What many have discovered about St. Croix is that even taking into account that you can’t conveniently drive down the street to a Walmart, for instance, that St. Croix is easily accessible especially to the east coast of the US. Many Americans who decided first on the US Virgin Islands because of our mirror tax code, use of the dollar, familiarity, no need for a passport (but you do need a recognized photo ID), then have narrowed their search between the three US Virgin Islands, St. Croix, St. Thomas, and St. John, for their new forever home or vacation property. We are finding many buyers are choosing St. Croix because we are the largest of the Virgin Islands and there is far less traffic and no congestion! Starting with a builder’s creation, Jule designed and coordinated the landscaping, interior layout, all cabinetry, materials, fixtures, and finishes, as well as all the furnishings for this 7K sq. ft. home.

Most of the living areas are connected to the outdoors via significant entryways and doors. Lighting, planting, paint and finishes were added to outdoor areas to entice outdoor living. Using worldly influences in selecting lighting and furnishings, one feels touched by a timeless embrace.

The Foyer is embraced by a customized staircase with terracotta, glass & slate tile, with an iron and espresso stained handrail. Casual furnishings are complimented with a colored glass pendant, and a sequined throw. The Powder Room becomes a statement with an alabaster pedestal sink, iridescent black glass recycled tile, and customized walnut plank flooring.

The barrel-vaulted Hallway’s ceiling is accentuated by customized sconces, a built-up wood base, and a conceptual photo of sand dunes as a focal point, drawing one to enter the music room. The Music Room is adjacent to the rear pool patio and has custom cabinets for the owner's collection of media packaging and his passion for high-end acoustics. The bathroom vanity – used as a vestibule to the shower area and additional music storage and display. The custom terra cotta tile and complemented by the rich green cabinets and glass tile accents.

The Kitchen is both warm and clean, using warm white lacquer painted cabinets, seeded glass door, wrought iron hardware, and built-up crown molding. Tropical mosaic tile and slate is used for the backsplash. Jule added corbels to accent the café seating area, and classic and understated light fixtures. The table is hammered copper, slightly patina’s, then sealed.

The Sitting Room and Dining Rooms are adjacent to the entry courtyard. Jule customized the fireplace and ceiling to create a warm and inviting area, with a custom settee-chaise, wrought iron & glass lighting, and detailed accents. I completely remodeled the existing layout, creating an open layout and spaces that have an effortless flow, architectural details that are practical, yet sensual. Removing the wall between the bedroom and living area, I designed a gentle arching opening held by linen drapes, and a central double-sided fireplace with a media screen above. The vaulted ceiling was created with distressed rafters, specialty AV, and ethnic ceiling fans. The floors are custom, espresso-stained wide plank white oak by a local craftsman. I added sconce lighting on either side of the linen headboard, to accent the soft, soothing gray Benjamin Moore painted wall. The furnishings are a collection of found and refinished vintage pieces, Restoration Hardware, and custom designs. The bedding is a cool linen, in soothing greys and creams.

The Master Bathroom was completely redone with a new layout, to feature a modern sculptural soaking tub in front of a custom Indonesian teak screen to soften the intense southern exposure and add a contrasting background. I selected a brushed finish for the limestone flooring. The light fixtures were sourced from Morocco, and the electrical components were installed locally for code compliance. The custom-designed shelving units of either side of the tub create accessible niches for bathing supplies and ambiance.

Also in this bathroom, are his and her vanities, a steam shower with aromatherapy, and a private toilet room. Adjacent to the master bath, is a customized walk-in dressing suite. I removed a few walls in this closet to create an organized and Boutique mood for this shared room. This island was custom-designed to include locking jewelry drawers and pull out laundry hampers. I designed the open closet system was designed to organize the couple while creating an ambiance worthy of their taste.

