<p>Chasity Centeno, Principal at Riese Design, recently spoke to Haute Design about the rising trend in clients requesting space reinvention within their homes as a direct consequence of the COVID-19 pandemic.</p>
<p>&nbsp;</p>
<p>Haute Design: <strong>It seems most, if not every design project in the past two years involved some form of space reinvention in order to adapt to extending periods of indoor living. What are three main aspects you consider as a designer in order to help clients make this adjustment?</strong></p>
<p>Chasity Centeno: Since the onset of COVID-19, spatial needs within the home have changed drastically. Over the last two years we have seen an increase in the need for home offices, recreational spaces, home theaters and gyms. In designing these spaces, to accommodate families, we any child undergoing homeschooling due to school closures, along with spouses whose offices have since closed as a measure of precaution, leading them to work remotely. In doing so, we interview clients extensively in order to hone in on their needs and wants. Considerations can be whether or not they need single or double work stations, storage, multifunctional spaces and things of the like.</p>
<p>HD: <strong>Will clients expect these sorts of amenities to be included in homes on a standard level moving forward? If so, how does that change the job of the designer?</strong></p>
<p>CC: Every family is different and every project is different in its own regard, both pre-COVID and during the pandemic. At Riese Design, we accommodate our clients' needs as we have always done as standard practice.</p>

<p>HD: <strong>How can designers help make a living space feel more natural and less likely to cause residents to feel cooped indoors?</strong></p>
<p>CC: There is an ongoing trend of incorporating organic elements in order to bring the outside in. In doing so, people feel more connected to the outdoors. Some examples would be using living walls and plants to add greenery and foliage to a home's interior. If there are any renovations where we can add windows to increase the amount of natural light, we incorporate that as well as natural light increases productivity and stimulation.</p>
<p>HD: <strong>How did the Greenlawn basement look before the renovation project? What was the biggest challenge throughout the renovation?</strong></p>
<p>CC: The Greenlawn house was a new-build, so the basement was completely empty; it was just a raw, concrete shell. The biggest challenge was space-planning in the most efficient way possible in order to provide all desired spaces for the couple. The spaces included a mud area, a full bathroom, a recreational area, wet bar, theater room, living room, snack bar and home gym, while also providing the maximum amount of storage.</p>

<p>With the lingering consequences of a persistent global pandemic, one of the more prevalent issues keeping most of the businesses around the world from "normal" operation continues to be supply chain interference. Many have felt the impact of supply chain malfunctions to some extent. Whether it be a shortage of toilet paper or lengthy delays in delivery of online purchases. However, one of the industries particularly affected by supply chain shortages has been interior design. Materials, equipment and furniture have all been extremely backed up, leading to projects lasting much longer than normally anticipated. So, when Sensi Casa explained their furniture rental services to Haute Design, you can imagine the strong impression it made.</p>
<p>Sensi Casa is a home staging and interior design firm based in Miami. Through their Presto Design service, they offer unique and fully original proposals, but in an extremely faster time frame. They take care of everything, down to the linens and bedsheets, so a client only has to walk through the door and enjoy their new home. Chiara Sensi-Contugi, founder of Sensi Casa, shed some light on her firm's Pronto Stay services as well as their other furniture rental options which virtually solve any supply chain issues the average design firm would face.</p>

<p>While Sensi Casa's Pronto Stay service was originally introduced before the pandemic, the consequences of COVID-19 made this a particularly attractive option for clients. The Sensi Casa team noticed the vast influx of people moving down to South Florida would all run into the same problem: they would not be able to furnish their newly-rented or purchased residences quickly enough due to supply chain malfunctions. Fortunately for them, Sensi Casa operates a widely successful home staging operation and as a result, have access to an eclectic catalogue of their very own furniture.</p>
<p>The Miami-based design firm realized they could rent these pieces to clients. Considering how uncertain the pandemic has left many peoples' working conditions (remote or otherwise), most clients were not looking to make huge investments in furniture if they were to return up North, for example, in the next six months. This is where the genius of the Pronto Stay service comes in.</p>
<p>Not only can Sensi Casa clients rent their furniture, but they can rent their entire interior design by one of the most highly-acclaimed design firms in the country. With Pronto Stay, Sensi Casa still interviews clients, similarly to any other interior design service they offer. Furniture and design are provided based on the client's corresponding needs and lifestyles. The only difference is that clients rent their furniture, rather than owning the furniture.</p>

