One annual autumn ritual here is going up to the mountains to see the aspens change. The combination of golden leaves shimmering in the sunlight against a deep blue New Mexico sky, along with the soft rustling sound as the wind blows through them, is pure Santa Fe enchantment at its best.

I like to participate in triathlons when time permits. I am currently training for one happening in late October and the cooler air paired with riding and running on along the coast is unbeatable. Every year thousands of tourists flock to the French Riviera. Travelers from all over the world come here to enjoy the sunshine, beaches, and sea. The arrival of fall means that the busy months of events, festivals, and holidaymakers come to an end. The weather begins to cool down, and the tourists return home. This article is dedicated to explaining why Fall is the best time of year to experience the French Riviera.

Temperate and Climate

The French Riviera is famous for having glorious sunshine 300 days of the year. During the summer it can be extremely hot, between 82 °F to 93 °F. Making the beautiful beaches a popular destination! The weather starts to cool down during the Fall months, becoming much more comfortable. Often the summer months feel too hot to explore, and the beaches can become crowded. In the Fall the weather temperatures fall to between 71 °F and 80 °F. The cooler weather makes exploring the historic towns and villages more enjoyable. However, the sun is still shining almost every day!

Beaches

On warmer days, many locals still visit the beaches and some even brave swimming in the sea! From 'La Plage de la Garoupe' (a beautiful beach in Cap d'Antibes) you can swim in the sea whilst enjoying the beautiful view of the snow-capped French Alps. If you don't fancy a swim, you can relax and enjoy a picnic on the beach. Many people enjoy sailing and windsurfing during the Fall and Winter months. Making the port towns a year-round hotspot!

Hiking

The French Riviera has some of the most beautiful hiking spots in France! From the Esterel Mountains, you can look down over the bay of Cannes and the bay of Saint Tropez. Antibes hosts a market every morning where you can browse the stalls and buy local produce. Whether you are enjoying a glass of rosé in a wine bar, or share a pizza at an Italian café. Antibes is the perfect place to experience local life on the French Riviera.

Sunsets

The French Riviera is famous for its sensational sunsets! Every evening the sky turns to candyfloss colors throughout the region. However, during fall and winter, the sunsets become much more dramatic! As the days get shorter, the light across the region changes. Everything from the color of the sky, to the color of the trees and vegetation, becomes vibrant. As the sun slowly sets behind the sea and Esterel Mountains the skyline appears to be ablaze. It is a truly breathtaking experience.

Even though the weather may still feel like summer through October in Hawaii we have many fall traditions here on Oahu and on the other islands. My favorite is the Aloha Week Festival (dates for 2021 to be determined). The festival is ongoing for an entire week and starts off with the glorious Parade of Flowers, pa`u riders wearing long flowing gowns astride horses decked out in the finest ribbon and flowers. The Festival has been in existence since 1946 and celebrates all things Hawaiian. It is also celebrated on all islands so wherever you are there will be celebrations. My other favorite is the Hawaii Food & Wine Festival. This is over a month-long series of events with 67 top chefs from Hawaii and the mainland coming together in this top epicurean festival. The festival travels from island to island starting on the Big Island in October, then to Maui, and ending on Oahu in November. This year's theme is "Taste our love for the land". For the young and young at heart, you may love the Waimanalo Country Farm Pumpkin Patch with Sunflower Field. This farm has a drive-through tour this year with opportunities to pick your own pumpkin and enjoy the farm animal visit and sunflower fields. Their Pumpkin Patch farm stand will also be open. Whether fall is an apple cider on the beach or enjoying one of these wonderful events I hope you enjoy our islands this fall safely and with Aloha.

Our weather stays pretty perfect all year long – sunshine with 70-85 degree weather throughout every season. Our outdoor lifestyle from dining alfresco at one of our open-air restaurants to hiking up to the top of a hill enjoying panoramic views and cooling breezes or swimming laps in the sea is enjoyed through the fall months (and into winter!) while our stateside friends are pulling out their scarves and ordering pumpkin-spiced lattes. Even though our weather, which impacts our daily lifestyle, doesn’t change much season-to-season we have other things that signify a change of season as we transition from summer to fall.
With fall comes the start of the holiday season, and with that comes visitors! Our island welcomes our seasonal residents and visitors alike, adding a little extra energy to our fall season. Our streets in Christiansted and Frederiksted come alive and our restaurants fill up. Many of our musicians come back for the season, and you can hear the strums of their guitars and the beat of their drums as you stroll along our cobblestone streets, adding so much liveliness to our fall season. Our winds pick up, cooling off our summer heat, and the flora and fauna change just slightly.
For those of us who live here, we take notice that fall is here and that soon we will be welcoming our winter friends to St. Croix.

