Haute Residence: What is unique about your market?

Joyce Rey: What makes Beverly Hills unique is that it almost exclusively deals with luxury homes, and I have been involved in this luxury segment of Beverly Hills my entire career. I have, on several occasions, sold the most expensive house in the United States, and in 1979, I started the first division in the world to only handle million-dollar houses. In today's market that doesn't seem that impressive but back then no one could believe there was a company only handling million-dollar houses. It was very exciting and made news around the world. I would say that's the single most unique part of the market I deal with, that the geographic area lends itself to these beautiful estate properties.

HR: What kind of trends have you been seeing recently in the market? Has COVID affected the market?

JR: The first trend improved our market. All of a sudden the household became the focus of people’s lives because they were living in their homes all day long and doing their work from home. I actually predicted that when COVID first hit and we had the first lockdown. I would say the prevailing thought among realtors was that we were going to have a tough time and that we wouldn't be able to sell houses during the pandemic but I tried to look for the silver linings. The first was that there was no traffic on the roads. I thought that was fantastic! I could always get to my appointments on time! Secondly, I looked at my own situation and I never used to spend any time in my house during the day unless I was sick. I was out and about all day long and then I would go out in the evenings, so I was largely in my house sleeping. All of a sudden I was locked up in my house for three weeks and I’m thinking it’s not just me who's looking around their house and realizing how important it is and the things I could be doing with it… this is going to be prevalent amongst everyone. They're going to want to have a larger place to live, a home office, a gym, an outdoor area, etc.

HR: Are there any other trends that have been happening recently now that we’re beginning to come out of COVID?

JR: Well we’re coming out of COVID but we’re coming into a difficult time in the economy with inflation hanging over our heads. Typically, real estate does well in times of inflation, though one concern, of course, is interest rates. Usually, the federal government will raise interest rates to tamper down inflation, so it’s kind of a catch-22. Another thing is the luxury market is the strongest it's ever been, presumably because people are searching for safe places to put their money and traditionally real estate is one of the safest. Especially if you’re spending more time in your home, what better place is there to have part of your savings than in your personal residence?

HR: What do you see happening in the future for your market?

JR: Most people would say that there has to be hills and valleys and since we’ve been on a 10-year up-trend there could be cloudy skies ahead, but I just don't see any indication of that in the marketplace. People are generally optimistic right now, though it has been harder for developers to find projects because the prices are high. We are in a seller’s market, so it’s hard for them to find projects where they can see a profit at the end. That certainly is problematic, though ultimately that means less supply, and less supply means rising prices, so right now most people are thinking that 2022 is going to be a favorable year for real estate—especially for luxury real estate.

It’s a wrap!

It’s official: 2021 is over and in spite of its many challenges, it was a terrific year for Beverly Hills real estate.

As anticipated, supply and demand continued to heat the market, and low inventory inspired buyers to move quickly and decisively. Sellers and buyers of estate properties—and their agents—found ways to work around social distancing issues and transactions were brisk and efficient.

As the year progressed with its tremendous activity, the Joyce Rey team demonstrated once again that knowledge, integrity, and flexibility are key. A record-breaking career of more than four decades has confirmed that philosophy—and we’ve made it part of our daily interaction with clients and with each other.

When it comes to record-breaking, my 2019 sale of the Chartwell Estate in Bel Air held the honor in California until the Warner Estate was sold in 2020. This year, Malibu took the prize with the $177 million sale of a Paradise Cove oceanfront compound. It was California’s highest single-family home sale ever, if still behind New York’s 220 Central Park South penthouse purchase in 2019 at $238 million—a record I’d love to break! Interestingly, in each of these recent California record sales, the price has gone up even as the acreage has gone down.

The other record that was broken in 2021 is a personal one. In my long career, I have never before put two properties into escrow on New Year’s Eve, but this year I ended 2021 on that high note!

I think an auspicious close to one year signals an extraordinary start to the next and I predict an amazing 2022 for the Westside luxury marketplace.

Co-founder, bassist, and ‘The Demon” of legendary rock band Kiss has been a longtime superstar and resident of Beverly Hills, California. In 1986, Simmons and his wife, Shannon Tweed, purchased a Beverly Hills abode for $1.34 million. For more than three decades, the property has been home to him and his family as the primary setting for seven seasons of his A&E reality series, “Gene Simmons Family Jewels.”

