Being a multi-million-dollar producer, Anna Sherrill has generated over $110 Million in real estate sales in 2019. Most recently, Anna has been recognized by the 2020 Real Trends & Wall Street Journal The Thousand Rankings as the #5 agent in Miami, and the #84 in the entire country.

Here are some of the questions and answers from the exclusive interview with Sherrill.

Seth Semilof: After school, what did you end up doing?

Anna Sherrill: I had some interesting sales jobs. I worked for a company that a friend of my mom owns which booked athletic teams in hotels all over the nation. I did that during college and a little bit after college. I also worked for a headhunting company which was really popular at that time, but as soon as I moved to Miami in 1999, I got my license in 2000 very shortly after. The company that had sold us our place, Suncoast Properties, was a little office in Brickell Key. The owner offered me a job and asked if I wanted to get into real estate. I got my license and started right away.

SS: In 2000, we were in a recession, so you got in at the worst time in the market, correct?  

AS: It was a tough time. I was recruited shortly after by a development company called ISG, International Sales Group. They did marketing and sales for a lot of developers. They still do incredibly well. I went and worked with them right away, which was great. I got into self-developments and that is a great way to start your career. We traveled all across South America and Central America. We would go with an immigration attorney as well. We would meet with different brokers in those cities. They would put people in a room, and we would be able to present our developments. It is a great way to start because you can actually get paid. You are building a business when you are first starting and it is truly your own business. Starting with a developer, they pay for marketing and a lot of the things you maybe cannot afford as a new agent. That really helped me build my business, learn the market, and meet a lot of agents.

SS: Everyone wants to do the luxury properties and you make it seem easy. Tell us some of the learning experiences that led you up to that point.

AS: It is never easy. It is a learning curve of learning to listen to people to try to be an expert in the market. Knowledge is everything in this market and in every market. It is really about educating yourself but also listening to your client and doing what they want you to do. 90% of my business is referral business; it is repeat clients, friends, family, or brokers that refer me business. I know that every client is special and there to teach me as well because a lot of these people are incredibly smart, really savvy, know the market well, know what they want, and know the business well. You can learn a lot from your clients as well.

SS: Can you tell us about being involved in One Thousand Museum and some of the success stories you have had?

AS: People want to understand why we are the most expensive. Obviously, it is the best building in my opinion. It is an iconic building and what they have done here is incredible. Especially during COVID, the price tag here is the highest price tag, not only price per foot but total price. People are not used to paying this price tag in this area, so it really is about educating the buyers, getting the right people through the door, and building that trust. In the beginning, we had a couple of months where nothing was really happening, and it was scary. We did virtual open houses and instead of ten people showing up, we had two hundred and something people watching. We got great exposure, even though at the beginning, it was a little tough. It is all about pivoting, using your resources, knowing the agents selling in your area, following up with them, and knowing your product really well.

SS: What advice would you give to somebody that is in your shoes who might have moved to Miami or L.A., a city without real relationships, which is the majority of realtors?

AS: To start out, if you can, join a team or have a mentor. It is super important because you want to learn from the best of the best. If you want to enter a market and work for people, even if you take on a rental business for a big team, you will learn from that team. I also think if you can, get into development. Even as a junior associate, you learn so much in sales. That can also be people’s career. I am blessed to be in both, but some people are just in development sales, and they do incredibly well in that. If you are inspired by that or the other, whichever one you get into is great.

To delve deeper into the factors that bolster Broward County’s luxury real estate, Haute Residence talked to Mark Kravitz, real estate agent with One Sotheby’s International Realty. Kravitz not only serves the affluent communities of Broward County, but also resides in one of them, Plantation Acres.

A recent study for the Urban Land Institute by PwC ranked Broward County among the most attractive and fastest growing real estate markets in the US. What is driving the growth? 

Like the rest of South Florida, Broward County continues to see growth in all sectors of the real estate market. While Miami has seen a little too much growth recently as well as some very high prices, Broward County continues to grow at a much steadier pace making it extremely desirable to buyers and investors. When it comes to the luxury market in West Broward, like Plantation, Davie, Southwest Ranches and Weston, buyers can find beautiful homes on large pieces of land for less than half the price of most of the luxury areas in Miami.

When it comes to real estate investment, what makes Broward County an attractive destination?

Cap rates here are more attractive currently than those in Miami-Dade. Investors looking for long-term investments as well as those seeking to flip in the short-term see Broward County as being a safe investment. Prices are not as high as Miami, yet rents are still quite competitive and are continuing to increase annually.

American Express opened its South Florida headquarters in Broward earlier this year, what is it about the county that makes it a welcoming home for large companies?

West Broward County has cities that have partnered with developers to make real estate acquisitions attractive for major national companies. From the City of Sunrise welcoming the new luxury development of Metropica to the redevelopment of the major retail areas in Plantation, these municipalities are working with developers and companies to bring everyone to the table and create the most efficient use of real estate as possible.

