Three years after the unfortunate passing of Kim Porter in her Toluca Lake residence, Sean "Diddy" Combs lists the lavish Los Angeles mansion for $7 million.

Sean Combs, notably recognized by his multiple stage names Puff Daddy, P. Diddy, Puffy, or Diddy, is an American rapper, record executive, record producer, and entrepreneur. The hip hop musician was romantically involved with model and actress Kim Porter for 13 years and the celebrity couple had four children together. Belcalis Marlenis Almánzar, more notably recognized as Grammy winning rapper Cardi B, has received an extravagant 29^th birthday gift from her husband Kiari Kendrell Cephus, known professionally as Offset. The celebrity duo got married in 2017 and have two children together: 3-year-old Kulture Kiari Cephus and a baby boy born in September and whose name has not been announced.

The musician’s opulent birthday gift was inspired by her long-term interest in purchasing investment properties in the Caribbean. In the caption of her Instagram video tour, Cardi B explained that Offset worked with her father, who is originally from the Dominican Republic, to purchase the villa. The Las Terrenas home named "Calle Plaza" is currently available as an Airbnb for $836 a night. Although there is no available record of how much Offset spent on the estate, it was most recently listed at $1.49 million.

With 8,000 square feet, the Dominican vacation home sits atop picturesque hills with seven bedrooms and seven baths. According to Airbnb guest reviews, the property is remarkably noted for its scenic ocean views and stunning architecture. After popstar Pink purchased Barry Manilow’s beach mansion in Malibu, California a mere three months ago, she has now decided to list the residence on the market at $15 million.

Alecia Beth Moore, known professionally by her stage name Pink, and husband, Casey Hart, have recently purchased a waterfront home in Malibu, California for $13.7 million. The “just completed,” contemporary space was formerly home to fellow musician Barry Manilow. The beach house was presented to Pink and Hart in April for $13.5 million, but the duo were prepared to offer $200,000 above asking price to secure the picturesque property.

Despite the seemingly optimistic purchase, Pink has surprisingly listed the Malibu beach house on the market a mere three months after acquiring it. It is currently unclear as to why she is bidding farewell to the residence bought in late June, but reports have portrayed the listing as a “flip.” Unfortunately, the new listing price of $15 million will offer Pink less than a 6% profit when broker’s fees are considered.

Built in 1976, the 7,000-square-foot mansion perfectly encapsulates the ideal attributes of a Malibu beach house. In January of 2020, Michelle Pfeiffer and David E. Kelley acquired the Mediterranean style villa called The Napoli House in an off-market deal for $22.5 million. The residence was reportedly purchased through a limited liability company linked to Mr. Kelley’s production company. The longtime celebrity couple have been married since 1993 and own several properties together. They have recently listed another Pacific Palisades property on the market for $7.3 million as well as a compound in British Columbia for $22.98 million. They are now also bidding farewell to the Napoli House a mere 18 months after purchase. The current asking price for the grand estate is presented with a more than a 12% increase at $25 million. The reason as to why they are selling the lavish residence is unknown.

Pink Purchases Malibu Beach House For $13.7 Million

Alecia Beth Moore, known professionally by her stage name Pink, and husband, Casey Hart, have purchased another beachfront home in Malibu, California for $13.7 million.

In 2010, pop icon Pink and her husband, Casey Hart, purchased their first home in the scenic Malibu area for $11.85 million. Their former Point Dume property was first listed on the market in 2015 for nearly $14 million. Failing to attract prospective buyers, the asking price was soon reduced to $13 million. In 2016, the cost was lowered even further to a final asking price $12.5 million at which the property sold.

Now, five years after bidding farewell to her compound in Point Dume, Pink and Hart has acquired yet another beach home in Malibu. The celebrity couple have recently purchased an oceanfront residence for a price of $13.7 million. The “just completed,” redone contemporary space was formerly the home of fellow musician Barry Manilow. The beach house was presented to Pink and Hart in April for $13.5 million, but the duo were prepared to offer $200,000 above the asking price to secure the picturesque property.