The once two-acre estate boasted a 3,500 square foot farmhouse which Simmons renovated into an impressive 13,400 square foot mansion for about $12 million. However, the iconic musician decided to bid farewell to his custom-built home in October of last year when the property was listed at $22 million. The home, however, went unsold and was taken off the market before being relisted in March for $25 million. By mid-May, the price had been reduced to $20 million. Cindy Crawford was deemed one of the most recognized supermodels in the 1980s and 1990s gracing the cover of multiple magazines, walking runway shows, and serving as the face of fashion campaigns. She has since expanded into other ventures and in 1998, married nightlight industry businessman Rande Gerber. Gerber co-founded the tequila brand Casamigos with acclaimed actor George Clooney in 2013. In 2017, Crawford and Gerber purchased a mid-century modern home in Beverly Hills for $11.6 million through a trust. However, the two are now bidding farewell to their humble abode listing it on the market for an initial price $15.995 million last August. Since then, the price has been reduced to $14.75 million in May before recently securing a buyer. While the transaction has yet to appear in public records and the buyer’s identity remains anonymous, the home was last listed at $13.5 million.

Additionally, the celebrity couple have secured several other properties with two homes in Malibu, a vacation home in La Quinta’s Madison Club, and a cottage in Canada. Aside from Crawford and Gerber though, other notable names in the entertainment industry have inhabited their Beverly Hills abode. OneRepublic frontman Ryan Tedder and his wife, Genevieve, purchased the house in 2014 and spent almost two years restoring and expanding the property. Prior to their residence, the space belonged to film producer Gregory Goodman of “Jason Bourne” and “Captain Phillips.”

In 2019, Crawford spoke to Architectural Digest about her Beverly Hills home. “It's midcentury modern, so it's been fun putting it through our own filter. We make a lot of our upholstery,” she explains. “My husband is very, very picky about the cushion density and seat depth because he's taller.” However, Crawford also claims that Gerber “would sacrifice functionality for the look” in certain aspects of their home while her utmost priority lies in comfortability.

Built in 1959, the chic mid-century modern home spans 5,386 square feet and includes five bedrooms and 5.5 baths. The single-story space rests beyond gated walls in the posh Trousdale Estates neighborhood and has been completely renovated and restored during Tedder’s residence. I put up signs, learned the business by meeting clients, knowing the inventory, and knowing the product. That is an invaluable tool. It is a great learning experience on site.”

Seth Semilof: Tell us a little about yourself. Where did you grow up? Where were you born?

Tomer Fridman: I was born in Tel Aviv, Israel, but I grew up in L.A. and I grew up in a real estate family. My mom was an agent. She still is. She is my business partner. I came into a premade business and my job was to expand it. It was a double edged sword because when you come into a family owned business, you really have to step it up and you really have to perform, The way I see it is if you do not know how to mop the floor, you cannot be in the corner office.

SS: When was the first time you brought in a deal?

TF: I represented a very, very high-profile singer. I thought, “I’m not even in this caliber to represent someone like this,” but I showed the houses very methodically. You have to know the product. You have to know your stuff. They were impressed enough to start with that and from there, I built a substantial entertainment based clientele, but the first one was Britney Spears.

SS: In your opinion, what makes a successful realtor?

TF: I am just the service provider and my clients are the focal point. I always try to make the client and the property the focal point rather than me. I pride myself in not being a sales person. I am more of an advisor, a consultant, and sometimes a confidant. You are dealing with homes and not just houses. However, you also have to look at return on investment. You have to look at all these contingencies and balance the business and the emotional side.

SS: I would love to hear about where your mom's business was and how you as a team grew it to the next level.

TF: You have to build your brand identity. The most important thing is having the integrity and knowing the product. I was very, very product driven while my mom was more business driven. I took great pride in knowing the product and we are great combination. It is an evolution of honing your skills, so we were very lucky to build a very, very big business out of Calabasas.

SS: How would you want to be regarded as an agent?

TF: Collaborative. None of us are an island on our own. We all rely on one another. Respect your colleagues. There is a certain way to do business. In terms of someone getting a listing over you or losing a listing to someone, at the end of the day, if it is done properly and if it is done with integrity you overcome that and you move on.

SS: What makes you, in your opinion humble opinion, so great at what you do?

TF: You need to know your roots and you need to know where you came from. It is a constant evolution and learning process. I take great pride in learning from my colleagues. I really do think it is an evolution that has led to my success. It is learning every day, honing, and improving. I love co-listings because it is a learning experience. Collaboration is the key to success.

