<p>Living - and loving - the Miami lifestyle with her family, Renata Galembeck Rohr has a passion for sharing the marvels of Miami with individuals, families, and businesses. Since 2007, Renata has been a licensed Realtor Associate working with clients from Fortune 500 and international firms in industries such as Food &amp; Beverage, Retail, Legal, Real Estate, Chemical, and Manufacturing. She is currently selling luxury residential properties in South Florida as the Miami skyline constantly changes with its latest projects.</p>
<p>Recently, Renata talked with Haute Residence about her career, the effects of covid, and why Miami (and Florida in general) is the best market in the country.</p>
<p>&nbsp;</p>
<p><strong>How did you get your start in the business?</strong></p>
<p>Prior to moving to Miami, I used to assist in orthopedic surgeries in California, but when I moved I knew that I didn't want to be in the surgery room all day, there is so much to do outdoors that I figured I would change professions. I had a bad experience with a Realtor, so I decided to get my Real Estate license, which I did within a couple of months, and I placed my license with Swire Realty, a sister company of Swire property, developers of Brickell Key and Brickell City Center.</p>
<p>I was a Realtor for Swire from 2007 until 2019, doing resale and pre-construction all over South Florida.  I took over my Landlord’s place and sold it in a few weeks, and haven’t stopped since!</p>
<p><strong>Why did you choose to work under Douglas Elliman?</strong></p>
<p>In 2019, Swire decided to close the Realty office. I literally interviewed with every company that does business in Miami and Douglas Elliman provided everything that I needed. They cover NY, California, Colorado, Texas, Connecticut, Massachusetts, they also have an international partner Knight Frank, and Florida offices from Palm Beach all the way to Miami. They keep me highly engaged by providing an amazing platform that encompasses the latest technology, marketing, and training. They checked all the boxes for me, I would say that they are the best in the business.</p>
<p><strong>Should someone be their own broker or what advantages are there to working under a larger brokerage?</strong></p>
<p>At the end of the day, everyone chooses their own path. For me, working under a reputable brokerage means that you fit their high standards and work ethics. The Real Estate Market is ever-evolving and a larger brokerage brings a level of competitiveness that would be hard to emulate by being your own broker.</p>
<p><strong>What sets you apart from other real estate agents? </strong></p>
<p>I always take into consideration the human perspective of the transaction. I put my clients first. I see that a lot of agents have become desensitized with the responsibilities that we have. To me it is all about building a long-lasting relationship, it takes a lot of trust and knowledge to be able to do that.</p>

<p><strong>How have you seen Covid affect the market?</strong></p>
<p>Covid brought a lot of Covid driven buyers to South Florida. The main reasons were the weather, lifestyle, and COVID policies compared to the states that buyers were relocating from. The inventory for single homes quickly disappeared, and the remaining condos quickly followed behind. Rental prices have risen significantly, making buying a property a lot more desirable to the ones that could afford it.</p>
<p>Markets are holding steady for the moment with the opening of our international borders and a flurry of international buyers, we have yet to see what is to be expected in the next few months for the South Florida Real Estate Market.</p>
<p><strong>What advice do you have for those looking to go into the real estate market?</strong></p>
<p>In my opinion, the best is to gauge which side of the market you fit in, if you are an investor or want to downsize you can definitely sell your property and reap the benefits. The same goes if you are moving from a state where properties are much more expensive than South Florida, then you should buy.</p>
<p>On the other hand, if you don't need to move and could wait and see, I believe that markets will stabilize in the long run bringing lots of new inventory for clients to choose from.</p>
<p>South Florida will always be a wonderful place to invest and live no matter where the Real estate market trends take us because we have a lot more to offer than just the property itself, we have amazing weather year-round, a desirable lifestyle for families and single people, and one of the best tax benefits in the country.</p>

Weeks ago there was an </span><a href="https://www.wsj.com/articles/miami-condo-market-is-bullish-on-return-of-foreign-buyers-11637067600" target="_blank" rel="noopener noreferrer"><span style="font-family: Georgia,serif; font-size: small;">article</span></a><span style="font-family: Georgia,serif; font-size: small;"> in the WSJ about the return of foreign buyers to the Miami Condo market. The article was touting new data showing that Miami-Dade County home sales reached 9.962 in the 3rd quarter, the second-highest total on record. A few days later, the outlet was dominated by articles about a new variant that may or may not pose a new round of threats to our way of life. Their headlines lamenting impending doom and opposing headlines labeling Omicron a “non-emergency” all in the same issue. What’s a reader to do??</span><span style="font-family: Georgia,serif; font-size: small;"> </span></span></div>