<p>It is important to note that because Sensi Casa offers high-investment pieces and exclusively branded furniture, they do not offer short-term rentals. Short-term, in this case, would mean anything less than six months. That said, there is no maximum amount placed on a furniture's lease. Client need only to sign a security deposit and they're set.</p>
<p>Additionally, clients do have a buy-in option, should they change their minds and settle into what they previously thought would be a temporary situation.</p>
<p>With the malfunctions present in the supply chain worldwide, no one knows for certain when these issues will be fixed. However, one thing you can count on is that Sensi Casa provides extremely practical and efficient turnkey solutions despite these uncertain times.</p>

<p><span style="font-weight: 400;">Chip &amp; Joanna Gaines are a design couple previously on HGTV and known for their show </span><i><span style="font-weight: 400;">Fixer Upper</span></i><span style="font-weight: 400;">. The couple’s charm shows through as Chip’s boisterous and joking demeanor plays off Joanna’s quieter and dryer humor. The two stole the hearts of the nation and had 5 successful seasons before ending in 2018. Although the show ended, the Gaines’ brand did not as they launched their own Magnolia brand, bakery, retail store, books, and now their own network - Magnolia network. </span></p>
<p>“We are — risk-takers, course changers, path makers, creators, dreamers, storytellers” reads the network's description.<span style="font-weight: 400;"> It will consist of different design shows such as </span><i><span style="font-weight: 400;">Superdad</span></i><span style="font-weight: 400;">, a show about dad, Taylor Calmus, who teams up with other dads to build their kids’ dream outdoor spaces; </span><i><span style="font-weight: 400;">For the Love of Kitchens</span></i><span style="font-weight: 400;">, about a bespoke kitchen design company based in the English countryside; and </span><i><span style="font-weight: 400;">Homegrown</span></i><span style="font-weight: 400;">, about Atlanta-based farmer Jamila Norman who helps families create their own backyard farms to grow their own food. Chip and Joanna will be showing their faces as well with a baking show with Joanna Gaines called </span><i><span style="font-weight: 400;">Magnolia Table</span></i><span style="font-weight: 400;"> and a re-launch of </span><i><span style="font-weight: 400;">Fixer Upper</span></i><span style="font-weight: 400;">. </span></p>

<p><span style="font-weight: 400;">The network was first supposed to launch in 2020 but had to postpone due to the Covid-19 pandemic. For now, the network can be previewed on discovery + with the full Magnolia Network app launching on July 15, 2021. The cable channel will officially launch in January of 2022. </span></p>

<p><strong>What amenities are buyers requesting more this time of year in their new homes?</strong></p>
<p>We have all learned what we really like or do not like in our homes during the quarantine.   Certainly, on the hot list going forward is the home office or even dual home offices.   We do not see that changing as the future of work at home will continue to evolve in our new reality.  Square footage in general is now more positive. We were trending away from size pre-COVID-19 and now having the extra square footage is a plus - particularly if we have it in the right places: home gym, study area, outdoor space, media room, etc.</p>

<p><strong>What is the overall state of the West coast of Florida real estate market?</strong></p>
<p>While we are not experts in markets outside the Greater Sarasota area, reports from colleagues in many Gulf Coast communities are incredibly positive. It seems the combination of fantastic weather, access to numerous outdoor amenities all year round, no income taxes, and the rise in work from home arrangements is giving the Gulf Coast a real shot in the arm.</p>

<p><strong>What attractions in Sarasota with enough social distance are open to the public?</strong></p>
<p>So, we are excited to see the number of positive COVID-19 tests on the decline in Florida and more specifically Sarasota. While we are all doing our part to social distance, it is great to report that most of our attractions are open – of course with limitations in place. Siesta Key Beach rated #1 in the country, along with all area public beaches are open.  Access to water and boating has never been more popular.  Most golf courses are open as well.  The reality is that pretty much all the amenities you are looking for in the Greater Sarasota area are available within a defined framework.</p>

