The Avila estate hit the market in September 2021 represented by Jennifer Zales from Coldwell Banker Residential Real Estate and was ultimately sold for $8.3 million last week. Zales explained in a statement, “706 Guisando De Avila is a true masterpiece located in one of Tampa’s most exclusive and sought-after communities. The property offers unparalleled luxury lifestyle and first-class privacy, making it the perfect retreat away from the bustling city life.”

Darcie Glazer Kassewitz and her husband Joel are making big real estate moves this year and have now sold their Avila property in Tampa. Since Darcie is the co-owner of the beloved Tampa Bay Buccaneers, it comes as no surprise that they are making real estate investments in the area. However, the couple is not just working on selling homes. In June 2021 they bought a waterfront home in Davis Islands for $12.5 million.

Tampa isn’t the only place the Glazer Kassewitz's seem to be focusing on. In February the couple parted with their stunning $53 million property in the luxurious Palm Beach area. The home is similar in size to the Avila property they recently sold within the 25-30,000 square-foot range. Given these two sizeable transactions over the past couple of months, it looks like we can expect to see a lot of action from them in real estate this year.

Haute Residence: What is unique about your market?

Joyce Rey: What makes Beverly Hills unique is that it almost exclusively deals with luxury homes, and I have been involved in this luxury segment of Beverly Hills my entire career. I have, on several occasions, sold the most expensive house in the United States, and in 1979, I started the first division in the world to only handle million-dollar houses. In today's market that doesn't seem that impressive but back then no one could believe there was a company only handling million-dollar houses. It was very exciting and made news around the world. I would say that's the single most unique part of the market I deal with, that the geographic area lends itself to these beautiful estate properties.

HR: What kind of trends have you been seeing recently in the market? Has COVID affected the market?

JR: The first trend improved our market. All of a sudden the household became the focus of people’s lives because they were living in their homes all day long and doing their work from home. I actually predicted that when COVID first hit and we had the first lockdown. I would say the prevailing thought among realtors was that we were going to have a tough time and that we wouldn't be able to sell houses during the pandemic but I tried to look for the silver linings. The first was that there was no traffic on the roads. I thought that was fantastic! I could always get to my appointments on time! Secondly, I looked at my own situation and I never used to spend any time in my house during the day unless I was sick. I was out and about all day long and then I would go out in the evenings, so I was largely in my house sleeping. All of a sudden I was locked up in my house for three weeks and I’m thinking it’s not just me who's looking around their house and realizing how important it is and the things I could be doing with it… this is going to be prevalent amongst everyone. They're going to want to have a larger place to live, a home office, a gym, an outdoor area, etc.

HR: Are there any other trends that have been happening recently now that we’re beginning to come out of COVID?

JR: Well we’re coming out of COVID but we’re coming into a difficult time in the economy with inflation hanging over our heads. Typically, real estate does well in times of inflation, though one concern, of course, is interest rates. Usually, the federal government will raise interest rates to tamper down inflation, so it’s kind of a catch-22. Another thing is the luxury market is the strongest it's ever been, presumably because people are searching for safe places to put their money and traditionally real estate is one of the safest. Especially if you’re spending more time in your home, what better place is there to have part of your savings than in your personal residence?

HR: What do you see happening in the future for your market?

JR: Most people would say that there has to be hills and valleys and since we’ve been on a 10-year up-trend there could be cloudy skies ahead, but I just don't see any indication of that in the marketplace. People are generally optimistic right now, though it has been harder for developers to find projects because the prices are high. We are in a seller’s market, so it’s hard for them to find projects where they can see a profit at the end. That certainly is problematic, though ultimately that means less supply, and less supply means rising prices, so right now most people are thinking that 2022 is going to be a favorable year for real estate—especially for luxury real estate.

The luxury real estate buying boom that began in 2020 escalated in 2021. Insatiable demand depleted inventory across the U.S. and put upward pressure on prices. Driving the real estate surge was a combination of factors: 1) shifting consumer values caused by the Covid-19 pandemic, 2) historic wealth growth due to cryptocurrency gains, soaring stock markets, rising house prices, and increased savings, and 3) the idea of home became paramount. As people searched for safe places to put their wealth and re-envisioned homes as multi-functional spaces for work, play, and sanctuary, they sought out bigger and better living environments. Many luxury real estate professionals will look back on 2021 and be able to say that it was their best year yet.

