What’s the current status of the high-end home market?

The high-end is seeing a lot of demand and performing better than other market sectors right now. We have seen a ton of interest of late, and even logged over $100 million in transactions this year.

How has COVID-19 impacted this sector? Which markets are doing relatively well? Which have been impacted the most? How has it played out in towers/condos?

In March when the pandemic hit, there was a migration out of highly dense cities. One Thousand Museum saw immediate interest from states like New York, Connecticut, Illinois and California – some buyers who had been mulling over a home in South Florida and ended up expediting their timelines. While some vacation home shoppers opted for single-family homes over condos, the tower didn’t see any drop-off as its floorplans run upwards of 10K interior square feet, and include the benefits and conveniences of condo living.

What’s the investment outlook for this segment?

Not only is it a buyer’s market right now, but interest rates are historically low. It’s a great time to buy.

Will COVID cause more people to want second homes as a refuge/place to social distance, or will the economic uncertainty caused by COVID make buyers want to sit on cash instead?

Shelter-in-place has made people evaluate how and where they live. And while some have been more cautious and are taking a wait-and-see approach, real estate remains one of the safest investments.

How is the second home market different from the primary home market? What are the similarities?

The primary home market is also performing well, again due to the migration from highly dense cities. South Florida has been a popular destination for second-homes and permanent relocations, not just due to the pandemic, but over the past few years and spurred in part by the SALT tax and overall lifestyle benefits of the area.

What design elements and must-haves do homeowners want and expect?

Buyers right now are craving space, both interior and exterior, and they want either ocean views or access so even while remaining at home, they never feel cooped up.

Resting on a peninsula into the Long Island Sound, the 6-acre estate is currently owned by financier, Robert Steinberg and his wife, Suzanne. In 1998, the couple shed $15 million for the Georgian-style home, which Ivana kept after the divorce from Trump.

The Steinbergs have stripped the home of its lavish, gilded décor – including the gold-leaf motif – that the Trumps fancied. Today, the home is much more relaxed in style and livable in arrangements, according to listing agent Tamar Lurie of Coldwell Banker, as quoted in the Wall Street Journal.

In the last two decades, the property changed beyond interior design upgrades, leaving few visible vestiges of the time the Trump family spent here. The Steinbergs added a luxury guesthouse, a tennis court and an indoor swimming pool to the main house, which was originally built in 1939.

The 8-bedroom, 10-bathroom estate also features a private dock, an elevator and a putting green.

The Steinbergs first listed the mansion for $54 million but pulled it off the market as Trump’s presidential campaign gained traction.  Their decision to now relist it has little to do with the country’s politics – although its association with the president helps gain attention – and a lot to do with their ongoing construction of a new home elsewhere, according to the WSJ.

The billionaire couple first purchased the mansion for just $11 million in 1983 and proceeded to refurbish it, only to be charged for illegally sticking their own firm with the renovation bill by forcing several contractors to write off the revamp as tax-exempt business expenses.

During the epic trial, Leona began to be known as "The Queen of Mean" for her alleged cruel treatment towards her employees; one housekeeper even recalled her saying, "We don't pay taxes. Only the little people pay taxes." Mrs. Helmsley—who then-mayor Ed Koch openly referred to as "the Wicked Witch of the West"— was eventually found guilty of tax evasion, but ended up only serving 18 months of her 16-year sentence. She died of a heart attack at age 87 in 2007.

According to the New York Times, among the residence's lavish fittings during the Queen's reign were a marble dance floor poised above the swimming pool, a $45,000 silver clock, and half-a-million dollars worth of jade art pieces.

The current owners—who purchased the home for $35 million even though it was originally listed for $123 million following Mrs. Helmsley's demise—gave the home a complete make-over... one that modernized it significantly, and smartly streamlined its footprint by about 3,000 square feet in the process. As a result, the grand property went from "looking like a museum to becoming a home," real estate broker Jane Howard Basham told the Wall Street Journal.

Nicknamed "Ream's Turtle," the odd architectural structure was built using a rather intriguing method: Ream blew up a polychloride balloon, which can be shaped into any form desired, then coated its exterior with foam and an overlay of steel wire. Four to five inches of concrete were then added, strengthening the building and protecting it from high winds and fire.

Sitting on top of 3.5 acres of land, the vivid property—which comes with a separate garage and parking space for RVs—has previously been featured on the television shows "Extreme Cribs" and "Most Extreme Homes."
