What do you see as your company’s greatest success in 2012?

My company's greatest success this year is how busy we have been. We had one of our best years yet. Across the board between closed transactions, volume and being the top listing and selling broker for the past 5 consecutive years.

What do you see as some of the biggest opportunities in the coming year ahead?

The biggest opportunities that I see for The Joseph Bograd Team in 2013 are the agents that have joined us. We have a great team here and can't wait for this team to grow and build upon what we have achieved in 2012. Our Team is Joseph Bograd, Jasmine Williams, Anthony Paul Pinto, Yan Korol and Julia Brenton.

What changing market aspects will have the greatest impact on the way you conduct business in 2013?

The lack of inventory that is presently for sale will be have the greatest impact on the way we conduct business in 2013. The market is great and the volume of Clients out there looking if phenomenal. However, we need more homes to sell!! We have the buyers that are ready to buy!!

What is it about you and your company that sets you apart from the rest?

Hungry!! That's our motto. Everyone on The Joseph Bograd Team is hungry, persistent and aggressive. We don't sleep and we want to be on top.

What are the most important questions a client should ask themselves before selecting an agent in your market?

The Most important questions a consumer should ask themselves before selecting a Realtor should be; "Is this Realtor going to go above and beyond to make this experience non-problematic?" I believe that the home buying or selling experience should be a pleasant one, an experience that you can tell your friends and family about. When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?

I take great pride in understanding the wants of my clients.  At our initial meeting, I ask my clients some basic questions to that help me take in the wants and needs of people. The preferred area and size of home that my clients are looking for are very large components.  School District is big one, especially if they have little ones and are seeking the best schools in the area.  And Lastly Price, Price is probably the number one criteria point.

What is the most important thing you look for when purchasing a home for yourself?

The most important thing I look for when purchasing a home is the location of the home.  I think that has to be the number 1 on my list.  No matter how beautiful the home is, if it’s in the right area, it’s worthless.  I strive to advise my clients to focus on premier areas, where you they will always be ahead of the game

If you had to choose one piece of advice for first-time home buyers, what would it be?

If you had to choose one piece of advice for first-time home buyers it would definitely be to find a local broker in the area that you are seeking.  So many times I meet clients that were looking to buy a home in a certain area and chose an agent who was not familiar with that location.  In this business one must be knowledgeable and experienced in his field and area.

If you were not selling real estate, where would you be today?

If I were not selling Real Estate, I really don’t know what I would be doing.  I grew up being submerged in Real Estate.  My Father has been a Realtor for more than 35 Years.  So I have lived and breathed it all my life.  I absolutely enjoy what I do and couldn’t imagine doing anything else.

What would you say is your most proud accomplishment as a real estate agent so far?

I would say that my proudest accomplishment in Real Estate thus far has been the reputation that I have attained in my area.  The awards are great, don’t get me wrong.  But knowing that when people think of Real Estate, your name comes up, there is no better feeling!!

I presently have a few beautiful listings which are absolutely Phenomenal.  One in particular is my gorgeous Estate in Huntingdon Valley.

Bucks County is made up of multitude of parks and recreation areas: Tylor State Park, Washington Crossing Park just to  name a few.

Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)? 

Ccouncil Rock School District is one of the best public system school districts in the nation. The area has to offer many private and parochial schools like St. Bede's, Villa Joseph Marie, George School as well as Bucks County Community College, Holy Family and La Salle University.

What is the community culture like (i.e. private, gated, urban, diverse, etc)

Bucks is one of the oldest communities in the country and has a very rich history. Of  very old farm houses and tons built around farming communities that have been around thriving for the last 300 years. This area shows no signs ff decline offering new modern communities and developments to young families as well as older adults.

What is transportation like to the area's major surrounding cities, or within the city?

Most areas have convenient access to highways and both New Jersey and Pa turnpike. For those who prefer not to drive there is the whole  network of transit stations taking commuters to Philadelphia or NYC and anyplace in between.

Is there a strong political presence or community leader involvement in this area?

Political figures certainly like to maintain their presence in the community. Their offices remain being strategically placed throughout all areas.

Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)?

Communities love getting together for various holiday parades and school sports. Twice a year parks and recreations dpt  organizes crafts festivals.

What is the job market like or major industries that are at the core of this area?

 The job market in Bucks County is historically better that in the rest of the country or even the state.

What are some thriving small local businesses that make an impact in the community?

Since the  local population loves eating out it is safe to say that various restaurants usually do well here, especially the ones that offer outside seating.