<p>Landing on the helipad at Horse Island, the new owner and his visitors will enjoy the 64-hectare (157-acre) island in Roaringwater Bay, in the western part of Cork, which has seven houses (the main residence has six bedrooms), a gym, and a tennis court, along with a "shipwreck playhouse". Electricity, water, and sewage-independent, the island is the epitome of private in current days of social distancing.</p>

<p>“The owner fell in love with the scenery,” said Thomas Balashev, Founder and CEO of Montague Real Estate. “He specifically wanted an island in the British Isles with the kind of scenery Horse Island has to offer. He hadn’t visited the island prior to the purchase but had seen all the scenery and amenities via video.” The island has roads that travel throughout the land and three private beaches.</p>

<p>Throughout the 19th century, the island was characterized by its copper mine and small population. Years after it had been deserted, the German tycoon Gert Kölbel bought and renovated Horse Island in the 1980s.</p>

<p>In Victorian times, Horse Island had a copper mine and a peak population of 137 people before becoming uninhabited, the mine and village left in ruins. Gert Kölbel, a German fitness expert-turned tycoon, bought and renovated the site in the 1980s. It went through renovation once again starting in 2007 and reintroduced to the market in 2018.</p>

<p>The island's sale is the latest of high-profile purchases in recent months as the COVID-19 pandemic and quarantine measure took place.</p>

<p><span style="color: #000000;">Texas has long been a state of resilience. Although Real Estate has always been essential, the industry recently set the tone of economic strength and sustainment during an unprecedented financial time. Despite a drop in the total number of homes sold during the month of May 2020 compared to May 2019, the total number of homes sold in the first six months of this year is still 3% higher than the total number at this point last year, according to the San Antonio Board of Realtors’ Multiple Listing Service (MLS). The COVID-19 Pandemic certainly brought about an abundance of uncertainty. However, agents saw many homeowners gain clarity on how they live in their homes. For many homeowners, this was the first time they were forced to stay home for long periods of time. Due to this, many analyzed where they were living and how that affected their quality of life. Homeowners began to think about what kind of home they actually desire and as a result, began house hunting. These changes have manifested in different ways, but there are also many commonalities among them. Here are some of the most common things we have seen buyers searching for lately:</span></p>
<p><span style="color: #000000;">Lockdowns and quarantine have caused many younger adults to move back in with their parents. Many have found this to be a difficult adjustment over the last few months. As a result, many people are placing a high value on guest houses for their adult children to utilize for extended stays.</span></p>
<p><span style="color: #000000;">Community recreation facilities are becoming a thing of the past. This is not only due to the closure of many community amenities during COVID-19, but also to the fact that people are much more health-conscious now than before. Therefore, amenities like swimming pools and workout areas are especially highly desired features of private houses right now.</span></p>

<p>Michael Goldstein: "We have been busy for the past 14 days. We did $70 million [of sales]. It's a bit of pent up demand. Most of the buyers right now are coming from the northeast, they are leaving the City... We get people from everywhere, but I would say the majority is basically the Northeast. We're starting to see an influx from California, Texas, and Chicago. People are just coming down here. If you come to Sunny Isles Beach, what's unique about it is that it's one square mile surrounded by Golden Beach to the north, Bal Harbour to the south, and Aventura to the west. It's a beautiful small community on the ocean... The enclave is five restaurants, 45,000 square feet of amenities, 12 acres, and 1,200 feet of ocean. It's <span class="highlight">basically a gated</span> community on the ocean... We are doing sales by appointment only. I have one salesperson who comes in daily that does floor time, and then the other salespeople are by appointment. So the idea is that we give each salesperson a two-hour <span class="highlight">window</span>. The clients will have to be pre-registered before they get here. We have a special machine that takes your temperatures on a stand. We give masks and gloves to everybody... Delivery of residences at The Estates at Acqualina is fully furnished. [Your toothbrush] is the only thing you need to move into The Estates at Acqualina."</p>

