<p class="p1">We are thrilled to announce our recent merger and next chapter. After 12 years as Highland Partners (our boutique firm we launched during the mortgage meltdown of 2008/09) is now Corcoran Global Living (as of September 2021). What’s interesting is that CGL launched during COVID in early 2020 yet has grown to over 70+ offices in Northern and Southern California, Lake Tahoe, and the Sierras, Nevada, and Ohio. Highland Partners and Corcoran Global Living, both born during difficult times — are in good company — Netflix, Trader Joe’s, Microsoft, Sports Illustrated, MTV, General Electric, and Warby Parker all started during a recession.</p>
<p class="p1">We are also excited to introduce our newest addition to the DiMaggio &amp; Betta Group, our son, Chase DiMaggio Betta. This new year is the beginning of another new chapter.</p>

<p>Haute Residence member Paola Marulanda is a South Florida real estate expert, the founder, and CEO of Luxury Home Connect, and one of Miami’s top realtors. Using her expertise, passion for real estate, and commitment to outstanding service, she has successfully brokered transactions for a wide array of prominent clients and made record-breaking eight-figure sales. Recently, she talked with Haute Living about the effects of Covid, current market trends, and the secrets to her success.</p>
<p><strong>Haute Residence: How has the market changed since Covid?</strong></p>
<p><strong>Paola Marulanda</strong>: In early 2018, new laws came into effect that eliminated the individual state income tax in Florida, making Miami an increasingly attractive home base for America’s wealthiest. Shortly after this migration of affluence ensued, Covid-19 forced every individual and every business to reevaluate their priorities for the long haul. Suddenly, the appreciation for home space — especially horizontal space, versus vertical space in homes and condos — surged at an incredible rate. Although at first condos were at a standstill while the single-family home market experienced a frenzy, the seemingly endless oversupply of condo inventory was absorbed by those drawn to the climate, taxes, and lifestyle South Florida has to offer. Furthermore, affordability compared to other major metropolitan areas and record-low interest rates opened the floodgates. Now, with headquarters and satellite offices opening all over, it makes sense for people of every level of wealth, education, and business to move here.</p>
<p><strong>HR: What are the current trends in your market?</strong></p>
<p><strong>PM:</strong> The current trend in Miami is the quintessential example of a supply and demand imbalance. The combination of record-high demand and a finite supply of inventory created the perfect storm for a surge in prices, making it a very strong seller’s market. Miami-Dade County’s total home sales increased 142 percent year-over-year while existing condo sales increased 240 percent. Median prices on single-family homes rose 32 percent, from $380,000 to $500,000, and median prices for condos rose 26 percent year-over-year, from $262,250 to $330,000. The monthly supply of inventory for single-family homes has decreased 54 percent. In September 2021 alone, the total dollar volume for single-family homes in Miami was approximately $1.2 billion, compared with $975 million in September 2020. Active inventory in the same period has fallen to 2,957 homes in September 2021 from 4,039 in September 2020. Adding to the velocity of sales transactions is the expectation of a rising interest rate environment on the heels of a 6.2 percent CPI print, a measure of inflation. Heading into 2021, the Federal Reserve forecasted a CPI figure of 1.8 percent. Why does this matter? Now that inflation is not seemingly transitory, the market is anticipating higher rates. This translates to a potential 16 percent higher cost of borrowing over the life of the mortgage next year as compared to this year.</p>
<p><strong>HR: How do you continue to offer optimal service in the current climate?</strong></p>
<p><strong>PM</strong>: It is crucial for buyers to work with a local expert who can match their desires with the reality of the market. This requires tapping into local contacts to obtain off-market properties and educating buyers about the myriad geographical boundaries that now extend into new and upcoming neighborhoods outside of the more popularly known ones, such as Miami Beach and Coral Gables. Now we can talk about areas like Surfside, Pinecrest, and South Miami, which were overlooked and undervalued before. On the seller’s side, the recipe for success was once network, reach, and marketing. Today’s market conditions call for a more extensive set of criteria in order to keep sellers safe from fraudulent buyers and scams. Taking deals from start to close and optimizing deal terms is of the utmost importance. <p><strong>HR: What are some past successes, and how do you plan to continue to be successful?</strong></p>
<p><strong>PM:</strong> My latest successes involve record-breaking eight-figure sales in multiple neighborhoods, such as South of Fifth, Key Biscayne, Coral Gables, and Brickell. I am truly passionate about matching buyers with their dream home and sellers with their dream offer. I am currently closing on my own dream home, which serves as a testament to the strength and positive trajectory of the Miami real estate market!</p>