Pink’s newly acquired oceanfront abode spans 6,300 square feet with 1.2 acres of land. The recently renovated residence includes five bedrooms and 4.5 bathrooms. The main living room offers plentiful natural lighting as well as a golden light fixture. The living area opens to a large deck overlooking the beach with exterior space for outdoor dining and lounging. Matthew Perry Sells Priciest Century City Penthouse In Years

“Friends” star Matthew Perry finally bids farewell his Century City penthouse in Los Angeles, California after two years at a 38% reduced price yet still executes the most expensive condo sale since 2015.

In 2017, Matthew Perry purchased his lavish Century City penthouse for $20 million. In August of 2019, after two years of residence, his former home was listed on the market for $35 million. When the steep asking price failed to attract prospective buyers, the cost was reduced by 23% to $27 million in July of 2020. At the time, this was reported to be the priciest condo listed in Los Angeles. In November, the price was furthermore reduced to $23 million and was eventually removed from the market at the end of the year. It was relisted in April at $23 million before finally selling at $21.6 million this week. Although the final closing price is 38% less than Perry’s initial listing price, it is still the most expensive recorded condo sale in the city since 2015.

Designed by Robert A.M. Stern in 2009, Perry’s former penthouse occupies the entire 40^th floor of the 42-story building and span nearly 9,300 square feet of living space. The interior layout features four bedrooms, 6.5 bathrooms, expansive living rooms, and a spacious kitchen with center island. The extravagant master suite offers a curved glass wall, seating area with fireplace, dual closets, and dual bathrooms. The space also highlights four terraces offering panoramic views of the Los Angeles cityscape. Decorative elements include subdued hues and textured accents courtesy of renovations by architect Scott Joyce and designer LM Pagano. Jesse Tyler Ferguson Sells $7.1 Million Los Feliz Home To Leonardo DiCaprio

Jesse Tyler Ferguson of “Modern Family” has sold his Spanish-style home in Los Feliz, California to Hollywood A-Lister Leonardo DiCaprio for $7.1 million.

In 2013, Ferguson, an Emmy-nominated actor, and his husband, Justin Mikita, purchased the Los Feliz residence for $4.55 million. Over the years, the couple added their personal touches to transform the 1920s style property into their own humble abode. In collaboration with designer Peter Gurski, the end product of their lavish home was grand enough to earn a feature in Architectural Digest. Before Ferguson and Mikita though, another renowned celebrity resided in and renovated the property. The extravagant pool and waterfall were installed by pop icon Gwen Stefani who purchased the home in 1998 before selling it in 2007.

As Ferguson is now planning to bid farewell to his former Los Feliz residence, the home is ready to be passed onto another Hollywood star. Last month Ferguson had listed the property for $6,995,000. However, the closing price for which DiCaprio purchased the home was slightly higher at $7.1 million. DiCaprio reportedly resides in the Bird Streets neighborhood but owns one home nearby that he purchased in 2018 for a family member. It appears that Ferguson’s former home may be intended for a similar purpose, but regardless, will be a grand addition to DiCaprio’s real estate portfolio.

The three-time Grammy-winning artist purchased his Coral Gables mansion in 2018 for $19 million. Anthony bought the home from Hilda Maria Bacardi, great-great granddaughter to the founder of the titular liquor company, who spent eight years overseeing its construction. In 2016, the finished home was listed on the market for $27.26 million. A year later, the price was reduced to $25 million before Anthony purchased the property at an even lower price of $19 million.

Anthony’s real estate journey has come full circle as he bids farewell to his former home. In September of 2020, the Coral Gables property was listed at $27 million. When the steep asking price failed to attract potential buyers, the cost was lowered to $22.4 million and the deal was closed.

Susan Stark: "I did not know what the rest of the world was going to do, but I was going back to work. This is an essential business. What I did was get on coaching calls and I made an extraordinary effort to reconnect with everybody. Calling agents, calling friends, calling clients, getting on Zoom meetings, get doing the inspirational things, and not accepting that the world was coming to an end. When I came back, we got out there and it was hot. We had our gloves on and our masks on in the houses. It was not glamorous at all. The story is we just trudge through. It was really about opening our minds to new ideas. It was about understanding that the world is never going to be the same again and we have got to flow with it."

