Inventory is just so tight. If we take 40 listings this week across the board, we will put 80 properties under contract, so that's unsustainable. It's been like that since last July. We had record sales last year, record low inventory this year. We are down 1,000 listings when typically we would have around 2,000 at any given time. We have more people looking to buy than properties to sell.  One of the most fun things to do if you look at ski-in and ski-out homes, we put on our skis and tour homes... We have seen ups and downs. Every time it goes down, it doesn't go as down as the previous time, and when it goes up, it goes higher than the previous time.

Patty Murphy: "Santa Ynez is an extraordinarily beautiful area; clean air and not congested. We are a couple of hours from Los Angeles and get a lot of people that have discovered our wine region. They're not driving up to Napa anymore. They started coming from LA and falling in love with our area. How did the third quarter of 2020 real estate perform in Park City?

From the start of the pandemic lockdown in March, we saw a drop in sales numbers through April and then the numbers started to increase in May. In June, the real estate market in Park City exploded and has shown no sign of slowing down.

How has your market been doing so far this year compared to this time last year?

The Park City Board reports that new contracts written are about TRIPLE the number from the same period last year. I am astounded at both the number of new contracts, but Olson the price point. I have never seen as many contracts written with price over $10 million.

Do you expect a more or less active 4th quarter for this year than previous years?

Active listings are at an 8 year low, 2807 compared to 2667 for the same time last year. While we are taking new listings at a higher number than last year, new contracts written are far outpacing new listings. This is creating an even higher demand and multiple offers are the norm. Typically we see a slowdown in November and December, holiday months, but I do not anticipate that to occur this year.

Saturday morning a report surfaced that a local employee on Main St had tested positive for COVID-19 and word spread like wildfire. By Saturday afternoon, I received a notice that all Vail resorts, (Park City Mountain Resort) were closing for a week. This announcement was quickly followed by Deer Valley, Alta, Snowbird and Brighton announcing that they would also be suspending operations for at least a week. By Sunday evening, all resorts except for Brian Head in central Utah and Powder Mountain had announced that they were closing. On Sunday evening, Summit County came out to say that all of the county resorts, PC and DV, restaurants, churches, spas and most businesses would have to close until at least April 16, ending any hope that the ski season might continue. Restaurants would be allowed to deliver meals for curbside pick up only. The food markets would stay open as a necessity.

On Monday, Powder Mountain also closed, leaving Brian Head as the only Utah resort open. (Editor's note: Brian Head has since closed for the winter season). Driving around town Monday morning felt more like mid-April than mid-March. It was warm, very little snow in town and streets were empty. Then, Wednesday morning we experienced an earthquake! Fortunately for us here in Park City, we were far enough removed from the epicenter that it was only a jolt that did little if any damage, but it certainly shook already frayed nerves.

The good in all of this is to see how everyone in Park City has rallied to help each other. Immediately, a Facebook page came up for residents in need, to ask for help and for those willing to help. It is truly warming to see how many of our local residents have stepped up to help those who have lost their jobs or for health reasons are afraid to venture out. The offers to go shopping, pick up meals from restaurants or find sanitary products for those who cannot are an inspiration. It seems that in times of crisis people step up, and perhaps even more so in small close communities like Park City. While things will most certainly get worse, this will end, and hopefully, we will come out stronger.

In the meantime, life and business go on. Not surprisingly, Real Estate sales have slowed, but have not come to an end. I see new sales being reported every day across all price ranges and market types. The biggest change is that we are not holding open houses right now and agents are working from home rather than offices. Fortunately for us, we are accustomed to doing business remotely and through virtual methods, so I am still able to communicate effectively with my buyers and sellers and show properties to interested buyers. As is often the case, difficult times also bring opportunities and the savvy investor is ready to act! As many of us are now working from home and have time, I would love to hear from you and chat about what is happening in your area and perhaps just to chat about real estate in general.

How has the luxury real estate market in your market been performing so far in 2020?

