Helaine recently spoke to Haute Design about her favorite part of a design project and what she sees for her firm's future.

Haute Design: When did you first decide to pursue a career in design?

Helaine Tregenza: My very first job in design was in New York in the 70s as a milliner. When I moved to California thirty years ago and bought my first house, that was when I truly decided to pursue a career in design.

HD: Was there anything particular about California that led to this decision, or was it simply a transitional point in your career?

HT: I believe it was just this desire to apply what I knew about design in fashion and art, and translate that to a structure or a building and learning how it all comes together. Once design is in your blood, it applies to your whole life - at least it has for me. Interior design is a form of art but it's also science and math.

HD: What would you say is your strongest attribute as a designer?

HT: I would say that it's my ability to listen to clients and problem-solve. We must consider space, scale, color, light and of course, I want to create a beautiful environment, but it also has to function. I always ask, 'how does the client live in this space?' Form definitely follows function.

HD: What would you say sets your firm apart from others?

HT: We only take a handful of clients at a time. Because of this, we provide a bespoke and very custom experience. We are very selective about our projects and we're extremely hands-on throughout the design process.

HD: What is your favorite part of the process in a design project?

HT: That's like asking who's your favorite child. But I will say, I am especially fond of textiles and lighting and selecting artwork. That's kind of like the icing on the cake. To be able to work with the client at the end of a design project and select art, as an art collector myself, is just a total treat.

HD: How would you describe your own design aesthetic?

HT: I would say I'm a classicist with a twist and my design is very multi-layered. I like combining old and new. I like to create a collected look as opposed to one particular style.

HD: Where do you see your firm five years down the road?

HT: I expect we will be happily bringing more clients' vision to realization. I am open to doing some travel for projects but really just doing more of the same. For now, my main focus is to continue to provide a bespoke, turn-key experience for residential spaces.

Michele (Cozy) Salazar was born in Miami, Florida, daughter of Suzanne “Sissy” De Maria and Joseph De Maria. Her childhood nickname “Cozy” stuck, evoking the warmth and charm she exudes. "Cozy" eventually evolved into her burgeoning brand name.

Michele recently took the time to formally introduce herself and explain a bit of her design philosophy and what she envisions for the future of Cozy Salazar.

Haute Design: If you could describe your design style in three words, what would they be?

Michele Salazar: Traditional meets contemporary.

HD: When was the first moment you realized you wanted to become an interior designer?

MS: My mother says my birthday request was always to redo my bedroom growing up. We still have my "dream bedroom" I drew when I was about 10 years old!

HD: What would you consider to be the most crucial moment in the design process?

MS: I would say the important stages are:

• Establishing your clients' wants and needs while managing their expectations.
• Remaining organized throughout the duration of the project. Organization is vital to a successful outcome. In design, there are so many moving parts, so keeping everything tight and organized is the best way to avoid any unnecessary complications or misunderstandings.

HD: Describe your ideal relationship with a client. 

MS: It's so important for me to connect with a client. My ideal relationship with my clients is one where they feel heard and understood, that way they know their wants and needs are my priority when working on their project. When a client knows you have their best interest at heart, they are more comfortable and as a result, more trusting of your vision. Trust is key! If the client doesn't trust you, they won't be willing to stretch out of their comfort zone, and that is where the magic happens!

HD: Which is your favorite space to design in a home? Why?

MS: Every room is so important. I suppose the kitchen or dining room. Both spaces bring people together and offer up a unique set of requirements. For example, a client with small children who wants a very formal dining room but needs practicality, or a couple with conflicting ideas for their kitchen (one spouse wants minimal design and the other, a chef's kitchen). Each special request offers up a fun challenge and allows us to stretch our creativity.

HD: What is your vision for the future of Cozy Salazar?

MS: I would love for our team to continue to grow. Every project is more exciting when there are multiple creative minds working together. It's always incredible to look over the progress of a project from our initial vision to the final. This is often due to collaboration and different perspectives. Additionally, it's important to me that we stay true to our style and edge. We are not 'one style fits all' here. We are constantly mixing looks and styles, which is what makes us unique.

English pop icon Harry Styles and American actress Olivia Wilde have been romantically linked since January when they were spotted attending a wedding hand in hand. Styles is set to star in “Don’t Worry Darling,” a psychological thriller film directed by Wilde. The celebrity couple have sparked much public discourse yet appear to be happily in love. Over the course of their relationship, the 27-year-old musician and the 37-year-old movie star have lived in the Hollywood Hills home of Styles’ longtime manager, Jeff Azoff, before their voyage to London. Last month, the duo reportedly embarked on a summer getaway with quality time in Italy.

Continuing the trajectory of their romance, the couple have now taken residence in a Los Feliz rental. The love nest is meant to serve as a temporary home as Wilde films her role in Damien Chazelle’s upcoming film “Babylon” alongside Hollywood A-listers Brad Pitt and Margot Robbie. The celebrity couple’s newfound abode was sold in 2019 for $3.3 million to Spanish songstress Lourdes Hernández and husband Zach Leigh who completely reconstructed and renovated the home into a modern, chic space. Now, the property is reportedly being rented by Styles and Wilde at $13,600 a month.