The question now is: will 2022 build on this unprecedented momentum, or will there be a deceleration of demand as some experts are predicting? There are a number of unknowns that will dictate the future market direction, but here are five key trends to watch:

1. LOW INVENTORY

Low inventory continues to constrict the top 10% of the market. In September 2021, there were 36% more luxury homes sold than new inventory entering the market. One month later, that figure ballooned to 55%. Coldwell Banker Global Luxury® Property Specialists from across the country have told me that they do not see inventory levels improving any time soon. “The biggest story of the year is that our inventory is down 44% year-to-date in the Aspen area and 72% in Snowmass Village,” commented Carrie Wells, the No. 1 agent in the Coldwell Banker network.

2. NEW LUXURY PRICE THRESHOLDS

Declining inventory levels, combined with a lack of desirable properties, have pushed prices up across all luxury price points.

Median luxury sold prices* as of the end of October 2021, compared to the full year of 2020, has risen 23% for single-family homes and 14% for attached properties, according to recent stats compiled by the Institute for Luxury Home Marketing, the partner who helped us prepare our 2021 “A Look at Wealth” report released this fall.

One of the price segments with significant growth was the $1 to $5 million range. In the first 10 months of 2021, there was a 69.2% increase in the number of single-family sold properties in that price category and 65.3% for attached properties, compared to the full year of 2019. Based on current trends, sales for single-family homes priced $1 to $5 million will rise YOY by 64.6% compared to 2020 and 112.6% compared to 2019, while attached properties will rise by 81% compared to 2020 and 96.6% compared to 2019.

As a result, luxury price thresholds rose across the U.S. In Los Angeles, the entry-level luxury home price hovered around $2 million for many years, but is now closer to $3 million, according to Joyce Rey of Coldwell Banker Realty in Beverly Hills. It’s not just happening in major U.S. cities either. Even in a small resort market like Hilton Head Island, S.C., the barrier to luxury entry has increased nearly 40% since 2019, from about $550,000 to $779,000 – “while at the same time experiencing a more than 60% decrease in the inventory of homes,” noted Thomas M. Kersey with Coldwell Banker Access Realty.

3. HIGH DEMAND FOR TURNKEY PROPERTIES AND NEW CONSTRUCTION 

Turnkey properties are still sparking bidding wars and fetching the highest prices. Jade Mills, also in Beverly Hills, said earlier this year: “People have a lot on their plate, and adding a remodel to a move during such complicated times gives added attraction to a move-in condition house. Clients want done houses.” In Miami Beach, Danny Hertzberg of Coldwell Banker’s Jills-Zeder Group estimates that 90% of his affluent buyers want new construction, compared to 70% of them, pre-pandemic. Recent supply constraints in the construction industry – from labor shortages to materials like lumber, concrete, and paint – have only amplified demand for turnkey and newly built properties.

This is also the case in Manhattan, where new luxury construction appears to be leading the city’s recovery. A joint report by Marketproof and UrbanDigs recently found that Manhattan's new development deals in October 2021 rose 122% to 224 contracts from last year’s pandemic depressed 101. Month-over-month, the number of deals increased 28% from September’s 175 contracts. Median list prices also increased 71% year-over-year in October and 52% from September, buoyed in part by 200 East 83rd Street, a Robert A.M. Stern-designed luxury development by Naftali Group and Rockefeller Group, which reported 35 contracts ranging from $3.6 to $11.5 million. As Gerard Splendore, a broker for Coldwell Banker Warburg Realty noted: “It is not entirely surprising that most post-pandemic buyers prefer pristine and immaculate spaces that are previously unoccupied as opposed to older residences with wear and tear. After all, who wouldn’t want to move into an entirely new home, with the most modern accouterments and facilities at their disposal?”

4. THE MIGRATIONS CONTINUE

The Great American Migration was still in effect for much of 2021, except partly in reverse. Whereas in 2020 people were fleeing densely packed cities and pandemic hotspots to small-town hidden gems, suburbs, and popular second-home destinations, people returned to cities in 2021. Another group of buyers was also making moves to small to midsized cities with more affordable home prices and reasonable commuting distances to major employment centers.

5. THE RISE OF CO-PRIMARY OWNERSHIP

Happening concurrently with migrations, as remote work became the norm, was the rise of co-primary ownership. Some affluent buyers did not fully migrate to other locations; rather, they simply swapped a secondary residence for a primary residence or chose to own two primary properties in different locations and split their time based on lifestyle preferences.

