<p>Gronkowski will be able to enjoy city and Hudson River views from the high-floor condo when he's in town to play the Jets, Giants, or after spending a night out on the town. Teammate Tom Brady will likely be impressed with the pickup by Gronkowski: the condo was originally listed for $8,775,000 in September of 2019.</p>

										<content:encoded><![CDATA[<p>In a city based largely on vertical living, it's comforting to see developments incorporating sustainable living with energy saving lightbulbs, waste management, and climate control–among other things. Wellness is also a focus we're seeing with developers designing state-of-the-art wellness centers and accompanying spas, to cater to its residences. With this new trend on the rise, we found five haute developments that get a green thumbs up from us.</p>

<p><strong> </strong>565 Broome SoHo is a luxury condominium designed by Pritkzer Prize-winning architect Renzo Piano and is a unique position to become the first luxury residential Zero Waste Building in New York City. The buildings commitment to Zero Waste will contribute to considerable reductions in waste generated compared to a typical building of its size, with 115 residences. This will include a “Zero Waste Room” on each floor with bins for paper and cardboard, one for metal, glass, plastic, and another for organic material. It will even offer water bottle filling stations throughout the building to become a plastic-free water bottle building.</p>
<p>In addition, the sustainable-focused property will provide building residents with the following programs and amenities; filtered air through a glass-enclosed, 90-foot tall landscaped lounge and conservatory lined with trees and a green wall that provides natural air filtration. Residents will have filtered air flowing through their residences and high-performance, multi-zone heating and cooling system for individual climate control, and a  custom designed high-performance curtain wall system with low-e coating reduces heat loss in the winter month and solar heat gain in the summer months.</p>
<p>The building also features the latest automated parking technology, all of which is located above ground. The property will have 42 parking spots, each of which will be equipped with a full capacity electric charging station.</p>

<p><a href="http://dev.hauteresidence.com/vertical-living-meets-nature-5-condos-near-iconic-nyc-parks/">200 East 21st Street</a>, the Gramercy new development condo, is the newest addition to Alfa Developments' Green Collection portfolio, where they have pursued LEED Gold certification for every building they've developed over a ten year period.</p>
<p>The building is also up for LEED Gold certification and includes a variety of eco-friendly features. This includes a vertical living green wall in the lobby by Eco Walls, a communal roof terrace designed by landscape architects Halsted Welles Associates, a solar-powered domestic water production system, wind-generated electricity, and a rainwater collection system.</p>
<p>The building has partnered with Manhattan-based wellness center Modrn Sanctuary to bring an elite series of traditional and holistic health treatments to residents at the 3,000 square foot Wellness Center. These treatments include around-the-clock access to a private Himalayan Salt Therapy Room, which offers wellness benefits such as increased mood and energy levels, enhancement of the immune system, improvements in respiratory conditions and allergies, and migraine alleviation.</p>

<p><a href="http://dev.hauteresidence.com/vertical-living-meets-nature-5-condos-near-iconic-nyc-parks/"><strong> </strong>25 Park Row</a> is the new 50-story condominium building designed by CookFox Architects on the former J&amp;R Music &amp; Computer World site directly overlooking City Hall Park in NYC. Uniquely, every residence has views of the park and over 98% of residences offer access to usable outdoor space. Both amenities and residences incorporate biophilia as a design driver, which relates to the eternal quest for optimal wellness by incorporating natural materials, light, patterns, and nature views directly into the home to enhance human health and overall well-being by bringing all aspects of the outdoors, indoors.</p>
<p>The luxury condominium features a full suite of fitness and wellness amenities designed by acclaimed Brazilian designer Andre Mellone of Studio Mellone, including a 65-foot swimming pool, spa treatment room, park-facing gym, and private yoga and meditation studio.</p>

<p><strong> </strong>Fifteen Hudson Yards is the first condominium to open at Hudson Yards, developed by Related Companies and Oxford Properties Group. The building is also targeting LEED Gold and uses state-of-the-art technology to focus on sustainability and wellness. For instance, the property delivers ducted fresh air to individual residences with four points of air filtration and home automation with Lutron lighting and thermostat control; and multi-zone climate control to give residents complete control of the home. The building itself has an on-site oil-fired building generator, which provides 100% emergency backup power and the highly efficient condensing boilers lower operating costs and energy consumption in an effort to reduce its carbon footprint.</p>
<p>The property also ensures the resident's wellness is addressed by incorporating a wellness center, which takes up the entire 50<sup>th</sup> floor. Residents will have access to leading fitness equipment, a 75-foot long three-lane swimming pool and a private studio for yoga, stretching, and classes. In addition to the fitness center, there is also a spa with two treatment rooms and a fully appointed beauty bar for all hair and makeup services.</p>