For example, the new luxury condominium Metropica in West Broward includes retail, luxury rentals, a hotel, conference area and more. In the city of Plantation, developers are redeveloping traditional malls and creating mixed-use projects with outdoor dining and retail combined with high-end rentals and commercial space.

And right outside the cities' centers, there are beautiful residential neighborhoods that maintain strict standards and building codes allowing these areas to remain private and pristine while still having all the benefits of being close to all the conveniences of a major city.

These facilities will continue to attract national anchors to relocate to West Broward. Moreover, major roadways make it simple to travel from West Broward to Miami, Fort Lauderdale and Palm Beach so companies see West Broward not only as appealing for its infrastructure and development but also as a being centrally located to all other major metropolitan areas in South Florida.

What are this year’s trends in real estate in towns like Plantation and Davie?

There is no question that modern architecture is currently popular in Plantation and Davie. However, the area is already seeing a move away from the ultra-modern and a return to a more contemporary and transitional look. Buyers in these areas are seeking acreage and properties with homes that have more classic architecture and high-end timeless finishes. The days of white porcelain floors and stark white quartz countertops are quickly coming to an end and a warmer, more timeless aesthetic is becoming more desirable to current and future homeowners in Plantation and Davie.

There is also a sense in these neighborhoods that it is no longer as easy and affordable to find homes on oversized lots, which is what put these neighborhoods on the luxury home map initially. Indeed, new construction projects are building on half acre lots in Davie, and the larger lots in Plantation and Davie are becoming harder to find.  When updated homes on an acre or more of land come in the market, they move quickly.

What is the average price for a luxury residence in the county? What type of homebuyers move in to Broward?

Luxury homes in Davie and Plantation start around $1 million and go as high as over $3 million.  These prices are considerably lower than comparable product in Miami, which is why we are seeing a lot of buyers moving here from Miami. In addition, the schools – both public and private – are very desirable to anyone considering moving to South Florida so many of the buyers we see are focused on specific schools and the future education of their children. Finally, most of the luxury neighborhoods in Davie and Plantation are extremely private and quiet, attracting buyers looking for a more peaceful and secure lifestyle.

What is the end-of-year inventory in the county? Is it indicative of any market trends?

The luxury market in Davie and Plantation has seen a small increase in inventory, which has corresponded to a slowing down of increased prices for luxury properties.  That being said, this market never experienced the overly inflated growth of some other South Florida neighborhoods, so both buyers and sellers continue to view the luxury market as strong with prices and inventory levels remaining steady in most communities.

What are your expectations for 2018?

For 2018, I expect the luxury market in Davie and Plantation to continue to be strong. Many baby boomers who originally bought in the 90s and early 2000s are moving on to the next phase of their lives and I am continuing to see young families from Miami looking for more affordable luxury product buying homes here. With new retail and commercial development continuing at such a rapid pace combined with the outstanding selection of public and private schools, I expect to see an increase of buyers from out of state looking to Davie and Plantation as extremely desirable areas to live.

“Naples had always been considered a retirement community: old and boring,” said Naples-based real estate agent Dante DiSabato. “However I can tell you first-hand from moving down here in 2009 that Naples has changed dramatically. The secret is out!”

The balmy Florida climate unquestionably contributes to Naples’ sophisticated yet relaxed lifestyle. But true to its proclivity for the rare, Naples “has some of the best weather in the nation.” Being the southern-most city along Florida’s western coast, Naples splashes in the warm, calm waves of the Gulf of Mexico, whose temperature is higher than that of the Atlantic Ocean. Showers and storms are also less frequent than on the east coast.

“Naples is very unique and is hard to compare to any other town,” said DiSabato. “However, I would say that our biggest competitor would be Palm Beach. It is unique, quaint and has several similarities to Naples. But whereas Palm Beach, some people would say, is old money, Naples tends to be old monies new home. Palm Beach is basically connected to a large city (West Palm Beach), meaning you never really feel like you’ve escaped to a tropical paradise as you do in Naples. Add to that the spectacular sunsets we have in Naples and the calm waters of the Gulf of Mexico and it’s easy to see why so many buyers decide on Naples after comparing the two.”

Some of those buyers are also among the most recognizable names in the business world, boosting Naples’ proportion of millionaires per capita to among the top in the country. “Naples has always attracted CEOs,” said DiSabato. “In fact, I believe it houses the most retired Fortune 500 CEOs in the country.”

A hidden gem until recently, Naples is now finding its glimmer as one of Florida’s most coveted destinations – not only for pristine vacations, but also for refined living. “People continue to move to Florida and will always move to Florida,” DiSabato said. “And thanks to the super amenities in Naples, we’ll keep attracting great people who want to be a part of this little piece of paradise.”
