<p>Built in the winter of 2017, the New York City apartment complex formerly home to Grande and Davidson was designed by the late renowned architect Dame Zaha Hadid. With 4,023 square feet of living space, Grande’s former unit includes five bedrooms and 4.5 bathrooms. <p>One of Compass Real Estate’s Core Principles is “Learning From Realty.”  While this is a rule the company uses in listening to us, as agents, it’s also a good rule of thumb for agents. After losing a number of multiple-offer bids, here is what I have learned while representing buyers in the most competitive market in the US.</p>
<p>With the stiff, almost cutthroat, competition we are seeing in Austin's housing market, here is a list of best practices that we will use to ensure you have the best chance of actually winning the house of your dreams.</p>
<p>1) Be prepared to offer well over asking.  Since January 2021, I have been seeing homes selling for 10 to 25 percent or more over the list price. That may mean we need to search for homes that are priced significantly below your approved budget in order to even have a shot at winning.</p>
<p>2) Waive your right to terminate if the property doesn’t appraise. The truth is, with prices escalating so quickly, homes will not appraise.  Why? Because coms are lagging indicators. Appraisers use SOLD comparables when determining appraised value and they look back six months.  That means the houses selling today are outpacing the comps. It will take several months—at least—for comps to catch up. But, if you want to win, you must be ok with waiving an appraisal.  NO ONE is accepting offers that are not using the appraisal waiver.</p>
<p>3) Make sure you have the cash to make up the difference between the appraised value and the contract price.  Sellers will require you to show proof that you have that cash on hand—called proof of funds. Typically, this means showing the seller a copy of your bank statement with a cash balance that is in excess of the cash down payment PLUS an amount sufficient to cover the appraisal gap.  Without this, the seller will reject your offer.</p>
<p>4) Waive buyer’s approval. Whoa! What? If you are not paying all cash for your new home, you should have gone through underwriting with your lender so that you are FULLY approved and ready to go. Sellers want guarantees that you are able to complete the transaction and will not terminate because you can’t get approved for the loan. This is RISKY, but as long as you feel secure in your ability to complete the transaction and you have that discussion with your lender, making a contract NOT subject to you being approved will give you a competitive edge. As a reminder, a pre-approval letter from your lender MUST be submitted with your offer. Using a trusted local lender is critical and can be the difference between winning and losing the bid.</p>
<p>5) Pay for all the “seller” expenses. This is a big one. In a normal market, it is common to write a contract with the seller paying for the owner’s title policy, a new survey if needed, a home warranty, HOA documents and transfer fees. Forget about that in this competitive environment. Those expenses have always been negotiable, but today, I recommend all buyers offer to pay these expenses. Remember, the goal is to make your offer most attractive to the seller.</p>
<p>6) Increase your earnest money to at least 2 percent if not more. If the contract terminates, the earnest money is returned to the buyer in most circumstances, so it’s a fairly low-risk strategy. To the seller, it shows you have more “skin in the game” and can be a competitive edge in helping you win. Remember, if the deal does go through, this money is credited to your purchase price and closing costs.</p>
<p>7) Offer a VERY large option fee for as few days as is reasonable. I have seen some contracts waive their option period. I DO NOT recommend this unless you are a builder, an experienced remodeler, or perhaps if you are buying new construction or are going into a home that you know you plan to totally remodel. Otherwise, I can’t, in all good conscience, recommend this. Instead, offering a very large option fee ($5,000, $10,000, etc.) for a few days is a good strategy.  The key is to have an inspector lined up and ready to go the minute the contract is executed and knowing, what, if anything, would cause you to walk away.</p>
<p>8) Get creative. Some buyers in today’s market have even offered to pay the agents’ commissions and the sellers’ moving expenses just to win the deal. What extra things can you throw in to the offer?</p>
<p>9) At the end of the day, cash is king.  Paying all cash for your home is one of the best competitive strategies available. Not everyone can do this of course, but if you are in a position to do that, do it and be prepared to show proof of funds.</p>
<p>10) Pray. It can’t hurt!</p>