Built in 1981, the contemporary Los Feliz residence spans nearly 4,000 square feet and features five bedrooms and five bathrooms. Entering the gated property, the single-story home opens to a foyer with a gracious grand piano. The interior layout presents two living areas: one that is cozy and comfortable, and the formal space with built-in bookcases. The renovated Scandinavian style kitchen offers a spacious center island and breakfast nook. The décor encompasses an industrial chic aesthetic with neutral tones, pale hardwood flooring, metal light fixtures, and a contrasting array of windows to offer warmth.

Outside, the exterior space highlights a standalone bar adjacent to the swimming pool that is surrounded by lush green lawn. Additionally, the backyard offers a built-in barbeque and covered patio perfect for entertaining. Other amenities of the lovers abode include an at-home gym, hot tub, office, and music room.

In 2017, the famed Hollywood star purchased a contemporary mansion in Clearwater, Florida for $3 million under Hawker Investment Trust, Travolta and his late wife Kelly Preston’s go-to trust in which his sisters are listed as trustees. Located a mere mile from the Scientology headquarters, Travolta has served as a devout member of the controversial Church of Scientology since 1975. Clearwater also provides residence to fellow Scientologists Tom Cruise, who lives in a downtown penthouse, and Kirstie Alley, who owns a multi-residence waterfront compound.

Now, Travolta is bidding farewell to his former Florida home for $4 million. The property was initially listed in March for $4.65 million but nonetheless, the 67-year-old actor is walking away with a profit. This sale comes about a year following the passing of his late wife Kelly Preston in their home due to breast cancer. In January 2020, Travolta sold his $18 million Spanish-style mansion in Los Angeles and earlier this year, parted ways with his longtime waterfront residence in Maine for $5 million. He currently owns a $2.65 million Calabasas home which he purchased with Preston in 2019.

Travolta’s former Florida home spans more than an acre of picturesque land and includes five bedrooms and 5.5 bathrooms. The open floor interior presents a modern two-story staircase and spacious foyer. The living area is equipped with an electric fireplace. The kitchen offers bar seating and a breakfast space. Upstairs, the primary suite features an ensuite bathroom with a contemporary encased spa bath and a terrace overlooking the harbor. Other luxe amenities of the home include a seaside infinity-edge pool, a separate one-room cabana, and an artist’s studio with a bath. Resting on the western shores of Clearwater Harbor, the waterfront estate is heavily gated and surrounded by foliage. The exterior space consists of an expansive boat dock and boasts panoramic views of the gleaming coast and skyline.

Electronic music artist Zedd has been ranked by Forbes as one of the highest paid DJs in the world. He previously has collaborated with famed stars such as Ariana Grande, Katy Perry, and Selena Gomez. The Grammy winner has also reigned victorious on the real estate front as he acquired a $16 million Beverly Hills mansion in 2018. TAriana Grande, Katy Perry, and Selena Gomezhe residence was newly built two years prior and listed on the market for as much as $25 million. Now, after three years of residence, Zedd is preparing to bid farewell to his luxe mansion as he has recently listed the property for $26.5 million.

Built in 2016, Zedd fondly describes the contemporary Beverly Hills home as “modern and slick, but really warm.” The extravagant space spans 11,043 square feet and includes five bedrooms, six full bathrooms, and three half-bathrooms. The interior layout opens to a great room with double-height ceilings, an atrium with fountain, and lush greenery. As a nod to the homeowner's New England roots, the home is designed in a luxurious Cap Cod style, with shingled roof and all. From the exterior gas lanterns, to the floating chimney and chinoiserie wallpaper, this is a one-of-a-kind home, perfectly designed for the family.

Dirk Somers, founder of Belgian studio Bovenbouw Architectuur, created an entirely fictional city as his contribution to the Belgian Pavilion at this year's Venice Architecture Biennale.

The display is called Composite Presence and it is comprised of 50 models of projects recently completed throughout Brussels and Flanders, in northern Belgium. The models were completed by 45 separate architecture studios and are displayed at a 7:100 scale.

Visitors of this year's Venice Architecture Biennale will be able to walk among the models, which have been placed in miniature neighborhoods.

The display lends itself to an eclectic fictional city, as the models were selected among new buildings and refurbishments that represent visual themes common to the Flanders region.

The Belgian pavilion provides visitors with a surreal Architectural experience and also aims to underline the role that competitions  play in urban design.

The Venice Architecture Biennale opened its doors on May 22nd and will be open until November 21st.

How did you get into real estate development?

Originally, my intentions were to go into private wealth management, but I realized within a short period of time that it was not a true passion of mine. I found myself leaving the Business School at Florida International University to join the Architecture School. One afternoon after a large final studio presentation, it hit me. Real Estate Development is that balance between my passions - Architecture and Finance. I graduated from the School of Business with focuses in Finance and Real Estate. That year in Architecture school carved out my true passion.

What is the legacy of Balli Group?