<p>While Manhattan has some green spaces, it is still abundantly a concrete jungle, which makes having a yard almost impossible. Greenwich West, one of the tallest new buildings in Manhattan’s <a href="http://dev.hauteresidence.com/googles-new-hudson-square-neighborhoods-luxurious-living/">Hudson Square</a> neighborhood has incorporated a living wall to bring its residents a spectacular green space all to their own. Designed by acclaimed French architecture firm, Loci Anima, with interiors by Parisian designer Sebastuen Segers, the tower brings an elegant sensibility to the nexus of one of Manhattan’s most desirable neighborhoods. The Viewing Garden, also known as the green wall is designed by French botanist, Patrick Blanc. Situated in the building’s courtyard and reaching nearly 18 feet tall and 38.6 feet wide, the wall serves as a symbol of health and well-being. It also includes 99 artfully planted species creating a total of 102 bulbs in the design. The captivating wall of windows frames the double height lobby and provides residents additional views of the Viewing Garden from inside the building. The introduction of nature into vertical living could be the next big trend we see in luxury condominiums.</p>

Featuring architecture by David Child’s and Skidmore, <a href="http://dev.hauteresidence.com/curvy-new-building-extends-manhattans-billionaires-row-east/">Owings, and Merrill</a>; interiors by designer Tony Ingrao; and an array of elevated in-building lifestyle services provided by the world’s first <a href="https://hauteliving.com/2018/01/equinox-unveils-luxe-commitment-collection/649308/">Equinox</a> Hotel, this luxury building is the beginning of a new way to vertical living.</p>

<p>Starting from the 53<sup>rd</sup> floor, there are 143 two to six-bedroom condominiums, each with their own panoramic views of the Hudson River, Manhattan skyline and Hudson Yards Public Square and Gardens, as well as the centerpiece; Vessel. Designed on a grand scale homes range in size from 1,500 square feet to 10,000 square feet. Residents and guests are greeted by gracious entry foyers and galleries built to accommodate substantial works of art, as well as rooms with ceilings that soar to nearly eleven feet high. Living areas have large expanses of glass, offset by mullion detailing. Master suites are lavish with walk-in closets, and each bedroom has an en-suite bathroom. Master bathrooms feature hand selected slabs of polished Iceberg Quartzite, freestanding bathtubs and some are with oversized windows with views of the Hudson River. Kitchens feature Gaggenau appliances and opal white marble counters that add a fresh, luxurious element. Smoked oak flooring contrasts with the high gloss stained and lacquered Eucalyptus wood with American Black Walnut core cabinetry, while tall walnut doors open to adjacent breakfast, dining and family rooms.</p>

<p>As far as amenities go, 35 Hudson Yards has just about them all. Residents will receive a comprehensive fitness experience by Equinox and SoulCycle, which includes membership to the Equinox Club, indoor and outdoor swimming pools, a large sundeck with an outdoor cabana and lounge area, as well as access to the hotel’s 24<sup>th</sup> floor Sky Lobby. <p>Designed by Elkus Manfredi Architects, The Shops And Restaurants pay homage to the industrial past of the West Side. Inside, steel and dark wood evoke rail yards that once dominated the area and natural stone floors and exposed support structures contribute to rough-hewn, urban elegance of this vertical neighborhood. Greeting guests at the entrance is an enormous honeycomb-like structure known as Vessel. Designed by Thomas Heatherwick and Heatherwick Studio, Vessel is the centerpiece of the Hudson Yards Public Square and Gardens. The climbable staircase features 154 intricately-interconnecting flights of stairs, 2,500 individual steps, and 80 landings. Standing 150 feet in the air, Vessel offers the public a one-mile vertical climbing experience and unique views of the new neighborhood.</p>

<p>Jeffrey Beers International designed a sleek wine room on the Club Level of the Ralph Walker-designed One Hundred Barclay Street. It is conveniently located next to the 54 wine lockers (which are for sale to oenophile residents in the building); each locker holds more than 100 bottles. The wine tasting room can be reserved in advance and should residents have a larger group, they can take over the resident’s lounge also located on the Club Level. The locker room is chilled to the perfect temperature of approximately 55 degrees and New York Vintners will be on hand to provide sommelier services, wine tastings and wine locker stocking for an additional fee.</p>