Andrea Desy Edrei: "Everyone is an agent now. Everyone is an investor. All of the investment properties are going to realtors that want to dabble in the market, so it is interesting to see how it pans out. There are been people that are getting their license because their parents are selling their house. I think that is great, but at the end of the day, you are not in this twenty-four-seven. This is not a part time business. You are only as good as your network. We have been fortunate we do a lot of marketing. It is a huge thing for us. Trying to think outside of the box has been a very big thing for us. There are always more properties that have not and will not sell because of the price or just how they are positioned. It is a matter of time, but I do not think we can just rely on how crazy the frenzy is right now."

Barbara Van Dyke: "Within Texas, Austin and Dallas are the two markets. They are experiencing the most growth. We have about 200 people moving to the Austin market each day. We have had so many companies that have relocated here. It is driving tens of thousands of jobs and people are going to continue to come here. I would say almost every agent I know had their best year ever last year. We did not slow down. Unlike a lot of other areas of the country, real estate continued to be one of those critical, essential businesses that did not have to shut down. In reality, throughout the entire year of last year, and even into this year, I have never stopped showing homes. I never stopped listing homes.”

Mary Pichardo: "I believe that real estate is the most important investment. Even if you are going to buy your house and your primary residence, I firmly believe that you have to create a strategy. Because there is opportunity everywhere, you have to try to focus. If everybody is going to a single family, you have to look from other options. Have a vision and have an open mind when you are looking, especially in this market. Now is a great opportunity. I am very glad that I got this space to network and of course, hear all the experiences and that we are not alone in this market. Catherine Burgess Talks Boulder Real Estate In 2020 And Expectations For 2021

Editor's Note: Colorado and Boulder real estate expert Catherine Burgess or Burgess Group Realty looks back on how the market performed in 2020 during a global pandemic and makes her predictions about 2021.

Looking back at Boulder Real Estate in 2020, January and February performed very similarly to how they did in 2019, 2018, and previous years. March began in quarantine which lasted into May. During that time, the volume of our transactions decreased by 50% but remained fairly robust compared to the rest of the nation. We had 50% fewer new listings that came to market and 50% fewer under contracts. However, incredibly, our under contracts and new listings met each other and our sell-through rate remained consistent with what we have seen in previous years. This demonstrates the immense stability of the Boulder County market.

Looking forward into 2021, we know that a huge quantity of buyers that have been on the sidelines waiting for inventory will hit the ground running as soon as inventory increases in January. Sellers are trying to get to market much earlier than we have seen in previous years, and it is anticipated that the quantity of demand will still outstrip the quantity of supply and prices will accelerate in response.

However, we expect that around mid-year prices will ease as more and more sellers continue to come to market. Additionally, we'll see housing starts that began last summer get finished and come to market which will also aid in the easing of strong price acceleration come the second half of 2021.

Buyers, keep in mind that while it can be challenging to find a property, The Burgess Group has been getting 1 or 2 buyers PER WEEK for years and we have yet to see this change even in times of great inventory shortage. In fact, it is still possible to find great deals.

Oftentimes there are properties that the market has overlooked and pockets of inventory in little corners of town that are, for whatever reason, in oversupply. As a result, these areas may function like a buyer's market in this overall broader sellers market. Don't lose hope. It's a good time to be a seller, but under the right conditions, it can also be a great time to be a buyer.

We are anticipating that the migration we saw begin in 2020 will continue into 2021 as people move from densely populated areas into the smaller cities, such as Boulder, that have a perceived terrific quality of life with more space and room to breathe.

Overall, the general anticipation is that sales volume will continue to rise, just as it did in 2020, another 7% to 10% in 2021. We look forward to seeing sellers bring their inventory to meet that demand. If you’re interested in exploring more data, you can read our newsletter here.

Catherine Burgess: "The luxury market really picked up in May, and has been very comfortable. It's not the same in terms of inventory and under-contracts every week, but fairly balanced... Currently, we have had three weeks [that has led to] a healthier spot than we were at this point in 2019... We typically have a few people coming from Houston, Dallas, and Austin. Now, we have them from D.C., Boston, New York, Chicago, San Francisco, and a little bit from Seattle; pretty much all the dense places... For our sellers, we are drawing buyers who may not be here before they close... There has been huge progress in how we can best assess people so they feel they have the green light to move forward... We are keeping our eyes on what our clients need to feel well-served."

