Hyland was a real estate expert, architectural historian, and author who was highly respected in his community. His wife, Lori Hyland, shared a message on Hilton & Hyland’s latest Instagram post saying, “I am thankful to all of you for sharing your wishes and prayers during Jeff’s illness. Your support and kindness have touched me deeply and I know you mourn with me now.”

Hyland grew up in Holmby Hills, Los Angeles, and was fascinated by homes and design at a young age. He was accepted to Cornell School of Hotel Administration in New York. However, he decided to stay in California and attend United States International University in San Diego where he graduated with a degree in Business Administration.

In 1975, Hyland was licensed as a broker. He was a founding partner at the brokerage firm Alvarez, Hyland & Young from 1980 to 1990. Finally, in 1993, Jeff Hyland and Rick Hilton co-founded Hilton & Hyland. It became the highest-producing luxury boutique brokerage in the world. Hyland had a wonderful reputation as a broker with a passion for architecture and estate genealogy.

Jeff has been a part of the Haute Residence network from the very beginning and was an icon of the real estate community. His legacy will never be forgotten. Our thoughts and prayers are with his family at this time.

In December of 2020, Emmy winning comedian and television host Trevor Noah purchased an expansive estate in Los Angeles’s Bel Air neighborhood for $27.5 million. The South African entertainer acquired the impressive abode from architect Mark Rios who initially designed the property for himself in 2014. The home had previously been listed on the market in 2018 asking as much as $36 million. In 2020, the asking price was reduced to $32.5 million then lowered once more to $29.5 million.

Now, “The Daily Show” host is bidding farewell to his newly purchased residence for $29.75 million only 10 months after purchased. Although it is currently unknown as to why Noah is so quickly selling the home, he has been linked to several other properties across the country. In 2019, he purchased a nearby mansion at $20.5 million before flipping it for $21.7 million last year. Noah has also owned a $10 million penthouse in Manhattan’s Hell’s Kitchen since 2017 and is currently renting a second residence in Tribeca for a reported $52,000 a month.

Noah’s former Bel Air abode spans a whopping 11,375 square feet with six bedrooms, eight full baths, and three half-baths. The expansive space evokes a Japanese inspired aesthetic and has been described as a “tranquil haven.” The interior floor plan features the living area with floor-to-ceiling glass doors and chef’s kitchen with bar seating, formal dining room, and den. The library, in particular, was fashioned after a room in Kyoto with the addition of heavy and dark timbers. Across the home, primary decorative elements consist of dark wood accents, light-filled spaces, and sweeping city views.

Upstairs, the master suite presents dual baths and spacious walk-in closets. The second floor also offers four additional ensuite bedrooms. Outside, the exterior space features a rooftop terrace, swimming pool, kitchen, and fire pit. Other luxe amenities of the Bel Air mansion include a gym, spa, office, screening room, motor court, and separate guest apartment.

Grammy winning singer Justin Timberlake has delved into film entertainment in recent years and has now made news in the real estate world. The popstar purchased a nearly 10-acre property in the residential area of Hollywood Hills, Los Angeles in 2002 for $8.3 million. Ten years later, Timberlake married actress Jessica Biel and the duo have two children together. Additionally, the celebrity couple owns further properties in New York City, Montana, and Tennessee although, reportedly, have been spending less time in Los Angeles. This has presumably led them to listing their Hollywood Hills abode on the market. The expansive compound has been offered at a whopping price of $35 million.

Timberlake and Biel’s former residence has a history of acclaimed owners. In the 1940s, Golden Age actor Errol Flynn allegedly used the space to build a compound with hidden passageways, peepholes, and two-way mirrors, according to the book “Errol Flynn Slept Here” by Robert Matzen and Michael Mazzone. Later, American actress Helen Hunt built a house on the roughly 3-acre property that she sold to Timberlake in 2002. Timberlake then purchased an additional 7-acre lot behind the primary residence for further privacy.