The presumed reason as to why Perry acquired the property was to provide extra space for guests or visitors while still remaining within the gated community of Hidden Valley. However, in 2020, Perry decided to bid farewell to her additional property and placed her guesthouse on the market for nearly $8 million. As the listing price failed to attract prospective buyers, the price was reduced to $7.85 million in January. In March, the price was once more lowered to $7.7 million. Stallone reportedly purchased the Beverly Hills property in the 1990s and by 1994, moved into the extravagant home. A long, olive tree-lined driveway leads to a motor court with a fountain. Situated on a quiet cul-de-sac, the home has no immediate neighbors’ insight and is considered the largest property in the upscale Beverly Park neighborhood.

Ellen DeGeneres and her wife, Portia de Rossi have officially sold their Beverly Hills home for $47 million. The home was put on the market a month ago for an asking price of $53.5 million, yet the couple still managed to make a decent profit.

DeGeneres and de Rossi purchased their Beverly Hills home from Maroon 5’s lead singer Adam Levine back in May 2019 for $42 million. The 10,376-square-foot property has undergone substantial renovations while under the ownership of DeGeneres and De Rossi, on top of $7 million worth of upgrades made by Levine and his wife, Behati Prinsloo. The traditional-ivy covered home features five bedrooms and 12 bathrooms, with plenty of modern touches throughout the residence.

The property has a stainless-steel-covered kitchen, a sunlit two-story front foyer which leads into a 50-foot living room with a stone fireplace and white plaster walls, a family room, and a formal dining room with a bar. The upstairs suite spans 2,000 square feet with a private terrace and en suite bathroom. Alison Melton: "As I tell a lot of my clients where we have to make a market sometimes, reach out and find those sellers, match the buyers and the sellers, I am so grateful to have had that experience on the big trading floors in New York and putting together those deals because that has really served me extremely well during this market. The great thing about living where we live is we are only six hours from Palm Beach. We can get in the car and drive to where we want: Charlotte, Atlanta, We are 30 minutes from Savannah, an hour and a half from Charleston, and four hours to the mountains. It gives us that flexibility... We have been focused on luxury real estate in the Hilton Head and Bluffton area. Here, in particular, we have a lot of the gated communities, the private communities focused mainly on golf, tennis, boating, and equestrian pursuits."

Kathleen Floryan: "We have three bodies of water around here, so it's a desirable area not only for boating purposes but different lifestyles. In the luxury realm, I've been focused on gated golf course communities... My focus has been predominantly on the luxury side of things. We have three bodies of water around here, so that becomes a very desirable area for not only boating purposes but also because of different lifestyles. There's the ocean, there's Intracoastal, and there's the St Johns River all along which waterfront properties, as we all know, are very desirable. We are seeing a huge influx of businesses into the Jacksonville area that didn't consider Florida before, or as Jacksonville has been known as the gateway into Florida, we're starting to see more and more people finding it to be logistically smart [to come here]."

Taryn Pisaneschi: "[Over the last year,] we reconnected with the lifestyle and the demand here. You get used to showing these properties with the amazing backyards and you forget people can be walking along the Intracoastal and they don't need to have the backyards and the pools; they have these amazing views... We were able to show everyone what we did during Covid to prepare for the surge. [This includes] figuring out how we coexist, how we do virtual sales presentations better, and just loving where we live, not just personally but being able to convey that professionally, being more intentional with our time, what tools we're bringing on how we communicate value. And then, the market exploded... My husband and I have been in business together for pretty much 20 years. We founded and sold several businesses, and that foundation and commitment to customer service has been paramount to our success in real estate."

Kathryn Shafer: "I used to have my own brokerage business, and then 2008 happened, so life has changed on many levels. Now, I hang my license with Keller Williams and the luxury division there. I worked my office as a legacy business, as a family office. I work with clients that I've had for many years and selling real estate since the 1990s. I've worked with the business managers and the CPAs so I can market and sell their multi-million dollar homes in the Bel-Air and Brentwood areas, but I also love first-time buyers; it's a passion for me. So I work with their kids when they graduate from USC and UCLA, working for that first-time condo in Downtown Los Angeles, or their starter home out in the San Fernando Valley... The sense of belonging that Los Angeles has really realized, and what the terrible last 12 months have been, [all this has] brought so many of us closer together. People are really learning to love the city again and it a completely different way."
