<p>The Standard reveals their first-ever residential project, The Standard Residences. In the heart of Midtown Miami, the development will be located in one of the city’s most dynamic neighborhoods between the Design District and Wynwood.</p>
<p>The Standard Residences features 12 floors of residences and amenity spaces. Two hundred and twenty-eight pied-à-terre-style studios, one-bedrooms, one-bedrooms plus den, and two-bedrooms make up the collection of residences. Each residence is finished with light wood plank tile flooring and a gourmet kitchen with Italian cabinetry and Bosch appliances. The bathrooms are oversized and showcase stone vanities and double-suite rain showers.</p>

<p>At sidewalk level, the lobby is designed to interact with the streetscape. It will be a place where residents can connect, work, recharge, and unwind with areas to plug in or host informal meetings. The lobby café connects to an outdoor terrace and will serve cappuccinos, pastries, and fresh juices.</p>

<p>With a mix of amenities that are both energizing and relaxing, The Sweat Room offers a steam room, an infrared sauna, and a fully equipped yoga and stretch studio. The Stadium includes a pickleball court that doubles as a disco party room. Residents can play America’s fastest-growing sport in the comfort of an air-conditioned setting and then boogie-down the rest of the night. Social Lounge 21 is The Standard’s social floor that features a karaoke bar, screening room, fully equipped co-working spaces, zoom rooms, and a private boardroom.</p>

<p>On top of the building is a lushly landscaped rooftop. Here is where the 60-foot, resort-style sunset pool will be located. There will be direct access from the pool to The Standard’s signature rooftop restaurant and bar.</p>

Co-owners of E11EVEN Residences &amp; Hotels, Michael Simkins and Roberts sold two key pieces of land in the downtown Miami area which led to the development of tower 1.</p>

<p>According to records, the Construction financing for the downtown Miami project was provided by a Starwood Property Trust affiliate by way of a partnership between Property Markets Group and E11EVEN Partners.</p>
<p>Miami Block 17 LLC, led by E11EVEN Partners' Simkins, sold the 9,125 square-foot stretch of land at 1025 North Miami Avenue to 11th Street Trustee LLC, led by PMG's Ryan Shear. The land sold was previously owned by Simkins and Roberts.  According to property records, Miami NE 11th LLC also sold the property at 20 and 30 NE 11th Street to the PMG affiliate for over $5 million.</p>
<p>The newly-acquired loan will serve to finance construction for all three properties. While E11EVEN Hotel &amp; Residences launched sales quietly at the beginning of 2021, developers claimed they quickly sold out. Sales for tower 2 were launched quickly thereafter. Tower 2, also known as E11EVEN Residences Beyond, will connect to the first tower via a sky bridge and at ground level.</p>
<p>The 65-story towers are set to develop just south of 24-hour nightclub E11EVEN Miami, in the Park West neighborhood of downtown Miami. The development will be designed by Sieger Suarez Architects and units will all be finished and furnished.</p>
<p>The first tower, where amenities for the. entire project will be included, will offer a casino-style sports launch, a rooftop, a spa and wellness center courtesy of Dr. Deepak Chopra, and a slew of chef-driven restaurants. The first tower is expected to be completed in 2023.</p>
<p>Developers broke ground on phase one, a 375-unit hotel and condo tower, in November 2021. WNBA player Candace Parker, ESPN co-host Sage Steele and MMA fighter Luke Rockhold are all buyers there.</p>
<p>The Portland Trail Blazers' Just Nurkic is buying units in both buildings. Youtubers and fighters Jake and Logan Paul are expected to buy penthouses in the second phase. Remaining units at E11EVEN Residences Beyond start in the mid-$300,000s, with sizes beginning at 318 share-feet for studios. Cryptocurrency is accepted as form of payment by the developers.</p>

