<p>The Miami Design District announced the arrival of its first new Class A office building, The Ursa. Combining museum-quality art by Daniel Arsham with ten floors of office space, The Ursa will transform the work experience in its unique environment.</p>
<p>The Ursa is being developed by Miami Design District Associates. It is a joint venture between Dacra, L Catterton Real Estate, and Brookfield Properties. The fifteen-story building houses ten floors of office space. There are two retail spaces available on the ground floor and outdoor areas on every level. Included on each floor are a private balcony and floor-to-ceiling glass windows. Also, the rooftop features an indoor/outdoor garden deck that all tenants can access.</p>

<p>Arquitectonica designed The Ursa to fit within the artistic neighborhood of the Design District. It features monumental artworks incorporated into the building’s façade. Famed contemporary artist and founder of architecture and design company Snarkitecture, Daniel Arsham, was inspired by Greek and Roman sculptural reliefs when creating these artworks. The Ursa’s interior art and furniture were also created by Arsham.</p>

<p><span style="font-weight: 400;">Recently Quadro Miami Design District hosted a business summit to help reinvigorate business relationships in Miami, FL. The Miami real estate market has shown incredible recovery from the pandemic thanks to incentives and the immediate response from the government to accelerate the implementation of vaccines as a way of reopening business. There has also been a major influx of people and businesses moving to Miami due to these incentives as well as the attractive model of taxes and the “fun in the sun” lifestyle of the city. </span></p>
<p><span style="font-weight: 400;">Along with B2B Media and Immobiliere Magazine, Quadro used a blended format to host the conference, with the panels being held in-person at the Quadro Design District and streamed on Facebook Live for online viewers. The summit was comprised of three different panels: </span><span style="font-weight: 400;">"America Grows - Real Estate Investments in the United States", "Restructuring the Post-Covid Financial Markets", and "What's Next for the Cities – Building a Better Future for the New Generations". </span></p>
<p><span style="font-weight: 400;">"Nobody expected the market to be so resilient," remarked Javier Lluch of Element Development during one of the panels. "The state with the pandemic was a bit critical and it was expected to go down, however, the growth we've seen in the last 12 months has been significant."</span></p>

First you have to practice your craft—walk the runway, sketch the pad, splash the canvas, or experiment with ingredients. Once you’ve mastered your talent (be it fashion, art or cuisine), perhaps you’ll be invited to Dubai’s Design District, the emerging international design village looking for inspired creatives.</span></p>

<p><span style="color: #000000;">When fully completed, the burgeoning Dubai Design District (a.k.a. D3) will shine as the United Arab Emirates city’s new creative quarter where fine design, art, fashion, cuisine, luxury, and people of influence and affluence co-mingle. D3 doesn’t yet have the reputation of New York’s Meatpacking District or East London’s Shoreditch neighborhood, but it has a cooler moniker that signals similar hotspot hipness.</span></p>
<p><span style="color: #000000;">D3 officially opened last month with the first of more than 200 corporate brands and studios who will call the area their home (Hugo Boss and La Perla included). Now Foster &amp; Partners will deliver Phase 2 of the project by injecting an international design culture into the globally diverse city—all inspired by the Meatpacking and Shoreditch communities in New York and London, respectively.</span></p>

<p><span style="color: #000000;">Foster &amp; Partners’ architectural foundation will inspire Dubai's most creative talents and industries to express themselves within D3’s new environment of contemporary offices, communal working facilities, pedestrian streets, and outdoor event spaces. This strategy is designed to attract startup companies, young people, emerging artists, designers, studios, galleries, and even Michelin restaurants into the neighborhood. As reported by <em>Dezeen</em>, a key ambition is to allow these new spaces to evolve organically, so they can adapt to any purpose.</span></p>
<p><span style="color: #000000;">“This is an exciting initiative which supports young creatives, and allows Dubai’s design scene to flourish from within," says <strong>Gerard Evenden</strong>, Foster &amp; Partner’s studio head. As idealistic as that sounds, Phase 1 could be called "the establishment phase"—delivering the top-down corporate approach before implementing the designer culture—just in case.</span></p>

<p><span style="color: #000000;">This creative district culture will plant an entrepreneurial seed that gives D3 potential to become one of the world’s premiere destinations for design, fashion, art and luxury, according to <strong>Mohammad Al Shehhi</strong>, chief operating officer of D3.</span></p>
<p><span style="color: #000000;">Foster &amp; Partners won the project through a design competition. Phase 2 will be completed in 2017, followed by a Phase 3 waterfront promenade. In 2011, Foster &amp; Partners also designed The Souk, a central shopping market of food, crafts and high-end boutiques in the UAE’s other large city—Abu Dhabi.</span></p>

										<content:encoded><![CDATA[<p>Architect <strong>Jeanne Gang</strong>, known for turning structures inside out with her unique exo-spatial high-rise design technique, is back on the block with recently unveiled designs for a stunning 14-story residential tower in Miami’s Design District. The tower, reportedly called Sweetbird South Residences, promises panoramic views of Biscayne Bay from each of the building’s proposed 76 units.</p>

<p>Gang and her firm <strong>Studio Gang Architects</strong>, famous for designing Chicago skyscraper-optical illusion Aqua Tower (the nation’s tallest structure designed by a woman) is equally ambitious with this 160,000-square-foot tower in Miami’s Buena Vista neighborhood—slated for completion in 2016.</p>
<p>Recently released renderings show Sweetbird South as a residential building anchored by two stories of ground floor retail space, a resident lounge and a rooftop swimming pool. The tower is obvious on form and subtle on function. Like Aqua Tower, the building appears to be rippling or trembling but definitely not falling (we think). Each residence features floor-to-ceiling windows and oblique-angled terraces that form seemingly implausible quadrilateral shapes--trapezoids, parallelograms and rhombuses. Jeanne Gang must have aced geometry as a student.</p>

<p>While most people can't discern between a trapezoid and a rhombus, Studio Gang transforms buildings into intriguing geometrical experiments—as if the firm is attempting to solve complex mathematical theorems on the façade of skyscrapers. The Sweetbird South building is begging to be deciphered but perhaps only Euclid or our college math professor could break its code.</p>
<p>The tower’s interior extends outside to the façade, producing a dynamic spatial (or exo-spatial) arrangement of habitable spaces that function as a contemporary "Florida room." According to the firm, “these shaded, open-air rooms provide both a thermal buffer for the interior and an outdoor space for relaxing and entertaining.” See, we told you—subtle on function (and there are even plans to integrate solar shade and rainwater collection into the design). What better location to bring indoors outside than in Miami overlooking Biscayne Bay?</p>

<p>The Sweetbird South tower feels like the southeast companion to Studio Gang's 15-story design called City Hyde Park in Chicago. There’s something distinctly Flat Iron about this Miami building (the way it dominates its short block in seemingly triangular fashion), except it’s bright white, modern and offers better views. Is it like an Antoni Gaudí structure in Barcelona? Not quite, but it’s absolutely a head scratcher and eyeball burner—in a good way. Studio Gang’s Miami tower is a residential building disguised as an optical illusion—or is that vice versa? Perhaps we can describe it better this way—it’s a rhetorical question mark that doesn't need to answer to anyone. It is what it is.</p>