Balli Group is a legacy company. My Grandfather, Giorgio Balli Sr., arrived from Lima to California in the early seventies and never looked back. A few years later, he arrived in Miami and designed most of Cocoplum and Gables Estates in the early eighties. Soonthereafter, my Father, Giorgio Balli Jr., joined the company and exponentially grew it to have designed and built over 300 Luxury Custom Homes all of South Florida. Over the years, we've been able to expand our services to our clients to now become a fully-integrated development firm. Balli Group will continue to produce its high-quality level products for decades to come.

What trends have you been seeing and incorporating into your projects?

Given the current conditions, at-home gyms, spas and offices are at the top of the list. One item I’ve been focusing on incorporating into our upcoming projects is technology integration within our projects.

Where do you see the company going in five years?

I see the company continuing to lead the South Florida’s Residential Luxury Market while branching out into Commercial Markets.

What has been one of your favorite projects to date?

This is a very difficult question because each and every project is so unique and special in its own way. One of my favorite projects to date must be Hammock House, a beautifully appointed Tropical Modern compound located in the gated community Hammock Lakes. What made us purchase the property was the abundance of mature oak trees (70+). This created a challenge during the design phase, but Giorgio managed to design everything around and between the oaks - creating an incredibly surreal experience once inside the home. The success of this project lead to a recording breaking sale prior to the project’s completion. One of our next projects will be located in the gated community Snapper Creek Lakes and we anticipate a completion date of 1Q 2023.

A duplex residence at 210 West 77th Street will cost up to $21 million.

Enter developer Miki Naftali and Danish architect Thomas Juul-Hansen, whose 210 West 77th Street project will nourish the Upper West Side community with 18-stories of luxury apartments, slated for occupancy in early 2016. West-siders who are already salivating better prepare to pony up some dough, as apartment prices will reportedly range from $4.85 million to over $21 million.

Inspired by Danish modernism, the 210 West 77th Street building resembles an edifice you’d bicycle past in Copenhagen rather than New York City (and that’s a good thing). Juul-Hansen’s building design features hand-formed Danish brick, Juliet balcony façades, and oversized mahogany windows that are harmonious with the Upper West Side’s architectural character. Not since Danish immigrant Jonas Bronck (for which The Bronx is named) has a Dane given New York City so much in a time of need.

“I’m a big believer in the beauty of natural materials,” said Juul-Hansen, whose résumé includes interiors at luxurious developments, private homes and Michelin star restaurants such as Jean-Georges. “I believe this gives the architecture and design a timeless quality.”

The 210 W. 77th Street project offers fireplaces and outdoor terraces.

The 77th Street residences are half- and full-floor units ranging from 2,058-square-feet for three-bedrooms, to a 5,973-square-foot duplex penthouse with outdoor space. Select residences offer fireplaces and outdoor terraces. All units offer private access via an elevator that transports directly to the apartments.

The residences boast contemporary features—open layouts, solid oak-plank floors, large chef-quality kitchens with Miele appliances, polished Everest Grey quartzite slab countertops, and sleek white-lacquer cabinetry with polished chrome handles.

Master bathrooms offer Grigio Piove marble, custom wenge wood vanities and Waterworks bathtubs. Meanwhile the powder room showcases beautiful polished Marron Imperial marble slabs on the floor, accent walls, and custom carved sinks. The lobby design is highlighted by a sculptural double-height glass ceiling, detailed white oak wall panels, and Omani limestone flooring.

The building’s amenities include a 24-hour doorman and concierge, a roof terrace, a fitness center, bicycle storage, and perhaps (according to design renderings) select garages. The residences are close to popular eateries such as Ouest, Spiga, and Telepan, as well as a handful of gourmet markets.

An elevator transports directly to the private residences.

“210 West 77th Street presented a unique opportunity to innovate architecturally while respecting of the character and beauty of the Upper West Side historic district,” said Miki Naftali, founder, chairman, and CEO of the Naftali Group, whose portfolio includes The Seymour at 261 West 25th Street, The Landmark Park Slope, The Bergen, and 33 Beekman.

The Upper West Side is an iconic neighborhood immortalized by pop culture—including the tragic assassination of John Lennon, and Seinfeld, You’ve Got Mail, Woody Allen’s Manhattan and most famously, by the Oscar-winning classic "West Side Story." Many artists, actors, celebrities, educators, and professionals call this community home. Dominated by five-story brownstones, famous Central Park towers with ornamented façades (The Dakota, San Remo, El Dorado) and older grand buildings topped with water towers, the Upper West Side is tight on space—despite its wide sidewalks and avenues. The 210 West 77th Street development is a rare example of recent new construction.

Upper West Side living space has always been a premium. During the construction of Central Park in the 1850s and 1860s, squatters moved their shacks into the Upper West Side (laying claim to any space they could find). This led to undesirable boarding houses and rowdy taverns.

One hundred years later, tenements used in the filming of "West Side Story" were razed to make way for Lincoln Center for the Performing Arts. Today, the luxurious 210 West 77th building represents the latest call for urban renewal. But this modern west side story doesn’t require movie gangs or squatters to reclaim turf—just luxury space for its restless citizens.
