<p>De la Vega is President of ONE Sotheby's where, among other projects, he and his team have led the way in sales as the exclusive broker of the ultra-luxury development <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/one-thousand-museum-secures-inventory-loan-record-breaking-sales/">One Thousand Museum by Zaha Hadid Architects</a></span> in Downtown Miami. <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://www.annasherrill.com/">Sherrill</a></span> sold a unit at <span style="color: #0000ff;"><a style="color: #0000ff;" href="http://www.1000museum.com/">One Thousand Museum</a></span> to start 2021 with a bang; she has sold multiple apartments in the building. <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://www.paolamarulanda.com/">Marulanda</a></span> recently <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/paola-marulanda-closes-sale-beach-house-sofi/">closed her sale of the $15 million Beach House</a></span> in the South of Fifth area of Miami Beach.</p>
<p>This webinar marks the first anniversary since <em>Haute Residence</em> began its exclusive and industry-leading webinars on the latest in real estate, featuring top agents from around the world, developers, and interior designers. <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/webinar-one-sothebys-international-realty-daniel-de-la-vega-real-estate-in-age-covid-19/">De la Vega was the first featured guest</a></span> in <em>Haute Residence's</em> webinars, which took place as the lockdown measures were being implemented throughout the U.S. and worldwide.</p>
<p><span style="text-decoration: underline;"><strong>Highlight quotes:</strong></span></p>
<p><strong>Daniel de la Vega</strong>: "[At this point last year,] I don't think anybody had real estate on their mind. Their family and their friends and their well-being were really everybody's priorities. Overall, personally and professionally, gratefulness is a word that continues to come to mind for me.</p>
<p>"We prepared for the worst, but we had an incredible year. We all believed that Florida and South Florida were always undervalued, but we did not think people would come here in the way they're coming. This is the Great Migration from the Northeast, just within the last year. We projected to finish the year down almost 70%; that's where we were budgeting. We took our budgets from 2019 to 2020 and completely scraped them and said, 'All right, these are the new budgets and we're going to be down 70%.' We actually ended up finishing the year in 2020 up 30%, and that was with an abysmal March, April, and May. Things started to pick up at the end of May and June. Everybody came together, all of our incredible agents, in a way that not many companies did it. It's a testament to our entire leadership team and to the grit that everybody has in this company. We've got some even more incredible announcements and things that we're going to be doing here in 2021, so it's been far beyond all of our wildest dreams... Understanding the client is so important. As agents, we start to sell, but it's the opposite. You want to engage with clients at an early stage by asking and listening.</p>
<p>"One Thousand Museum is more than just the crown jewel of Downtown Miami; it's the crown jewel of Miami. We did over $100 million last year, and on pace to do over $50 million right now. We're negotiating two major major deals. At the end of the day, it boils down to the product. Our sales team is, bar none, one of the best in the industry, but the product that the developers built is the best product that's out in the market. When you look at the finishes and when you look at the quality, it's just superior to so much else that's out there. When people walk it they feel it now, they see it, and they smell it. They get emotions that create an attachment that makes them want to buy. The amenities are out of this world, the views are out of this world. So, it's been an incredible experience and it will continue to be throughout the sellout."</p>
<p><strong>Anna Sherrill</strong>: "I saw people helping each other with small businesses. Just watching our community become stronger, within Sotheby's, within my family, and within Miami Beach where I live was special for me... Nobody would have imagined right the weird have, during the pandemic, to have such a peak in luxury sales right. It was amazing and the beginning of this year, for me, was even stronger than the entire year of last year. Sellers are definitely still wanting to sell because this market is is a very strong and hot market. If you have the right property in the right location and priced right, there's no reason you won't have sold very quickly. I feel like we still have a huge amount of buyers that want to be here. A lot of people that have rented are looking for their place to call home, so I still have several buyers looking, and quite a few people that will be here in the future, or are here now and ready to buy.</p>
<p>"Supply and demand is the biggest difference [between 2020 and 2021]. The buyers shifted. It used to be just a lot of the Northeast and we used to get more of an international crowd, but in the last year, we have seen people come from Illinois, North and Southern California, and other areas. Our supply has gone down from several months of inventory in houses and condos to a few months. The good stuff is days on the market and gets multiple offers. It's a different market. I have been in real estate for 21 years and have never seen this kind of market. As long as you're communicating, managing people's expectations, and both sides are doing the right thing, you can get deals done and make everybody happy."</p>
<p><strong>Paola Marulanda</strong>: "We really need to be there with our hearts for people. We cannot possibly understand what everybody's going through, so we need to listen. And we need to put our hearts first, and that's what allows us to understand how we can serve people who are still emotionally unequipped for such a massive change for all the things that were happening. Empathy was definitely my best friend through this and what allowed me, I think, to succeed a lot and to keep being a source of comfort and help people to make good decisions.</p>
<p>"We are seeing people who are not moving quickly and not accepting what's happening are either losing out or progressively missing opportunities. A lot of sellers are having second thoughts about selling because they think, 'Even if I profit this much, now where do I go?' because the inventory is so competitive. People coming from the outside are used to paying such higher price points. If you're a buyer, read the numbers yourself and see what's happening from any source, not just your realtor. I don't think that this is the bubble that's that you're going to buy and then it's going to depreciate. This is just the beginning of a steady increase in the new era that Miami is experiencing, and now Miami's being discovered in a way that it was never discovered before."</p>
<p>On her sale of the Beach House in South of Fifth, "This buyer was the perfect person to live here and was exactly who we were targeting. He's obviously a very wealthy person. This is not even their primary residence. It's in South a fifth, which is a community that has so much that everybody wants right now, but there's nothing like it that is like a house. Even penthouses are not comparable to this particular property."</p>

