All Holiday (Easter, Passover, 4th of July, Thanksgiving, Boat Show, etc) weeks are minimum 7 night stays as is the month of March and the first three weeks in April.

If you are looking at booking Christmas or New Year's week 2020-2021, please note that you will need to check out on a Friday or Saturday 12/18 or 12/19 and check out on 12/26. New Year's Week Guests would be checking in on 12/26 and check out on 1/2 or 1/3. Our minimum rental for both weeks is 7 nights.

All rentals are plus 13% tax, an exit cleaning fee, When you have more than 12 guests, there will be an additional flat charge of between $1,000 and $2,500 depending on the number of guests and an additional cleaning fee increased by $150.

What is the reason so many New Yorkers and Northeasterners are moving to Florida and Ft Lauderdale from the Northeast? Is it mainly due to the tax breaks in Florida? Are there any other major factors too?

Fort Lauderdale, Florida has become an all-year-round destination to buyers from the Northeast. In short most new residents fall in love with the South Florida lifestyle during a vacation or through social media postings. The tax advantages in Florida are significant with no state income tax, no state death tax or estate tax, Florida Homestead Law which protects residents from losing their home to a creditor or lien holder (except for mortgages), Florida Save Our Homes Act (this provides for a homestead exemption on a Floridian’s primary residence and Tenancies by the Entirety.

How much money can a NY Resident expect to save each year if they move their primary residence to Florida?

Savings can vary from homeowner to homeowner; however, 6 months plus 1 day in Florida can equal thousands of dollars in savings.

Do you see these laws changing anytime soon or is this situation going to be both a short term and a long-term situation with regards to the tax savings in FL?

Laws can change at any time, but for now, Fort Lauderdale has become a 365 day per year destination with better tax benefits than in the North East.

Are there any other financial benefits of moving to Fort Lauderdale and Florida from NY and the Northeast?

Florida's tax climate is also extremely welcoming to individuals who are moving businesses from the Northeast. Some business-related taxes you won't have to pay include corporate income tax on limited partnerships or subchapter S-corporations, corporate franchise tax on capital stock, property tax on business inventories or goods-in-transit (for up to 180 days on the latter), sales tax on the purchase of raw materials for use in a product intended for resale or sales or use tax on the co-generation of electricity.

Why is Fort Lauderdale specifically such a perfect part of South Florida to invest in real estate in?

Although Fort Lauderdale is well known, we are still overshadowed by Miami and Palm Beach due to the push by the media on our sister cities, which has actually been a huge success for Fort Lauderdale in the long run. Our cost per linear square footage of waterfront and cost per square foot of homes is far less than in the surrounding counties. Our waterways are known as the Venice of Americas and Fort Lauderdale is host to the largest International Boat Show in the world. It is far less to purchase new construction or resales in Fort Lauderdale and our traffic is less congested. Our Airport and Seaport are within minutes of most locations and we are now becoming an International destination as well. The bottom line is it costs less to get more in Fort Lauderdale, Florida.

“Sales tend to increase as everyone is trying to get the sale in before the end of the year for tax benefits,” said Caryn Botknecht, Fort Lauderdale-based real estate agent.

While end-of-year economic rewards may largely push sales up, a slew of fine details further fuel the market. With people flocking to the region to escape the frigid weather up north or even abroad, a holiday vacation can easily turn into a house hunt. The festivities also allow for elegant home decorations that often rival posh shop windows and showcase the premier décor possibilities a space can offer.

Commencing in early November, around The Fort Lauderdale International Boat Show, this time of the year might be conducive of real estate transactions, but some common caveats remain as strong as ever.

“Buying a home can be a great gift, but it can be an extremely overwhelming process without the right help,” Botknecht said. “Make sure you are working with people you trust in all aspects of the sale - starting with agent, to inspectors to a mortgage broker, etc. You have a number of factors to be considered when purchasing a home and the time of year should not deter you from that – despite all the distractions you might be facing at this time of the year.”

Selling a residence can pose an array of considerations that are equally overwhelming. Picking the right asking price is crucial, Botknecht said, but it is far from easy. It requires a firm grasp on the local real estate market, its dynamism and complexities. “If financially it is the right time for you to sell, sit down and speak with your trusted real estate agent,” she advised. “Someone who is familiar with the area will give you a good idea of what price you will need to list at if you would like to sell in a reasonable amount of time.”

In the last several years, prices have settled in a sensible range, even while Fort Lauderdale has risen on the global scene of luxury properties. This trend carries over the holiday season and into the new year, Botknecht said.

“I think buyers and sellers are becoming more realistic in their selling and purchasing price,” she said. “When you live in paradise, as we do, it’s hard to imagine anyone not wanting to live here!”

When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?

The first step with any client is to determine their goals.  Is this a primary home, second home or investment property?  How important are certain factors (size, location, pool, waterfront, dockage, etc.), turnkey or a property that requires work, and finally price and any financing criteria.  After that, we hit the streets and find them their dream home!

What is the most important thing you look for when purchasing a home for yourself?

I look for creative and architecturally significant properties in prime locations for myself.  As an art enthusiast I like clean, open space and higher ceilings.  Natural sunlight is very important to me, so large windows with great views are a big plus.

If you had to choose one piece of advice for first-time home buyers, what would it be?

Choose the best real estate agent in your market place.  Purchase a home that you love!  Go in with the mindset that you will be holding the property for an extended period of time so purchase on the higher end of what you're comfortable spending in a market that’s on an upswing, like ours is today.

If you were not selling real estate, where would you be today?

I have a passion for architecture and design.  I recently launched itsuv design lab  (www.itsuv.com) with Jasmine Stine, a French architect and designer. I have been designing for years and have been creative director on such properties as Marquis, Paramount Bay, the Caribbean condominium and many others.

What would you say is your most proud accomplishment as a real estate agent so far?