Weeks ago there was an </span><a href="https://www.wsj.com/articles/miami-condo-market-is-bullish-on-return-of-foreign-buyers-11637067600" target="_blank" rel="noopener noreferrer"><span style="font-family: Georgia,serif; font-size: small;">article</span></a><span style="font-family: Georgia,serif; font-size: small;"> in the WSJ about the return of foreign buyers to the Miami Condo market. The article was touting new data showing that Miami-Dade County home sales reached 9.962 in the 3rd quarter, the second-highest total on record. A few days later, the outlet was dominated by articles about a new variant that may or may not pose a new round of threats to our way of life. Their headlines lamenting impending doom and opposing headlines labeling Omicron a “non-emergency” all in the same issue. What’s a reader to do??</span><span style="font-family: Georgia,serif; font-size: small;"> </span></span></div>
<div><span style="font-family: Calibri,sans-serif; font-size: small;"><span style="font-size: small;"> </span></span></div>
<div><span style="font-family: Calibri,sans-serif; font-size: small;"><span style="font-family: Georgia,serif; font-size: small;">In fact, just last month we saw the reopening of US borders to foreign visitors raising the forecast for the already boiling residential market in Miami. The popular destination for South American buyers was poised to continue the momentum from the 3rd quarter which saw a 35% increase from the same period last year. Interestingly, the recent boom had been largely powered by domestic buyers, in a change from the previous norm. International buyers which accounted for more than 80% of developer Miami sales before 2020 were hiding out and waiting for the pandemic to ease. American buyers had stepped in. But with the rollback of covid regulation, it was safe to assume the internationals would power the next wave of market movement. But this appears to be in question with rising concerns about a rogue variant originating in South Africa.</span></span></div>

Will nations allow for travel at all? Time will tell. I personally believe in the power of the American system to bring necessary treatments to the masses as this endemic virus continues to evolve. But I will be watching each twist and turn as we navigate this new normal and seek ways to find comfort and that grounding feeling of “home” amidst changing tides. <p>In 2020, the iconic, exoskeleton tower had a record-breaking year of sales, with over $100 million in total. Buyers included star athletes and celebrities like <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/david-beckham-penthouse-one-thousand-museum-by-zaha-hadid-architects/">David Beckham</a></span> and <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/paul-pogba-purchases-miami-residence-one-thousand-museum/">Paul Pogba</a></span>, as well as affluent purchasers from the Northeast and California that have been migrating to Florida and its prime residential destinations, topped by One Thousand Museum.</p>
<p>“While our original timeline for securing an inventory loan was pushed due to travel restrictions that hindered lenders from walking the finished project, we ultimately found the right lender in Cirrus Real Estate Partners,” said <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/one-thousand-museum-louis-birdman-boom-florida/">Louis Birdman</a></span>, co-developer of One Thousand Museum. “We are pleased to enter this new chapter and confident in the upcoming sellout of our landmark building.”</p>

<p>The combination of tax benefits and a bustling cosmopolitan city that keeps growing in Miami have continued to bring in new residents from around the world. This year alone, One Thousand Museum has closed $35 million in sales, on track to surpass the milestone reached last year.</p>

<p>One Thousand Museum – developed by Louis Birdman, Gilberto Bomeny, Kevin Venger, and partners Gregg Covin and Todd Glaser – was officially completed in August 2019, as one of the country’s most anticipated masterpieces.</p>

<p><span style="font-weight: 400;">Chip &amp; Joanna Gaines are a design couple previously on HGTV and known for their show </span><i><span style="font-weight: 400;">Fixer Upper</span></i><span style="font-weight: 400;">. The couple’s charm shows through as Chip’s boisterous and joking demeanor plays off Joanna’s quieter and dryer humor. The two stole the hearts of the nation and had 5 successful seasons before ending in 2018. Although the show ended, the Gaines’ brand did not as they launched their own Magnolia brand, bakery, retail store, books, and now their own network - Magnolia network. </span></p>
<p>“We are — risk-takers, course changers, path makers, creators, dreamers, storytellers” reads the network's description.<span style="font-weight: 400;"> It will consist of different design shows such as </span><i><span style="font-weight: 400;">Superdad</span></i><span style="font-weight: 400;">, a show about dad, Taylor Calmus, who teams up with other dads to build their kids’ dream outdoor spaces; </span><i><span style="font-weight: 400;">For the Love of Kitchens</span></i><span style="font-weight: 400;">, about a bespoke kitchen design company based in the English countryside; and </span><i><span style="font-weight: 400;">Homegrown</span></i><span style="font-weight: 400;">, about Atlanta-based farmer Jamila Norman who helps families create their own backyard farms to grow their own food. Chip and Joanna will be showing their faces as well with a baking show with Joanna Gaines called </span><i><span style="font-weight: 400;">Magnolia Table</span></i><span style="font-weight: 400;"> and a re-launch of </span><i><span style="font-weight: 400;">Fixer Upper</span></i><span style="font-weight: 400;">. </span></p>

