The clients love the 3-D experience... It's our job to do the due diligence of what new technologies there are... For smaller places in condo buildings, there is the challenge to take advantage of every inch to make it look amazing and spacious... People are focusing more attention on how to position spaces to be more multi-purpose, from a home office to a family room and gym or meditation area... Lighting and technology integration is going to be more carefully thought (on current and future trends)... On the wellness movement, we are trying to bring more greenery into spaces. There are more systems now for homes that are integrating UV lighting."

They are using the spaces, seeing what is missing and seeing how to utilize them more efficiently with storage ... We are about 90% capacity reopened. The only hold that we are experiencing is getting into buildings or customers that are not comfortable with installers coming in, but for the most part it's the buildings opening up... In our industry, and Miami in particular, our circles are small and we are inter-connected. My favorite part is networking with trade professionals. You meet people randomly. Having the ability to make people's lives simpler and easier is such a plus... The virtual consultations are here to stay... Our showroom is open by appointment, but we still encourage people to come and look at (the inventory). It does make all the difference when you see our products in person and not so much what you think of before."

The report defines a “power market” as a luxury metro area that typically attracts high-net-worth individuals, who seek a range of cultural and lifestyle opportunities. Airport accessibility, the ease of doing business, and a housing stock that offers exclusivity and privacy are key characteristics.

To create a list of top up-and-coming markets for condos and single-family homes, Coldwell Banker Global Luxury teamed up with The Institute for Luxury Home Marketing. The high-end status of each of the identified cities encompasses such metrics as sales-price-to-list-price ratios, days on the market, median list price and inventory, which are substantiated by the local expertise of Coldwell Banker Independent Sales Associates.

The findings characterize the top five buyer’s markets and the top five seller’s markets, which are concentrated in eight states across the country. In the latter demand exceeds supply, giving homeowners an advantage in price negotiations. The former, on the other hand, have excessive supply, which benefits buyers.

The top buyer’s markets are Boca Raton, Miami, Park City, Santa Barbara and Scottsdale, while the top seller’s markets are Denver, Nashville, San Francisco, Seattle and Silicon Valley.

"2017 was a very strong year for real estate in Park City," says Dennis Hanlon, realtor with Summit Sotheby's International Realty and Haute Residence partner. "The number of single-family homes sold in the Park City city limits and the surrounding areas increased by 5% since 2016. As home prices inside the city limits increased to an average price of over $1,000,000, we saw more buyers purchasing in the surrounding area."

This assertion seems to hold true for the other luxury buyer’s markets, where purchases follow a propitious climate and location (all of the five cities have major airports and a focus on a resort lifestyle).

"Other than the ideal year-round climate, Santa Barbara has an amazing array of world-class music, theatre, and lectures among other things," says Chris Palme, Coldwell Banker Global Luxury broker and Haute Residence partner. "That is unusual for a small city."

The seller’s markets have enjoyed rapid wealth creation – albeit for different reasons – which has quickly plummeted inventory as more and more individuals relocate there to ride the booming economy.

"A lot of people don’t think of the private sector job growth we have [in San Francisco] and the power of the IPO," says Rachel Swann, managing Partner of The Agency’s first San Francisco office and Haute Residence partner. "The enormous amount of wealth circling the city is incredible. Home prices are up 12% in January due to lack of inventory, and we’ve got 39,000 housing units on the horizon but the city also battles shortages in labor and hikes in construction costs that cripple the building of those units. In 2018, we are going to see a lot of changes in the Building and Planning sectors that will approve density in exchange for more affordable housing. I also see big trends in technology and Artificial Intelligence."

Home to Microsoft and Amazon, Seattle has also drawn a tech-savvy crowd, lured by high-paying jobs, affordable cost of living and vibrant culture.

"Washington State has no State income tax and is very much on the radar of the luxury buyer as well as the luxury second home buyer segment of the market," says Moira E. Holley, Seattle-based luxury real estate agent and Haute Residence partner. "If a California resident wishes to relocate their primary residence to Washington State, this can mean 51 % of the year in Washington with 49% in California, for example."

The second is having the patience to stick through the process of searching for the right home and having determination to fight to get you the home you want. Lastly, great real estate agents have the creativity to think outside the box and find homes that may not look like a great fit on paper, but will work for your wants and needs.

Experience In Home Buying and the Local Market

When you are conducting your search in a specific housing market, it’s important that your real estate agent has experience in the area. Generally speaking, real estate agents with a lot of experience are most likely also good real estate agents. As a commission-based business, most professionals leave the real estate industry because they do not make enough sales. While years of experience do not necessarily guarantee a successful real estate agent, it’s an encouraging sign.

Another reason to look for a high-end real estate agent with experience is that he or she is less likely to make mistakes. Realtors do much of their professional training on the job. An agent with years of experience has had the chance to learn from mistakes made; you cannot afford to be the test subject when you are making such a substantial investment. The more experience an agent has accrued, the more likely they are to have a strong knowledge base to bring to the homebuying search.

While professional experience is a very important factor in selecting a high-end real estate agent, so is local experience. There are resources online that provide information about specific regions, cities, even communities, but they are not as reliable as a professional that has spent years in the area buying and selling homes.

Patience to Stick with the Search and Buying Process

Patience may not seem like the most obvious quality in a high-end real estate agent, but it’s very important. The process of finding and purchasing the right home can be a long journey with many ups and downs. To make the right decision you need to do your due diligence, which can take time. When vetting a potential realtor inquire how they handled drawn-out searches in the past.

Because purchasing luxury real estate is such a large financial investment, you need to be sure you are working with an agent that demonstrates patience during the process. If your realtor is putting pressure on you to make a rapid decision when you are not ready, it will lead to unsatisfactory results. When choosing between high-end real estate agents, be sure to ask each what their plan would be for a longer-than-expected search and buying process.

Related to the realtor’s patience is their determination to succeed for you. Your real estate agent should be willing to put in the time and fight hard, even after a long, drawn-out search process, to get you the property you want.

Creativity and Willingness to Think Outside the Box

The third quality to look for in a high-end real estate agent is an ability to think outside the box. Oftentimes markets with a high degree of competition from fellow buyers make it difficult to find a home that meets all your needs. When vetting a realtor, ask how he or she would approach finding properties that may not seem like a good fit on paper but can adequately meet your needs.

If there is a lack of suitable homes in your preferred market, you need a realtor with the experience to know if similar markets can meet your needs. On the other hand, the real estate agent should also understand which homes available in your market can still work for you despite not meeting every requirement.

For this creative approach to be effective, your agent needs to have experience in the local market and have demonstrable patience. An experienced agent has the professional relationships as well as the knowledge of the properties that can help locate off market opportunities.