<p>In 2020, the iconic, exoskeleton tower had a record-breaking year of sales, with over $100 million in total. Buyers included star athletes and celebrities like <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/david-beckham-penthouse-one-thousand-museum-by-zaha-hadid-architects/">David Beckham</a></span> and <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/paul-pogba-purchases-miami-residence-one-thousand-museum/">Paul Pogba</a></span>, as well as affluent purchasers from the Northeast and California that have been migrating to Florida and its prime residential destinations, topped by One Thousand Museum.</p>
<p>“While our original timeline for securing an inventory loan was pushed due to travel restrictions that hindered lenders from walking the finished project, we ultimately found the right lender in Cirrus Real Estate Partners,” said <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/one-thousand-museum-louis-birdman-boom-florida/">Louis Birdman</a></span>, co-developer of One Thousand Museum. “We are pleased to enter this new chapter and confident in the upcoming sellout of our landmark building.”</p>

<p>“Despite the pandemic, South Florida proved to be a thriving spot for new residents who flocked to Florida from within the United States, and One Thousand Museum was a project that shined,” said <strong>Mayi De La Vega</strong>, Founder and CEO of One Sotheby’s International Realty, the Exclusive Broker for One Thousand Museum. “The tower had a record-breaking year with $100 million in sales, and 2021 has already started off with more than $35 million in sales, putting us on pace to exceed our 2020 success.”</p>
<p>The combination of tax benefits and a bustling cosmopolitan city that keeps growing in Miami have continued to bring in new residents from around the world. This year alone, One Thousand Museum has closed $35 million in sales, on track to surpass the milestone reached last year.</p>

This is the latest in Haute Residence's extensive and industry-leading streak of webinars focused on luxury real estate, development, and interior design.</span></p>