David Welles: "The summer season usually slows down for us, but this year was different. We have had a record year to date, people wanting to move out of the cities, not only because of the Coronavirus but the tax breaks. The market here is very strong for luxury homes and equestrian farms... Most of my buyers are cash buyers, but some of them are looking at how record lows of cost of money is, with a 2.5-3% interest rate for a $10 million property [for example]... The luxury market here is strong in the $1-5 million range... Properties are going for record prices... We have been able to reach out to other agents around the country and become a tight group with a lot of referrals going back and forth. That's going to keep us stronger as we get through the pandemic."

Ian Slater: "I haven't seen a huge pickup in the in the ultra high end of the market. But under $3 million, it's almost like a floodgate opened of people wanting to see things that had been previously unable to access anything and really want to get out there and buy again, probably seeking deals... We can be on both sides of a transaction, so we will always be active, and I hope the City will remain resilient, calm and smooth through the fall and the winter until we get a vaccine."

Cindy Scholz: "We've had agents from all over the country give different tutorials. So we basically have master classes for real estate on Compass University, and I found that to be very helpful and a good way to stay connected... Women of Compass started as a grassroots operation about three years ago. We had maybe 40 members, and women got together to help one another personally and professionally. Now we have over 5,000 members nationwide. Because New York City is very specific, when we were very much on lockdown, we were hearing from Nashville, Dallas, Chicago; places where they were actually able to show, and how they were navigating these times, and it was super encouraging to hear that."

Darren Sudenik: "We're just going through another evolution of New York. (The City) in the 80s wasn't what it was in the 2000s. Brooklyn is now the East West Village. So there's this connection and change. I think there's also going to be just a different attitude of how people think about where they live and its proximity to where they work. I think people are going to more than ever want to live where they work.... Prices need to correct for there to be an impetus to buy. Otherwise, there will be no impetus and we will be in the same place. So I'm hoping for a nice, healthy price correction. Just like the stock market, it always bounces back if it's a good stock, and New York is a good stock."

Penthouses: High-Rise Palaces In Miami, New York And San Francisco Highlighted

Haute Residence headed to the sky today with a "Penthouse Wars" webinar featuring some of the most luxurious and top-dollar residences in the Miami, New York, and San Francisco markets. This was the latest entry in the industry-leading webinar series by the real estate, design, and architecture platform.

Edgardo Defortuna, President and CEO of Fortune International Group, Marcelo Kingston, Managing Partner of Multiplan Real Estate Asset Management (REAM), Leo Medeiros, Director of Sales at 181 Fremont, and Erin Boisson Aries, Founder of Erin Boisson Aries Team at Christie's International Real Estate, were hosted by Haute Living's April Donelson. The dialogue with and between the experts went into the penthouses their companies represent, as well as the state of their respective real estate markets during the quarantine and now as the industry is reopening to pre-pandemic operations.

Defortuna and Kingston showcased 57 Ocean, the 71-home boutique building set along Millionaire’s Row between Atlantic Heights and Mid-Beach in Miami Beach, and its $35-million penthouse. "The concept is to really connect with nature and to provide a healthy lifestyle in all aspects to the consumer that is the user of this property," said Defortuna, whose team at Fortune Development Sales is the exclusive broker of 57 Ocean.

"We are very proud about this rooftop penthouse where you can enjoy 360 views of Miami, the ocean and Intercoastal Waterway, and in pretty much 15,000 square feet (8,000 indoor, 7,000 outdoor), which is really unique, wrapping up the whole unit in one single floor," said Kingston. "We set the ocean as the front stage of any moment within the building. When the thought about the project and inspiration for the penthouse, we were trying to create special touchpoints and special moments within that space."

Boisson Aries gave a Big Apple-worthy presentation of the $34 million penthouse at One Beacon Court, including the never-ending views of New York City. "If you're going to be in New York, you want to have the most spectacular views," she said. "Vertically, we go north as far as the eye can see. Horizontally, (the views from the penthouse) goes from the East River all the way to New Jersey and beyond. There are great views in New York, and then there are spectacular us in New York. This one qualifies as having absolutely spectacular views. The apartment is 9,000 square feet in total and it's five bedrooms and six and a half baths. It is a duplex so it's spread over two floors. What this double-height space does is bring the entire city into your apartment."

