Jeff Chertow: "Our inventory right now is very low, so I've told every one of my potential clients 'don't wait'...(Virtual tours) give an idea, but I have not seen one deal happen, nor do I think will happen, without (buyers) coming to visit... I see people are not going to be traveling abroad (for the summer), so a big trend we are seeing is that a lot of them are renting high-end beach houses here and are staying in the country and somewhat local... This has been a gamechanger for all of us; a different way of doing business. Manhattan is between $2,000-3,000 per foot in their prime areas. We are between $500-600 per foot, 20 minutes outside of Manhattan. The value that you can get in our area of Bergen County is extraordinary... We are showing properties. We are putting transactions together. We were afraid of what people's attitudes were going to be, but we did not lose one transaction because of COVID(-19)."

Joel Schemmel: "The higher end of the market is engaged. Those who have the ability to buy now are taking advantage... It's almost like the faucet is turned back on here (in Sarasota area). We have been incredibly busy for the last two to three weeks. All those people that were contemplating retirement or buying a second home in 1-5 years are all of a sudden want to talk... We went from a pretty good first quarter to almost a standstill at the end of March, from 50mph to zero, but we adapted to that."

Since starting his Real Estate career, Jeff has found that it is the passion he has for real estate that has helped contribute to his success. Haute Residence caught up with Chertow to discuss Malibu's real estate and predictions for 2020.

How was the luxury market in 2019 compared to 2018? Is it up or down?

The market overall was up. We suffered at the end of 2018 with a devastating fire that destroyed several homes. 2019 subsequently started off slow but finished with the strongest fall/early winter in years.

What are your projections for the value of properties and market conditions in Malibu in 2020?

I see another increase in overall values between 6% to 8% which is a very healthy increase year over year. Our inventories at present are low as well.

Are there any new condos or developments in Malibu that have gone up recently or will be completed soon in 2020?

The area that lost most of the homes in the Woosley Fire Nov 9, 2018, is starting to rebuild and lost almost 600 homes. That area will be the hottest market next 1-3 years.

Any there any new restaurants or shopping centers in Malibu that have recently opened up that you would recommend?

Well after 10 years of talk, we finally had a “Whole Foods” open in Malibu along with a handful of new restaurants that will be opening over the next few months. Local restaurants that are expanding their menus and cuisine, so very excited for those. It’s so hard to get permits for any new development.

What is your take on the current mortgage rates? Do you project these rates to go up or down in 2020?

I think rates will remain historically low this year. After all, it’s an election year. Most of our deals are cash..but low-interest rates are important to every facet of the Real Estate Market.

Is there anything else you would like us to know in terms of Malibu?

Weather and lifestyle are what Malibu is all about. It's not just celebrities but the best place to raise a family in Southern California. Outdoor living is the epitome of the Malibu lifestyle. Our beaches, surfing, and incredible hiking and mountain biking.

Haute Residence sat down with five of the top realtors in SoCal to discuss why this destination area is attracting prospective buyers.

Homeowners across the globe are weighing the pros and cons of choosing to live in destination areas for many specific reasons. However, the three top qualities prospects are seeking when searching for homes in Southern California range from a discrete location to an innovative floorplan.

“I have been consistently hearing from clients that they are looking for a great/prime location; a smart floor-plan; and privacy,” said Real Estate Agent, Lisa Optican.

Aside from the prime location, prospective buyers are seeking SoCal for reasons such as the ideal weather, expanding business opportunities, and price/value.

“Compared to other top cities in the world (New York, London, Hong Kong, etc.) the value of your money and what it can get here [in Southern California] is a huge incentive compared to what you would be able to purchase in any other top city,” said Real Estate Agent, Santiago Arana.

Southern California is home to some of the most top destination cities, each area has its own charm and offers a different price rangeattracting prospective buyers for various reasons.

“Los Angeles is a vast city with a lot to offer for buyers of different tastes and life styles. The price range normally dictates where the buyers can purchase a home.The buyers that like to be in a quiet neighborhood with access to a new shopping center would choose the Pacific Palisades Village. At the same time, the Venice area with its many great restaurants, cafes and shops also attract a different set of prospectors,” said Real Estate Agent, Fiora Aston.

Areas such as Santa Monica and Malibu offer a closeness to the ocean with a nature-centered lifestyle, which is another factor why buyers are seeking SoCal.

“People move to Malibu because you get land when you buy a home here. Most Malibu homes offer privacy and great outdoor spaces to enjoy the California lifestyle,” said Real Estate Agent, Jeff Chertow.