<p>After breaking ground in May 2018, the development is on track for the South Tower completion in the 2<sup>nd</sup> Quarter of 2021. <p><span style="color: #000000;"><strong>What do visitors to (your market) do during Memorial Day weekend? Will it be the same for this year?</strong></span></p>
<p><span style="color: #000000;">Memorial Day Weekend in Sarasota was a little different this year. While the holiday is usually one for big gatherings, celebrations, and welcoming of the summer months this year was a little more somber. People still memorialized but in a more private way. The Sarasota beaches have always been favorites for the weekend as was the case this year but in a much more socially distant way. People did take advantage of the water and beautiful Florida weather but just in a quieter more reflective manner.</span></p>

<p><span style="color: #000000;"><strong>When selling a property, do you prefer it to be staged or empty? Why?</strong></span></p>
<p><span style="color: #000000;">When selling a property, we generally always involve a stager. It can take the form of anything from simply rearranging and tweaking furniture and décor to fully staging a vacant home or condo. We know the benefit of this process and how it positively affects value and time on the market.   More recently because of logistical challenges due to COVID 19 we have been doing more virtual staging.</span></p>

<p><span style="color: #000000;">Certainly, one of our best sales this year was a beachfront compound that we closed for $10,500,000. The property, referred to as AQUADISIA, consists of over three acres on the Gulf of Mexico including both the main home and guest home and more than 500 feet of beach frontage. The buyer first visited the property in late May amid the COVID-19 environment and we closed the first week of June. The sale was the highest price in 2020 for Sarasota County and tied last year’s high sale.</span></p>

<p><span style="color: #000000;"><strong>What do you offer that no other agent can in (your market)?</strong></span></p>
<p><span style="color: #000000;">Schemmel Group has had great success over the last several years. Much of that success is due to the combination of traditional marketing, innovative online and social media campaigns, and PR for our properties. In the last year or so our properties have been featured in <em>Dwell</em>, <em>The New York Times</em>, <em>The Wall Street Journal</em>, and <em>Elle Décor</em>. We know one sale came directly from the Dwell article. It is this extra push that is delivering value to our clients.</span></p>

<p><span style="color: #000000;"><strong>How are prices doing today compared to three months ago in Sarasota, before the lockdown took place?</strong></span></p>
<p><span style="color: #000000;">It has been very interesting to look at how pricing has evolved from before COVID-19 to now. We are fortunate that our market has been quick to reengage as things have opened. We may even be dealing with a scenario where demand is outweighing supply. Prices do not seem to have been impacted. Although we had over 45 days more or less of no sales, we have jumped back and may even be surging ahead. Therefore, I only see upward pressure on prices.</span></p>

<h3><span style="color: #000000;">Was it really that great?</span></h3>
<p style="text-align: justify;"><span style="color: #000000;">I sell residential real estate and I have always loved my job. An affirmation that I taped to a wall in my office says, “If you love what you do, you never have to work a day in your life.” I’ve had it taped there for a decade and I still believe that. But I found I was on a never-ending treadmill without balance in my life. I always had a great time no matter what I was doing or who I was with, but this forced quarantine has changed so many things for me. I am loving the time at home with my husband and my two Yorkies. We have a great routine and when we need space, we have it. I miss my daughter but enjoy our zoom calls, especially the ones with wine. We talk all the time and send funny and inspiring messages back and forth throughout the day. My new schedule makes plenty of time for exercise throughout the day which I was determined to maintain and I do.</span></p>
<h3><span style="color: #000000;">Now let’s get to business!</span></h3>
<p style="text-align: justify;"><span style="color: #000000;">Now more than ever we understand that our home is truly our sanctuary, our haven, our private space, our protection, our shelter, our peace. </span><span style="color: #000000;">On one of our wine-infused zoom calls, I told my daughter that I felt like my home was giving me a hug…I cherish it.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">How we do business with our buyers and sellers in the future will look a little different, however, it will be done professionally and carefully and here is how I envision it.</span></p>
<h3><span style="color: #000000;">For the Sellers of Property:</span></h3>
<p><span style="color: #000000;">Photography is everything!</span></p>
<p><span style="color: #000000;">• Great stills, videos, slideshows, and the more the better.</span><br />
<span style="color: #000000;">• Interact and advertise in as many different websites and media sources as possible, along with social media and of course print advertisements. It’s an effective combination of synchronized marketing.</span><br />
<span style="color: #000000;">• There must be a COVID-19 addendum signed by all parties, covering that no one in the immediate family is currently sick and no one has traveled recently. This is for the buyers and the sellers.</span><br />
<span style="color: #000000;">• The sellers request that buyers wear masks and gloves and some also require booties. No one should touch anything in the house. The broker will open doors and cabinets, when necessary.</span><br />
<span style="color: #000000;">• No children at showings.</span></p>
<h3><span style="color: #000000;">It is basically the same for buyers…</span></h3>
<p><span style="color: #000000;">• The agent would have the buyers follow them in their car and communicate via phone.</span><br />
<span style="color: #000000;">• We would confirm that the buyers are not dependent on the sale of their home to make a purchase.</span><br />
<span style="color: #000000;">• Sellers want to be sure they are dealing with qualified buyers.</span></p>
<h3><span style="color: #000000;">Office Procedures:</span></h3>
<ul>
<li><span style="color: #000000;">Every company will have its own house policies.</span></li>
<li><span style="color: #000000;">I love working remotely and plan to do much more of this. </span></li>
<li><span style="color: #000000;">It helps with that balance I mentioned earlier.</span></li>
<li><span style="color: #000000;">Some companies are allowing only one agent for each section of the building and masks and gloves are essential.</span></li>
<li><span style="color: #000000;">Space may have to be reserved.</span></li>
</ul>
<p style="text-align: justify;"><span style="color: #000000;">Every business will have to figure out their own nuances. The commonality with ALL businesses is both the clients and the employees/staff have to feel comfortable interacting with each other or it doesn't matter what we all do. Be safe and above all be considerate to one another. We are all in this together.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Although business will feel unusual for a while as we acclimate, I truly believe there are many things that will be better than before.</span></p>