The turn of the 20th century saw American architects finding exciting new modern architectural directions in the Arts and Crafts styles. At its philosophical roots, this eclectic, tradition-oriented vernacular is invested in the essence of the human spirit; utilitarian values; rustic simplicity; and the use of natural materials, handcraft and allied arts. The owners desired a home to be designed in this same spirit.

​Overlooking natural coastal anchialine ponds that raised fish for the ancient Hawaiians, this home for an extended family was designed to capture views of Uluweuweu Bay and Kikaua Point from all the major living spaces.

Transition space elements, such as entry vestibules, lanais and foyers, were integrated into this home for purposes of function, such as shade and living, while also adding considerable graciousness to the atmosphere and liveability to the home. In the case of the lanai, there is a feeling of refuge as one looks out.

Materials for the home were selected for their contribution toward a spirit of Arts and Crafts ideals, island life and durability. As a second home to this local Hawaiian couple, they wanted a custom environment that was modern, clean, yet warm and inviting, and utilized the Koa wood flooring that was a gift from a family member.

Additionally, the homeowners had survived a hurricane in 1992, and wanted a home that was designed and built to withstand a storm, while also being open to views, natural breezes and embraced the outdoors with open-air living areas.

I created a design to incorporate the requests, with custom furnishings and architectural details which behold a classic tropical atmosphere. With contracting woods for the media cabinet, coffered ceiling and furnishings, I was able to complement the Koa wood with lighter finishes of beech wood, maple, limestone, and luminous plaster.

Creating finish details, such as a custom linen and silk throw for the chaise, a custom rug to become a piece of modern art and a built-in settee for the game room, have brought forth a truly custom home for this client.

Now that Summer is close to ending, what do you see as the takeaways from the last six months?

COVID has been a game-changer and one with ebb and flow like the ocean tides. The State of Hawaii has seen strong interest from the continental United States. Internet site activity off the charts. The neighbor islands in particular, the resort communities along the Kohala Coastline on the Big Island of Hawaii and the Wailea/Makena and Kapalua/Kaanapali coastlines on Maui have enjoyed the majority of the “sight unseen facetime/zoom time" purchases.

We have seen multiple buyers fly to the Islands and quarantine in place for 14 days just to get to Hawaii with the objective of purchasing a property. I have had two buyers who have actually written offers with the contingency of being able to actually “quarantine in place” at the house they wished to buy based on what they had seen online or via virtual tours.

Recently we have seen a strong pick up of activity on the island of Oahu for larger single-family residences offering larger interior and exterior living areas, flexible floor plans, two home offices, pool/spa, and home fitness areas. Total single-family homes sold 5,000,000 or in escrow since March 2020 on Oahu total 17. Luxury residential condominium sales have slowed with the exception of the residential condominium development of Park Lane which has monopolized the sales and escrows with five sales over  $5,850,000 since March.

The takeaways are diligence, positivity, and creativity. Thinking out of the box to promote my listings and the Islands. Due to our strategic geographic location with both the US and the Pan Pacific Basin we are a prime destination. With the major shift to work at home – Why not work at home in Hawaii with our climate, lifestyle, outdoor living and being the 50th state we are positioned well. We are also seeing people who target the islands as we basically are islands in the middle of sea without the ability to drive across a border or from state to state. This has become very important to some who feel it limits the spread of COVID, political/cultural unrest and recently the issues with the fires

What activities took place on Labor Day this year around Honolulu?

Not much the Island of Oahu has been in a new lockdown due to the rise of COVID which has now started to back off due to the earlier restrictions Hawaii hopes to open its borders in October.

This house sits on the East facing hillside of Lanikai, the prestigious, yet quaint town in Kailua, on the island of Oahu. The house had experienced some damage from the elements due to a leaking roof, windows and doors. The owners wanted a home which embraced the vast views of the Pacific, the tropical sunlight, and the cool Tradewinds from the East. In addition, the home owners requested an environment for evening entertaining, and an inspiring artists atmosphere.