<div><span style="font-family: Calibri,sans-serif; font-size: small;"><span style="font-family: Georgia,serif; font-size: small;">In fact, just last month we saw the reopening of US borders to foreign visitors raising the forecast for the already boiling residential market in Miami. The popular destination for South American buyers was poised to continue the momentum from the 3rd quarter which saw a 35% increase from the same period last year. Interestingly, the recent boom had been largely powered by domestic buyers, in a change from the previous norm. International buyers which accounted for more than 80% of developer Miami sales before 2020 were hiding out and waiting for the pandemic to ease. American buyers had stepped in. But with the rollback of covid regulation, it was safe to assume the internationals would power the next wave of market movement. But this appears to be in question with rising concerns about a rogue variant originating in South Africa.</span></span></div>

Will nations allow for travel at all? Time will tell. I personally believe in the power of the American system to bring necessary treatments to the masses as this endemic virus continues to evolve. But I will be watching each twist and turn as we navigate this new normal and seek ways to find comfort and that grounding feeling of “home” amidst changing tides. <p>Corcoran Reverie, a high-end boutique brokerage and an affiliate of The Corcoran Group, today welcomed the Chapman &amp; Williams Team, led by Bryan Chapman and Hardie Williams, to its portfolio of luxury property specialists in Northwest Florida, creating a unique partnership of two former military contractors.</p>
<p>“We are thrilled to have the Chapman &amp; Williams Team as part of the Corcoran Reverie family,” said broker/owner Hilary Farnum-Fasth. “Both Bryan and Hardie bring a wealth of knowledge to the brokerage, and as locals of the Emerald Coast, they are experts on the areas from Mexico Beach to Pensacola – and have the experience to assist our military clients with relocating to the Emerald<br />

<p>Both Chapman and Williams share similar backgrounds in that they both supported military and<br />
government contracts and served as managers in their respective previous positions, and for a<br />
period worked collaboratively on the same contracts within the same company. Chapman spent the last 15 years of his military career working hand in hand with active-duty military as a government contractor, which included the management of multibillion-dollar contracts and 188 employees, as well as traveling the globe conducting military training operations.</p>
<p>Williams continues to serve as active duty in the USAF Air National Guard in Special Operations<br />
Communications, where he also works with one of the largest government contractors in the industry for one the largest contracts on NSA Panama City. He is also a preferred agent with Veterans United. Because of their military careers, both Chapman and Williams were drawn to real estate through their passion for relationship building and a genuine interest in measurable goal setting.</p>
<p>“We have always enjoyed helping others with identifying and reaching goals for career development and personal growth,” said Chapman. “Becoming realtors was ideal because it gave us the same opportunity to work with people every day to achieve their goals and dreams in real estate.”</p>

<p>To celebrate the release of the new 007 movie “No Time To Die,” Aston Martin Residences held a special James Bond-themed party for brokers and VIP guests at the Sales Center in downtown Miami on October 7, complete with a casino-style Roulette table for attendees to play.  Invitees then walked over to the nearby Silverspot Movie Theater that was rented for a special preview and private screening of the film the day before its official public release.</p>

<h3><b>Can you talk a bit more about <em>American Dream Home, </em>how did it come to fruition?</b></h3>
<p><span style="font-weight: 400;">I’ve been covering real estate news for Fox Business for 7 years. [A real estate show] has always been something I knew viewers wanted—we just did not have the opportunity to do it in a meaningful way. In real estate, you need to tell a story; and it’s not a 2-minute story, it’s a 25-minute story. You need to be with the buyer, spend time talking about options, spend time looking at the market, looking at all the area has to offer. It’s a huge undertaking, but I’m beyond excited to get a chance to cover real estate like this!</span></p>
<h3><strong>What can viewers expect from the show that is different from other real estate shows?</strong></h3>
<p><span style="font-weight: 400;">What I love about this is that we get to know the back-story of the people. One man this season was put up for adoption at the age of 4 and had a huge sense of rejection. One thing he always wanted was a home and now he is a real estate broker! Our show follows him finding his dream home. Another couple’s home was destroyed by a hurricane and we follow their story of replacing the beach home they lost. There are stories about a Navy officer and an ER nurse that treated patients amidst Covid who realized there is way more to life than work and decided to buy a home in Hawaii. <h3><strong>Has the housing market changed since Covid-19? What kind of permanent impact has the pandemic made? </strong></h3>
<p><span style="font-weight: 400;">The housing market has changed and it will not go back to the way it was before, especially because now people are working from home permanently. People fled urban centers during the pandemic and went to the suburbs. We are seeing bidding wars, homes off and on market in one day, and people going way above the asking price. With interest rates at 3%, it’s still a hot market, but what we see is that it's the younger millennial buyers are getting into the urban markets because there are opportunities there right now. Both markets are strong, but it's who the people are that are buying these properties that are different. The dynamic has definitely changed. </span></p>
<h3><strong>Is owning a home still a feasible part of the American dream— especially for millennials?</strong></h3>
<p><span style="font-weight: 400;">Owning a home is the American dream. I am 100% a true believer in owning property— why would you throw your money away on rent when you can buy? I know it’s harder when you’re younger, but I bought my first home at 22. Since then I have flipped, bought, sold, and renovated. A real estate portfolio is a huge part of retirement and net worth.  100% people need to buy, and for the younger generation — 3% for a 30-year mortgage— why would you not jump on that? </span></p>