Resting on an expansive 10-acre lot, the Spanish style villa serves as the primary residence spanning approximately 13,000 square feet with seven bedrooms. The gated estate offers luxe amenities fit for a star with a screening room, gym, tennis court, separate guesthouse, and outdoor entertaining space with a wooden ceiling patio wrapping around the house. American television personality Nicole Richie, adopted daughter of Lionel Richie and Karen Moss, rose to fame in the early 2000s with the reality series “The Simple Life.” Throughout her teenage years, Richie became synonymous with thousand-dollar outfits, and a highly publicized and glamorized lifestyle alongside her childhood friend and socialite Paris Hilton. In 2010, Richie married Joel Madden of Good Charlotte and is the mother of two children, Harlow and Sparrow Madden. Now, Richie primarily concentrates on her role as creative director at lifestyle brand House of Harlow 1960.

On May 26, the celebrity couple sold their Beverly Hills abode to renowned musical artist Adele. Reportedly, Adele purchased several Bel Air properties with the intent to create a private compound. Richie and Madden’s 5,515 square foot former home was settled at a price of $9.95 million. However, the news that was not reported at the time was on May 13 when Richie had already closed another deal on an even larger Beverly Hills mansion for a $10.15 million.

Built in 1987, Richie and Madden’s newfound 6,100-square-foot space has been recently redesigned by married duo and SIMO Design co-founders Sam Gnatovich and Alexi Rennalls. The five bedroom, six bath residence was inspired by historical Parisian architecture and the Chanel flagship store in Paris. Stepping inside, the home opens to an elegant curving stairway to contrast its box like exterior structure. Distinctive design features include immense pocket doors and clean lines combined with more traditional crown molding. Throughout the home, marble serves as a key element from the kitchen island to the bath to various fireplaces around the property. In April of 2018, Leonardo DiCaprio of “Titanic,” “Wolf of Wall Street,” and “Once Upon a Time… in Hollywood” added a newly purchased property to his already impressive real estate portfolio. The Hollywood A-lister acquired a lavish Los Feliz residence on Red Oak Drive from musician Moby through a trust. The sale was closed at $4.91 million, and the estate titled Red Oak Manor reportedly served as home to a member of DiCaprio’s family. Now, the Oscar-winning actor is bidding farewell to the marvelous manor listing it at $5.75 million.

As his primary residence, it is reported that DiCaprio calls Malibu his home. First purchasing a house there in 1998, he paid $23 million for a more expansive 1.8-acre spread in 2016. Other notable properties he’s acquired consist of Madonna’s former home he purchased in the 1990s, a mid-century modern space in Palm Springs, a chic New York City apartment, a compound property on the Sunset Strip, and an island in Belize. Although the star boasts several impressive estates, he is equally generous with his property assets. Earlier this year, DiCaprio’s purchased a Los Feliz home from “Modern Family” star Jesse Tyler Ferguson for $7.1 million and gifted it to his mother. Additionally, he also paid $4.9 million for another Los Feliz home to gift his father.

Built in 1926, Red Oak Manor spans 4,644 square feet and features five bedrooms and seven bathrooms. Located near the foothills of Griffith Park and beyond the gates of Los Feliz Oaks and its forested setting, the old-fashioned English style property has since been “restored and totally reimagined” by Moby. With its traditional custom millwork, groin-vault ceilings, and elaborate fireplaces, the contemporary makeover presents a new kitchen with marble countertops and walk-in pantry, formal dining, lofted study, gym, steam room, and a security system. The spacious common areas offer hardwood floors, high ceilings, and stately paned windows for a clean, neutral aesthetic with plentiful lighting.

On the upper level of the two-story home, the two primary suites offer theatrical drama with their marble bathrooms yet still evoke a comfortable feel. The guest suite has its own secret entrance with access to a full bath and steam room. In 2013, Ferguson, an Emmy-nominated actor, and his husband, Justin Mikita, purchased the Los Feliz residence for $4.55 million. Over the years, the couple added their personal touches to transform the 1920s style property into their own humble abode. In collaboration with designer Peter Gurski, the end product of their lavish home was grand enough to earn a feature in Architectural Digest. Before Ferguson and Mikita though, another renowned celebrity resided in and renovated the property. The extravagant pool and waterfall were installed by pop icon Gwen Stefani who purchased the home in 1998 before selling it in 2007.

