<p>Bette Midler and her husband, Martin von Haselberg, are moving from their Upper East Side penthouse, which was listed for $50 million in September 2019.</p>
<p>Midler and her family have lived in the 14-bedroom home since the 1990s. Midler revealed that it was time to downsize after her daughter moved out. The 7,000-square-foot apartment is spread out over three floors in a famous Emery Roth designed building on Fifth Avenue. Besides the 14 bedrooms in the unit, there’s also a private elevator which opens to a large, spacious gallery.</p>
<p>The 70-foot entertaining space has high ceilings and features a dining area, living room, and renovated eat-in kitchen with custom wood cabinetry, marble countertops, and high-end appliances. The office and guest bathroom are also located on the main floor.</p>
<p>The bedrooms are located on the second level. Two of the bedrooms have views of Central Park and include large bathrooms and dressing areas. The master suite has oversized windows, a study, and a wood-burning fireplace. There are also three more bedrooms on this floor as well as a large family room and a laundry room.</p>
<p>The top floor features a deluxe library with 13-foot ceilings, a wood-burning fireplace, floor-to-ceiling bookcases, and oversized windows with views of Central Park and Reservoir. A full bathroom is also located on this floor.</p>
<p>There’s an additional 3,000 square feet of outdoor space with multiple terraces and a rooftop with a 900-square-foot garden and 360-degree views.</p>
<p>The home was remodeled by Frederick Fisher and Partners Architects, decorated with Fernando Santangelo, and landscaped by Sawyer.</p>

<p style="text-align: justify;"><span style="color: #000000;">On the use of technology for showings, Jenny said, "We've used technology in the past. It gets better every year, but we don't see that replacing in-home tours. We have amazing drone footage, which is a new thing, but it's not a differentiator." Dolly added, "It is almost impossible to sell something off a virtual tour, but it can help. We find that photography is often much better than anything else in reflecting a property."</span></p>

"Stay the course," she said. "Know your data. Really get into the details of information. The only way you can get credit with any buyer is if you know the details."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Jenny added, "We all have time now to learn every new development. Everything is online. If a client knows something you don't, that's bad."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">They are optimistic about the near future of the real estate industry. "We are fortunate to be in this business that can come back on a short term basis," said Dolly.</span></p>

From the iconic Flatiron building and Plaza Hotel to the Woolworth Tower, these buildings tell the tales of New York's past and are now making way for its future. Today, neo-gothic architecture is a mask for newly converted 5-star residences, which on the inside is outfitted with the latest residential amenities, opulent furnishings, and modern technology. Here are four historic buildings that have been converted into jaw-dropping residences, we can't get enough of.</p>

<p><a href="https://thewoolworthtower.com/">The Woolworth Tower Residences</a>, developed by <a href="https://www.alchemy-properties.com/">Alchemy Properties</a>, are 33 loft-like condominiums that encompass floors 29 to 58 of the iconic, landmarked Woolworth Building—originally designed by <a href="https://www.cassgilbertsociety.org/works/">Cass Gilbert</a> in 1913 as a commission from retail magnate <a href="https://www.britannica.com/topic/Woolworth-Co">F.W. Woolworth</a>. The residences are reimagined with exquisite finishes designed by <a href="http://despont.com/">Thierry Despont</a>, who is known for his work on the restoration of the Statue of Liberty and makeover of the <a href="https://www.ritzparis.com/en-GB">Ritz Paris Hotel</a> and <a href="https://www.rosewoodhotels.com/en/the-carlyle-new-york">Carlyle Hotel</a>. Alchemy Properties has paid homage to Frank Woolworth by restoring original details to reflect the building's glory days, including a $22M restoration of the striking terracotta facade, while simultaneously updating residences with modern-day conveniences; including a coffered ceiling that was restored and relocated from Frank W. Woolworth's private office. Additional amenities include the Gilbert Lounge and entertaining area, a wine cellar and tasting room, modern fitness center and fifty-foot lap pool.</p>

Stern Architects</a>, the world-renowned architecture firm is overseeing the restoration of the original architecture and re-imagining the interiors for the residences. The Belnord is one of the greatest turn-of-the-century residential <span class="m_8715544575561320307gmail-il"><span class="il">buildings</span></span>, originally constructed in 1908 and designed by famed architecture firm Hiss &amp; Weekes. The property's new design will feature 95 residences, ranging from two- to five-bedrooms, situated across 14 floors. In addition, 9,000 square feet of state-of-the-art amenities will be incorporated into the <span class="il">building</span>, and many of The Belnord's hallmarks — including the courtyard and the exterior architecture are being restored to their original grandeur and updated.</p>

<p><a href="https://www.aman.com/resorts/aman-new-york">The Crown Building</a>, formerly known as the Heckscher Building, is located at 57th Street and Fifth Avenue, which we all know is home to some of the most expensive retail shops in the country. Slated to open in 2020, the Crown Building will be converted into <a href="https://www.shvo.com/aman-new-york/">Aman New York</a>, Aman's first urban residences, offering 20 private residences on top of the 85 suite hotel. Residents, Aman private club members, and hotel guests will enjoy access to the 25,000 square foot Aman Spa, featuring a dramatic 25-meter swimming pool surrounded by fire pits and daybeds. The Spa facility will also feature private Spa Houses, state-of-the-art gym facilities, a treatment room, sauna, and steam rooms, as well as an outdoor terrace with cabanas, daybeds, and fireplaces.</p>

<p>Located on the illustrious Fifth Avenue, <a href="https://www.shvo.com/685-fifth-avenue/">685 Fifth Avenue</a> is a 20-story building that will be redeveloped with an additional 10 floors to the top of the tower. The building which was built-in 1928, was formerly known as the Dorothy Gray Building and was once the headquarters of fashion house Gucci. The first three floors are currently occupied by a brand new flagship Coach retail store. Since the acquisition of the building, <a href="https://www.shvo.com/">SHVO</a> has also engaged international luxury hotel brand, Mandarin Oriental, to manage and service the residences. The residences are expected to reach completion by 2021.</p>

<p>On Madison Square Park, just north of the iconic Flatiron Building, <a href="http://212fifthavenue.com/">212 Fifth Avenue</a> was originally constructed as a textile manufacturing building in 1912. Today, the lavish condominium building features gracious layouts and oversized windows that flood the residences with light and offer exceptional views of the Manhattan skyline and Madison Square Park. Designers <a href="http://www.pembrookeandives.com/">Pembrooke &amp; Ives</a> and <a href="http://www.helpern.com/profile/key-personnel/david-helpern">David Helpern</a> fused pre-war design and contemporary features into the residences, including marble entry foyers, gallery hallways, loft-like living rooms, open kitchens with custom ash mill-work, Calacatta marble counters and top-of-the-line Gaggenau appliances.</p>

										<content:encoded><![CDATA[<p>Prime time’s favorite judge, <strong>Judy Sheindlin</strong>, has listed her Manhattan apartment for $9 million. Located on the 11th floor of the chic Sherry Netherland building on Fifth Avenue, the 3,000 square foot residence boasts two bedrooms, two-and-a-half bathrooms, dark hardwood floors, a fully-equipped kitchen and breathtaking views of Fifth Avenue and lower Central Park.</p>
<p>Sheindlin and her husband Jerry — also a real-life-turned-television judge — bought the unit three years for $6,750,000. Maintenance charges for the posh apartment are an astounding $17,411 per month, but that’s not entirely unfathomable for a building where the priciest apartment is currently listed for $95 million.</p>