Medeiros highlighted a stunning $46 million penthouse at 181 Fremont in San Francisco, pointing out that the photos did not do it justice since he participated in the webinar from inside the unit. "Our Grand Penthouse is nearly 7,000 square feet. It's the tallest residence west of Chicago," he said. "It includes all the furnishings and accessories. It happens to be the most expensive home in San Francisco, but it's also probably the most spectacular residence in San Francisco and, I think, the West Coast."

I just put a house in the market for $2 million and got an offer for almost full price on the same day... We officially announced our joining up with Compass last week, so I've been getting my team on the Compass platform and using the technology. As soon as we announced, we were ready... Due to the amount of demand from our current clients and other Compass agents, I have not reinitiated my Zillow account... I have a client that owned a high-rise condo in Jersey City. They fled to a parent's beach house for a couple of weeks (to spend the quarantine). They contacted me and said they did not want to go back to the condo. They wanted us to sell it. The home they ended up moving to had 11 offers. I found a strategy to persuade the sellers to accept my buyers' offer, and located a buyer for their property in Jersey City... Deals are getting easier to transact. Buyers and sellers are getting together and being reasonable... If you're in an area where inventory is limited and demand is high, people make money on real estate investments."

Margaret Miggins: "It was easier to say vacant homes (during quarantine)... With the pandemic, many kids came back to their parents' home. It gave people a pause. We are noticing that things are opening back up. There are multiple bid situations going on all over the place... One of our agents just put a listing on and within two minutes, she had six appointments... We are seeing a lot of New Yorkers coming out... It's a robust real estate market now. There's little inventory and everything is getting absorbed quickly... We are seeing multiple bids in every price point. People like to feel settled. We are getting a lot of (requests for) home offices, a patch of grass (from buyers)... When we heard that Compass was opening up in Jersey, we loved it. We love everything about their marketing... Normally, in August we take off the last two weeks. I don't think we will be doing that this year. We lost our Spring market and it's now opening up, so everyone is going to want to get in (their new home) for the school year."

Michael W. Stanco: "We have been operating and it's an exciting time to represent the people in this region... We feel Compass is light years ahead of any other brokers... We are looking forward to servicing sellers and buyers because this area has never been in as much demand as now... It's all about relationships. People come to us because they trust us. Every relationship can go in every direction, so we take every client seriously and treat them equally... Pricing has not gone down these last months. It has been stable or even going up... Demand coming out of Manhattan has been there through the years, but now more than ever. For people coming out of the City, either it's a full-time move, or a second-home buyer coming out of Manhattan that is looking to come during the weekend or the summer... Going forward, there is no downtime. August will likely be busier than ever. I think we will go straight through the Fall... Long Island is a great place to live, and we are seeing a resurgence and renewed interest that will push our business and lives in a positive way."

Bill Fandel: "We were forced into a virtual world. It has given people a glimpse of working more remotely... We are taking longer periods for rentals, of which there is only a certain amount... People will take longer rentals and commute back and forth to different business hubs... Someone can get a good glimpse of properties remotely. We have seen a rise in web traffic and more inquiries on properties that have larger acreage, more breathing room. It will be interesting to see how much of the web traffic stays intact as the re-opening happens... At Compass, we have shown some leadership about releasing technologies and streamlining things... Robin Kencel: "In Greenwich, we are not normally a rental market, but we are nimble and have adapted and responded nicely. We found people that were looking for a month or two for rentals. Then, it changed to 'What do you have for the summer?' Now we are working on people that are taking a whole year of renting. It moves people into considering buying... Compass has a well-vetted group of vendors that give us the ability to do virtual tours that are as close to reality as possible... Our numbers have been off for a couple of years so it's a good time to buy."

Jack Pearson: "Millenials are much more attuned to buying properties sight-unseen... If you can't get in and have a video of the house, you sell it that way. If buyers really want a property, you can make the deal contingent on a walk-through. We have to think out of the box... The rental market (in The Hamptons) got squeezed because half the people that own houses rent them in the summer, and instead they are coming out to stay for the summer. Prices have gone up 30% for rentals... People that were on the fence to buy realized that they want to have a house, not be stuck in an apartment... Our population normally goes up six times in August, and that's what really happened here in March."