<p><strong>Haute Residence: What were the effects of COVID in the housing market?</strong></p>
<p><strong>Stefano Balli:</strong> Over the past two years, we’ve seen a strong migration to Florida. Now, one can say it is primarily from COVID-19, but this migration has always been in place. South Florida, specifically Miami, has always been a vacation or winter trip for thousands of Americans. COVID-19 expedited and amplified it due to certain health and living conditions in other states. Specific areas I’ve seen the most demand in are in the Southern Gables Gated Comminutes such as Gables Estates, Snapper Creek Lakes, and Hammock Lakes. This is primarily due to the average size of the property, privacy, proximity to great schools and local restaurants.</p>
<p><strong>HR: Why should someone buy in your market?</strong></p>
<p><strong>SB:</strong> The quality of life is very high, there are a number of great schools, parks, shops, restaurants, marinas, and parks to support a local lifestyle all while only a 20-minute car ride to Downtown Miami, Brickell, and the sorts.</p>
<p><strong>HR: What sets you apart from other realtors?</strong></p>
<p><strong>SB:</strong> Working in the Construction/Development industry for the past 10 years and having a background in Architecture/Design has allowed me to advise and guide my clients on the right purchase. There are several variables when purchasing a home or property that can be costly if not vetted correctly.</p>
<p><strong>HR: What do you see for the future of your market this coming year?</strong></p>
<p><strong>SB:</strong> I’m optimistic about what the next couple of years have in store, specifically for the luxury markets in South Florida. Miami is a young city comparatively speaking with much more room to grow, both vertically and horizontally. With limited supply for the foreseeable future and demand continuing through the end of 2021, I believe there’s more room to run.</p>

<p>Stefano Balli, Vice President of Balli Group, recently spoke to Haute Design and explained what sets Balli Group apart and how he approaches his work in Coral Gables area.</p>

<p>Haute Design: <strong>How did you get your start in the business?</strong></p>
<p>Stefano Balli: The company began over 40 years ago when my grandfather, Giorgio Balli Sr., first migrated to Miami from Lima, Peru. He designed and worked alongside some of South Florida's most prominent developers throughout the '80s, working on about 80% of Cocoplum, a gated community in South Coral Gables. Years later, my father Giorgio Balli joined the firm, adding new pillars to the Group - architecture, interior design and construction/development. He has since designed and developed over 350 private residences. I have joined the Group, alongside my father, to continue designing and developing luxury residences throughout South Florida. Since then, we've broken records on each development we've completed.</p>

<p>HD: <strong>Describe a design-build company and what The Balli Group does. </strong></p>
<p>SB: I like to label The Balli Group as a vertically-integrated development firm. We have the ability to guide a client based on budget and desires, from conception to reality. Our pillars include architecture, interior design and construction. We connect with our clients to make sure we deliver a product of the highest quality, while maintaining certain budgets and metrics.</p>

<p>HD: <strong>What is unique about your market?</strong></p>
<p>SB: We approach each project as if it were a work of art. It takes time, but once completed, it exudes luxury, quality and warmth. We approach each product differently and can adapt to any style, design, and/or program. Our primary market focus remains in the gated communities of South Coral Gables, but we currently have over 25 projects throughout the municipalities in Miami as well as Ft. Lauderdale.</p>

<p>HD: <strong>Which design trends have caught your eye recently?</strong></p>
<p>SB: We continue to see trends catered to wellness, privacy, space and technology. We foresee these trends continuing into the coming years. The trend for more space has actually reversed its course since 2019, where we saw the consumer requesting less space for both living and total. Whereas now, each home we design and/or develop has a dedicated office space, a gym or spa, large exterior areas for sporting activities, lush landscaping, fully-integrated smart home technology and advanced security. We're interested in the advancement of solar technology and what that may bring in the coming years as well.</p>

<p>New developments are hitting downtown Miami including the newly announced "Riverside Wharf" project which will also involve a 165-key Dream Miami luxury hotel by Dream Hotel Group. This world-class waterfront destination will be a new paradigm for the city's entertainment and hospitality industries. The 1.5 acres, two-tower project is being developed by MV Real Estate Holdings and Driftwood Capital and will also include a world-class nightclub, a rooftop day club with two pools, banquet halls, event spaces, and a private marina capable of accommodating megayachts.</p>
<p>“Riverside Wharf will be a destination for entertainment unlike any Miami has seen, bringing together world-class entertainment and hospitality offerings to a unique waterfront destination with direct Intracoastal access to the ocean,” said Miami developer Alex Mantecon of MV Real Estate Holdings. “We are excited to finally bring to fruition the dream and vision Miami has had for its riverfront entertainment district which until now has historically sat vacant and underutilized.”</p>

