AMAZON DOWNTOWN

Fortune 500 company Amazon is making waves in Santa Barbara. Jeff Bezos, Amazon's founder and the richest man in the world, has decided to set up shop in the once-prominent Saks Fifth Avenue building in downtown Santa Barbara. Over the last few years we have seen how Amazon has grown its presence in Santa Barbara, with its ownership of Whole Foods, the Amazon@IslaVista pick up location, and through the company's acquisition of the Santa Barbara startup Graphiq (formerly FindTheBest) to further develop its virtual assistant, Alexa.

The 47,000-square-foot Saks building on State Street is getting a facelift in anticipation of its new tenant set to move in later this year. Construction crews set up scaffolding around the building as they prepared to widen the windows to create more sunlight for the second floor. The interior of the building has also been gutted — gone are the escalator and other interior features. Sources have estimated that Amazon will pay more than $2 million in annual rent for the building, the highest of any tenant in Santa Barbara history. A portion of the ground floor will be retail space and the rest for a growing local Alexa research team. Jobs for the Alexa team have been posted and are drawing tech talent near and far.

A strong retail presence for Amazon would rattle the retail landscape downtown. The arrival of the company itself adds a layer of prestige to a city that has struggled to keep its downtown vibrant and relevant, amid a slow but sure exodus of large retailers and independently owned restaurants. Analysts say more hybrid, mixed use, and innovative ideas are going to emerge in the next two years in the struggling retail area.

LEASING DOWNTOWN

Hayes Commercial Group released a report that shows downtown Santa Barbara is growing into a hotbed for technology companies, a rising trend since the 2008 recession with nearly 70 technology companies emerging in downtown Santa Barbara over the past 10 years.

In the State Street corridor downtown, there are many concepts being evaluated. They include more seasonal pop-up store clusters as shoppers saw in the former Macy's site on State and Ortega. The city is also seeing if there is interest in occasional full-block street closures with more outdoor dining patios, entertainment, and new lighting to attract foot traffic and create a new environment. A trial to test that concept is expected before summer this year.

Leasing is surprisingly up considering the attention the large vacancies have been receiving; 22 leases including renewals were signed in 2018. Large vacancies that are still up in the air include the Macy's space, the former Verizon store, the empty Tonic nightclub, the closed Aaron Brother's store and the Staples building. All are in a four block area. This year, expect to see additional tech companies arriving, along with breweries, restaurants and home furnishing stores.

COMMERCIAL REAL ESTATE

Commercial real estate broker Greg Bartholomew said more tech companies will boost downtown. "Amazon will have the positive economic effect of a few hundred more tech employees working downtown, frequenting eating and drinking establishments, shopping, etc.," he said. "Having a tech giant open an office downtown becomes a point of prestige for the the city and other companies hiring tech employees." He said he doesn't expect any negative effects from the presence of the corporate giant.

"I don’t see Amazon driving up real estate prices," Bartholomew said. "Amazon is primarily converting a large retail building to creative office space and paying rent comparable to what a major retailer like Saks probably would pay. Given current retail demand, Amazon’s office conversion is not crowding out any retailers, and since they are creating new office space, the impact on other office users is negligible. Tech companies rarely compete directly against traditional office users for space in our market."

More tech employees also could lead to more housing. "The tech companies that are located downtown are generating built-in demand for housing that is within walking distance of State Street," he said. "Adding housing will increase the prospects for making downtown a neighborhood in addition to a business district, which most agree would have positive economic and cultural impacts on State Street. The challenges of adding significant housing to the downtown core are substantial, however — much easier to envision than to execute."

There's a reason why the world wealthiest man, Jeff Bezos, is drawn to Santa Barbara and has invested in commercial real estate, market stores and a startup company; he sees opportunity in what is fast becoming known as "Silicon Beach" right here in Santa Barbara, California.

Recently, Billionaire Real Estate Developer Rick Caruso celebrated the long-anticipated opening of the Rosewood Miramar Beach Resort in Montecito, California. Caruso is the man behind a world-class portfolio of retail destinations and marquee shopping experiences, such as The Grove and The American at Brand, the Palisades Village, the luxury building 8500 Burton Way, and a restored 1929 Art Deco landmark which has been converted into innovative office space.

With Rosewood Miramar Beach, Caruso combined forces with Rosewood Hotel to manage the iconic landmark and take on a new frontier in the luxury hotel industry. For Caruso, it was the land that drew him into uncharted territory. MONTECITO ICONIC LANDMARK

However, the original Miramar Hotel has not always been a favorite to the residents of Montecito, Caruso included.

The Miramar’s original accommodations, which date back to 1876, when a young couple ― landowners Josiah and Emmeline Doulton ― built a few small cottages on their property to house visiting friends and family. The Doulton couple named the property Miramar, or “behold the sea” in Spanish. The cottages grew in number over the years until the Doulton family sold the slice of Montecito shoreline in 1939 to Paul Gawzner, who built it out as a resort and added a pool. For the last half of the 20th century, it remained a modest getaway for newlyweds and working-class families.

The hotel was purchased by developer Ian Schrager in 1998 and closed down in 2000 for renovations, however, the slump in the economy prevented any further development. In 2005, Schrager sold the property to Ty Warner, owner of the Four Seasons Resort The Biltmore Santa Barbara, the San Ysidro Ranch, and more.

Los Angeles-based Caruso purchased the site in 2007. In 2012, Caruso demolished the hotel, which by then was in a state of absolute dilapidation, as he looked to put together a financing package and obtain hard-fought permits from Santa Barbara County. Neighbors and environmental organizations had threatened to block the $300 million project through lawsuits, but Caruso and the parties eventually worked out a deal.