<p><span style="font-weight: 400;">What many have discovered about St. Croix is that even taking into account that you can’t conveniently drive down the street to a Walmart, for instance, that St. Croix is easily accessible especially to the east coast of the US. Many Americans who decided first on the US Virgin Islands because of our mirror tax code, use of the dollar, familiarity, no need for a passport (but you do need a recognized photo ID), then have narrowed their search between the three US Virgin Islands, St. Croix, St. Thomas, and St. John, for their new forever home or vacation property. We are finding many buyers are choosing St. Croix because we are the largest of the Virgin Islands and there is far less traffic and no congestion! In addition, we are less touristy and larger, your money buys far more than it does on the other US Virgin Islands.</span></p>
<p><span style="font-weight: 400;">Also, we always hear what an inclusive, friendly, and welcoming community we have. Some who have had to move away for one reason or another have returned to visit or live again because they miss the friends they made here.</span></p>

<h3><span style="color: #000000;">Was it really that great?</span></h3>
<p style="text-align: justify;"><span style="color: #000000;">I sell residential real estate and I have always loved my job. An affirmation that I taped to a wall in my office says, “If you love what you do, you never have to work a day in your life.” I’ve had it taped there for a decade and I still believe that. But I found I was on a never-ending treadmill without balance in my life. I always had a great time no matter what I was doing or who I was with, but this forced quarantine has changed so many things for me. I am loving the time at home with my husband and my two Yorkies. We have a great routine and when we need space, we have it. I miss my daughter but enjoy our zoom calls, especially the ones with wine. We talk all the time and send funny and inspiring messages back and forth throughout the day. My new schedule makes plenty of time for exercise throughout the day which I was determined to maintain and I do.</span></p>

<p style="text-align: justify;"><span style="color: #000000;">Now more than ever we understand that our home is truly our sanctuary, our haven, our private space, our protection, our shelter, our peace. </span><span style="color: #000000;">On one of our wine-infused zoom calls, I told my daughter that I felt like my home was giving me a hug…I cherish it.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">How we do business with our buyers and sellers in the future will look a little different, however, it will be done professionally and carefully and here is how I envision it.</span></p>
<h3><span style="color: #000000;">For the Sellers of Property:</span></h3>
<p><span style="color: #000000;">Photography is everything!</span></p>
<p><span style="color: #000000;">• Great stills, videos, slideshows, and the more the better.</span><br />
<span style="color: #000000;">• Interact and advertise in as many different websites and media sources as possible, along with social media and of course print advertisements. It’s an effective combination of synchronized marketing.</span><br />
<span style="color: #000000;">• There must be a COVID-19 addendum signed by all parties, covering that no one in the immediate family is currently sick and no one has traveled recently. This is for the buyers and the sellers.</span><br />
<span style="color: #000000;">• The sellers request that buyers wear masks and gloves and some also require booties. No one should touch anything in the house. The broker will open doors and cabinets, when necessary.</span><br />
<span style="color: #000000;">• No children at showings.</span></p>
<h3><span style="color: #000000;">It is basically the same for buyers…</span></h3>
<p><span style="color: #000000;">• The agent would have the buyers follow them in their car and communicate via phone.</span><br />
<span style="color: #000000;">• We would confirm that the buyers are not dependent on the sale of their home to make a purchase.</span><br />
<span style="color: #000000;">• Sellers want to be sure they are dealing with qualified buyers.</span></p>
<h3><span style="color: #000000;">Office Procedures:</span></h3>
<ul>
<li><span style="color: #000000;">Every company will have its own house policies.</span></li>
<li><span style="color: #000000;">I love working remotely and plan to do much more of this. </span></li>
<li><span style="color: #000000;">It helps with that balance I mentioned earlier.</span></li>
<li><span style="color: #000000;">Some companies are allowing only one agent for each section of the building and masks and gloves are essential.</span></li>
<li><span style="color: #000000;">Space may have to be reserved.</span></li>
</ul>
<p style="text-align: justify;"><span style="color: #000000;">Every business will have to figure out their own nuances. The commonality with ALL businesses is both the clients and the employees/staff have to feel comfortable interacting with each other or it doesn't matter what we all do. Be safe and above all be considerate to one another. We are all in this together.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Although business will feel unusual for a while as we acclimate, I truly believe there are many things that will be better than before.</span></p>