LOOKING AHEAD

What will 2022 bring? Inflation, mortgage rates, and construction supply constraints are all economic factors to watch. Our Luxury Property Specialists are also keeping an eye on what wealthy international buyers will do now that U.S. travel restrictions are lifted. Markets like Miami are especially keeping close tabs on this development, per the Jills Zeder Group. “Miami has doubled the number of sales in the $5+ million range year-over-year,” they recently shared. “As international buyers make a slow comeback to the Miami market and start competing with domestic buyers, we anticipate an even tighter inventory.” And, with low inventory levels and turnkey properties commanding a premium, will we see some wealthy buyers pivoting to adjacent “aspirational” markets or adjusting their expectations and purchasing properties that need a little work?

All of these elements will be in play in 2022. She opened her own brokerage in 2001, which she sold to the Schmidt Family of Companies, Coldwell Banker’s largest affiliate operation, and happily remains a broker there leading the top-producing team. Land-de Wilde has received Coldwell Banker’s top production awards annually since joining forces decades ago. With a track record of representing the most significant properties on St. Croix, she keeps current with industry innovations, marketing trends, and all facets of real estate. Her clients benefit from her excellent negotiating skills, knowledge, and deep connections to the resources that benefit new and experienced Islanders alike.

Here are some of the questions and answers from the exclusive interview with Land-de Wilde.

Seth Semilof: You moved to the island. You were at the radio station for about five years and then you said, “I either want to come into the financial industry or the real estate industry.” Tell us about that.

Amy Land-de Wilde: I had a lot of good experience managing a radio station and starting in radio sales. If practice for any kind of sales job, you are dealing with an evaporating commodity. You have to have excellent not only people skills, but you have to be organized and follow up to develop good work habits. I really do credit that beginning as one of the reasons I started in 1986.

SS: When you started, things were hot. How long were they hot for? How long did it take you to get your first deal?

ALW: My story is unusual in a way because of what was happening in our market at the time. I had my first deal within a month and my first year was good. People always tell you and it is true that you have to be able to have the cash to support yourself for that period of time. I started doing a newsletter in 1986, which I still do today, so that consistency did not take that long.

SS: You built an amazing company and worked very hard to open it in 2001. Tell us a little about the reasoning behind selling it and when you made that sale.

ALW: I started the company in 2001 and at the time, it was just Land-de Wilde realty. Although Coldwell Banker had been talking to our company, which I finally did go to that larger company in another couple of years, I stayed at that company until she closed it. That is what started my company. Coldwell Banker continued, I continued, and that was the best decision ever, so I am very happy about that. When I sold in 2018, there were about 35 people, which is not huge for a company in the States, but I was eager to do that.

SS: How is St. Croix right now with the real estate market?

ALW: Real estate, strangely, was one of the businesses allowed to open since we managed other people's properties here from afar. It was very strict, but people were allowed to come see us to our island. People wanted to get out of their home, so we really benefited from a lot of people who came to visit and loved it who would never have.

SS: What advice would you give to somebody watching us, even a person that is in the business for six years and not as successful or someone having some success but not at that level? 

ALW: I would try to get brutal honesty from people they respect around them if they are not having the success that they feel they should be having. I would first definitely look within and say, “Am I doing my best? Am I spending the hours?” The flexibility does offer us benefits, but it is not 40 hours a week. Work-life balance is something that you need to create if you want to be successful in the confines of giving your all to your business.

In 2017, the famed Hollywood star purchased a contemporary mansion in Clearwater, Florida for $3 million under Hawker Investment Trust, Travolta and his late wife Kelly Preston’s go-to trust in which his sisters are listed as trustees. Located a mere mile from the Scientology headquarters, Travolta has served as a devout member of the controversial Church of Scientology since 1975. Clearwater also provides residence to fellow Scientologists Tom Cruise, who lives in a downtown penthouse, and Kirstie Alley, who owns a multi-residence waterfront compound.

Now, Travolta is bidding farewell to his former Florida home for $4 million. The property was initially listed in March for $4.65 million but nonetheless, the 67-year-old actor is walking away with a profit. This sale comes about a year following the passing of his late wife Kelly Preston in their home due to breast cancer. In January 2020, Travolta sold his $18 million Spanish-style mansion in Los Angeles and earlier this year, parted ways with his longtime waterfront residence in Maine for $5 million. He currently owns a $2.65 million Calabasas home which he purchased with Preston in 2019.