<p>Ian Slater: "I haven't seen a huge pickup in the in the ultra high end of the market. But under $3 million, it's almost like a floodgate opened of people wanting to see things that had been previously unable to access anything and really want to get out there and buy again, probably seeking deals... I think that we will be in a pretty good place in December, assuming we don't have a second wave... We can be on both sides of a transaction, so we will always be active, and I hope the City will remain resilient, calm and smooth through the fall and the winter until we get a vaccine."</p>
<p>Julia Hoagland: "The obituary of New York has been written many times before, and here we are, here we will be. Yes, there will be a shift to the population, but I think some people will come in to the City. We've actually had someone that has lived outside the City and they're seeing this is a really good opportunity to trade out of a high tax environment in Westchester and come to have a lot of choice of properties that they might not have had, and affordability with the low interest rates.All of the tech investment that's happening across every tech firm that is doubling and tripling down on New York City, that makes me very secure in my feeling that New York is going to survive and thrive through this."</p>
<p>Cindy Scholz: "We've had agents from all over the country give different tutorials. So we basically have master classes for real estate on Compass <span class="highlight">University,</span> and I found that to be very helpful and a good way to stay connected... Women of Compass started as a grassroots operation about three years ago. We had maybe 40 members, and <span class="highlight">women</span> got together to help one another personally and professionally. Now we have over 5,000 members nationwide. Because New York City is very specific, when we were very much on lockdown, we were hearing from Nashville, Dallas, Chicago; places where they were actually able to show, and how they were navigating these times, and it was super encouraging to hear that."</p>
<p>Darren Sudenik: "We're just going through another evolution of New York. (The City) in the 80s wasn't what it was in the 2000s. <span class="highlight">Brooklyn</span> is now the East West Village. So there's this connection and change. I think there's also going to be just a different attitude of how people think about where they live and its proximity to where they work. I think people are going to more than ever want to live where they work.... Prices need to correct for there to be an impetus to buy. Otherwise, there will be no impetus and we will be in the same place. So I'm hoping for a nice, healthy price correction. Just like the stock market, it always bounces back if it's a good stock, and New York is a good stock."</p>

This was the latest entry in the industry-leading webinar series by the real estate, design, and architecture platform.</span></p>
<p><span style="color: #000000;"><strong>Edgardo Defortuna</strong>, President and CEO of Fortune International Group, <strong>Marcelo Kingston</strong>, Managing Partner of Multiplan Real Estate Asset Management (REAM), <strong>Leo Medeiros</strong>, Director of Sales at 181 Fremont, and <strong>Erin Boisson</strong> <strong>Aries</strong>, Founder of Erin Boisson Aries Team at Christie's International Real Estate, were hosted by <em><strong>Haute Living's</strong></em> <strong>April Donelson</strong>. The dialogue with and between the experts went into the penthouses their companies represent, as well as the state of their respective real estate markets during the quarantine and now as the industry is reopening to pre-pandemic operations.</span></p>

<p><span style="color: #000000;">Defortuna and Kingston showcased <strong><a style="color: #000000;" href="https://dev.hauteresidence.com/seaside-living-57-ocean-health-wellness/">57 Ocean</a></strong>, the 71-home boutique building set along Millionaire’s Row between Atlantic Heights and Mid-Beach in Miami Beach, and its $35-million penthouse. "The concept is to really connect with nature and to provide a <span class="highlight">healthy lifestyle</span> in all aspects to the consumer that is the user of this property," said Defortuna, whose team at Fortune Development Sales is the exclusive broker of 57 Ocean.</span></p>
<p><span style="color: #000000;">"We are very proud about this rooftop penthouse where you can enjoy 360 views of Miami, the ocean and Intercoastal Waterway, and in pretty much 15,000 square feet (8,000 indoor, 7,000 outdoor), which is really unique, wrapping up the whole unit in one single floor," said Kingston. "We set the ocean as the front stage of any moment within the building. When the thought about the project and inspiration for the penthouse, we were trying to create special touchpoints and special moments within that space."</span></p>
<p><span style="color: #000000;">Boisson Aries gave a Big Apple-worthy presentation of the $34 million penthouse at <strong>One Beacon Court</strong>, including the never-ending views of New York City. "If you're going to be in New York, you want to have the most spectacular views," she said. "V<span class="highlight">ertically</span>, we go north as far as the eye can see. Horizontally, (the views from the penthouse) goes from the East River all the way to New Jersey and beyond. There are great views in New York, and then there are spectacular us in New York. This one qualifies as having absolutely spectacular views. The apartment is 9,000 square feet in total and it's five bedrooms and six and a half baths. It is a duplex so it's spread over two floors. What this double-height space does is bring the entire city into your apartment."</span></p>
<p><span style="color: #000000;">Medeiros highlighted a stunning $46 million penthouse at <strong>181 Fremont</strong> in San Francisco, pointing out that the photos did not do it justice since he participated in the webinar from inside the unit. "Our Grand Penthouse is nearly 7,000 square feet. It's the tallest residence west of Chicago," he said. "It includes all the furnishings and accessories. It happens to be the most expensive home in San Francisco, but it's also probably the most spectacular residence in San Francisco and, I think, the West Coast."</span></p>