Bento Queiroz: "We are trying to accommodate all the demand from people trying to come down... Buying a property as my client did at The Estates at Acqualina, he basically pays his property with tax savings within five years... In Miami, if you navigate through the waters or in-land, people are still sitting on land value and holding on... Miami is evolving and taking shape as a global city. If you bring extraordinary architecture to the city, you can capitalize on it... We are offering an incomparable price per square foot in Miami."

Jim St. Andre: "In the high-end of the market of New York City, buyers are looking at this as an opportunity to buy in a neighborhood or building that they couldn't find access to before... From a business perspective, the strong and the intelligent will survive in the next phase of real estate in the United States... New York is the ultimate sub-market. We will see transactions go up and prices will depend on what sub-market of the City you are (looking into)... New Yorkers are resilient and they want to be here because it's New York."

Miami Real Estate Summit Closes With Local Brokers Panel

Yesterday, the “Miami Power Brokers” panel at the Haute Residence 2020 Luxury Miami Real Estate Summit closed the daylong study and dialogue about the real estate market in Miami and the broader South Florida area that includes Miami-Dade, Broward, and Palm Beach Counties.

The Summit had already featured two other, separate panels with a “who’s who” in the real estate market: developers, and international brokers. The local brokers brought it home to a successful and informative talk.

The panelists joined Moderator Alex Vidal, President of RelatedISG International Realty in a capacity-filled event space within the luxurious Residences by Armani/Casa (18975 Collins Avenue, Sunny Isles Beach, Florida), developed by Dezer Development.

They spoke about the current state of the real estate market in Miami-Dade and close communities in Broward and Palm Beach counties that are a quick drive up I-95 and enjoy the same South Florida weather yearlong. Other topics included: What makes Miami and South Florida such an active destination for many around the country and the world, contrasts between the renting and buying markets, the ins and outs of searching and asking for proof of funds from potential buyers, the impact of brand names on a project, and more.

When asked about the state of the market, Maria Eugenia Alvarez Vitale, Head of Sales of G&G Business Developments, said, “The market is good.” She is currently focused on sales of Aston Martin Residences in Downtown Miami, an area that she has gotten to know even more through her involvement with the British carmaker’s namesake building. "We are over 50% sold in Aston Martin Residences. The downtown area is booming," she added.

Phil Gutman, President of Brown Harris Miami, opined from the brokerage point of view, comparing the high- and middle-priced homes in the luxury market. “The upper part of the market has been doing well; the middle not so much.”

Palm Beach County real estate expert Steve Solomon, Senior Director of Luxury Sales at Douglas Elliman Real Estate based in Boca Raton, said, "In Boca Raton and Delray Beach, the market is very good. There are many buyers in the market. It's an active season for the $1-3 million range."

Vidal asked, “Besides the weather and tax incentives, what drives people to move to Miami?” Crista Ryan answered, "The wonderful security. We ride our bicycles and feel safe in our communities." She is based in Palm Beach County, where she acts as President of Tina Fanjul Associates. New York native Gutman added, “The quality of life. I grew up walking NY's streets, hearing taxis screech on the road. Here it's more laid back, but we have a lot of companies' headquarters in the area."

Participating as part of the “home team”, Senior Vice President of Dezer Development Sebastian Tettamanti spoke about renting versus buying. "The rental market is very active. The buyer is taking a bit longer,” he said. “Now that there is so much product, agents take clients to more locations. However, the product is moving and we are making sales."

Christian Martinez, Regional Vice President of Florida at Compass, said, "Higher listings take longer, but we see them moving. It also depends on the market. Certainly in Miami, Coral Gables and Coconut Grove have an active market” as he remarked on famous sections of the Greater Miami Area. He added, “Overall, New York money continues to flow into Broward and Palm Beach counties."

Partner and Private Office Advisor of Engel & Völkers Miami Lourdes Alatriste emphasized how members of the luxury real estate market need to research potential buyers for proof of funds. “At that level of luxury properties, you should know who they are."

Savings can vary from homeowner to homeowner; however, 6 months plus 1 day in Florida can equal thousands of dollars in savings.

Do you see these laws changing anytime soon or is this situation going to be both a short term and a long-term situation with regards to the tax savings in FL?

