In an illustrious career that continues to this day, the Haute Agent has sold over $350 million in real estate, including $30 million just in 2020. The Miami real estate boom that began before the pandemic hit has seen the top movers of the industry like Fiorenza excel at marketing and achieving the promotion and sale of everything from mansions to single-family homes and luxury condos at a rate rarely or never seen before.

So how did all this start? "After asking myself why I would want to go into real estate, I said 'Why not?' and it ended up being a blessing," says Fiorenza. "I got my license in a week. Because I spoke several languages, I got my first assignment at The Yacht Club at Portofino in Miami Beach, where I sold 40 apartments in the first three months. After working on several developments in the South of Fifth neighborhood in development sales, I started doing sales on Fisher Island because I was already living there and sales happened organically there. Then I met my husband and decided not to do development sales anymore. I got married and had three kids and was very much involved in the Fisher Island community. I know how crucial community-building is to living a happy, fulfilled life. I love sharing that knowledge with my clients so they can thrive the way my family and I have in Miami.”

Organically servicing the Europeans as well as many Latin Americans who would look and buy from her on Fisher Island, Fiorenza became a force on the exclusive island just off Miami Beach. In 2009, she and her husband decided to build their own house on a waterfront lot in Gables Estates. They moved into their "dream home," a two-story neo-classical Italian-style villa, at the end of 2012.

During the building process of the home, Mayi de la Vega recruited her to join ONE Sotheby's International Realty, where she focused on the Coral Gables and Gables Estates, Cocoplum and Pinecrest areas, while branching out in other industries like yoga and cosmetics. "I was always very experimental and doing different things, but real estate is my passion," she says.

On the growth of the local real estate industry, she says, "Miami Beach was so different in 1998. It was an idyllic, vacation place, and now we have a cosmopolitan city. I said to myself back then, 'I don't understand why everybody does not want to live in Miami, it has everything in culture, weather, no pollution, and a great place to work.' I always make a point that I did not immigrate to the United States. I immigrated to Miami."

Fiorenza used the tools available to market her listings and grow her network at a time when there was no social media or email marketing. She advertised in newspapers, journals, and sent postcards and constantly networked, setting herself on a path that has not let up in achieving sales that placed her at the top echelon of the industry.

In a saturated business that has seen many people join the industry and getting their own licenses, she keeps expanding her services. "I think when you are ambitious and work hard, you can make it in real estate, but it also comes down to where you want to be and what kinds of connections you have,” she says. “At this point in my life, I am more into investing in real estate and giving investment advice; looking at broader lifestyle service offerings."

Her status among the world's elite professionals has afforded her clients ample access to luxury experiences in Miami style, whether in real estate or otherwise.

Accurately pointing out that there are more agents than homes for sale in Miami, Fiorenza explains the current challenge for every broker and agent. "You have to really get in there, work 12 hours per day and think, dream, and tap into all aspects of real estate. If you don't do it full-time, you will eventually give up because you have to put in a lot of energy."

Haute Residence: How has the luxury real estate market in Fisher Island been performing over the last year?

Sandra Fiorenza: A total of 65 condos closed on Fisher Island in the last 360 days and currently, there are 20 pending sales. The highest sales was a 10,120 square feet PH apartment in Palazzo Del Sol that sold for $20,000,000 as well as the 6,200 square feet PH in Villa Del Mare for $20,000,000 respectively. I brought a buyer for a 7000 square foot apartment in Palazzo de la Luna on the 9th floor that closed for $16,000,000.

At the beginning of the pandemic, sales slowed because Fisher Island didn’t allow any visitors or brokers to come to the Island. But once those restrictions were slightly lifted, interest and sales in Fisher Island picked up, and currently, Fisher Island has the lowest inventory ever.

What social spots are available on the island so residents don't need to go to the mainland?

Buyers like low-density apartment living with an amazing lifestyle. Fisher Island has five restaurants, a fabulous spa, a state-of-the-art fitness facility with a large variety of classes, a beauty salon. 18 tennis courts, a nine-hole golf course, a delicatessen supermarket, two marinas, and a small medical facility. Residents basically do not need to leave the Island. There are so many possibilities to mingle with friends and fellow residents in all outlets of the Island. Also, the Island has its own post office and fire department.

This will drive their values higher than what was previously expected. With condos, prices have not dropped as much as buyers expected... This year, we are already experiencing a lot of northeasterners coming down here... Sellers are much more interested in cash buyers now... I believe staying informed and ahead of the game is going to give us the advantage to help our buyers and sellers... We have to be aware to recalibrate more often than we are used to; there's no way to say there's a new normal. We now find that we have more buyers asking for pools... Interest rates are very low, maybe as low as they have ever been, particularly for adjustable-rate mortgages... Even through pandemics and recessions, our values hold quite well. Taxes are stable... We have most of our buyers anxious to buy and moving quickly. We are going from a buyer's market to a seller's market in the high-end, which we haven't seen in quite a while... If all goes well and the pandemic hopefully slows down, the summer will be very busy into September and October... The real estate market is not for the faint of heart. It's a wonderful profession."

How has the luxury real estate market in Fisher Island been performing so far in 2020?

It has been performing very well. Luxury real estate has been better than expected, considering how much high-end product there is available. What is selling are units that are well-priced that have either been totally or mostly renovated. Because it’s still a buyers’ market, buyers have been going into contracts and closing quickly on the best opportunities.

What are buyers looking for in their homes on Fisher Island in 2020? 

Renovated units that have contemporary décor. That means the best high-end finishes, such as Italian kitchens, porcelain or wood floors; smart units; the best views. As far as size, buyers are purchasing units that have a minimum of three bedrooms.

Which has been a highlight sale for you so far in 2020?

I just closed on Unit 5012 Fisher Island Drive. It sold for $6,795,000, a 6,500 square feet ($1,045 per sq ft) condo. 

Are there any new restaurants or other spots on Fisher Island you’ve been loving lately? 

We did a beautiful renovation of two of the social areas of the Vanderbilt Mansion. The Snooker Club, which is the after-hours bar/lounge exclusive to equity members, just got a full renovation. The Drawing Room in the Mansion was also renovated and is where members can enjoy afternoon tea and champagne.

What is a new and fun activity on Fisher Island?

The Racquet Club recently added pickleball, the fastest-growing sport in the nation, to its list of racquet sports, building four pickleball regulation courts. This is a sport that can be played by all ages with no experience necessary.