<p><span style="font-weight: 400;">The network was first supposed to launch in 2020 but had to postpone due to the Covid-19 pandemic. For now, the network can be previewed on discovery + with the full Magnolia Network app launching on July 15, 2021. The cable channel will officially launch in January of 2022. </span></p>

<p>"It's a very active market right now in Miami with international clients finally flying into Florida, coming back to their second, third homes for the holidays," says Elizabeth Potter, Managing Director at Baxter Miami. <p><strong>What’s the current status of the high-end home market?</strong></p>
<p>The high-end is seeing a lot of demand and performing better than other market sectors right now. We have seen a ton of interest of late, and even logged over $100 million in transactions this year.</p>
<p><strong>How has COVID-19 impacted this sector? Which markets are doing relatively well? Which have been impacted the most? How has it played out in towers/condos?</strong></p>
<p>In March when the pandemic hit, there was a migration out of highly dense cities. <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/paul-pogba-purchases-miami-residence-one-thousand-museum/">One Thousand Museum</a></span> saw immediate interest from states like New York, Connecticut, Illinois and California – some buyers who had been mulling over a home in South Florida and ended up expediting their timelines. While some vacation home shoppers opted for single-family homes over condos, the tower didn’t see any drop-off as its floorplans run upwards of 10K interior square feet, and include the benefits and conveniences of condo living.</p>

<p><strong>What’s the investment outlook for this segment?</strong></p>
<p>Not only is it a buyer’s market right now, but interest rates are historically low. It’s a great time to buy.</p>
<p><strong>Will COVID cause more people to want second homes as a refuge/place to social distance, or will the economic uncertainty caused by COVID make buyers want to sit on cash instead?</strong></p>
<p>Shelter-in-place has made people evaluate how and where they live. And while some have been more cautious and are taking a wait-and-see approach, real estate remains one of the safest investments.</p>

<p><strong>How is the second home market different from the primary home market? What are the similarities?</strong></p>
<p>The primary home market is also performing well, again due to the migration from highly dense cities. South Florida has been a popular destination for second-homes and permanent relocations, not just due to the pandemic, but over the past few years and spurred in part by the SALT tax and overall lifestyle benefits of the area.</p>
<p><strong>What design elements and must-haves do homeowners want and expect?</strong></p>
<p>Buyers right now are craving space, both interior and exterior, and they want either ocean views or access so even while remaining at home, they never feel cooped up.</p>

As we rapidly move into fall, I want to start with my sincere gratitude to all the firefighters and first responders on the front lines of these fires throughout California. 2020</span><span class="s1"> has been a year that will never be forgotten in our minds and hearts. It's been filled with challenges which have made us rethink our lives, who's most important, and how we can create a life more balanced. All of these fears and challenges have been brought</span><span class="s1"> to the surface to witness our humanness, the stratification within our society, and for many, the imbalance in our lives.</span></p>

<p class="p1"><span class="s1">The </span><span class="s1">Tahoe real estate market has been a direct reflection of these ideas this year. The market has broken historic sale records. The entry-level market has been wiped out with low-interest rates, competitively low inventory, and first and second home buyers seeking</span><span class="s1"> to have a place to come, now that many of their jobs have a "work from home" mandate due to COVID. The entry-level Luxury market has been highly competitive with multiple offers on many of the new listings and a 23% increase in square foot price in just three </span><span class="s2">months. The Upper luxury market has been fluid and strong. </span></p>
<p class="p1"><span class="s1">Homes </span><span class="s1">that have been sitting on the market for over 180 days have now been purchased at near asking price and inventory of these homes are at a historic low. Luxury neighborhoods like Martis Camp have moved their entry-level inventory from $4M in 2019 to $5.5M currently. </span><span class="s1">Lakefront sales are no different, there have been several sales above $20 million with the highest being $38 Million sold over on the east shore.