<p style="text-align: justify;"><span style="color: #000000;">Casone took over and engaged the panelists in an hour-long conversation that encompassed multiple real estate markets. They gave their thoughts on the best ways for real estate agents, brokers, developers, and the industry overall to deal with the effect that COVID-19 has had on business and the rest of the year.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">"There have been many changes in the way we are all doing business," said Birdman. "Real estate is a face-to-face business, but that has changed with this outbreak. People still need to move, have leases coming up and other circumstances, so properties continue to get shown in different ways to ensure the safety of sellers, buyers and people working at properties."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Stern spoke on New York's state of real estate affairs since the Big Apple became the center of the Coronavirus pandemic in the US. "For New York, we closed our office three and a half weeks ago, completely working remotely except for construction," he said. Then, he continued to compare his company's activity in South Florida with New York. "In Miami, we have not seen much of a drop in manpower in construction. For the most part, we are doing construction in Florida and largely stopped in New York."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">The construction of The Estates at Acqualina has continued while adapting to today's standards of social distancing and higher use of technology for marketing. "We are able to continue with the construction, but taking care of our workers," said Trump. He continued, "We are making great use of technology to share communications to tell the story of The Estates at Acqualina. We are in constant communication with our customers today, even more so than prior."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Casone asked Defortuna about the quick learning curve for the entire industry on how to conduct business from a distance. "Especially on the luxury side of the market, nobody needs to buy a second or third home," he said. "They buy it because they love it. From the marketing point of view, we have specialized in marketing to the entire world, providing tools to brokers to promote our projects in Latin America, Europe, and worldwide. Presentations of this type are happening all over the world. My brokers are saying they are busier now than before when they were doing presentations one-on-one."</span></p>

<p style="text-align: justify;"><span style="color: #000000;">Typically the spring season is one of our strongest markets. "Summer" in Costa Rica is from December - April. Midseason is from May-August, and the rainy season is from September-November.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong><span class="s1">What questions do you get about life in Costa Rica around this time of the year?</span></strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">The most common questions relate to property taxes, which are very low (1/4 of 1% of the property value), and the buying process for foreigners. Foreigners enjoy all of the rights of ownership as citizens do in Costa Rica.</span></p>

