Mark Peterson: "We are about an hour and a half to two hours south of the Bay Area of San Francisco we have always been a resort or 2nd home community; 40% of our transactions involve 2nd homes. We have buyers from New York, Florida and different areas of California. We have an inventory squeeze right now. While there are certainly homes on the market for sale, buyers can't quite find exactly what they want for that price, so we really look to work with our buyers to figure out what are their priorities. It is a great market to buy right now from a macroeconomic perspective... Our area is dependent on hospitality, an industry that is hurting right now but is talking about Spring and reopening. It's actually going to be probably a good thing that people see, 'Well, this is a community that's really concerned and really good about safety'... The infrastructure, the education, the great weather year-round, the natural beauty, and the amount of space will make the Bay Area and surrounding communities always be in demand."

Alvaro Nuñez: "The market in Miami has been spectacular; we've been one of the lucky destinations. It's becoming the most desirable place, if not one of the top places, to be, and we've seen a huge demand of people coming down not just to rent but to buy, so the demand obviously has been increasing. What at the beginning of the pandemic seemed to be a huge demand for single-family homes, now we're starting to see transitioning to higher demand for condos, and this is a good thing because when it comes to the inventory, we were seeing a little bit of difficulty... Everybody wants to have a great lifestyle. Celebrities want to be in the scene. Those that don't want to be in the scene, still want to be in a place where they can enjoy the lifestyle. Miami is open, right here right now is where [and when] everything is moving."

Leslie S. Modell: "People are getting vaccinated and it's bringing the buyers back to the City. Me personally, I've had an extremely active first quarter in New York. I'm seeing buyers from all markets, from $3 million and under with first-time homeowners trying to get into this really opportunistic buying that we're in right now in New York, and then the higher levels over $4 million are doing very well as well... People tend to like to buy when everyone else is buying; it gives a feeling of comfort, but that's not when to buy. [That time] is now, when the prices are low and they are definitely moving up... New York is getting back into its groove. We're going to get the vaccine; the restaurants will be opening; we're hitting the Spring market; interest rates are very low and will probably stay low for some time. I've been very successful getting buyers off the sidelines and getting very good pricing for my sellers."

How did the third quarter of 2020 real estate perform in Pebble Beach and Carmel?

Locally, annual median price for the Carmel-Monterey region is up 12% year-over-year for Q3. The number of homes sold during Q32020 is 75% higher than Q32019.

How has your market been doing so far this year compared to this time last year?

Comparing local year-to-date homes sold is up, inventory down, and the average days on market lower.

• In Carmel, the average active/ pending inventory is down 31%.
• In Pebble Beach, the average active/ pending inventory is down 17%
• We do have some pockets that have performed even stronger compared to last year. Areas like Carmel Valley, where the average median price is up 22.7%, with home sales up 30% year over year.

Do you expect a more or less active 4th quarter for this year than previous years?

Overall, we expect our fourth quarter to continue to outperform last year. The only thing holding back sales right now is low inventory.

There are a lot of pending sales that will push through this year and are going to really lift the annual average median price, total home sales and sales volumes. It will end as a record year.

And we are seeing people make the changes they want and expect it to continue into 2021.

People continue to look for more space and lifestyle living for their overall well-being. In this moment, it's more evident than ever that being an expert or specialist is a key takeaway... The broker to broker relationships are really important. That has been vital over the last couple of months."

Justin Alexander: "The overall sense is that people want to be anywhere they can be outdoors. If they can drive to the beach within 20 minutes, that's what they're looking for... The luxury real estate market in LA is not going to disappear, even with a pandemic... If someone comes to me and says they want to buy a house now, there is no waiting. Real estate is a top demand in LA... If you can be that little bit of light that gives someone perspective that things are going to stay strong in real estate, people will get through it. Inspire when you can."

Wendy Gragg: "The demand from LA is stronger than the supply we have available, and people are lining up and waiting... We had the highest number of pending sales in escrow in July ever, and that all is going to translate into closed sales, so I continue to anticipate seeing these kind of record-setting numbers... Santa Barbara is a small oceanfront community, so anything that a buyer is looking for, we have. You're within minutes to the beach and mountain hiking. We have wonderful weather and outdoor dining."

Dana Bambace: "We have been inundated with buyer demand since the end of April. We are a market where we would never see multiple offers or over asking, and now we are. The demand on the inventory is crazy.  I feel that we will continue to have demand through the Fall... When people found out that their kids were going to be remote learning, we got buyers coming in looking for compounds in Carmel. It has been a very interesting time, and I'm grateful. It's an community and I'm happy people want to choose it."

Anne-Britt Østlund: "I was telling my clients to just wait, that it would come back. I thought we had until the end of June, but it started right out the bat towards the end of May and we are breaking records. Total sales volume for this summer is up 92%... Because rates are so low, sellers are not accepting offers contingent on loans because they take too long.
