Co-owners of E11EVEN Residences &amp; Hotels, Michael Simkins and Roberts sold two key pieces of land in the downtown Miami area which led to the development of tower 1.</p>

<p>According to records, the Construction financing for the downtown Miami project was provided by a Starwood Property Trust affiliate by way of a partnership between Property Markets Group and E11EVEN Partners.</p>
<p>Miami Block 17 LLC, led by E11EVEN Partners' Simkins, sold the 9,125 square-foot stretch of land at 1025 North Miami Avenue to 11th Street Trustee LLC, led by PMG's Ryan Shear. The land sold was previously owned by Simkins and Roberts.  According to property records, Miami NE 11th LLC also sold the property at 20 and 30 NE 11th Street to the PMG affiliate for over $5 million.</p>
<p>The newly-acquired loan will serve to finance construction for all three properties. While E11EVEN Hotel &amp; Residences launched sales quietly at the beginning of 2021, developers claimed they quickly sold out. Sales for tower 2 were launched quickly thereafter. Tower 2, also known as E11EVEN Residences Beyond, will connect to the first tower via a sky bridge and at ground level.</p>
<p>The 65-story towers are set to develop just south of 24-hour nightclub E11EVEN Miami, in the Park West neighborhood of downtown Miami. The development will be designed by Sieger Suarez Architects and units will all be finished and furnished.</p>
<p>The first tower, where amenities for the. entire project will be included, will offer a casino-style sports launch, a rooftop, a spa and wellness center courtesy of Dr. Deepak Chopra, and a slew of chef-driven restaurants. The first tower is expected to be completed in 2023.</p>
<p>Developers broke ground on phase one, a 375-unit hotel and condo tower, in November 2021. WNBA player Candace Parker, ESPN co-host Sage Steele and MMA fighter Luke Rockhold are all buyers there.</p>
<p>The Portland Trail Blazers' Just Nurkic is buying units in both buildings. Youtubers and fighters Jake and Logan Paul are expected to buy penthouses in the second phase. Remaining units at E11EVEN Residences Beyond start in the mid-$300,000s, with sizes beginning at 318 share-feet for studios. Cryptocurrency is accepted as form of payment by the developers.</p>

<p>New developments are hitting downtown Miami including the newly announced "Riverside Wharf" project which will also involve a 165-key Dream Miami luxury hotel by Dream Hotel Group. This world-class waterfront destination will be a new paradigm for the city's entertainment and hospitality industries. The 1.5 acres, two-tower project is being developed by MV Real Estate Holdings and Driftwood Capital and will also include a world-class nightclub, a rooftop day club with two pools, banquet halls, event spaces, and a private marina capable of accommodating megayachts.</p>
<p>“Riverside Wharf will be a destination for entertainment unlike any Miami has seen, bringing together world-class entertainment and hospitality offerings to a unique waterfront destination with direct Intracoastal access to the ocean,” said Miami developer Alex Mantecon of MV Real Estate Holdings. “We are excited to finally bring to fruition the dream and vision Miami has had for its riverfront entertainment district which until now has historically sat vacant and underutilized.”</p>

<p>This project was announced by MV Real Estate Holdings in conjunction with Driftwood Capital, one of the country’s leading hospitality sponsors. When complete, the $185 million mixed-use development will anchor the developing Miami River District, one of Miami’s fastest-growing downtown neighborhoods with direct Intracoastal access to the ocean.</p>
<p>Riverside Wharf will transform the storied Miami River district while paying homage to the historic fishing culture of the neighborhood by celebrating the area’s beloved Garcia’s Fish Market with a pop-up seafood market on the grounds, where locals can get the freshest catch daily.</p>

<p><span style="font-weight: 400;">The iconic Waldorf Astoria Hotels and Residences is making its way to the Sunshine State. The latest addition to the Waldorf Astoria family is set to alter and redefine Miami’s skyline as we know it. </span></p>
<p><span style="font-weight: 400;">The recently-launched Waldorf Astoria Residences Miami will be the tallest residential and hotel tower south of New York City. The tower is set to measure 1,049 feet. Led by concept designers Sieger Suarez Architects in collaboration with Carlos Ott, and architecture by Sieger Suarez, along with California-based interior design firm BAMO, this project was created not only to be a luxury residential and hospitality tower but a unique, freestanding sculpture in the sky, unlike anything built before. </span></p>