										<content:encoded><![CDATA[<p>On the western bank of midtown, Manhattan New York history is being made. A man-made neighborhood, built by thorough design, engineering, architecture, and urban planning practices—<strong>Hudson Yards</strong>—is on the rise. Throughout the history of New York, man-made neighborhoods have come and gone, never truly catching the zeitgeist and coming to fruition as a destination of “cool” in the city. From the Robert Moses era, to Co-Op City, to Battery Park, to Long Island City, these constructed neighborhoods often feature great buildings, complete with luxury residences and high-end amenities for tenants, but that miss the boat of contributing to the city at large. Hudson Yards, the mix-use venture driven primarily by Related Group and Oxford Properties Group, is on a fast track to accomplishing a feat previously thought impossible: making people—even locals—<em>want </em>to go hang out in Midtown.</p>
<p>The key to a great neighborhood, wherever it is, is a sense of community. Most New York neighborhoods come with this organically built-in. Places like Greenwich Village, the Lower East Side, even the Upper East Side, have gone through their evolutionary changes over decades and decades. For a man-made neighborhood to plant itself down and keep up with the city’s pace on trends and cultural relevancy would be akin to jumping out of a moving vehicle and expecting to land on one’s feet. Neighborhoods like Battery Park City offer some of the most beautiful penthouse apartments and luxury homes in the Manhattan, but other than a Shake Shack and a Regal Cinema, the neighborhood doesn’t feature much that can’t be attained elsewhere (Exception: ferries to the Statue of Liberty.) At Hudson Yards, the development teams are bringing in top-tier retailers, restaurants, and event spaces that are already drawing in crowds, and keeping them coming back for luxury shopping around the holidays, or for dinner at a world-class chef’s restaurant.</p>
<p>Restaurants in Hudson Yards aren’t just another outpost of a chain, or a spin off of an already-popular city hotspot. Hudson Yards is taking the time to give some of New York’s best culinary minds a chance to explore. Porchlight, a new cocktail bar in the neighborhood with southern vibes and rocking chairs, is the first stand-alone bar project from Danny Meyer, the visionary behind Union Square Café, Eleven Madison Park, and so many others, and located just on the outskirt of Hudson Yards at 28th and 11th. Death Avenue Brewing and Roasting will also be serving both coffee and beer to those at Hudson Yards while cooking up home-style favorites. The name also is a callback to the nickname for 10<sup>th</sup> Avenue from a century earlier, dubbed for the deadly freight train that ran up the street. Hudson Yards is also bringing in the big guns though for dining options with some haute cuisine know-how. Per Se’s Thomas Keller and The Porter House Bar and Grill’s Michael Lomonaco both working on a new restaurant for the area—both chefs already working closely with Related at the developers other property, <em>The Shops at Columbus Circle</em>. “The energy of New York is really the people,” Lomonaco told Hudson Yards, “In this way, we’re going to discover together with our guests what Hudson Yards really means.” The real genius behind the culinary happenings at Hudson Yards though is the seamless blending of fine dining and the cult favorites of the newer, younger tastemakers in New York. While fine dining stalwarts, in any project, give an older, wealthier crowd a craving to come by for, Hudson Yards is thinking younger too by creating a new Momofuku project with David Chang. In a statement with Hudson Yards, Chang says, “We need to offer something that’s more experiential than what we’ve ever done before. Hudson Yards provides that opportunity for both chefs and diners alike.”</p>

<p>The planning of Hudson Yards extends deeper into retail too. Similar to Related’s Columbus Circle shopping center, luxury brands are the lay of the land at Hudson Yards. Neiman Marcus is opening its first New York City store, a tri-level, 250,000 square foot epicenter to fashion in Manhattan. Other luxury brands include Coach, Stuart Weitzman, Tory Burch, and many others, totaling 100 shops in all. The Shed, a new venue for the area, will also be home to future New York Fashion Week events.</p>
<p>The entire neighborhood stretches from 28th Street to 43rd Street, with Related's development within the neighborhood reaching from 30th to 34th Street between 10th and 12th Avenue. That means there is plenty of space for greenery in Midtown’s otherwise silver-and-steel looking façade. To fill this need, Public Square and Gardens covers four acres from 10<sup>th</sup> to 11<sup>th</sup> Avenue and is filled with benches, playgrounds, and the go-to Instagram shot of the neighborhood, British architect Thomas Heatherwick’s gigantic sculpture, <em>Vessel</em>.</p>
<p>Of course, the neighborhood also exceeds all expectations in the real estate aspect of the neighborhood too. Fifteen Hudson Yards will be the first residential tower constructed in the area, with over 285 luxury condos available for sale. The building will also have <span class="s1"> an aquatics and fitness center on the 50</span><span class="s2"><sup>th</sup></span><span class="s1"> amenity floor designed by The Wright Fight.</span> The building also features some of the best penthouse views in the city, with Penthouse 88B for instance overlooking not just the park or sculpture below, but offering panoramic views stretching all the way to the Statue of Liberty. One Hudson Yards will also will also offer 178 luxury rental residences across 33 floors, as another tower to adorn the city skyline with breathtaking views of the city below it, and is located at 530 West 30th Street just off the Hudson Yards site.</p>

<p>Neighborhoods come and go and shift with time. The cool neighborhood today will certainly be superseded by another locale, and then be reincarnated as a new cool hotspot—it’s the life cycle of any city. Where neighborhoods drift off and fall into zeitgeist purgatory is when there’s nothing to retain visitors or to draw locals back again and again. The mission of Hudson Yards wasn’t to be a real estate venture though, nor was it to be a destination for foreign investors to hold assets like other midtown areas. It’s mission was to be a bona fide New York neighborhood—and with the team behind the project making great decision after great decision, it feels like a mission accomplished.</p>