<p>An indisputable thread that emerged in the dialogue was continual praise from his fellow panelists towards Birdman's work at <a href="https://dev.hauteresidence.com/one-thousand-museum-announces-100-million-in-sales-this-year-debuts-full-floor-penthouse-for-18-8-million/">One Thousand Museum</a>,the unmistakeable skyscraper designed by the late Zaha Hadid that houses 84 residences on Biscayne Boulevard. When everything seems to get bad in other parts of the country or the world, we get a lot of people coming here... Since One Thousand Museum began, we saw price skyrocket in Miami Beach for a number of years, and then there was a slowdown, a drive for people to look off the Beach and into neighborhoods on the bay side of the water. This was a coveted site and we thought it was a good opportunity to do something that would be the top of the luxury market and to do it Downtown. We are once again seeing people from the U.S. look to South Florida, and a lot of interest in the Downtown Miami area... Miami has been a place where the rich and famous in sports and entertainment came to have fun, but now they have invested here and done well. It's something that we will see more of, hopefully... The legacy of One Thousand Museum continues to be about Zaha."</p>
<p>Daniel de la Vega: "Awareness in the progressiveness of the way we are changing the way we are doing business, and creativity; we have all progressed and become more creative in our business... When you look at Downtown Miami, the Arts and Entertainment district within it is robust with the walkability, museums, parks, and a growing population. This small area is booming and thriving... The people buying in Downtown Miami understand value, not only today but five years from now. One Thousand Museum is the crown jewel... I'm very bullish on the future of Downtown Miami and South Florida as a whole. Things are going to take a little bit of time but they'll be more robust than ever... You have to go see One Thousand Museum for yourself. It is now more successful than other buildings because the developers did such a remarkable job in finishing the building and the units."</p>
<p>Karen Elmir: "Most people are looking for buildings with less units and bigger residences; they can have a whole floor. That has been a big shift in our luxury market... The luxury rental market is doing extremely well. In Biscayne Beach, we rented a 2,700 sq. ft. unit for $11,000 for a CEO from New York. There is a lot of demand for rent. Clients are looking for larger units and paying top dollar for it... People are taking the opportunity to get good deals. I do see luxury buyers doing all-cash deals. Downtown Miami and Edgewater is the upcoming area. It's not as dense as maybe Brickell. You can buy for less dollar per square foot in the area. I would say it's the hottest area. You are minutes away from the Design District, the airport, the beach, the arts district center, which contributes to that... Downtown Miami is vibrant and full of life."</p>
<p>Harvey Daniels: "Even after COVID, I will continue to use the tools I've learned and the resources I've been able to utilize and become an expert at using. There's always a silver lining... [On his sale of a full-floor One Thousand Museum residence to the Inter Miami FC and football legend] David Beckham, like any of our buyers, can buy wherever he wants. We are in the center of the cultural area of the city, it's a private and secure building. This building was really built of that celebrity status where they have complete privacy... If you look at the cycles and areas as whole, the Downtown market is in its infancy stage. I see very good things for the market in the future. A lot of that is not just because of One Thousand Museum but everything going on around it.... High profile buyers are comfortable putting their money into a building like One Thousand Museum because they are foreseeing the future as really great. The building is legendary, and it will maintain that reputation."</p>

Everybody has been in awe after they walk in and see the finishes, common areas, pools and amenities. We have two other buyers looking to write up contracts.”</span></p>