2020 is off to a great start for Luxury Homes here in Park City. Since January 1, 25 homes have closed with prices above $2 mil, with 5 of the homes priced above $6 mil. The number of homes with contracts Pending is equally impressive. 31 Homes over $2 mil have contracts pending with 5 homes over $6 mil. One home to note is a new construction, ski-in/ski-out home in Deer Valley listed for $13.5 mil and has an accepted contract on it.

What are buyers looking for in their homes in your market in 2020?

Buyers still prefer and are looking at new construction homes with a contemporary look and feel. Spacious living/entertaining areas, great views and access to recreation top the list of buyers wants.

Which has been a highlight sale for you so far in 2020?

I currently have 2 new construction condos under contract with a list price above $3.5 mil. Both are in a newer area of Deer Valley called Empire Pass with direct ski-in/ski-out access and membership in the Talisker Club, a private on-mountain lounge and spa. I am also working on a home listed for $12 mil, located on a very popular area of Deer Valley called Northside

Are there any new restaurants or other spots in your market you’ve been loving lately?

With the coming of Spring, warmer and longer days, I like to take my Dogs and spend an afternoon snowshoeing in the mountains. It is a great way to relax, enjoy the mountains while getting some great exercise. Park City and Canyons Resorts both offer free afternoon/Apres' Ski concerts. What a wonderful way to end a good ski day, listening to music with friends under bright blue skies.

I have been selling Real Estate in Park City, UT since 1989 and have specialized in the resort and second-home market. During this time I have seen numerous ups and downs in the resort market and watched what buyers consider to be an important shift over the years.

In the early years, buyers were focused on income and obtaining the highest return on investment. While still an important consideration for many buyers, more are now more concerned with lifestyle, a family gathering place and a legacy for their children. With this change in attitude, ski-in/ski-out has become less important as owners a looking at Park City as a year-round resort. The golf communities have been the biggest beneficiary of this change and have added amenities other than golf to fit the lifestyle requirements of our new buyers. Along with golf are amenities such as; tennis, fitness, hiking/biking, fishing. Most golf communities have also added a ski component consisting of a clubhouse or similar facility on the mountain for skiers to warm up, get something to eat or drink and store their equipment.

Over the years I have seen trends come and go. For awhile, Theater Rooms were a must-have in a luxury home. Now, with more of an emphasis on family gatherings, spacious and top of the line kitchens with generous great rooms are high on the list for today's buyer. As people spend more of the year here, 3 car (or more) garages are sought after…. need room for all of the toys, skis, boats, bikes, etc.
With the Town of Park City almost fully built out and the average price of a home pushing $2.6 mil, buyers are not afraid to look outside of town where prices are better and the homes are newer. New is almost always preferred to old, but no matter what the age, the property must be updated to reflect a buyer's desire for contemporary finishes.

The big question is how long will this strong market continue! Park City is somewhat unique in Western Ski Resort towns in that we are only a 30-minute drive to Salt Lake City. This gives us the added cushion of not only second home/resort buyers, but also full-time residents who make the easy commute to work in Salt Lake City. As the second home/resort market is highly dependent on the national economy, this gives us some insulation. The national economy continues to be strong and as we are in an election year, the bet is that the economy will remain strong through 2020, resulting in a continuation of strong resort sales.

What are the current real estate market trends and conditions in Park City?

At the end of the third quarter of 2018, housing statistics revealed a slight slowdown in demand with prices remaining relatively stable.  The number of single-family home sales inside the city limits was down by less than 2% and the median price of $1.95 million remained the same as 12 months ago.

Condo sales inside the city limits were down 5%, but the median price increased 8% to $820,000.  I attribute the decrease in sales to new developments that closed in 2017 artificially inflating the number of closed sales for 2017.

What are the top 3 things luxury homebuyers look for?