Travolta’s former Florida home spans more than an acre of picturesque land and includes five bedrooms and 5.5 bathrooms. The open floor interior presents a modern two-story staircase and spacious foyer. The living area is equipped with an electric fireplace. The kitchen offers bar seating and a breakfast space. Upstairs, the primary suite features an ensuite bathroom with a contemporary encased spa bath and a terrace overlooking the harbor. Other luxe amenities of the home include a seaside infinity-edge pool, a separate one-room cabana, and an artist’s studio with a bath. Resting on the western shores of Clearwater Harbor, the waterfront estate is heavily gated and surrounded by foliage. The exterior space consists of an expansive boat dock and boasts panoramic views of the gleaming coast and skyline.

He says, "I went to Drew University in Madison, New Jersey, which was close enough that I could come home on the weekends, see open houses, and start to get a book up business going, so when I graduated, I had a client base to start with." He continues, "My father did real estate. I grew up in this business my entire life, so I loved it from from a very, very young age. I knew exactly what I wanted to do. My parents said, 'you have to get a college education,' so I went somewhere local to hit the ground running and that is how it all unfolded."

Here are some of the questions and answers from the exclusive interview with Isoldi.

Seth Semilof: Where do you think your skills were? Is it sales? Is it working hard? You found a marketing strategy. Tell us about that.

Frank D. Isoldi: First of all, you have to work hard. Everybody thinks this business is so easy and glamorous and fun and it is, it is all that, but you have to work. I worked. I came home from college on the weekends to see open houses. I wasn't afraid to put the time in. Then, it is networking. It is what Haute Residence does. There are great networking opportunities out there. You have to be a people person and you have to be willing to you know put yourself out there. It is all about marketing branding and getting your name out there consistently.

SS: How was it going from working in a family business to now working in a corporate environment?

FDI: What I do love about the offices is that it is very competitive. There are a lot of top agents, but we really, really, really are a family. I was certainly intimidated with a change going from a small boutique family run business to this major company, but I think I thrived. I learned to stay in my lane and be respectful. Then we became close friends and family. It has been a really wonderful experience.

SS: How has technology changed your business? Do you think referrals are still the most important part of being successful in real estate?

FDI: Technology is life changing. I can make appointments from the car. You can put yourself out there on Instagram, Facebook, and TikTok. This is a relationship business. You can now create relationships with people all around the world. Start to get referrals from people that you have never even met before. If they feel like they can trust you both online and in person, they are going to refer to you for business. Social media has dramatically changed this business.

SS: Where have you seen the most success in your career?

FDI: When you are talking about luxury properties and luxury clientele, print is still very important for our business. Everything is on social media. It is easy, quick, free, instant, but magazine are still a very, very important aspect of marketing high end luxury properties. I don't think that social media can replace print and print marketing, but it is certainly a major enhancement.

SS: You said the market is on fire. Where are the buyers coming from?

FDI: We are 22 miles outside of Manhattan, so Wall Street is a big part of our market. We are also seeing people coming in droves from New York to New Jersey, to the suburbs. We are seeing tremendous movement in Westfield because interest rates are still historically low, so it is a win-win.

SS: What niche are you doing now or is your business just so big that it is continuing its a machine?

FDI: I have hit the point on my business where I want more business. I want to make more money every year and continue to beat last year's production. Also, we want to make the experience for our client better every year and every transaction. Our purpose is continuing to grow now because you know people want and they want everything to be as easy as possible. We are putting together all these protocols and trying to make the experience top, top, top notch for our client.

In 2018, Oprah Winfrey purchased a scenic waterfront estate located in rural Orcas Island off the coast of Seattle. The real estate deal cost $8.3 million and was executed through an entity linked to her network. The media magnate reportedly purchased the property without visiting the home in person. After three years of ownership, the television host has decided to bid farewell to her island home as she reportedly lacks the time to maximize its usage. Recorded on Tuesday, Winfrey has officially sold her waterfront residence for $14 million in an off-market deal. Jen Cameron, vice president of Coldwell Banker Bain’s global luxury division, represented the buyer in the deal who is listed under the title of Lophodytes LLC. The billionaire public figure currently resides at her self-proclaimed Promised Land, a 70-acre ranch property located in Montecito, California. With an impressive real estate portfolio, Winfrey also owns homes in Telluride, Colorado and Maui, Hawaii.