As Ferguson is now planning to bid farewell to his former Los Feliz residence, the home is ready to be passed onto another Hollywood star. Last month Ferguson had listed the property for $6,995,000. However, the closing price for which DiCaprio purchased the home was slightly higher at $7.1 million. DiCaprio reportedly resides in the Bird Streets neighborhood but owns one home nearby that he purchased in 2018 for a family member. It appears that Ferguson’s former home may be intended for a similar purpose, but regardless, will be a grand addition to DiCaprio’s real estate portfolio.

The presumed reason as to why Perry acquired the property was to provide extra space for guests or visitors while still remaining within the gated community of Hidden Valley. However, in 2020, Perry decided to bid farewell to her additional property and placed her guesthouse on the market for nearly $8 million. As the listing price failed to attract prospective buyers, the price was reduced to $7.85 million in January. In March, the price was once more lowered to $7.7 million. By early May, a buyer was secured, and the real estate deal was closed at $7.45 million.

A few months after Stallone's $35.39 million purchase of a waterfront compound in Palm Beach, Florida, his longtime famous mansion was listed. The property itself is one of only a handful of homes offered at more than $100 million in Southern California. 

Originally purchased in the late 1990s for an unrecorded amount, the mansion spans 3.5 acres in North Beverly Park, one of the most exclusive enclaves within L.A. County. The Mediterranean-style property sits on a cul-de-sac at the end of a long private drive covering 21,000 square feet. It includes eight bedrooms and 12 bathrooms with views of Rodeo Drive and beyond.

Jeff Hyland: To start the year, we could have never guessed that 2020 would take us on such a roller coaster ride. With that being said, luxury real estate has remained strong and stable throughout a plethora of uncertainties. At the beginning of the year we all had high hopes and expectations for what the markets could prescribe, and to be frank, I could not be more confident in the security of real estate investing.

HR: What, if any, changes did the pandemic have on prices? On inventory?

JH: One large and looming question we all faced in March was if there would be any changes to our market. In these eight months we have all been fighting the pandemic, we haven’t seen any dramatic changes to prices or available inventory. In fact, we are seeing record sale figures while inventory continues to remain low. If there has been any change, we are seeing both buyers and sellers become more motivated to close on the right offers.

HR: As 2020 is coming to an end, what it your outlook into 2021?

JH: 2020, although turbulent, experienced a great number of triumphs in the real estate market. HR: How has your market been doing so far this year compared to this time last year?

JH: In August alone Hilton & Hyland more than doubled our sales in comparison to what we did for the same month in 2019. This year we shattered the $204M of total sales in last year’s August by selling $419M in luxury real estate. We continue to meet and exceed the expectations we set for ourselves at the beginning of the year. None of this success could have been possible without our superlative roster of the most talented agents in Los Angeles, along with an inventory of some of the finest properties in the city and beyond.

HR: Are new buyers coming into your market?

JH: Los Angeles real estate has continued to be an attractive and sound investment with the last few months being no different. Whether buyers are coming from outside of the state or internationally, Los Angeles has encountered an influx of new purchasers entering the market. If buyers are interested in income properties, personal residences or their next dream vacation home, LA real estate has remained a sound and reassuring investment amongst economic instability. Not only are we experiencing buyers from other locations, we have also seen an increase in first-time homebuyers as well as native Angelino’s coming back to their old stomping grounds.

Maybe the most noteworthy of our nine-digit sales was the record-breaking sale of the Playboy Mansion. Hilton & Hyland is synonymous with securing record sales and The Manor was no different. Made famous by Aaron and Candy Spelling, The Manor was originally sold by Rick Hilton and Jeff Hyland of Hilton & Hyland in 2011 for $85-million. Rick Hilton and David Kramer of Hilton & Hyland represented the buyer, Formula One heiress Petra Ecclestone. The Manor sold again in the summer of 2019 for $119.75-million by Ecclestone who revamped the estate after her original purchase.