<p class="p1" style="text-align: justify;"><span style="color: #000000;"><span class="s1">The real estate world of Miami abuzz with excitement last week as the announcement was made that </span><span class="s2"><b>David</b></span> <span class="s2"><b>Beckham</b></span></span><span class="s1"><span style="color: #0000ff;"> <a style="color: #0000ff;" href="https://apps.mobilestorm.com/cp/redirect.php?id=30463561"><span class="s3">purchased a penthouse</span></a></span> <span style="color: #000000;">at One Thousand Museum by Zaha Hadid Architects, handled by de la Vega himself. Semilof asked de la Vega on how it took place and its significance.</span></span></p>
<p class="p1" style="text-align: justify;"><span class="s1" style="color: #000000;">“It was a very exciting sale for us, and for the market,” he said. “In this very difficult time, it’s very positive. Representing developments like One Thousand Museum and David Beckham is a pleasure. The building has just come out amazing and I think it’s beyond people’s expectations. Everybody has been in awe after they walk in and see the finishes, common areas, pools and amenities. We have two other buyers looking to write up contracts.”</span></p>
<p class="p1" style="text-align: justify;"><span class="s1" style="color: #000000;">The interview continued in a Q&amp;A format that included questions sent in by live viewers.</span></p>

<p style="text-align: justify;"><span style="color: #000000;"><strong>What are you telling your agents in today’s market on how to be successful in today’s environment?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Always think outside the box. Our virtual sales meetings, coaching, power sessions where we roll out new tools. Stay positive. I encourage our agents to learn new tools, get more knowledge, work on your CRM systems; read a new book. This is the time to take that step back and learn something new. We will look back in 30 days and say “I wish I could have read that book, or sent that note. Keep up the positivity and the learning process.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Have you been doing virtual reality tours?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Yes, we are doing a lot of virtual showings, using 3D visuals of properties; showing and closing properties on Facetime. Things are very robust. We closed $800 million in the first quarter. The 2<sup>nd</sup> quarter may be slower, but we’re trying to average. I’m telling our agents to look for a very strong 3<sup>rd</sup> and 4<sup>th</sup> quarter. If you’re down 20% at the end of the year, you’ll have had a good year.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Everybody is looking for different things. We are handling things virtually, and things are happening very seamlessly. The participation from our agents has been remarkable. Melbourne, FL is a bit farther up for me to get to, so to be able to connect with our agents with technology to its highest point is very exciting.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">We have invested millions of dollars in technologies that we are now using. As our agents use these tools, it gives us ROI on the investments we’ve made. We are trying to build technology that enhances real estate agents. The fundamentals of our business are relationships.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Have you noticed a lot of New Yorkers inquiring about real estate in Florida?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">There’s a lot of New Yorkers renting and calling. A lot of our demand has come from New York and I expect it to continue. If you’re in Chicago or Manhattan, you want to get out and breathe fresh air. As people see that they are spending quarantine in a 1,000 square foot home and look at a property online in South Florida of 5,000 square feet, they’ll consider that. The amount of pent-up demand for real estate in South Florida will be big. And then there are the tax incentives. I think we will see a second Great Migration because of the pandemic.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Can you comment on how properties are appraising in the current market?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Prices haven’t necessarily gone down too much. New listings are down. I don’t think prices will go down drastically because we’re not in a debt crisis like in 2008. The biggest issue right now is job losses. The majority of those are furloughs. If we’re socially responsible, in 60 days those jobs will be back. Deals will be closed once again.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>You are strong on social media. What do you recommend to your agents?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">We have two main themes on social media: support our agents and our community. For example, one of our agents in the Fort Lauderdale office is giving food to shelters and people in need. We’re supporting her to buy meals.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">If this is a recession, it will be the shortest one because we are all in this together. Working as a unit will get us through this. When we all follow this uniformity, we will get through it quicker.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">We have our foot on the gas in marketing. We’re pushing out through social media. Focus on the sales that are happening.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Find the opportunity, listen and it’s always important to be communicative. Find out what kind of investment your client is looking to make. Be a listener, learn, and be at the forefront of what’s going on in your community. Clients will find value in you if you become a source of knowledge.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>A question submitted by Haute Residence member Elena Bluntzer: Are developers lowering their prices recently?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Developers have not come off their pricing, but prices have gone down the last two years. In some markets there is more supply than others. If you want something right now, you have to pay for it. I’m not seeing a drastic price reduction in real estate. The price point that gets hit the most is the $1-5 million range.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Have you seen any troubles with loan closings due to new bank processes within the past two weeks?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Yes. The capital markets, in general, have not shut down, but unless the property is solid, and income in place that has been proven in the last 45 days, it’s hard to get financing. It’s not as easy as before, primarily because banks are working on their own balance sheets. They have been working tirelessly on getting out the</span> <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://payhip.com/b/S0et">Small Business Administration</a></span> <span style="color: #000000;">(SBA) programs.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><strong>Will there be a new era in residential sales after COVID-19?</strong></span></p>
<p style="text-align: justify;"><span style="color: #000000;">Yes. The adoption rate is changing the way we see real estate from all points of view. What will not change is the relationship component of our business.</span></p>

