The third quarter has been as busy as before the pandemic in early 2020. Prices have come down, interest rates are at all-time lows, and uncertainty is fueling a flight to hard assets, namely real estate.

How has your market been doing so far this year compared to this time last year?

In spite of the pandemic, 2020 has been much more active than 2019.

Do you expect a more or less active 4th quarter for this year than previous years?

It's hard to predict, with elections in our Province and in the US but the present activity indicates a turn into a seller's market. An increased sale of detached homes is finally unlocking the waterfront condo market. I sold two of my oceanfront listings for fair prices ($.2.6 and $2.3) or just over $1500/ sq ft. I am looking for listings in the $3 million range for some of my buyers. No inventory!

The second quarter of 2020 has been entirely during the quarantine. Vancouver was never in total lockdown, as realtors are considered an essential service, and we had no problem showing our listings as long as buyers and realtors respected basic mask and no-touching protocols. Buyers continued to look because it's a fun, normal thing to do. They contacted us and looked. And bought. Of course, there were "COVID" offers. Those who need to sell take them, [but] most West Vancouver sellers don't. Prices have not gone down. Maybe in the future. The number of active listings is almost half of what it would normally be at this time of year. That keeps the market stable and slightly in favor of sellers, in some areas.

People who used to travel the world and stay in beautiful homes to get away from their busy lives are now thinking about second homes because, in unpredictable times like these, travel just isn’t an option. “Absolutely, the incidence of second home buying will go up,” says Dan Conn, CEO of Christie’s International Real Estate.

According to Harris Poll’s April 28, 2020 report, 43 percent of urban dwellers and 26 percent of suburbanites have recently browsed real estate websites for homes/apartments to rent or buy. The coronavirus pandemic has people thinking about how they want to live, according to Conn. With more opportunity to work remotely, properties in rural areas or acreage properties within a short drive from urban centers have become attractive options as they provide a sense of separation or distance.