<p>This project was announced by MV Real Estate Holdings in conjunction with Driftwood Capital, one of the country’s leading hospitality sponsors. When complete, the $185 million mixed-use development will anchor the developing Miami River District, one of Miami’s fastest-growing downtown neighborhoods with direct Intracoastal access to the ocean.</p>
<p>Riverside Wharf will transform the storied Miami River district while paying homage to the historic fishing culture of the neighborhood by celebrating the area’s beloved Garcia’s Fish Market with a pop-up seafood market on the grounds, where locals can get the freshest catch daily.</p>

<p>The most highly anticipated project coming to South Beach, the iconic Five Park, brings together a group of celebrated visionaries. This eclectic group is comprised of Bernardo Fort-Brescia and Raymond Fort, from world-renowned architecture and design firm, Arquitectonica, acclaimed interior design firm Gabellini Sheppard, award-winning authority on design, Anda Andrei, curator and Editor-in-Chief of <em>CULTURED Magazine, </em>Sarah Harrelson, famed French conceptual artist, Daniel Buren, and more. The team is creating a new gateway to Miami Beach that redefines the notion of Miami Beach luxury in the neighborhood. Five Park aims to transform the meaning of luxury living and elevate the Miami Beach lifestyle.</p>
<p>Arquitectonica's Bernardo Fort-Brescia and Raymond Fort are the pioneers behind the bold architectural design of the 48-story tower, and will be spearheading the task of establishing Five Park as a new landmark on Miami Beach. They have designed an impressive structure that intertwines function, beauty and sustainability. The form of the building was inspired by the tranquil waters of Biscayne Bay, the lush environment of South Beach, and the vibrant culture of Miami.</p>
<p>"With Five Park, we're aiming to innovate in a way that has never been done before on Miami Beach," said Bernardo Fort-Brescia, co-founder of Arquitectonica. "The significant cylindrical shape of the luxury condominium tower provides abundant natural light, and unparalleled sweeping bay, ocean, and city views, making life in the clouds at this vantage point uniquely available at Five Park."</p>
<p>The interiors, designed by Kim Sheppard, FAIA, and Michael Gabellini, FAIA, from acclaimed New York firm, Gabellini Sheppard, are refined and luxurious. Incomparable elements include Gaggenau kitchen appliances, Italian oak kitchen cabinetry, stone countertops, lighting design by L'Observatoire, as well as an array of bespoke finishes across the units which will exceed the expectations of even the most discerning.</p>

Anda has designed Five Park in such a way that provides spaces for every mood and delight at every turn.</p>
<p>The future Five Park community will also have access to an impressive art collection throughout common spaces curated by the inimitable, Sarah Harrelson, Founder and Editor-in-Chief of <em>CULTURED Magazine</em>. Harrelson has an encyclopedic knowledge of the arts and has collaborated with some of the best up-and-coming artistic talents of our time throughout her career.</p>

<p>The 158-foot-long enclosed bridge will feature a patchwork of translucent, colored glass panels that will filter a kaleidoscope of colors across the walkway, mirroring the vibrance and excitement of Miami Beach. Daniel Buren is a famed, French conceptual artist known for his bold designs that use strong graphics and striking colors. He's responsible for the some of the most famous and recognizable public art installations around the world, including the 260 black and white pillars at the Palais Royal in Paris and the sails of colored glass at Fondation Louis Vuitton.</p>

<p><span style="font-weight: 400;">Recently Quadro Miami Design District hosted a business summit to help reinvigorate business relationships in Miami, FL. The Miami real estate market has shown incredible recovery from the pandemic thanks to incentives and the immediate response from the government to accelerate the implementation of vaccines as a way of reopening business. There has also been a major influx of people and businesses moving to Miami due to these incentives as well as the attractive model of taxes and the “fun in the sun” lifestyle of the city. </span></p>
<p><span style="font-weight: 400;">Along with B2B Media and Immobiliere Magazine, Quadro used a blended format to host the conference, with the panels being held in-person at the Quadro Design District and streamed on Facebook Live for online viewers. The summit was comprised of three different panels: </span><span style="font-weight: 400;">"America Grows - Real Estate Investments in the United States", "Restructuring the Post-Covid Financial Markets", and "What's Next for the Cities – Building a Better Future for the New Generations". </span></p>
<p><span style="font-weight: 400;">"Nobody expected the market to be so resilient," remarked Javier Lluch of Element Development during one of the panels. "The state with the pandemic was a bit critical and it was expected to go down, however, the growth we've seen in the last 12 months has been significant."</span></p>