<p style="text-align: justify;"><span style="color: #000000;">Yes, we are doing a lot of virtual showings, using 3D visuals of properties; showing and closing properties on Facetime. Things are very robust. We closed $800 million in the first quarter. The 2<sup>nd</sup> quarter may be slower, but we’re trying to average. I’m telling our agents to look for a very strong 3<sup>rd</sup> and 4<sup>th</sup> quarter. If you’re down 20% at the end of the year, you’ll have had a good year.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Everybody is looking for different things. We are handling things virtually, and things are happening very seamlessly. The participation from our agents has been remarkable. Melbourne, FL is a bit farther up for me to get to, so to be able to connect with our agents with technology to its highest point is very exciting.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">We have invested millions of dollars in technologies that we are now using. As our agents use these tools, it gives us ROI on the investments we’ve made. We are trying to build technology that enhances real estate agents. The fundamentals of our business are relationships.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Have you noticed a lot of New Yorkers inquiring about real estate in Florida?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">There’s a lot of New Yorkers renting and calling. A lot of our demand has come from New York and I expect it to continue. If you’re in Chicago or Manhattan, you want to get out and breathe fresh air. As people see that they are spending quarantine in a 1,000 square foot home and look at a property online in South Florida of 5,000 square feet, they’ll consider that. The amount of pent-up demand for real estate in South Florida will be big. And then there are the tax incentives. I think we will see a second Great Migration because of the pandemic.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Can you comment on how properties are appraising in the current market?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Prices haven’t necessarily gone down too much. New listings are down. I don’t think prices will go down drastically because we’re not in a debt crisis like in 2008. The biggest issue right now is job losses. The majority of those are furloughs. If we’re socially responsible, in 60 days those jobs will be back. Deals will be closed once again.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>You are strong on social media. What do you recommend to your agents?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">We have two main themes on social media: support our agents and our community. For example, one of our agents in the Fort Lauderdale office is giving food to shelters and people in need. We’re supporting her to buy meals.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">If this is a recession, it will be the shortest one because we are all in this together. Working as a unit will get us through this. When we all follow this uniformity, we will get through it quicker.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">We have our foot on the gas in marketing. We’re pushing out through social media. Focus on the sales that are happening.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Find the opportunity, listen and it’s always important to be communicative. Find out what kind of investment your client is looking to make. Be a listener, learn, and be at the forefront of what’s going on in your community. Clients will find value in you if you become a source of knowledge.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>A question submitted by Haute Residence member Elena Bluntzer: Are developers lowering their prices recently?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Developers have not come off their pricing, but prices have gone down the last two years. In some markets there is more supply than others. If you want something right now, you have to pay for it. I’m not seeing a drastic price reduction in real estate. The price point that gets hit the most is the $1-5 million range.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Have you seen any troubles with loan closings due to new bank processes within the past two weeks?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Yes. The capital markets, in general, have not shut down, but unless the property is solid, and income in place that has been proven in the last 45 days, it’s hard to get financing. It’s not as easy as before, primarily because banks are working on their own balance sheets. They have been working tirelessly on getting out the</span> <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://payhip.com/b/S0et">Small Business Administration</a></span> <span style="color: #000000;">(SBA) programs.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Will there be a new era in residential sales after COVID-19?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Yes. The adoption rate is changing the way we see real estate from all points of view. What will not change is the relationship component of our business.</span></p>

<p class="p2"><span class="s1"><b>Mayi de la Vega</b>: Ten years ago, I saw an opportunity in the market to build a global luxury real estate brand in South Florida. Sotheby’s International Realty had the heritage, marketing and reach that I thought South Florida needed. I fell in love with the brand, it was love at first sight! I purchased the franchise in South Florida and founded the company in 2008 during the depths of one of our country’s worst recessions. Many friends and colleagues, even family members, thought I was crazy – but I had a vision and could sense that Miami was changing. The city was always a hot spot for tourism but was ripe to develop into a real hub for business, art and culture. I knew a global luxury real estate firm was the future.</span></p>
<h1 class="p2"><span class="s1">What do you accredit your success to over the last 10 years?</span></h1>
<p class="p2"><span class="s1"><b>Daniel de la Vega</b>: We credit our success to the agents and employees of ONE SIR. They are some of the most well-respected professionals in the industry. Without everyone that surrounds us, nothing that we do would be possible. We are very lucky to have such great people, which ultimately leads to an amazing culture.</span></p>

Most recently, our greatest moment includes celebrating our 10-year anniversary. Definitely, some of our lows were hiring the wrong people to lead this organization. As I said earlier, you are only as good as the people you surround yourself with. If you surround yourself around bad people, bad things will happen.</span></p>