Madroneagle Estate on Orcas Island spans 40 acres of lush landscape and features a 7,303-square-foot main house with four bedrooms and 3.5 bathrooms. Decorative elements of the home consist of an eccentric copper and slate roof on the exterior and a luxuriously rustic cabin interior with finishes of rare, reclaimed wood. The picturesque property is perfect for entertaining as it offers a spacious living area with stone fireplace, kitchen with oversized center island and built-in pizza oven, and adjacent dining room. Stallone reportedly purchased the Beverly Hills property in the 1990s and by 1994, moved into the extravagant home. Over the years, Stallone has reduced his real estate footprint on the West Coast with the sale of his desert golf oasis in La Quinta, California last spring for $3.15 million. In December of 2020, he purchased an estate in Palm Beach, Florida for $35,375,000. The Beverly Hills property was first placed on the market in January at a price of $110 million, but the Stallones were not fully certain they wanted to move. Once they came to a definitive conclusion, the price of the home was reduced by 22% to $85 million.

The 3.5 acre hilltop estate rests behind the double gated community of North Beverly Park. While the official square footage of the residence is undetermined, the home includes eight bedrooms, nine full bathrooms, and three half bathrooms. Over the course of his residence, Stallone has filled the space with his personal touch from the Rambo themed mailbox to his award display above the fireplace. The home’s interior includes an enormous kitchen with floor-to-ceiling windows, art studio, home theater, stylish cigar room, custom bar, fully equipped gym, and eight-car garage. The primary suite is equipped with lounge and dressing areas, dual bathrooms, apartment-sized closets, sauna, steam room, and office with terrace. The outdoor space feature multiple patios, putting grounds, spa, and infinity pool offering views of the Los Angeles cityscape. Now that Summer is close to ending, what do you see as the takeaways from the last six months?

COVID has been a game-changer and one with ebb and flow like the ocean tides. The State of Hawaii has seen strong interest from the continental United States. Internet site activity off the charts. The neighbor islands in particular, the resort communities along the Kohala Coastline on the Big Island of Hawaii and the Wailea/Makena and Kapalua/Kaanapali coastlines on Maui have enjoyed the majority of the “sight unseen facetime/zoom time" purchases.

We have seen multiple buyers fly to the Islands and quarantine in place for 14 days just to get to Hawaii with the objective of purchasing a property. I have had two buyers who have actually written offers with the contingency of being able to actually “quarantine in place” at the house they wished to buy based on what they had seen online or via virtual tours.

Recently we have seen a strong pick up of activity on the island of Oahu for larger single-family residences offering larger interior and exterior living areas, flexible floor plans, two home offices, pool/spa, and home fitness areas. Total single-family homes sold 5,000,000 or in escrow since March 2020 on Oahu total 17. Luxury residential condominium sales have slowed with the exception of the residential condominium development of Park Lane which has monopolized the sales and escrows with five sales over  $5,850,000 since March.

The takeaways are diligence, positivity, and creativity. Thinking out of the box to promote my listings and the Islands. Due to our strategic geographic location with both the US and the Pan Pacific Basin we are a prime destination. With the major shift to work at home – Why not work at home in Hawaii with our climate, lifestyle, outdoor living and being the 50th state we are positioned well. We are also seeing people who target the islands as we basically are islands in the middle of sea without the ability to drive across a border or from state to state. This has become very important to some who feel it limits the spread of COVID, political/cultural unrest and recently the issues with the fires

What activities took place on Labor Day this year around Honolulu?

Not much the Island of Oahu has been in a new lockdown due to the rise of COVID which has now started to back off due to the earlier restrictions Hawaii hopes to open its borders in October.

They provided remarks on the "new normal" approach in real estate, their markets, the industry overall, and expanded on each other's points of view in the engaging and upbeat conversation.

"As a company, we are not seeing the drops people are talking about; we are seeing a strong climate," said Hogan. With a clear knowledge of all panelists' luxury markets and their success in each, Hogan kept the dialogue seamlessly flowing from one area of the world to another. "Getting back to where we need to be, each of them (the panelists) have something wonderful to share," he continued. "Those that are at the top of the game are working harder than ever. They are smarter than ever, and improving on their skills set."

