhoods are gated: as privacy is a prized commodity in this city of the famous. In the public arena, the culture is friendly and welcoming. It is easy to mix and mingle at the local coffee shops, restaurants, salons, and saloons.</p>
<p><strong>4. What is transportation like to the area's major surrounding cities, or within the city?</strong></p>
<p>In Malibu most people use the main artery: The Pacific Coast Highway to reach nearby Los Angeles to the south or Ojai and Santa Barbara to the north. There are also many canyon routes that connect to Woodland Hills, Agora, and become the arteries to reach the valley and hollywood. There is occasional bus service, but most get around by car.</p>
<p><strong>5. Is there a strong political presence or community leader involvement in this area?</strong></p>
<p>Malibu is quite diverse politically, and as a community usually comes together around charitable causes rather than political ones. Heal the Bay and the California Wildlife Center are popular local charities in Malibu.</p>
<p><strong>6. Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)?</strong></p>
<p>The annual Kiwanis Chili Cookoff and Fair is a huge tradition in Malibu, and all the locals come out for it. The Los Angeles Food Event, The Nautica Malibu Triathlon, The Malibu International Film Festival, the Malibu Marathon, and the Veterans Day Public Ceremony at Pepperdine University are very popular annual events. There is a weekly farmers market, and an annual fundraising party for Heal the Bay that is very widely attended. Malibu is also a very popular destination for the 4th of July and Labor Day, with many of the homes along it’s exclusive beaches throwing fetes.</p>
<p><strong>7. What is the job market like or major industries that are at the core of this area?</strong></p>
<p>The service industry is the largest employer in Malibu: catering to the fine tastes of the local residents and providing always friendly and laid-back service. There are many high achieving entertainment and business execs that live in the “Bu”, and there is one famous outcropping on Carbon beach called, “dealmakers rock” because of the legendary handshakes that have taken place there.</p>
<p><strong>8. What are some thriving small local businesses that make an impact in the community?</strong></p>
<p>Two of my favorite small businesses in Malibu are the One Gun Ranch and Sunlife Organics juice bar. One Gun Ranch is a local Malibu farm that supplies the farmers market as well as PC Greens with tons of local, organic, produce. They use the biodynamic farming principles and offer family education services. You can even stop by their produce stand on your way through town if you chose. Sunlife Organics is the amazing juice bar on Heathercliff that provides fresh, organic, nutritious and delicious juices and smoothies. A great place to meet other health-minded Malibuans.</p>

<strong>BRENTWOOD/BEVERLY HILLS REGION</strong></p>
<p><strong>1. What local amenities does this area have to offer (parks, community center, recreation programs)?</strong></p>
<p>Beverly Hills is the exclusive city in the center of Los Angeles, that is famous for its real estate and its high end shopping. Most famous for Rodeo Drive, Beverly Hills offers a variety of other landmarks that keep it one of the most sought after places to live in Southern California. The Beverly Hills Library features gorgeous art-deco architecture and sunlit reading rooms. The city is home to the Academy of Motion Picture Sciences (the folks that host the Oscar awards) which has a 1,000 seat theatre that offers screenings and events year round, Beverly Gardens Park, a 9-11 memorial garden, the gorgeous City Hall and Civic Center, Farmers Market, historic Greystone Estate, and the legendarily beautiful Virginia Robinson Gardens. There are also several top-notch hotels that provide great ambiance, food and service to many of the Beverly Hills Locals.</p>
<p><strong>2. Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)?</strong></p>
<p>Beverly Hills is served by Beverly Hills Unified School District, which includes four K-8 schools (Hawthorne, El Rodeo, Beverly Vista, and Horace Mann), Moreno High School, and the Beverly Hills High School. Beverly Hills High School’s Performing Arts Department is "nationally famous for the quality of its musical and theatrical productions and for its famous alumni," and the school claims that the department "is highly visible in the industry, with casting directors, writers and producers attending performances and visiting classes to speak with the students. KBEV-Channel 6 is a student-run television channel that began in 1974 and is the longest running high school news program in the country. Highlights, the school's newspaper, has also won numerous awards for its reporting and writing. Beverly Hills also has several private schools. Good Shepherd School, is a part of the Roman Catholic Archdiocese of Los Angeles. Other Beverly Hills private schools include Beverly Hills Preparatory School, Harkham Hillel Hebrew Academy, Emanuel Academy of Beverly Hills, and Page Private School.</p>
<p><strong>3. What is the community culture like (i.e. private, gated, urban, diverse, etc)</strong></p>
<p>Beverly Hills’ community culture is refined and elite. People drive the best cars, and have gated properties, with landscaping a key element of their homes. Private gardens create lush paradise’s for the people of Beverly Hills. The powerful mix and mingle at the local luxury hotels, and shop in the high-end retail that abounds across the city. There are many internationals who live in the Hills, and chic is one word to describe those who live here.</p>
<p><strong>4. What is transportation like to the area's major surrounding cities, or within the city?</strong></p>
<p>Expect to see the best of the best of cars whipping around Beverly Hills. The Los Angeles bus system runs along the main arteries of Wilshire, Santa Monica, and Sunset Boulevards.</p>
<p><strong>5. Is there a strong political presence or community leader involvement in this area?</strong></p>
<p>Beverly Hills is home to high end donors of both parties, and is nearly always a stop on the fundraising campaigns of all major candidates. The city tends to come together around common charities: mostly having to do with finding solutions to major health challenges, especially considering the large presence of Cedar Sinai Hospital (a major research hospital) inside Beverly Hills.</p>
<p><strong>6. Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)?</strong></p>
<p>Beverly Hills traditions include Music in the Mansion, at the Greystone Estate. The popular farmers market, the annual Rodeo Drive Car Show, and the bi-annual Beverly Hills Art Show- Affaire in the Garden are must-attend events in the community. Ice cream Sunday events held by Rodeo retailers in September are popular, along with the many events from wine tastings to charity auctions held at the city’s various 5 star hotels and restaurants.</p>
<p><strong>7. What is the job market like or major industries that are at the core of this area?</strong></p>
<p>Beverly Hills largest employers are from its famous hotels, the Hilton, the Wilshire, and the Penninsula. Many of the top Agencies also make their home in Beverly Hills, as well as several high profile financial firms. High end retail is huge, and many deals are made over lunch or drinks at any of the 5-star hotels in town.</p>
<p><strong>8. What are some thriving small local businesses that make an impact in the community?</strong></p>
<p>The American Tea Room is a fantastic place to enjoy an afternoon cup of tea with good friends or business partners. They also have an incredible selection of loose-leaf tea to buy and take home. My other Beverly Hills Favorite is the M Cafe. They offer wonderful vegan and organic food, sushi, gluten free pastries, and cold pressed juices. It’s a fabulous place to get a healthy lunch.</p>