Laws can change at any time, but for now, Fort Lauderdale has become a 365 day per year destination with better tax benefits than in the North East.

Are there any other financial benefits of moving to Fort Lauderdale and Florida from NY and the Northeast?

Florida's tax climate is also extremely welcoming to individuals who are moving businesses from the Northeast. Some business-related taxes you won't have to pay include corporate income tax on limited partnerships or subchapter S-corporations, corporate franchise tax on capital stock, property tax on business inventories or goods-in-transit (for up to 180 days on the latter), sales tax on the purchase of raw materials for use in a product intended for resale or sales or use tax on the co-generation of electricity.

Why is Fort Lauderdale specifically such a perfect part of South Florida to invest in real estate in?

Although Fort Lauderdale is well known, we are still overshadowed by Miami and Palm Beach due to the push by the media on our sister cities, which has actually been a huge success for Fort Lauderdale in the long run. Our cost per linear square footage of waterfront and cost per square foot of homes is far less than in the surrounding counties. Our waterways are known as the Venice of Americas and Fort Lauderdale is host to the largest International Boat Show in the world. It is far less to purchase new construction or resales in Fort Lauderdale and our traffic is less congested. Our Airport and Seaport are within minutes of most locations and we are now becoming an International destination as well. The bottom line is it costs less to get more in Fort Lauderdale, Florida.

Haute Living’s “Luxe And Leisure Weekend” was a weekend where guests were able to indulge in a weekend of luxury as Haute Living and Brickell City Centre partner together to present a series of curated events featuring some of the world's greatest luxury brands in the watch, automobile, fashion, and culinary industries. One of the many highlights from the weekend was a special real estate panel for Haute Residence about the future of downtown Miami that took place at Rise tower at Brickell City Centre.

The panel was moderated by Related ISG’s Alex Vidal and included powerhouses in the real estate area such as Douglas Elliman’s Cecilia Hinojosa, Related ISG’s Craig Studnicky, ONE Sotheby’s Harvey Daniels, Engel & Völkers’ Magnus Jennemyr, and Compass’ Andres Larin.

During the discussion, many interesting points were brought up about the downtown Miami area. Those in attendance who are downtown residents may have agreed with many of the observations and predictions that were brought up.

One point that came up in the talk was downtown becoming more connected than ever before. Harvey Daniels states "there's always been a break.. and now there's connectivity, a flow of retail and restaurants." If you’ve been in the downtown Miami area lately, you’ve seen the scooters that downtown residents and visitors are utilizing to maneuver from various downtown establishments that are short distances. With new buildings and restaurants being built, residents are living feet away from downtown museums and restaurants that bring the community closer than ever.

Many real estate professionals noted that 10 years ago, no one wanted to live in the downtown Miami area. Andres Larkin spoke about how he's been in Miami for about 10 years and feels "we have now reached that work, play lifestyle." An appealing quality developers are taking note of is creating working spaces in their buildings. With spaces to work and live, buyers feel more inclined to lease or buy because they have no commute time and they are getting a space to live and work in one building.

Panelists noted how downtown Miami is becoming more metropolitan like New York City. Like New York City, downtown Miami is creating more public spaces where people can partake in outdoor yoga along with various entertainment shows happening that appeal to everyone. With places like Brickell City Centre hosting farmer’s markets and other community activities, downtown residents are able to feel more connected to their neighbors like never before.

The discussion ended with giving Miami an age if it were a person. Many said Miami was a mature woman in her 30s while Cecilia Hinojosa believes Miami is "ageless." Miami, especially the downtown area, is maturing. It’s no longer just a place to go out during the weekend and leave. Downtown Miami is providing something for everyone. For the entrepreneur who wants to live close to his business to the family who wants to ditch their car to live in a more pedestrian-friendly environment to be in the mix of things. There’s a neighborhood in Miami for everyone. More and more buyers are seeing the growth that has happened in downtown over the last few years and want to be a part of it. For those looking to buy in the downtown Miami area, it is definitely the best time to do so. Downtown Miami is becoming the hub for all things and with developers taking note of what buyers are wanting as they look in the downtown area, more and more people will see that there’s a place for them downtown.