It was a 12 year long and cantankerous journey for Caruso to receive approval on the development and have it built, which tested his endurance and grit, but after much perseverance, the Rosewood Miramar Beach finally opened its doors on March 1st, 2019.

ARCHITECTURE

There isn't one way to describe the Miramar’s architecture; it borrows from a handful of influences. The property feels vaguely Cape Cod-ish, makes obvious nods to surrounding Montecito estates and reflects design choices by revered California architect Paul Williams when he redid the Beverly Hills Hotel in the 1940s. The sweeping curved staircase in the foyer of the Manor House, where guests check in, was made using one of his 1933 blueprints for a Southern Colonial-style estate. The hand-drawn plans are framed nearby.

This residential aesthetic starts at the Manor House’s black lacquered front door, continues through the living room area with its piano and fireplace, and spreads to all four corners of the property’s 16 acres. The majority of the 161 rooms are multi-bedroom bungalows set along stone paths that meander under oak trees, while 26 suites with personal balconies and complimentary cocktail service sit right over the sand. There’s a full spa, a massive gym, a bocce ball court, two cabana-lined pools (one for families, the other for adults), and seven total restaurants and bars, including one just steps from the beach and another that serves fish tacos and locally made ice cream. Much of the grounds and many of the amenities are publically accessible. The art collection includes original works by Mel Bochner, Fernando Botero, and Norman Rockwell.

LOCATION

Set right next to Highway 101 and bisected by train tracks, the Miramar somehow retains the serenity you’d expect from a seaside resort. The roar of cars is largely blocked by tall walls and dense landscaping while the entire property was raised a few feet to sit level with the tracks so trains wouldn’t loom over everything. Rooms are installed on “base isolators” to cut down on vibrations, and the buildings incorporate the same noise-canceling technology used in superyachts. The area has also been designated a “quiet crossing” by railroad operators, meaning fewer horn blasts.

INTERIOR DESIGN – CLASSIC + TIMELESS

Miramar is meant to be classic and timeless. The service philosophy was inspired by the old grand hotels of Europe, intended to bring people back to the golden age of hospitality, where people traveled for long distances, and checking in to a hotel was more than just a weekend stop. The property was designed to feel like an extension of one's home. The majority of the Manor house was designed by Caruso's personal interior designer, Diane Johnson, who had never done a commercial project before. She brought a very personal and residential feel to the resort, which was intentional. Caruso built this property to feel like a home, for his family and for locals and visitors alike. It was also very much inspired by the beautiful homes in Montecito, with a heavy influence from the late Paul Williams, whose specialty was grand residences. The grand staircase in the foyer is an adapted replica of one of his original sketches, which Caruso was fortunate enough to purchase from his family.

A large amount of personal and financial capital Caruso invested in the project feels reflected in all those familial touches, capped by the family apartment he built on the second floor of the mansion-style main building.

“Our hope is that this resort becomes an extension of your home,” Caruso wrote in his latest message to neighbors. “From your first cocktail at The Manor Bar to the fireside sunset by the water, the magic of Miramar would not be the same without you.”

The Montecito market offers quite a variety. Current pricing ranges from $735,000 for a condo or approximately $1,500,000 for a single family home, and pricing goes on up to $85,000,000. There are 162 active listings at the moment, with 23 of those properties, or 14% under contract (in escrow). The higher end homes typically see longer periods of time on the market. For the 2019 year-to-date Montecito market, the absorption rate (or months of inventory) is at 20 months, we have an average of 170 days on the market, a median asking price of $4,800,000, and a median sales price of $3,950,000.

What are the top 3 things luxury homebuyers look for?

The luxury homebuyers in our market want views (preferably ocean views but many would like to have ocean, island, and mountain views), privacy, and open floor plans that are great for daily living and entertaining. Also many love to have swimming pools.

Where do you foresee the luxury real estate market heading in the spring of 2019?

I see the activity level picking up. Our market saw 190 closings in March 2019, vs. 172 in March 2018, 164 in March 2017, and 153 in March 2016.

Is there a push for vertical living in Montecito or is it still horizontal based?

Montecito living is still mainly horizontal living, although there have been a couple of new developments on Montecito's Coast Village Road, also called the "Lower Village." The condos up above the Honor Bar sold right away, and the hot new development of the moment is called "The Villas as Olive Mill." There are only 5 condos up above commercial space, on the 2nd and 3rd levels of the building. It took 15 years for the owner/developer to put the project through, and the condos turned out beautifully. One condo sold off market, and the other four just came available. The remaining condos are priced from $3,500,000, and the penthouse is priced at $5,900,000. That being said, Montecito living is still mostly horizontal living. Luxury homebuyers typically want to spread out, they want views, outdoor space, privacy, and room to entertain their guests.

What do you recommend to homebuyers looking to invest in Montecito as we head into the spring of 2019?

I think this is an excellent time to buy in Montecito. Last year's events put a damper on housing transactions. The number of sales went down by approximately 30%. I feel there are some excellent values in Montecito right now, and I believe the community remains strong and beautiful and will heal from the events of last year. It has been amazing to see the community come together, making the area even better and more beautiful, and at a rapid pace. The hiking trails are gorgeous, the area is very green, the new Rosewood Hotel just opened, there are some excellent new restaurants, and the community will continue to thrive.

“Robert has been a dear friend of Joyce’s for about 30-35 years. I met Robert and his wife Robin through my local business interactions and we grew a relationship.