What I enjoy most once the fall weather is upon us is the opportunity to dine outside in the multitude of outstanding local restaurants. There is always something to see and it is so much fun to watch the parade of boats up and down the inland waterways around town.

To endure a few months with 92-degree heat and 80% humidity is certainly worth it to be rewarded with the perfect climate we are blessed with once fall arrives.

Haute Residence: To gain perspective on the second quarter of 2021, how did Q2 in 2020 real estate perform in the Manhattan Beach market?

Cindy Shearin: The last half of the year continued to be strong and gained more strength. With people becoming more comfortable being out and about, acquiring the vaccine for so many, along with folks having more clarity on work-life, school-life, and seeing a way forward are all reasons we see so much movement in the market. Also, interest rates are still meager, which buyers naturally find motivating.

HR: Is it still a seller's market? If yes, for how much longer?

CS: Yes, it is still a seller's market, and we don't see it changing anytime soon. This, coupled with low-interest rates, is what is driving up prices in our area. In a seller's market, it is even more important to have a great realtor representing you. In a competitive market, as we have, one needs a realtor that knows how to correctly position, prepare, demand, and price your home to sell.  Properly handling multiple offers is crucial to obtain the best outcome.

Cindy Shearin: The market here has remained very healthy and continues to maintain low inventory.  This time of year, we typically see many buyers looking for primary residences as well as 2nd or 3rd homes before the start of summer.   Our projections show that we will continue to have a lot of activity due to the low inventory, the number of buyers that are serious to purchase and the low interest rates which have definitely spurred the luxury real estate market.  The market time for most homes is under 30 days.  We continue to see multiple offers on the entry-level product.  Buyers for this product are entry-level buyers as well as investors from around the world.

HR: For those that live in the city and own a second home in Manhattan Beach, do you see people still renting these or inhabiting them lately?

CS: We see both scenarios. The South Bay area continues to be a highly desired escape from the larger city.  There are more and more purchasers working from home.  These buyers are purchasing secondary properties and escaping to a more relaxed seaside location.   There are some owners and purchasers who desire to mix up the staycation ownership and leasing the home during special times of the year.

Haute Residence: What is your take on what to expect for the Manhattan Beach area real estate in 2021?

Cindy Shearin: The Shearin Group has proudly served the South Bay for more than 30 years. We are grateful to represent such a fantastic community year after year. The beauty of the beach cities and the proximity to LAX Airport, downtown Los Angeles and the city's conveniences keep our marketplace healthy.   

With the new year upon us, we expect a continuing robust market in the South Bay. Luckily, real estate has been hot for both the buyer and the seller during the 2020 pandemic. This has been primarily due to our area's desirability in which to live, low inventory, and minimal new construction. The low amount of new construction is merely due to the lack of buildable lots throughout the beach cities. We continue to see multiple offers and cash offers for homes and the few buildable lots that come to market. Buyers are moving around throughout the coastal communities, from other cities in the greater Los Angeles area, and some movement from buyers from other cities and states that desire to be in our immediate area.

Haute Residence: How did the real estate market look at the beginning of 2020?

Cindy Shearin: The real estate market in the South Bay typically fluctuates very little. Pre-pandemic, we had low inventory, market prices were steady, and the US economy looked very promising.  There was a temporary pause in the market for about 60 days starting in late February.  This pause was simply due to the unknown with COVID-19. Though very brief, movement in the marketplace picked back up quickly in mid-April.

HR: What, if any, changes did the pandemic have on prices? On inventory?

CS: The pandemic has had little-to-no effect on the South Bay market, especially in Manhattan Beach. We continue to have low inventory, plus there are fewer spec or custom homes being constructed due to the short supply of lots in which to build on. In fact, the Shearin Group has one of the few spec homes under construction right now in Manhattan Beach, but we’ll share more on that with Haute Residence when we get closer to completion.  

Interestingly, our numbers are up on properties sold, and even price points are up despite COVID-19. The South Bay is one of the premier areas to live in LA, and we see many Angelinos buying second homes as beach houses during this time. Buyers are looking for a place to retreat to for a lengthy amount of time but still work remotely from their own home. An excellent solution for this is reflected in an oceanfront property we represent in Hermosa Beach property called the Beach House, LA’s only condotel along the coast in So Cal. The Beach House has been very hot lately as a second home location being a great income property when not in use. Other benefits of owning at the Beach House are being right on The Strand, steps to the sand, daily housekeeping service when wanted, turn-key, and walkable to everything this great beach town has to offer.