<p><span style="color: #000000;">Kristin Ehrgott: "Typically, the inventory would drive the demand, but now the market is being driven by the demand of the buyers. I just put a house in the market for $2 million and got an offer for almost full price on the same day... We officially announced our joining up with Compass last week, so I've been getting my team on the Compass platform and using the technology. As soon as we announced, we were ready... Due to the amount of demand from our current clients and other Compass agents, I have not reinitiated my Zillow account... I have a client that owned a high-rise condo in Jersey City. They fled to a parent's beach house for a couple of weeks (to spend the quarantine). They contacted me and said they did not want to go back to the condo. They wanted us to sell it. The home they ended up moving to had 11 offers. I found a strategy to persuade the sellers to accept my buyers' offer, and located a buyer for their property in Jersey City... Deals are getting easier to transact. Buyers and sellers are getting together and being reasonable... If you're in an area where inventory is limited and demand is high, people make money on real estate investments."</span></p>
<p><span style="color: #000000;">Margaret Miggins: "It was easier to say vacant homes (during quarantine)...  With the pandemic, many kids came back to their parents' home. It gave people a pause. We are noticing that things are opening back up. There are multiple bid situations going on all over the place... One of our agents just put a listing on and within two minutes, she had six appointments... We are seeing a lot of New Yorkers coming out... It's a robust real estate market now. There's little inventory and everything is getting absorbed quickly... We are seeing multiple bids in every price point. People like to feel settled. We are getting a lot of (requests for) home offices, a patch of grass (from buyers)... When we heard that Compass was opening up in Jersey, we loved it. We love everything about their marketing... Normally, in August we take off the last two weeks. I don't think we will be doing that this year. We lost our Spring market and it's now opening up, so everyone is going to want to get in (their new home) for the school year."</span></p>
<p><span style="color: #000000;">Michael W. Stanco: "We have been operating and it's an exciting time to represent the people in this region... We feel Compass is light years ahead of any other brokers... We are looking forward to servicing sellers and buyers because this area has never been in as much demand as now... It's all about relationships. People come to us because they trust us. Every relationship can go in every direction, so we take every client seriously and treat them equally... Pricing has not gone down these last months. It has been stable or even going up... Demand coming out of Manhattan has been there through the years, but now more than ever. For people coming out of the City, either it's a full-time move, or a second-home buyer coming out of Manhattan that is looking to come during the weekend or the summer... Going forward, there is no downtime. August will likely be busier than ever. I think we will go straight through the Fall... Long Island is a great place to live, and we are seeing a resurgence and renewed interest that will push our business and lives in a positive way."</span></p>

We are taking longer periods for rentals, of which there is only a certain amount... People will take longer rentals and commute back and forth to different business hubs... Someone can get a good glimpse of properties remotely. We have seen a rise in web traffic and more inquiries on properties that have larger acreage, more breathing room. It will be interesting to see how much of the web traffic stays intact as the re-opening happens... At Compass, we have shown some leadership about releasing technologies and streamlining things... We will enter another market for a place like ours. A lot of it will be predicated on how easy it is to travel and how people are able to stay in hotels... </span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Robin Kencel: </b>"In Greenwich, we are not normally a rental market, but we are nimble and have adapted and responded nicely. We found people that were looking for a month or two for rentals. Then, it changed to 'What do you have for the summer?' Now we are working on people that are taking a whole year of renting. It moves people into considering buying... Compass has a well-vetted group of vendors that give us the ability to do virtual tours that are as close to reality as possible... Our numbers have been off for a couple of years so it's a good time to buy."</span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Jack Pearson</b>: "Millenials are much more attuned to buying properties sight-unseen... If you can't get in and have a video of the house, you sell it that way. If buyers really want a property, you can make the deal contingent on a walk-through. We have to think out of the box... The rental market (in The Hamptons) got squeezed because half the people that own houses rent them in the summer, and instead they are coming out to stay for the summer. Prices have gone up 30% for rentals... People that were on the fence to buy realized that they want to have a house, not be stuck in an apartment... Our population normally goes up six times in August, and that's what really happened here in March."</span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Bento Queiroz</b>: "We are trying to accommodate all the demand from people trying to come down... Buying a property as my client did at The Estates at Acqualina, he basically pays his property with tax savings within five years... In Miami, if you navigate through the waters or in-land, people are still sitting on land value and holding on... Miami is evolving and taking shape as a global city. If you bring extraordinary architecture to the city, you can capitalize on it... We are offering an incomparable price per square foot in Miami."</span></span></p>
<p><span style="color: #000000;"><span class="s1"><b>Jim St. Andre</b>: "In the high-end of the market of New York City, buyers are looking at this as an opportunity to buy in a neighborhood or building that they couldn't find access to before... From a business perspective, the strong and the intelligent will survive in the next phase of real estate in the United States... New York is the ultimate sub-market. We will see transactions go up and prices will depend on what sub-market of the City you are (looking into)... New Yorkers are resilient and they want to be here because it's New York."</span></span></p>