<p><span style="font-weight: 400;">“We differentiated this cube-style architecture by tilting the first cube upward. From there, we offset the other cubes and pushed the top cube out even further, providing an illusion that the tower is even taller than it is,” says Charles Sieger. </span></p>
<p><span style="font-weight: 400;">This project also marks another collaboration between developer PMG, Sieger Suarez Architects, and design architect Carlos Ott. The “supertall” skyscraper will rise over Biscayne Bay with a monumental height structure of nine spiraling offset cubes designed to be evenly stacked, tilted, and rotated upwards, wrapped in what can be referred to as “glass skin.” Despite its complex design, the modern sculptural exterior offers residents and guests 360-degree views of the surrounding Downtown and Atlantic landscapes. </span></p>

<p><span style="font-weight: 400;">“The exterior glass skin design of Waldorf Astoria Residences Miami impacts the experience of those residing inside the tower. It offers a different, breath-taking view from each residence, kitchen, balcony, or bedroom. The shifted nature of the stacked cubes creates a perspective that is completely unique, depending on where you are within,” says Carlos Ott. </span></p>

In designing for the Waldorf Astoria Residences Miami, our goal was to create an experience that felt transcendent, inspiring a sense of awe as you arrive, and in exploring further, a sense of discovery and reflection,” said Anne Wilkinson, Principal of BAMO. </span></p>
<p>Recently, the Waldorf Astoria Miami Residences opened its one-of-a-kind sales office in downtown Miami. Built like an experiential museum experience, the gallery features a 24-foot scale model of the building as well as a full 3 bedroom model residence. Inside the space, guests can experience video simulations of the views they will experience from residences in the towers and a beautiful model of the Miami skyline with the new building within it.</p>

<p>The project took about a year to complete as MV's team took on the design-build and oversaw the construction management. The penthouse unit was a multi-million dollar project that has smart features, lighting, and music that can be controlled for any event or client meeting at any time of the day. It also includes an event space, kitchen, and panoramic views of Biscayne Bay. Now, Carsaver is expanding even more and MV Group USA is building an additional 12,000 square feet that will include a movie theater.</p>

In the 1970s and ‘80s, technology and design companies replaced the printing industry, attracted by the architecture, location, transportation options, and affordable rents. In recent years, the area has experienced a building boom. Not only is the neighborhood growing in height and number of residences but a large fund has been set aside to increase the neighborhood’s commercial mix, greenery, and traffic flow. Now, with the news of Google’s investment, the neighborhood is set to soar.</span></p>
<p><span style="font-weight: 400;">Corcoran broker, <a href="https://www.corcoran.com/nyc-real-estate/agents/soho/todd-vitolo/9853?tIndividualOnly=True">Todd Vitolo</a>, is a Hudson Square expert. <p>The latest addition to the towers downtown is the unveiling of 125 Greenwich Street, an 88 story, 912-foot tall luxury skyscraper designed by world famous architect Rafael Vinoly, who recently designed another legendary skyscraper in the city pointing up from the skyline, 432 Park Avenue. The British duo of March and White designed the interiors of the units, this being their first big residential project in the United States. The duo are also known for some of the most elite clubs in London as the designers of the Arts Club and Devonshire Club. Their work on 125 Greenwich Street evokes that same essence of exclusivity and prestige while still feeling elegant and personalized to any resident.</p>
<p>The building is only a few blocks from the Oculus and One World Trade Center, and will be home to 273 units of studios to three bedrooms. The top three floors of the building are also going to house the amenities of the tower, giving every tenant a reason to take in the highest views without having to pay for the top levels available. Amenities include a 50’ lap pool, spa, sauna and steam room, fitness center, yofa studio, event space, and cinema.</p>

										<content:encoded><![CDATA[<p>Outperforming the luxury rental market in New York’s Financial District, <a href="http://www.180waterst.com/" target="_blank"><strong>180 Water Street</strong></a> shows no signs of stopping. From the brilliant architects at CetraRuddy, AKM Architects, Metroloft, and Douglas Elliman, the building has become a widespread hit in the neighborhood. As a new build for 2017, the building has 574 units across 29 floors, and features a mix of studios, 1, 2, and 3 bedroom units.</p>
<p>While maintaining its luxury quality, the building is ideal for business travelers spending too much time in New York for hotels but not enough to fully buy yet. The building’s model units were also designed by ASH New York, and really show the modern aesthetic and how any one of these units can be the coolest space downtown for financial types to finally relax in without having to endure the commute from the office. The real star of the building though is the rooftop level. Outfitted with a lounge full of couches, a ping-pong area, deck chairs to catch the last of the summer sun, a full gym, expansive views over the East River, and an outdoor pool featuring a giant mural by artist Gray Malin, it’s the crown jewel of the building. While the next phase of the building, the luxury penthouses will still be under construction for the next few weeks, the building has already leased over 70% of the building, with units going fast.