HR: Professionally, what have you learned in 2020 about yourself?

CS: It has undoubtedly been a unique year of self-discovery for us all.  We quickly learned how to maintain our top efficiency by working remotely.  We also had to adapt to safety changes in real estate by developing new methods for working with clients in person and online and just being flexible to each individual's comfort level. 

I feel fortunate with how easily we all adjusted and maintained healthy attitudes as well as healthy bodies.  We have great hope for the new year, and we'd like to wish everyone a healthy, happy 2021.

HR: Do you expect more or less activity in the 4th quarter for this year than previous years?

CS: Our projections show that we will continue to have a lot of activity throughout the last quarter due to the low inventory and the number of buyers still looking for the right opportunity to buy.  During the holidays, we usually don’t see as much new inventory come on the market; however, we still have awaiting buyers.  Therefore, this makes it a great time to sell one’s property instead of waiting until after the first of the new year.

Do you find a lot of people moving to Manhattan Beach this time of year?

Yes, summer is an ideal time to move to Manhattan Beach.  Our weather is always optimal, and the gorgeous beaches are the perfect escape for relaxing and enjoying some much-needed fun in the sun while in the midst of unpacking. Likewise, our downtown area is full of great restaurants with famous chefs, boutique shopping, coffee shops, surf shops, and paddleboard stores.  There is a perpetual laid-back spirit in the air here which makes acclimating easy.

For families, our schools are some of the best in California.  Most are Blue and Green Ribbon schools with excellent API scores.  Therefore, naturally, we have many clients moving at this time to be ready for the school year.

Are there any new areas in your market where you have seen a lot of growth? 

The Manhattan Village area of Manhattan Beach is seeing tremendous growth. Being the only gated community in Manhattan Beach isn’t the only thing that makes this area unique. In the Village, there are many cul-de-sac streets with no thru-traffic which is desirable for families with small children at play.  Also, the community backs up to the Manhattan Village Mall, an outdoor plaza that is currently under major renovation and contains national chain stores and boutique shopping, plus multiple dining options both upscale and casual. Additionally, Manhattan Village has direct access to the Manhattan Beach Country Club. The sprawling tennis club offers multiple courts and competitive level coaching, a state-of-the-art gym, an Olympic size adult pool as well as a kids pool, several restaurants, poolside dining including a cocktail bar, plus event space available for members to rent.

What amenities are buyers requesting more this time of year in their new homes?

As noted previously, our weather is perfect almost all year which welcomes blending the indoor/outdoor spaces.  Whether it is an indoor dining room or living area that opens onto an outdoor space, clients want disappearing glass doors to open completely to bring the indoors outside.

For residents in the sand section, we have a lot of requests for beach rooms on the ground floor which open onto a yard or outdoor space and typically include a wet bar and a big-screen television.  This community is very social so beach rooms are great for hosting parties, especially in the summer.

Throughout Manhattan Beach, most newer or remodeled homes will feature full outdoor kitchens along with the dining and living areas.  Families with kids are requesting mudrooms and homework/homeschool spaces.  Likewise, the adults are working more out of their homes, therefore, a dedicated home office is an item high on the priority list. With the advent of Covid-19, these requests are all paramount.

HR:  How did the second quarter of 2020 real estate perform in Manhattan Beach and Redondo Beach's market?

CS:  Our second quarter of 2020 has been a great success with multiple properties sold including a Hermosa Beach Strand property, a Manhattan Beach Hill Section home, and we have numerous homes currently in escrow now. We are also seeing rapid growth in our Interior Design & Development department with six custom builds currently under construction and several more on the horizon to start later this year.  We are so grateful for this growth as we love to help our clients create their dream homes.

HR:  Is it currently a buyer or seller’s market in your market?

CS:  Right now, it is a seller’s market. In Manhattan Beach, we currently have a 1.9 month supply of inventory.  Likewise, we are seeing multiple offers on just about every home below the mid-price point in Manhattan Beach, which is presently $3.5-$4 million.

HR:  What do you love about the housing market in your area?

CS:  The South Bay is a market that is perpetually hot making it a great area to represent. Manhattan Beach specifically was recently rated the #1 city in which to live in the USA by 24/7 Wall Street and for good reason.  Our year-round perfect weather, gorgeous beaches, great schools, fun downtown area & pier, plus the village-like shopping area which is full of great boutiques and some of the best restaurants in LA County.  