<p><span style="color: #000000;"><strong><em>Haute Living's</em> April Donelson</strong> hosted <strong>Matthew Barry</strong>, Managing Director at <strong>Optimum Asset Management USA</strong>, <strong>Edgardo Defortuna</strong>, President and CEO of <strong>Fortune International Group</strong>, and <strong>Thomas Mooney</strong>, Director of the Planning Department in the <strong>City of Miami Beach</strong>. <p><span style="color: #000000;">The conversation included a detailed presentation of the fine living to be soon experienced by a select number of buyers at Monaco Yacht Club &amp; Residences, which is being developed </span><span style="color: #000000;">in collaboration with two of the top names in design, <a href="http://www.lissoniassociati.com/en"><span style="color: #0000ff;">Piero Lisson</span>i</a> and <span style="color: #0000ff;"><a style="color: #0000ff;" href="http://arquitectonica.com/">Arquitectonica</a></span>.</span></p>
<p><span style="color: #000000;">"One of the highlights of anywhere in Miami Beach is the views. Every unit has the West view across the Intracoastal Waterway," said Barry. He added his personal experience as he detailed the unparalleled landscapes found at Monaco Yacht Club &amp; Residences. "We are fortunate to have a wide Bayview so it is not only unobstructed with the water, it is unobstructed because of the single-family homes and the islands across from us. Having had the privilege in my own life to live in Miami Beach on both, the bay and ocean sides, my wife and I prefer the bayside. More activity, boating, and a lot more happen during the day on the bayside, and then at night after sunset. You get to see the city of Miami come to life, and the dynamic architecture and lighting of the city is always interesting and attractive."</span></p>
<p><span style="color: #000000;">Defortuna and his team at Fortune have presented the Monaco Yacht Club &amp; Residences virtually during the quarantine. "We have a wonderful team of agents," he said. "When we were ready to open the sales center, they couldn't really get the personal touch and the personal feeling (with buyers) due to quarantine restrictions, so we delivered more of a digital presentation." The sales gallery is now open at 6897 Collins Avenue, </span><span class="s1" style="color: #000000;">just a short walking distance from the property site.</span></p>
<p><span style="color: #000000;">He also spoke about the smart investment that buyers will gain. "In comparative values , we are very attractive and, on top of that, you can have your boat docked right at your doorstep. The prices are going to adjust and, I think that being the pioneers in this area for this quality building, the buyers that are going to buy here are going to really see significant increases in their price."</span></p>
<p><span style="color: #000000;">As a distinguished public servant with a career spanning more than 30 years, Mooney spoke expertly about the City of Miami Beach and the different steps and regulations that have been taking place to develop and reenergize the North Beach area (approximately 69th Street to 72nd Street south to north, and Indian Creek Drive to Collins Avenue east to west). "The key here was to develop a more consistent and holistic set of development regulations that strive to create a walkable, 24-hour town center area. The goals of the area were to not just spur development, but to also spring the right type of development."</span></p>

<p>This architectural feat rises 460 feet above First Avenue in Murray Hill. One United Nations is the child of Richard Meier and Partners and sits among a block of old world brick buildings from a bygone era. It looks like it was plucked out of a futuristic development and set to rest on Manhattan’s east side. Its layered black glass makes for a bold exterior while luminous interiors provide comfortability. The impressive structure is ahead of its time and certainly ahead of its current setting.</p>

<p>New York’s famed ‘Jenga Tower’ also known as 56 Leonard has not only influenced the city’s skyline, now it seems Austin has taken inspiration and built their own Jenga Tower. <a href="http://dev.hauteresidence.com/the-independent-will-soon-be-the-tallest-building-in-austin/">The Independent Austin</a> resembles that of the similar building in New York. Developed by Apsen Heights and the CIM Group and designed by Rhode: Partners, the tower has a distinctive stacked design resembling a Jenga tower.</p>