LOCATION!  Whether it is views, privacy or ski access, location is the #1 factor in purchasing. Quality of construction/finishes. With a high number of luxury properties available, buyers can be very discerning regarding the quality of the home and if it fits their expectations. Floor Plan; does the home layout fit the needs of their family?  From large gathering spaces, kitchen and bedroom layout, luxury buyers are not willing to compromise.

Where do you foresee the luxury real estate market heading in the new year?

If the economy continues to show signs of slowing or even remaining stagnant buyers will be able to be even more choosy and not settle for anything that does not exactly fit their needs.

Is there a push for vertical living in Park City or is it still horizontal based?

While Park City certainly has seen its share of vertical properties; Montage, Stein Erickson Lodge and Residences, and St. Regis, Park City has historically favored horizontal properties.  This may change as land for luxury developments becomes scarce leaving no alternative for new luxury residences, but for vertical properties.

What do you recommend to homebuyers looking to invest in Park City as we head into 2019 and the ski season?

Work with a long-time experienced agent who can advise you on the history and future of various luxury developments as well as knowing what is coming to market. Patience. If you do not find exactly what you are looking for, do not feel pressured into settling for less. The Park City luxury home market is quite fluid, and a good agent will listen to your needs and find the perfect property for you. Interest rates are still low but creeping upward. Inventory for luxury properties is comfortable, giving buyers ample choices. This a good time to be looking for a vacation home in Park City/Deer Valley.

Indeed, the town of less than 10,000 residents enjoys a popularity that can rival major tourist destinations like New York, albeit for disparate reasons. No surprise, then, that Park City’s real estate is booming, particularly the market for second homes and vacation properties. To learn more about it, Haute Residence talked to Dennis Hanlon, a prominent local broker with Summit Sotheby’s International Realty.

Park City has a large second-home real estate market. What are some of its most attractive features compared to other ski-resort regions?

One of the unique aspects of Park City is its proximity to Salt Lake City and the Salt Lake City International Airport. Park City is an easy 30-minute drive from the SLC International Airport. The location of the SLC International Airport, just to the west of Salt Lake City, helps ensure that it is rarely closed due to snow or inclement weather. This is particularly attractive to visitors coming in with short vacation windows. Also, Park City has become an attractive second-home market for commuters working in Salt Lake City. The clean air, cooler temperatures and slower pace of life attract many families looking for a lifestyle balance.

Another attractive feature of Park City for visitors and second homeowners is its lower elevation compared to almost all of the Colorado resorts. This is an important feature for many visitors that are coming from sea level or near sea level.

What are some of the most popular enclaves in and around Park City for second homes? What makes them so?

Park City is home to two world-class resorts, Deer Valley Resort and Park City Mountain Resort. The communities near both resorts are extremely popular for second homeowners as they have both the convenience of resort access as well as the ability to rent their homes short-term as vacation properties. Within the resorts are three gated communities, which are highly desirable for high-profile owners or people just wanting an added a level of security. These communities are: Bald Eagle and Deer Crest in Deer Valley and The Colony at Park City Resort. All three of these communities feature ski-in/ski-out homesites with breathtaking views of the Wasatch Range and surrounding areas.

In addition to the resorts, we have several gated golf course communities, which have become very popular for the summer-time crowd. These communities feature homesites and homes on courses designed by Pete Dye, Jack Nicklaus, Mark O’Meara and Tom Fazio.

In addition to all of these resort communities, the neighborhoods of Park Meadows, ThaynesCanyon and Sun Peak have become very popular with second homeowners looking for more of a“neighborhood” feel.

How did the resort real estate market in Park City fare in 2017? What are your expectations for 2018?

2017 was a very strong year for real estate in Park City. The number of single-family homes sold in the Park City city limits and the surrounding areas increased by 5% since 2016. As home prices inside the city limits increased to an average price of over $1,000,000, we saw more buyers purchasing in the surrounding area.