Being an agent in the South Bay for the past thirty years has earned me the title as a ‘generational agent’.   I have developed many relationships with clients who purchased with me multiple times, and now their children and often their grandchildren also work with me.  The South Bay is a community where families desire to ultimately make home.  Multi-generations will settle here together in this special place and tend to move around the South Bay vs. relocating.  Over the years, I have only had a short list of clients relocate to other states, with numerous ones relocating back to our area.  Likewise, many young adults will move to the East Coast for college and stay for a while, but eventually, they return.

Haute Residence: How has your design and development business fared during the uncertain start of 2020?

Cindy Shearin: Naturally, everyone has been affected in some way. On the job sites, we experienced a temporary slowdown for a few weeks with social distancing for our workers and having to reinvent how we ran meetings with clients, etc. But, as restrictions ease, we’ve been able to get back to our usual fast pace.

HR: Have you seen growth in your custom Design and Development division despite the recent lockdowns in California?

CS: Yes, we have. In fact, we currently have six custom luxury developments across the South Bay. That number includes properties in the Manhattan Beach and Hermosa Beach Sand Sections, the Hill Section, Liberty Village, Manhattan Village, and the city of Rolling Hills, one of which is a spec build.

The properties we are developing are a mixed bag. Two of the properties are exterior transformations from the Mediterranean style to a more Coastal Modern aesthetic. We are achieving this by updating all the windows and doors, reconstructing the entries, and removing the old style stucco. Then we add the quintessential touches to complete the new look. We love helping clients reimagine their existing properties to their complete satisfaction.

HR: Are you seeing any style trends in what your clients are asking for?

CS: The current properties we are developing are primarily what we call Soft Modern and Coastal Modern-meets-Plantation style. We do however have an Industrial-Modern in design for the home in Rolling Hills, and a Mediterranean in the Manhattan Beach Sand Section that we are converting to a Santa Barbara/Montecito style.

Though these requests were strong before COVID, we are seeing a continued demand to add a second master suite, mudroom, additional great rooms, and indoor/outdoor spaces to most homes. Now more than ever, clients are looking for a blended indoor/outdoor space and additional work/homework spaces that are highly functional for working and homeschooling. For the Sand Section, adding beach rooms and elevators are still on the rise.

HR: What are your predictions for the last half of 2020 as far as growth in custom home design?

CS: For growth, we will finish the year strong with new projects on the horizon coupled with our recent inquiries which will begin late 2020 and wrap early 2021.

Regarding predictions for trends, we will remain current on interior design trends that meet the demands of the affluent Los Angeles Beach Cities and Palos Verdes clientele. While there may be a common thread in the marketplace for style, the clientele in our area desire to freshen things up and install some of the latest design styles and colors on a regular basis. For example, we have simple updates we make for clients each season and then install larger more complex projects bi-yearly to keep their stylish homes completely fresh.

Haute Residence: How has the luxury real estate market performed so far in 2020 for Southern California’s South Bay marketplace?  

Cindy Shearin: While inventory has remained low, properties are selling relatively quickly, by demand. Our beach cities remain top of the list of most desired places to live in the USA, especially Manhattan Beach, which was recently named the No. 1 city in which to live by 24/7 Wall Street. While Covid-19 has caused a slow down in how we do things, especially for showing properties, we have still serviced our clients virtually and safely as best we can. Here in the South Bay, when families' or individual’s property needs change, they tend to simply move to a different section of the city vs. moving away and completely relocating. Also, we are seeing an influx of international and bi-coastal buyers. Often, West Coast kids will opt to go to college on the East Coast for a new experience and typically return. Likewise, East Coast students will embark on the West Coast for college and then make SoCal their new home. There are also diverse types of ownership in the South Bay; single-family homes, townhomes; two-on-a-lot homes and even a condotel that offers partial ownership on The Strand in Hermosa Beach.  For 2020, we have made sales in all of these categories.

HR: What are buyers looking for in their homes in your market in 2020?

