										<content:encoded><![CDATA[<p>Like giraffes', their heads eclipsing all around them, a cluster of cloud-busting New York skyscrapers rises high above the Manhattan skyline into the heavens. Many of them are located in the area around 57th St and Central Park South, recently monikered Billionaires' Row. As the name suggests, it’s an area of immense wealth and one where demand has caused residential and mixed-use towers to throw away the rule book when it comes to perceived norms.</p>
<p>The construction of One57 at 157 W 57th St in 2014, saw the term “Supertall” (referring to anything over 1,000 feet) first bandied about. When others of a similar ilk — <a href="http://dev.hauteresidence.com/take-a-look-at-the-luxe-amenities-inside-the-supertall-432-park-in-nyc/" target="_blank">432 Park Ave</a>., <a href="http://dev.hauteresidence.com/asking-price-for-apartments-at-nycs-moma-tower-start-at-3-17m/" target="_blank">53 W 53rd</a>, and 220 Central Park South — also took to the skies, a pattern started to emerge and the name Billionaires' Row started to stick.</p>
<p>The ceilings on height were not only being shattered but along with them, sales numbers, too. Recently, Michael Dell, founder of the computer giant, <a href="https://streeteasy.com/blog/michael-dell-nyc-penthouse-100-m-one57/" target="_blank">reportedly spent $100.47 million</a> on his One57 penthouse, making it the most expensive home purchase in New York to date. Word has it that 220 Central Park South, still under construction will host a <a href="https://ny.curbed.com/2016/5/5/11597548/nyc-most-expensive-condo-220-central-park-south-250m-robert-stern" target="_blank">$250 million quadruplex penthouse</a>. Already topped out is the 53W53. Skyline neighbors include 432 Park Avenue and <a href="http://dev.hauteresidence.com/hudson-yards-feature-man-made0neighborhoods/" target="_blank">30 Hudson Yards</a>.</p>
<p>One of the newest members to this fraternity is the yet to be completed, <a href="https://extell.com/portfolio/central-park-tower" target="_blank">Central Park Tower</a>, at 217 West 57th Street, which is due to reach 1,550 feet. Many of the apartments will be asking more than $20 million.</p>
<p>Detractors often cite quality of life for the average New Yorker on the street<span class="Apple-converted-space">  </span>as an issue. The buildings cast huge shadows down below and traditionally have required enormous amounts of energy to heat and cool. Also as the sales numbers increase, the figures filter down through the rest of New York real estate and into the outer boroughs. Already cited as a city for the rich, the disparity between rich and poor increases.</p>

<p>Amenity wise, as you would imagine, the super rich in the supertalls have everything imaginable. Pools, spas, gyms, wall-length aquariums, lounges, screening and performance rooms, dining and conference rooms make these hotels in the sky. But many would argue what’s the point of living in New York, the vibrancy, the neighborhoods and culture when you are closeted away in the clouds? If you have an apartment on Billionaire’s Row, that’s probably not your reason for owning NY real estate.</p>
<p>Who can actually afford these buildings? Clearly<span class="Apple-converted-space"> </span>popping into your local high-street bank and asking for a mortgage on a $100-million condo isn’t going to work. Many of the sales are, unsurprisingly for all, cash purchases with foreign investors looking for a safe haven to park their money in a market, which historically has only ever gone up in value. Many of the condos often stay vacant for much of the year.</p>
<p>The advent of advanced architectural technology to counteract the effect of high winds means that supertall towers are not only here to stay but may be destined to go even higher.<span class="Apple-converted-space"> </span></p>
<p>Chicogo-based architect Adrian Smith, who along with his partner, Gordon Gill, has formed one of the pre-eminent architecture firms with expertise in designing supertall towers such as the <a href="https://www.curbed.com/burj-khalifa" target="_blank">Burj Khalifa </a>and<a href="https://chicago.curbed.com/2011/8/2/10453022/adrian-smith-gordon-gill-designs-worlds-tallest-skyscraper" target="_blank"> Jeddah Tower</a> (the world’s tallest) in Dubai feels, naturally, that going higher<span class="Apple-converted-space"> </span>can only be viewed as a positive.</p>
<p>“The supertall tower can be a symbol of success and optimism for the future of any city.,” he told<span class="Apple-converted-space">  </span>curbed.com. “If cities don’t continue to build and improve their conditions, they will usually go into decline…I think the visionary leaders are saying, 'Build it right and they will come.'”<span class="Apple-converted-space"> </span></p>
<p>Even if they don’t stay.</p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">On the eastern end of Manhattan’s “billionaire's row” – a stretch of 57th street known for its super-pricey residential skyscrapers – a curvaceous new structure is looking to make a name for itself, literally.</span></p>
<p><strong><a href="https://252e57.com/a-legacy-of-design">252 East 57th Street</a></strong><span style="font-weight: 400;">, designed by Roger Duffy of Skidmore, Owings &amp; Merrill (SOM), only opened its doors six months ago but has already reached 80% capacity.</span></p>
<p><span style="font-weight: 400;">“We’re building a very strong community of people,” says the building’s director of sales, Pamela D’Arc. “This is not one of those dark buildings, people really want to live here.”</span></p>
<p><span style="font-weight: 400;">And why wouldn’t they? While the building might stand a relatively short (by billionaire’s row standards) 712 feet, it does not short you on amenities. Residents of the 95 condos are welcome to enter through a 14-foot wide, 30-foot tall gated couchere on 56th Street, which is perfect for parking a singular vehicle or an entire motorcade.</span></p>