Condominium sales in and around Park City continued to be very strong as these are very popular with second homeowners. Condominium sales near the Park City Resort increased by 19% over 2016 and Deer Valley sales increased by 18%. Of particular interest is the increase in Deer Valley sales, as it had been relatively flat coming out of the recession.

Like most of our neighboring resorts, our largest obstacle to sales has been declining inventory. As both home and condominium prices have now come back to or surpassed pre-recession prices, owners are not feeling any pressing need to sell. Combine this with the lack of land for new development and we sepe historic low inventory numbers. Despite the lack of inventory, I expect 2018 to be another strong year. The economy is robust and buyers are feeling comfortable about the future.

Where do most people seeking to buy a vacation home in Park City come from? Or is it a rather diverse crowd of buyers?

As I mentioned earlier, Park City benefits from it’s close proximity to the Salt Lake Airport and the Delta hub. For many years I have answered this question by saying that our visitors come from “Anywhere that Delta flies direct” While California and Arizona have traditionally been strong for us as they are less than 2 hours by air, New York, Chicago, Florida, Texas and Washington DC are also very popular markets.

Over the years I have been noticing a new trend of summer visitors coming from the “hot” states of Arizona, Texas, Alabama and Florida. As the weather across the country has heated up, residents of these states have discovered our delightful summers. Warm summer days with cool evenings has made Park City a popular destination for visitors from all over the country.

Park City has also attracted many visitors from Mexico and Central America, again for the ease of access.

What are some of the things buyers need to consider when buying a second/vacation home?

This is a great question and one that is not addressed enough!

First is location. Here in Park City, do you want easy access to a resort and, if so, do you have a preference to which one? Do you want to be slope-side or within walking distance to a resort or do you not mind packing up a car and driving a short distance to the resort? How about walking distance to Main Street shopping and dining; or is being on a bus line important? The closer that you are to the resort or ski access, the higher the price.

Second, is rent-ability. Is renting your vacation home a consideration for your purchase? Not all communities in Park City allow vacation rentals, and with the areas that do allow vacation rentals, there are locations that are more popular for rentals....bringing in more revenue.
Third is price. What is your price range and what can you get for that price? Early in your search determine what is most important in your price, size, location, amenities. For example; a three bedroom condo slope side in Deer Valley can be priced around $1.5 mil and up, while a larger, but older condo in town might be priced under $1 mil.

Fourth is future development. This one is often overlooked and should never be. A condominiumor home that has wonderful views and great access to skiing or hiking trails may lose thoseamenities or be severely impacted by future developments. While many of the resorts in the west are on Forest Service Land, Park City is unique in that the majority of the land that the resorts are on and the area surrounding the resorts is privately held. So, what you see may not be what you get “forever.”

Fifth is amenities. Are pools, hot tubs, tennis courts or other recreational amenities important? Is covered parking or a private garage a necessity? These can vary by development and can affect both the purchase price and rent-ability.

If owning a vacation home is part of a person’s investment plans, what are the intricacies that buyers might not be necessarily aware of?

Vacation properties like any investment are subject to the whims of the economy and it seems like resort properties are even more so. As many of our homes and condominiums near the resorts are owned as second homes, a downturn in the economy can have a larger impact than in metropolitan markets. “Nobody needs to buy a second, third or fourth home” so, in bad times,these are the first purchases to be put on the back burner.

Financing can also be tricky, as the majority of our resort condominiums are used as rental properties when the owners are not here. This can become a major stumbling block for many lenders as they tend to look unfavorably at projects with high numbers of units that are rentals. Another item to be aware of is for what purpose are you going to purchase this property; as a second home, primary residence or investment property? Each of these purchases could have very different interest rates, terms of the loan or buyer qualifications. This is where a local lender is crucial, one who knows the local market and how to position the loan package.

Another area of interest is, again, looking at future developments near the area that you are considering. Future developments may increase or decrease the value of a given property, so it is important to understand what can be built nearby and what affect it could have on the property that you are considering.