CS: The individual beach cities have multiple sections: The Sand Section, The Hill Section, The Tree Section, The Manhattan Village (the only gated community in Manhattan Beach), Hermosa Sand Section, Hermosa Hills, Hermosa Valley, Riviera Village and so-on, all relatable to the different cities in the South Bay. Therefore, what buyers are looking for varies greatly per section. For example, for the newer homes in the Sand Section, buyers all want elevators as most properties are three and sometimes four levels. With the aging baby-boomer population, elevators are more important and convenient as well. Due to our near-perfect weather every day, most buyers are desirous of an outdoor kitchen as we have the luxury of outdoor dining almost all year long. Whether it’s an outdoor kitchen or living/dining area, everyone wants to bring the indoors out and vice-versa, especially in these times when we are home so much. This is an aspect of architecture that our Design & Development department at The Shearin Group always strives to implement for our client's construction needs.

HR: You are also known as an accomplished Interior Designer, are you working on a particular property you’d like to highlight for 2020?

CS: Yes, I am currently working on several homes that are under construction and at various stages of completion. HR: It’s time for summer. As the state opens back up gradually, what are some of the fun activities one can enjoy in your market?

CS: Year-round, there are always fun and unique events going on throughout the South Bay. Though many activities are uncertain as of this writing, we believe many will get back on schedule soon, like the Kite Flying Contest in Redondo Beach, a variety of outdoor markets, concerts at the beach, concerts in the park, 5K/10K runs, hundreds of opportunities for charity benefits, and of course great beach camps and surf camps for the kids to enjoy. But our mainstays like surfing and swimming in the gorgeous Pacific, and biking or walking along The Strand or in the sand are still enjoyed by locals every day.

When meeting with clients, do they often require more space in a home?

Yes, to answer simply. Living by the beach is unique, the lots are smaller than most other areas in Los Angeles, so our clients are always looking to maximize their space and use their lot to its best potential. Often we will see developers over-build a parcel, but like everything in life, there needs to be a balance. When working with a lot like our property at 235 4th Street in Manhattan Beach, we anticipated the buyer’s needs by building in unique amenities, and bonus rooms while still providing a grassy yard and as much outdoor space as possible. We accomplished this while still providing the owner with more than 4,000 square feet of living space.

What are some bonus rooms that clients look for in a home?

Our clients are always looking for ways to simplify their busy lives, and interestingly the right bonus rooms in their homes can do just that. While we get a wide variety of requests one of the most popular is the mudroom. These rooms include locker-like built-ins and are located just inside from the garage to catch all the kid paraphernalia like backpacks, cleats, and toys; an excellent solution to keep the rest of the home neat. Also, we find adding a second refrigeration system to the laundry room for cold drinks or stowing groceries when in a hurry helps keep a home running smooth.

These rooms have direct entry from the outside and include a wet-bar, and refrigeration system, plus space for a big-screen TV to host Super Bowl parties, etc. These spaces are also excellent for entertaining before or after the beach and a great place to send noisy teens on any occasion.

Do you tend to see clients add bonus rooms to their homes down the road or just move to homes with more space?

Our firm is a one-stop-shop, a team of realtors as well as real estate developers, so we deal with both scenarios. When developing or renovating a property for a client we listen to their needs to implement the right bonus rooms from the beginning. But, we also service clients that buy for a particular location or school district and then strategize adding the necessary spaces either before move-in or as budget allows.

She is well known for her skill in designing, building, and rehabbing properties, in addition to expert handling of the traditional aspects of real estate transactions.“Several of my family members were developers,” she explains. “At an early age, I was fascinated by the total process of the design and building of new homes.” Therefore, when Shearin moved to California nearly 30 years ago, she began her career in real estate sales and development. “I was very fortunate to find myself in the desirable South Bay community [consisting of Manhattan Beach, Hermosa Beach, Redondo Beach, and Palos Verdes],” she says. “I was also fortunate to affiliate myself with the best real estate agents, brokers, contractors, and subcontractors.” Haute Residence caught up with Shearin to discuss trends buyers are loving in Manhattan Beach and her favorite design layout in homes:

What are some things you're noticing buyers are wanting to see in their homes to make them more functional?

Our client’s wish lists can be quite extensive and we always try to accommodate every item on their list. A perfect example of added functionality would be the Beach Room we designed into our property at 235 4th Street in Manhattan Beach. When your family and friends come in off the beach you have a great entertaining space directly off the walk-street, and a place to get cold drinks from the built-in refrigeration system. Mudrooms are also a big request, these spaces are the catch-all for backpacks, gym bags, cleats and beach paraphernalia which helps keep the home tidy.