Jule created a design concept that speaks to the modern architecture, the tropical geography, and the easy, elegant lifestyle of the homeowners. Maple flooring with a water-based sealer was used throughout the main level, which is offset with Basalt-like, Absolute Black tiles for the entry, with a flamed finish, which grounded the modern materials with the rustic architectural concrete walls.

For the kitchen, Jule created an open, yet functional layout. She selected a green Limestone for the counter, fresh white cabinets, matte green glass tile, and stainless steel. Owning a luxury oceanfront condo in Wailea is a dream come true for top-tier buyers who enjoy living close to the water. Here are a few tips on buying a condo in Wailea, one of the most sought after places in Hawaii.

1. Find a licensed lender. Unless you’re paying cash, you’ll have to secure financing for your purchase. If so, make sure to find a lender who is licensed in Hawaii. When buying a condotel, or a cross between a condo and a hotel, you will most likely be required to make a 30-percent down payment. Your real estate agent can give you a list of licensed lenders and mortgage brokers who know how the Maui market works. Keep in mind that the lending and escrow processes in Maui and the mainland are slightly different. Most notably, there are delays in completing these steps for those buying in the neighboring islands, since the final documents have to be sent to Oahu for recording purposes. This can take up to two additional days.
2. Know what form of land tenure you’re paying for. There are two kinds of land ownership in Hawaii – fee simple and leasehold.
   With fee simple, you own the property and the land it stands on. With leasehold, you own the unit, and your neighbors own theirs. As a collective, you co-own the building. However, you don’t own the land that the building stands on. Someone else, usually a corporation, owns the land, and you give them a lease payment each month. This is often the case for condo buildings. Over the lifecycle of the lease, your monthly lease payments will likely be renegotiated every five to 10 years. The lease will include terms stating when and how the lease payment amount can be renegotiated. In some cases, the new lease amount will be based on the property’s value. When property values increase, lease payment amounts usually follow suit. There are many fee simple condo buildings that used to be leasehold properties. In these cases, the individual owners or the Association of Apartment Owners (AOAO) successfully negotiated with the landowner, thus converting the building to a fee simple property.
   However, if you don’t negotiate land tenure, the lease can end and might not be renewed. With your building sitting on someone else’s land, unit owners can be evicted and without any right to compensation. This doesn’t happen often, but it is a huge possibility. Your realtor can help you discern issues concerning land tenure when buying a condo in Wailea. Exercise due diligence, and have the lease reviewed by a real estate attorney if necessary.
3. Ask about AOAO fees. Every condo building in Hawaii is required to have an AOAO, which is made up of unit owners responsible for running and maintaining the condo. As a unit owner, you have a say in the management and maintenance of the building. When it comes to AOAO fees, it’s important to know how much you’ll have to pay each month, what you get in exchange for the fees, which expenses are shouldered by the AOAO, and which costs will come out of your pocket.
   Other questions to ask include:
   • How much are the building’s operating expenses?
   • How does the AOAO set the budget?
   • Are the reserves well-funded, and how it is set?
4. All AOAOs are in charge of shared areas like the gardens, swimming pool, and the building’s exterior, including the roofs and exterior walls. When it comes to Condotels, your AOAO fees will cover cable TV, Wi-Fi, basic phone lines, and other conveniences that guests might expect. If your condo has air conditioning, you’ll want to know if electricity is covered, or if you’ll receive a separate bill each month.
5. Do research on management agreements with rental companies. If you’re buying a condo with the intention of renting it out, you need to have a good understanding of how management agreements work.
   Your condo can be managed in the following ways:
   • You can manage it yourself, especially if you live on the island or have a local contact who can respond to emergencies
   • You can work with an offsite property manager
   • You can hire an onsite company
   • You can hire an onsite company under contract the AOAO
6. You’ll find reputable rental management companies in Maui. Moreover, it’s normal for condo buildings to have onsite rental management companies. Before signing with a rental management company, find out exactly what you’ll be getting, how much they’ll charge, and if there will be additional charges that aren’t included in your contract.