A space within your home that nourishes productivity and efficiency makes the working hours more pleasant.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">With that in mind, members of the exclusive <em>Haute Design Network</em> gave us a look at some of their home office design projects, detailing them in their own words.</span></p>

<p style="text-align: justify;"><span style="color: #000000;"><strong>Alice McCaffrey, Angus|McCaffrey Interior Design</strong>: <span class="s1">In this custom built home for a family of five, the art is the hero and the launchpad for many of the rooms. Enter into this sophisticated man’s study and one can’t help but be struck immediately by the strength of Ellsworth Kelly’s <i>Dark Green Panel</i>. The print takes center stage amidst custom built-in cabinetry punctuated by linear polished nickel hardware and accents. The man’s study balances dark handsome walls with glints of polished nickel and chrome. The green of the Ellsworth Kelly piece is echoed once again by the green Edelman Leather seen on the vintage barrel chairs by Coup D’Etat. The glass and steel desk by Ralph Lauren home seems to float effortlessly over a geometric rug by Stark Carpet. On the desk, the vintage bronze sculpture by Claude Lalanne adds a wonderful contrast to the linear theme with its warm tones and organic figurative form adding another artful punctuation to the room.</span></span></p>

<p style="text-align: justify;"><span style="color: #000000;"><strong>Giselle Loor-Sugerman, B+G Design: </strong><span class="s1">Throughout times like these we truly begin to realize the importance of a multifunctional space. This particular space was designed for a client with the intention of providing a home office feel along with all of the perks that come with an entertainment area. We incorporated a segmented home office that has open access to billiards, state of the art media system, and beyond. Another piece we find vital is a pop of color, especially with a room that has a neutral color palette. We like to incorporate fresh and unique artwork to bring the space to life. During a pandemic, it is essential to have a comforting space that doubles as an effective workspace. </span></span></p>

<p class="p1" style="text-align: justify;"><span style="color: #000000;"><span class="s1"><strong>Cari Giannoulias, Cari Giannoulias Design</strong>: </span><span class="s1">This home office was created for an advertising executive to compose some very memorable campaigns while pursuing his other passion for music. We thoughtfully gave this room a monochromatic canvas to house his collection of pedigreed and unattributed vintage guitars. The custom-designed walnut desk and credenza were finished in the same color as the floors for a tone on tone presentation. Although sleek in appearance, both pieces are highly functional housing a computer, printer, files and cords. Adorning and completing the room is a collection of personal memorabilia and family photos for that final personal touch.</span></span></p>

<p style="text-align: justify;"><span style="color: #000000;"><strong>Chris Goddard, Goddard Design Group</strong>: <span class="s1">This home office was designed as a workspace, but also an area where my clients could escape the hustle and bustle of their daily lives.  I chose a rich, deep color palette paired with custom lime-washed and cerused oak paneling to create a cozy English vibe. The room is adorned with a trove of antiques, most notably the partner's desk, huntsman-styled inkwell, double-horned candelabra, brass bar cart, and vintage decanters and trophies. An original work by Chloe Early, painted on aluminum, was placed over the sofa to give the room a flair for the modern.</span></span></p>

<p style="text-align: justify;"><span style="color: #000000;"><strong>Joe Human, Designs By Human</strong>: <span class="s1">We created this home office for our client to be a space to get work done, but also double as a space he would feel comfortable relaxing in and playing a game or two when taking a break. I wanted to frame the view of the city and incorporate several masculine materials, one of which is a leather wall with hand-stitched details. The desk itself is a granite that I specifically sourced out to be "soft" to the touch but also durable when it comes to ink and pencil writing. I had the desk "floating" off of the wall to allow for maximum flexibility below, whether that is adding multiple file drawers, printers or just leaving it open for future needs. We custom-designed the desk along with shelving above to house the various collectibles our client has. It was important to have a mixture of decorative displays to keep the space stylish but also fun and not so corporate office. After all, it is a home office and you want to be comfortable at all times in the space.</span></span></p>