Other hot ticket items we are implementing into homes we design are motorized window treatments, full-size residential elevators, heated bathroom floors, smart toilets in master suites, and a built-in coffee espresso machine in the kitchen. We also have buyers looking for healthier home systems. The Life Source whole house filtration system and descaler produce alkaline water throughout the entire home without taking the nutrients out of the water. This allows you to drink out of any faucet and bath in this amazing water. The plumbing system, fixtures, and machines also remain functioning and looking like new in the home.

When buyers are looking to update or renovate their homes this time of year, what do you recommend them to do first?

For updating, spring and summer are always a great time to declutter and bring in fresh accessories. So many of our color palettes today are neutrals, taupes, and blacks, therefore bringing in a pop of color looks refreshed with these neutral back-drop colors.

Also, it’s well known that kitchens and baths add the most value to your property. When The Shearin Group takes on design projects for clients, we like to use the highest quality, upscale components that will fit the design budget. Some of our favorite resources are Kallista and Toto. We used Kallista sinks in the property at 235 4th Street which are so fresh and modern. Also, Dornbracht makes some of the most sophisticated faucets that both perform and are attractive. I think updating appliances is always important to maintain, and right now German designed Miele makes top-of-the-line gourmet kitchen products for the self-proclaimed chef in all of us. The Miele products that we added to our 4th Street property include a full-size wine refrigerator, steam oven, double ovens, cooktop, dishwasher, and a side-by-side refrigerator. The ultimate kitchen to use for everyday living and entertaining. Combine all of this with a splash of summer accessories and it’s magical!

Are you noticing a common trend of a certain design in homes lately?

Today’s buyers are trending towards clean lines in a soft-modern design, lots of glass allowing for indoor/outdoor living, and luxury elements and appliances. Components like floating staircases and vanities that make the spaces feel light and airy are important, and the attention to detail with lighting and smart home features are all part of the package our clients desire.

Do you have a favorite design layout that you like to see in a home?

In the sand section, we maximize the views and outdoor spaces. We are lucky to be able to build three story homes with a reverse floor plan which allows the indoor/outdoor living on the walk streets, and easy access to outdoor patios and entertaining spaces. We also love designing rooms that flow naturally and easily from space to space. An open floor plan is still the most desired layout for our clients. The multiple outdoor spaces and indoor/outdoor living areas, like we have in the 235 4th Street property in Manhattan Beach, are a huge sought after feature with our almost perfect weather. Residents like being able to dine outside almost nightly and it's easy to do so when you have retractable doors where you can flow from the kitchen to the outdoor dining room so smoothly.

What would you recommend to clients who are wanting to enhance or update their outdoor spaces?

We recommend adding an outdoor fireplace or fire pit if space allows, it’s cozy and relaxing on a cool evening. Another smart addition is combining built-in furniture along with free standing that can be rearranged for events. Built-ins save space and add a lot of extra seating for guests. One of our favorite additions for privacy is to add strategically placed built-in planters, especially along an upper-level balcony. It simply creates a more intimate space. At the beach, an outdoor shower is a beloved addition especially for families with kids. Other conveniences that enhance your property are direct keypad entries and secondary refrigeration system for overflow. We tuck in a full-size refrigerator inside the home which is ideal if space allows.

The ultimate attraction is of course our pristine beach.  The nice wide beach here is meticulously clean and continually offers fun events to attend like AVP Pro Volleyball tournaments and the famous (or infamous) Six-Man tournament where teams show up in silly costumes and play for fun...don’t be surprised if you see a team of grown men in tutus or wigs in the final round.  We locals have seen it all, and it’s all in good fun.

Are home buyers seeking properties closest to the water as opposed to properties with more land?

Everyone wants to be close to the water.  The sand section in Manhattan Beach has full lot homes where one can find properties around 4000+ square feet.  Most properties don’t have a sizable yard however, but when you have a full lot that runs 90 feet north/south, like in our property at 235 4th Street, the homeowners get a ton of insane ocean views, and uniquely we chose to incorporate a nice size yard trimmed in grass to satisfy the client desiring more outdoor space and land.

What are the must-haves for luxury homebuyers in regards to the design of the space?

We are seeing a trend in warm modern aesthetics where clean lines rule and quality is apparent.  Also, a smart floor plan that is open and flowing, along with dedicated spaces like outdoor kitchens, home gyms and basements are top requests these days.  Likewise, upscale fixtures and appliances are very important to our clientele; Dornbracht fixtures, Miele kitchen appliances, and Kalista bathroom components are preeminent.  With all the indoor-outdoor living spaces we are seeing nowadays the use of glass Fleetwood pocket doors and windows are also in high demand.