Vanda Demeure: "In times of lockdown, we try to be close to our clients and adapt to the situation. I closed two deals from a distance, so it's something really interesting because no one came to see the property (in person)... (The business) can work from a distance... Everyone wants space outside, a house or a villa, with quick and easy access to Paris... It's very important to understand that (homeowners) want to have more than just a place to sleep. They want a home. This is a good change. We find them a good place to move and sell their apartments (in Paris)... After the lockdown, we are putting distance in the office. We have special streaks on the floor so people can stand at a distance. Sellers or buyers come to the office but we do not shake hands. The business has changed, so now we adapt to work from a distance. We can now market by video, so it's very easy. We are (acquiring) new technologies to be more helpful and save time for our clients... 

Jade Mills: "It has been about nine days (since reopening) and it has been crazy, for which I'm very thankful. We are in escrow on (a property) for $15 million; we have another offer coming in today; and we are in escrow on another one for $14.250 (million) in Bel-Air... Clients have been on our websites. It is really, truly picking up... This is the time that you push hard, connect with your contacts. This is when you should be studying the market, knowing the inventory, and going after listings... I have learned that my buyers are buying what they really want. What I've been advising people now is to step up a little bit and get something that they really want. You don't have to have the best deal for your own home, where you will spend your time with your family. If clients are worried about paying a little bit more to have something that you want, they should go for it... People want a place where they can have the whole family together; a space where people can be for one or two months (at a time)."

Ricardo Rodriguez: "Even though we had restrictions on group size, we were still able to operate during the stay-at-home. I have never been busier. We did not have downtime; we retooled immediately... For me and my business, it has been an exercise in adaptation, paying attention to what's happening next, and shifting and working through it... Luxury is experiential, not about a price point. How you operate should not differentiate between price points. Across all areas, luxury operates as a craft. Consumers are going to look for practitioners that have the best craft... Our personal relationship is what makes the difference. Seeing people, even through a computer screen, is still very valuable... People have to buy and sell. Show your craft and what you can do... The personal relationship is what matters, articulating who you are. All the tools are great, but they are exactly that: tools... Most of the conversations have been around using technologies that have intuitive integration: touchless, voice-activated systems... 

Wendy Walker: "Forbes names Scottsdale the #1 place in the United States to quarantine. Our real estate industry as a whole is and always has been considered essential... People are coming from the hotbeds (of the pandemic) like New York, California, from San Francisco to San Diego, Chicago, and Seattle that look at Scottsdale as an alternative... As a team, we sat down and said 'what can we do to serve our clients better?'... We are hands-on;  First, check in to make sure everyone is ok. We are in the real estate business, so the conversation goes back to that. We began to adapt our way of communicating and what we were communicating, really showing our genuineness and who we are. We heard over and over, especially from folks that were in lockdown, that they had a yearning for real estate. They were looking at houses online and really wanted interaction with the agent. So we did tours differently. We evolved, and people responded... Buyers are requesting home theaters, home gyms, and outside space... The market has not stopped. People want to move, especially in the luxury market."

The clients love the 3-D experience... It's our job to do the due diligence of what new technologies there are... For smaller places in condo buildings, there is the challenge to take advantage of every inch to make it look amazing and spacious... People are focusing more attention on how to position spaces to be more multi-purpose, from a home office to a family room and gym or meditation area... Lighting and technology integration is going to be more carefully thought (on current and future trends)... On the wellness movement, we are trying to bring more greenery into spaces. There are more systems now for homes that are integrating UV lighting."

Julie Shvedyuk: "People are beginning to focus on the spaces that they spent the most time: kitchens, garages, family rooms, and of course, closets. They are using the spaces, seeing what is missing and seeing how to utilize them more efficiently with storage ... We are about 90% capacity reopened. The only hold that we are experiencing is getting into buildings or customers that are not comfortable with installers coming in, but for the most part it's the buildings opening up... In our industry, and Miami in particular, our circles are small and we are inter-connected. My favorite part is networking with trade professionals. You meet people randomly. Having the ability to make people's lives simpler and easier is such a plus... The virtual consultations are here to stay... Our showroom is open by appointment, but we still encourage people to come and look at (the inventory). It does make all the difference when you see our products in person and not so much what you think of before."

Short sat down with Haute Residence to discuss her 5 housing predictions for San Diego:

1. This next year will be a good time to get top dollar for your home if you intend to sell.

A panel of experts state the economy will dip nationwide in 2020. That could affect San Diego home prices negatively, although no one believes values will drop as they did in 2008. Rather, they could just remain flat.