The lush sophisticated wood walls play as a backdrop to the room with built-in bookcases. The silk and wool carpet provides the space with a warm and cozy feel. </span><span class="s1">The desk was custom designed with a mix of Macassar ebony wood and fantasy grey marble. The furniture was selected and orchestrated to be a sitting area, for intimate meetings, or just to hang out and relax.</span></span></p>

Are they looking for an inspiring space, a calm oasis, a productive den, or a creativity-sparking haven? In this home office, located in Downtown LA, we wanted to create a space that sparked creativity, brought nature in, and honored the industrial architecture of the warehouse in which it resides. We created a wall sculpture using sand-blasted driftwood branches and pampas grass to transform an otherwise modern chandelier, making sure the space felt raw and organic.</span></p>

From the Italian crafted chandelier by Flo which maintains our floral theme, whilst still providing ample illumination required for a professional home workspace. Natural light birch wood paneling was used to create a natural symbiotic relationship with our overall aesthetic and tonality. Our choice to use trendy built-in cabinetry with drawers can accommodate lots of office supplies. </span><span class="s1">The Home Office desk was designed with enough space provided for several computer stations and a printer comfortably. The swivel office chair allows for fluidity of motion throughout the space. </span></span></p>

<p style="text-align: justify;"><span style="color: #000000;">Saturday morning a report surfaced that a local employee on Main St had tested positive for COVID-19 and word spread like wildfire. By Saturday afternoon, I received a notice that all Vail resorts, (Park City Mountain Resort) were closing for a week. This announcement was quickly followed by Deer Valley, Alta, Snowbird and Brighton announcing that they would also be suspending operations for at least a week. By Sunday evening, all resorts except for Brian Head in central Utah and Powder Mountain had announced that they were closing. On Sunday evening, Summit County came out to say that all of the county resorts, PC and DV, restaurants, churches, spas and most businesses would have to close until at least April 16, ending any hope that the ski season might continue. Restaurants would be allowed to deliver meals for curbside pick up only. The food markets would stay open as a necessity.</span></p>

<p style="text-align: justify;"><span style="color: #000000;">On Monday, Powder Mountain also closed, leaving Brian Head as the only Utah resort open. (<em>Editor's note: Brian Head has since <a href="https://www.brianhead.com/covid19/">closed</a> for the winter season</em>). Driving around town Monday morning felt more like mid-April than mid-March. It was warm, very little snow in town and streets were empty. Then, Wednesday morning we experienced an earthquake! Fortunately for us here in Park City, we were far enough removed from the epicenter that it was only a jolt that did little if any damage, but it certainly shook already frayed nerves.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">The good in all of this is to see how everyone in Park City has rallied to help each other. Immediately, a Facebook page came up for residents in need, to ask for help and for those willing to help. It is truly warming to see how many of our local residents have stepped up to help those who have lost their jobs or for health reasons are afraid to venture out. The offers to go shopping, pick up meals from restaurants or find sanitary products for those who cannot are an inspiration. It seems that in times of crisis people step up, and perhaps even more so in small close communities like Park City. While things will most certainly get worse, this will end, and hopefully, we will come out stronger.</span></p>

<p style="text-align: justify;"><span style="color: #000000;">In the meantime, life and business go on. Not surprisingly, Real Estate sales have slowed, but have not come to an end. I see new sales being reported every day across all price ranges and market types. The biggest change is that we are not holding open houses right now and agents are working from home rather than offices. Fortunately for us, we are accustomed to doing business remotely and through virtual methods, so I am still able to communicate effectively with my buyers and sellers and show properties to interested buyers. As is often the case, difficult times also bring opportunities and the savvy investor is ready to act! As many of us are now working from home and have time, I would love to hear from you and chat about what is happening in your area and perhaps just to chat about real estate in general.</span></p>