<p><span style="font-weight: 400;">Condos start on the 36th floor of the 65-story tower. Residents can choose from 20 different floor plans, hand-selected by architect Daniel Romualdez, who has reportedly designed interiors for the likes of Mick Jagger and other prominent celebrities. </span></p>
<p><span style="font-weight: 400;">The unique attraction of the condos are curving windows that offer different exposures in each unit. The designers call it the “S” curve.</span></p>
<p><span style="font-weight: 400;">“If the apartment faces south and west you can still get a northern exposure,” D’Arc explains. “It offers an architectural uniqueness that really sets this building apart.</span></p>

<p><span style="font-weight: 400;">Duffy’s inspiration for the S-curve came from famed Finnish architect Alvar Aalto. The tower was designed to resemble the gentle curves of the widely reproduced vase Aalto made in 1937 for a restaurant in Helsinki. The building pays homage to Aalto by dubbing its 169 rental units in the lower portion of the tower Aalto57.</span></p>
<p><span style="font-weight: 400;">Separating those rental units from the condos are three amenity floors featuring a private lounge, library, dining room, catering kitchen, billiards room, theater, fitness center, spa, a 75-foot swimming pool and a 70-foot terrace. There are also two visitor guest suites and a dog playground and grooming station. Beneath the building, 252 East 57th boasts the largest automated parking garage in New York, which is reserved exclusively for owners.</span></p>

<p><span style="font-weight: 400;">D’Arc says residents have been making the most of the amenity spaces, routinely hosting dinner parties and events. The building concierge tends to all needs, from booking a masseuse for the sauna to ordering dinner to the apartment.</span></p>
<p><span style="font-weight: 400;">Of course, residents won’t have to travel far for dinner as there is a Whole Foods next door. D’Arc says the grocery has helped give this portion of Midtown adjacent to the lavish Sutton Place a more “neighborhood” feel.</span></p>
<p><span style="font-weight: 400;">“We think there is a great opportunity on this end of 57th,” D’Arc says. “It is not as crowded as the rest of Midtown but you are still blocks away from tons of great shops and restaurants.”</span></p>
<p><span style="font-weight: 400;">In terms of pricing, condos are reportedly selling in the </span><a href="https://therealdeal.com/issues_articles/too-short-for-billionaires-row/"><span style="font-weight: 400;">$10-$15 million</span></a><span style="font-weight: 400;"> range. Shoe mogul, Steve Madden </span><a href="https://therealdeal.com/2017/10/18/east-of-billionaires-row-a-new-ph-comes-with-a-discount/"><span style="font-weight: 400;">shelled out $12.2 million</span></a><span style="font-weight: 400;"> for a unit last September. In October, 252 East 57th unveiled its priciest unit: a 8,139 square-foot penthouse on the top floor.</span></p>
<p><span style="font-weight: 400;">The unit features six bedrooms, seven bathrooms, two private balconies and views of both the George Washington and Verrazano bridges. With a price tag of $37.5 million it’s being </span><a href="https://therealdeal.com/2017/10/18/east-of-billionaires-row-a-new-ph-comes-with-a-discount/"><span style="font-weight: 400;">marketed as a bargain</span></a><span style="font-weight: 400;">. </span></p>
<p><span style="font-weight: 400;">With its combination of price and design, 252 East 57th feels like an admirable addition to billionaire’s row.</span></p>