Home prices are expected to rise in 2019 at just more than 4 percent and local real estate gurus suggest many will start looking to purchasing home late in the year. That would make fall or winter of 2019 a good time to put your house on the market if you are considering selling.

2. Rents will go up.

This has been a trend in San Diego for a couple of years. Rent in the San Diego area is already some of the highest in the nation. Renters pay more than 40 percent of their income toward housing in four of the largest U.S markets, which includes San Diego.

This could affect single-family home purchasing in a couple of ways. Escalating rent could force people to move elsewhere. That could mean less competition for home purchases. It could also swing the opposite direction if rent becomes so expensive that renters feel it is better in both short-term and long-term finances to buy.

Right now, people are holding off on home purchases to see if prices have peaked but that is a gamble as home values are expected to go up again in 2019. That is expected to change dramatically in the last quarter of 2019 as renters move to purchase.

3. Millennials will represent a huge chunk of home buyers.

Predictions are millennials with new, higher-paid jobs will seize the opportunity at home purchases as home prices flatline or decrease in late 2019 and throughout 2020.

This will make for a highly competitive market, particularly with starter homes. If you are planning on entering the home market, you may want to start getting yourself and your finances together now rather than wait or you may find yourself paying higher prices to stay competitive for the house you want.

4. There will be more environmentally “green” homes at affordable prices available.

California will have new building code regulations, scheduled to start in 2020, mandating all new homes function to generate renewable energy. Also, they are all to be “net zero ready” where they generate as much or more energy than they use.

Another updating building codes mandate every new single-family homes and low-rise multi-family homes have solar panels on the roof. This is a plus for home buyers because these changes don't escalate the purchase cost tremendously, but to save you money in energy costs. Some utility companies even have generation programs where you sell your unused energy for a profit.

All this means there will be more affordable homes with lots of green features popping up in the San Diego landscape in 2019. That puts these types of homes within reach of many younger singles, couples, and families. There are several developers now planning and constructing communities implementing these new green rules. A Weston development is under construction in Santee now where all homes are green. Currently, 5.5 million California homes are solar powered.

5. More $1 million neighborhoods will be built.

There are eight such neighborhoods in San Diego now, putting it as a hot market for these type of communities. According to Zillow, 346 million-dollar communities have been built since 2014. The web site states a neighborhood is defined as a million-dollar neighborhood when more than 10 percent of its houses have a value of $1 million or more.

Some areas where these pricey neighborhoods can be found are Escondido, downtown San Diego, Carlsbad, Scripps Ranch, and Jamul. The median price for homes in these neighborhoods is around $700,000.

The expensive home trend is expected to continue in San Diego, as well as around the country, according to Zillow. These communities also have numerous amenities and offer privacy that upscale home buyers require.

Overall, San Diego will have options in both rental and homes for purchasing in 2019 as outmigration happens and more master communities are built. Options will include more high-end homes and homes on every level that implement green energy concepts. Middle-class and affordable homes will be competitive as more millennials enter the housing market to buy their first home.

We talked to Shea, who is also our exclusive agent in Paradise Valley, Arizona, about his leadership at  HōM | Distinct Properties and his vision of the real estate market in Arizona, about his inspirations and aspirations, about his ability to transform a space and connect with his clients.

How did HōM | Distinct Properties come to be? How big is the team and what makes it stand out in the local luxury real estate market?

HōM | Distinct Properties is made up of 10 individuals, aside from myself. Our constant effort in our marketplace is to disrupt the normal way of doing business - we call it “Pattern Interruption.”

We aim to do things differently by acting in ways that take the pressure away from, and off our clients. A great example of that is our policy of “no transactional surprises;” our goal is for our clients to have a full and detailed account of what to expect not only in the next step, or what to expect as far into the future as we can see, but also what to expect of the people we’re dealing with in the transaction and how we’re managing their expectations.

We also promote standards of quality that are hard, if not impossible, to recreate without our eye. One example of our standards is our use of fresh flowers … for every showing … and not just those supermarket-special flowers in a vase either, no; we actually design arrangements based on the architecture of the home, keeping in mind who we believe our target buyers are, in order to enhance and reinforce the quality and the beauty of each listing.

HōM | Distinct Properties is a catchy name. How did you come up with it? What does HōM mean?