										<content:encoded><![CDATA[<p>A year ago it seemed unthinkable that East London could start flagging. The poorest part of the city had enjoyed years of unbridled growth and gentrification highlighted by the the 2012 Olympics, which brought over 100,000 jobs and scores of new residential buildings. However, a recent report by real estate analyst <a href="https://www.lonres.com/public/products/res-sales" target="_blank">LonRes</a> shows just that. The traditionally more affluent West, home to Russian oligarchs and oil-rich Saudi families, continues to forge ahead as house prices increase while the East has put on the brakes.</p>
<p>According to the report, between April and June, an average of 20.9 percent of properties in prime areas of West London sold within the first three months of being on the market. It the East, in prime gentrified locations half that amount, 9.4 percent of properties sold within three months.</p>
<p>Coupled with this, during the same period the price per square foot of sold properties rose 4.4% in West London, and decreased 6.4% in East.</p>
<p>To expect East London to compete with West is unrealistic. The west has always been the center of entertainment, historic landmarks, shopping and business but in recent years, areas such as Dalston in the East had witnessed a previously unthinkable turnaround to become a hotbed for hipsters while the Docklands attracted the business it was always hoped it would do. Increased transport links in the East, centered around Stratford, the site of the Olympics, made commuting from all parts of the country and the continent more feasible than it had ever been.</p>
<p>But sales are down by 5.3 percent annually in the East compared to 0.6 percent in the West. The interminable Brexit malaise has surely had an effect. Banks and other businesses in the City, the financial area in Central London, located a short distance from more affluent areas in East London have laid people off and relocated elsewhere in Europe. The West, conversely, has businesses and attractions not so directly effected by Brexit. In addition, new developments such as White City, a former baron industrial area turned luxury residential, shopping and media hub, have take the kind of cool, hipster crowd that would have previously set up shop elsewhere.<span class="Apple-converted-space"> </span></p>
<p>The effect of the White City development can’t be overstated. Previously known at the headquarters of the BBC, the old iconic doughnut shaped building was cherished by much of the nation as it was often shown on TV. The BBC left in 2013 and the building, rather than being razed has been converted into luxury condos or flats as they are known in the UK, along with 400,000 square feet of commercial and retail space. These include 432 residential units. Prices for the residences start from £725,000 (US$969,659) for a one-bedroom unit; £960,000 (US$1.28 million) for a two-bedroom; £1.625 million (US$2.17 million) for a three- bedroom; and £6.25 million (US$8.35 million) for one of the Television Centre’s three penthouses. Residents began moving in last December.</p>
<p>Also located in the building is the members only Soho Club, a 45-room hotel and upscale restaurants, bars and movie theaters, while the BBC have reopened 3 historic studios with state-of-the-art facilities.</p>
<p>Additionally, <a href="http://www.dailymail.co.uk/news/article-5523347/London-largest-shopping-centre-EUROPE.html" target="_blank">Westfield,</a> a mall, which first decamped to the area in 2008 has expanded to become <a href="https://www.independent.co.uk/news/business/news/westfield-london-white-city-largest-shopping-centre-europe-expansion-john-lewis-hm-a8265071.html" target="_blank">the largest shopping area in Europe</a>. Its theory, that accessibility to the heart of buzzing West London meant that overlooked White City was a gem in the making, has proven true.</p>
<p>Along with the media and and creative types, the tech industry is trying to add weight to the west. London’s tech center is currently based around Old Street’s Silicon Roundabout in East London. However, London’s Imperial College has pledged to invest £3 billion in a new postgraduate campus north of <a href="https://www.standard.co.uk/topic/shepherds-bush" target="_blank">Shepherd’s Bush</a> with a focus on commercial applications for advanced blue-sky research.</p>
<p>Professor Alice Gast, president of Imperial College London, said: “At our White City Campus, we are building a dynamic environment where academics work alongside corporate and community partners to drive discovery, promote entrepreneurship, inspire young people, and develop solutions to some of the most pressing challenges of our time.”</p>
<p>It’s not as if East London, though has suddenly become an unattractive place to invest. Earlier this year, <a href="https://www.homesandproperty.co.uk/property-news/newham-looks-set-to-approve-plans-for-4000home-development-in-canning-town-a117906.html" target="_blank">proposals were approved for Berkeley Homes</a> for one of the densest housebuilding projects in the capital, with nearly 4,000 new homes to be developed in an area known as Canning Town, known as being traditionally working class.<span class="Apple-converted-space"> </span></p>
<p>While the more affluent parts of East London may have taken a hit recently, the area is unquestionably more affordable than West London. With much of London still beyond the reach for many, the Canning Town project is a viable path to homeownership for residents.</p>
<p>“It is no secret that it will take many years to fix London’s housing crisis, and we ultimately need government support – but schemes such as this prove that we can make a real difference now by delivering high-quality neighborhoods with a large proportion of genuinely affordable homes,” said London’s Mayor Sadiq Khan, of the Canning town development.</p>