The evening ended with a cocktail hour in one of Rise towers' penthouses where attendees were able to take in the breathtaking view of downtown Miami's Brickell neighborhood. Here, guests were able to experience firsthand all that living downtown is about. With residential buildings like Brickell City Centre's Reach and Rise towers, buyers are able to be in the midst of everything like proximity to amazing retailers, restaurants and have amenities that give them the luxurious Miami lifestyle.

The infamous Neverland Ranch once the home of the late music icon Michael Jackson has recently re-hit the market days before the highly-anticipated and controversial HBO documentary Leaving Neverland premieres on HBO. Lisa Optican: Building Successful Career On Positive Thoughts And Hard Work

Few real estate agents attain – or rather, toil for – the chance to represent some of the country’s most iconic properties. Lisa Optican is among them. Her masterful representation and sale of Marilyn Monroe’s former house lunged not only the property in the spotlight, but also Optican. And yet, the deal is a single coup in her stellar career, which now occupies the position of Luxury Estates Director with forward-thinking real estate company Compass in Los Angeles.

Haute Residence chatted with Optican to learn more about her ascent into real estate from property development and law, her ability to do it all and her insights into the city she has always called home.

You were a property developer before going into real estate brokering. How did you make the switch and what insights from property development you took with you?

Developing properties allows you to see a deal from all perspectives. I understand what developers are assessing when looking at a property and I understand the concepts and terms of construction and building because I have been through it.

I actually stopped developing properties when the market/economy took a downturn in 2008/2009 and I went back to practice law until I had children. I was always looking at properties and giving friends and family advice about purchases/sales so I decided when my oldest child turned one to make it official and get my real estate license.

How does your background as a lawyer inform your real estate career?

It's invaluable. I have a true understanding of contracts and a comprehension of confidentiality and ethics that I find put clients at ease. Also being a litigator, I know how to do research, comprehend voluminous data quickly, and negotiate really well.

You sold Marilyn Monroe’s former residence in Brentwood, which received world-wide coverage. Tell us more about how you came to represent the property, the sale and its impact on your career?

The Marilyn Monroe house is a special property and I was honored to represent it. I had to be incredibly strategic with how I brought that property to market (in terms of marketing, pricing, etc.). I knew that there would be global interest in the property because I recalled when it was on the market many years earlier. I also knew that my client was very protective of the property and did not want the coverage to be salacious in any way. I created a strategy, executed it, and we had three offers within a few days. The property ultimately sold for $350,000 over the asking price.

What is the most important lesson you have learned in real estate?

Stay positive.

What are some of your duties as a Luxury Estates Director with Compass? What are your secrets of juggling a busy schedule?

Compass is an incredible company and collectively we are in the process of working on how to make a bigger impact in the luxury market in Los Angeles. We have some of the best resources any real estate company has and we have exceptional staff and agents.

As for juggling a busy schedule, I have no secrets at all. I have no assistants, no team, and two kids. I just have to be incredibly organized about my day!

LA is a coveted, global market with strong luxury real estate. What sets the city apart from other major destinations like New York and Miami, for instance?

Los Angeles is an incredible destination for a multitude of reasons. Firstly, its location and terrain allow someone to be close to the ocean or up in the hills and you can have land or you can have views. If you want both, you can have that too. Secondly, Los Angeles attracts people from all industries. We are not a city that is solely dependent on one type of industry. Any given day I will interact with clients who are in finance, fashion, entertainment, law, medicine, public relations, etc. Thirdly, the weather. Let’s not forget that we in Los Angeles are blessed with beautiful weather all year round.

You are an LA native. How has the LA real estate market changed over the years?

The actual look of L.A. has changed dramatically in terms of all the development in the past few decades. Bel Air, Beverly Hills, Hollywood Hills, Brentwood and the Palisades have all really changed in terms of their aesthetic. It has actually become difficult to find some of the older, large estates as most of them have been purchased and torn down to build bigger homes.

What are your expectations for this year? Are there any trends you are paying close attention to?

I think the market will continue to be strong for the year but I do think some sellers might need to be a bit more realistic in terms of their pricing. I have noticed a lot of properties that were priced too high to begin with and are starting to either reduce or the properties are selling for way less than the ask price. I also really listen to buyers. For so many years it seemed everyone wanted a view. Now every call I get is about wanting more land.