The old adage “back to the basics” is where the name HōM | Distinct Properties came from - hōm is the phonetic way to spell “home;” I literally looked up “home” in a dictionary for inspiration, and loved the way the phonetic spelling looked, as simple as that sounds. I loved the way it reinforced not only my background and interest in the English language, but it also became a symbol of the team itself, it became a moniker of what we’ve set out to do in our industry: build from the basics.

You were licensed in both Arizona and Texas. Why did you decide to base your team in Arizona? What is it about the market that attracts you?

I was licensed in Texas, but do not hold my Texas license any longer. I was attracted to Arizona first by the look of everything – it's unlike anywhere else in the world, and I think most people who live here and visit say the same thing. I’ve always loved being distinct, and Phoenix provides a confluence of people from all over who appreciate the very same. The market has always been among the most notable in the country, and has an amazing year-round attractiveness due to all our industry and tourism. Paradise Valley, specifically, has some of the best spas and resorts in the country, and relaxing, in my book, will never go out of style.

What is a typical day for you at work?

I start my day with a cup of coffee or two, glancing at emails that I may need to jump on right away from the night. As long as there aren’t any “fires” to put out, I’ll do some yoga and cardio, then fix a nice breakfast and head into the office. Most of the time, I’m popping into the office to print something, collect marketing material, or speak to someone, before I’m running out to meet someone for lunch or coffee. After a meeting or two, I usually have showings, and I’ll go have some fun looking at houses with people. I’ll usually head home after showings, and work from my office there, catching up on emails, texts and phone calls. After those have died down, I’ll turn to marketing initiatives I’ve laid out, and look to see what the next day brings. I often joke with my clients and team, although it’s somewhat serious, that I don’t have a 9 to 5 job, I have a “from-when-I-open-my-eyes-to-when-I-close-my-eyes” job.

You are keen on art and fashion and design. How these interests translate into your real estate career?

I’ve always found influence from world that surrounds me – I love art and fashion and design, because those are the things I see every day. They inspire my mood, my vision, and what makes me curious and ambitious. Needless to really say, when my clients come with experiences from one, or all, of those worlds, it makes me very happy. Real estate is the common canvas in all three of those genres – all three of them live in your home as representations of you.

You owned two other businesses before launching your real estate career, how these experiences inform your leadership at HōM | Distinct Properties?

I learned a lot as a small business owner, and undoubtedly the best lesson is ‘effort.’

Those years set me up for the success I have now by being unforgiving – when you’re in business for yourself, you either learn quickly, or you stop trying – I learned a lot! I compartmentalized setbacks, thinking, “I exist with a purpose, and although the method I tried didn’t work, my purpose is still the same.” I just kept trying, and that’s the greatest lesson I share with my team – we will always have another solution to present.

As a young real estate agent, who utilizes the latest digital opportunities in the industry, what do you think is the next big thing in the presentation of properties? 

A lot of people play into the hype of latest and greatest technology, but one thing I’ve noticed my clients appreciate more than anything is a human connection. If you think your differentiator is technology in this industry, a medium that is ever-evolving, ever-changing, and forever being mirrored and replicated, you’re sadly mistaken. With money and time, I can recreate anything you do with technology. The one thing I can’t do with any amount of resources is recreate you. I think the next big thing is a balancing act, one that maintains a sophistication in presentation that drives innovation, and one that also incorporates measures that alleviate the constant battle of inhuman experience. The key, in my opinion, is being your authentic self.

There are a few traits that define great real estate agents. The first is experience in home buying and your local real estate market. The second is having the patience to stick through the process of searching for the right home and having determination to fight to get you the home you want. Lastly, great real estate agents have the creativity to think outside the box and find homes that may not look like a great fit on paper, but will work for your wants and needs.

Experience In Home Buying and the Local Market

When you are conducting your search in a specific housing market, it’s important that your real estate agent has experience in the area. Generally speaking, real estate agents with a lot of experience are most likely also good real estate agents. As a commission-based business, most professionals leave the real estate industry because they do not make enough sales. While years of experience do not necessarily guarantee a successful real estate agent, it’s an encouraging sign.

Another reason to look for a high-end real estate agent with experience is that he or she is less likely to make mistakes. Realtors do much of their professional training on the job. An agent with years of experience has had the chance to learn from mistakes made; you cannot afford to be the test subject when you are making such a substantial investment. The more experience an agent has accrued, the more likely they are to have a strong knowledge base to bring to the homebuying search.
