										<content:encoded><![CDATA[<p>With all the new options for marketing your property, what is the best way to reach buyers? Joseph Bograd and his team combine old and new methods to cover all bases and garner your home the best exposure possible.</p>
<p><b>Once you have a listing, how do you prepare a marketing plan specific to that property?</b></p>
<p>My specialty as a Real Estate Broker is to be the Listing Broker.  In this market, to be the best, you must have the inventory.  Once I attain a listing, the fun begins.  I have a professional Photographer take photos and a virtual tour.  I enter these photos on my marketing publications and send out postcards to neighboring areas to get the word out.  Broker Tours or Open Houses are also a great way to get the word out.</p>
<p><b>What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)</b></p>
<p>The majority of my clients contact me through word of mouth or referral base.  I believe this is due to my presence in the market.  I have a heavy presence on Facebook, Twitter and other social networking sites.  I advertise in a few print publications as well, such as "Home Gallery of Bucks County", which I believe is the best Print publication around in my area.</p>
<p><b>Do you find that specific media channels have become more effective for specific markets, properties, or market segments?</b></p>
<p>I feel that some media channels have definitely become more effective.  As I stated in the previous question, Facebook and Twitter are huge media channels that help me attract and attain more business.  In some cases, more than direct mail and Print advertising.  It's a huge tool that everyone, no matter what business they're involved in, should utilize.</p>
<p><b>What advice or assistance do you offer your clients when it comes to staging their property for potential buyers?</b></p>
<p>I have mixed emotions about staging.  Don't get me wrong, it definitely can take a home that is an eyesore into a more attractive home.  But, it also isn't natural. When clients look at homes, they need to visualize how they home should look while is lived in.  Not how the home looks as model house.  It obviously depends on the buyer, but I think home staging is not necessary when selling a home.  I think it's the marketing and Broker that sell the home, not the Staging.</p>
<p><b>When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only?</b></p>
<p>When it’s time for The Joseph Bograd Team to run an Open House or show a property, much preparation is involved. We like to plan an open house at least 2 weeks in advance.  It gives us time to make brochures, market the open house.  Whether it is in print or social media advertising, you need to give time for the advertising to work.  You can't start marketing a property the Friday before the Open House on Sunday.</p>
<p>When showing a home, we make it a point to educate ourselves with the homes that we will be showing our prospects before the actual appointment.  This way we are well prepared and are comfortable with the client and knowledgeable about the home.</p>

<p><b>Once you have a listing, how do you prepare a marketing plan specific to that property? </b></p>
<p>Once I have a listing I prepare my marketing plan by focusing on target marketing. Based on the location and price, I market to the groups I feel are most suitable. I usually begin with introducing the new listing to the immediate neighborhood. Many of the neighbors often have friends who are interested in purchasing in the area.</p>
<p><b>What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth) </b></p>
<p>My preferred media channels are on-line and word of mouth. Online I am able to target a large pool of potential buyers and through networking with other agents I am able to expose the listing.</p>
<p><b>Do you find that specific media channels have become more effective for specific markets, properties, or market segments?</b></p>
<p>Again, I believe the best tool we have today is the online media market. With a single e-blast, we are able to reach thousands of potential buyers.</p>
<p><strong>What advice or assistance do you offer your clients when it comes to staging their property for potential buyers? </strong></p>
<p>My advice to my clients is to have the property properly staged before its introduction to the market. Every aspect of the property should be in place before you hit the market. We offer several staging companies that cater to different styles and price ranges.</p>

<p><strong>Once you have a listing, how do you prepare a marketing plan specific to that property?</strong></p>
<p>I discuss the marketing plan with the seller prior to taking the listing in most cases.  We do customize the plan to the property using available online and print media, local and international, as well as events, networking groups and tours.</p>
<p><strong>What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)</strong></p>
<p>Online media is the future, it allows more coverage of the property over a wider net.  That being said, local and national print media (Nob Hill Gazette, Chronicle, WSJ, Previews magazine) is still used to good advantage, especially since they also post to their websites.  Posting videos allow a virtual walk through by prospective purchases who may be at a distance. Haute Living Network provides a variety of channels both print and online.  Obviously, the local MLS and the brokerage sites expose the property through multiple feeds.</p>
<p><strong>Do you find that specific media channels have become more effective for specific markets, properties, or market segments?</strong></p>
<p>Yes definitely…. To a large degree it is still local usage by agents and customers that determine the value of the site. We use YouTube and Vimeo but limit the access in most cases to the locations we indicate.</p>
<p><strong>What advice or assistance do you offer your clients when it comes to staging their property for potential buyers? </strong></p>
<p>Use a good professional with a proven track record in your area.</p>
<p><strong>When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only?</strong></p>
<p>We usually have top producing agents preview the listing at a hosted event and then show by appointment only.</p>

<p>Each media outlet works depending on the needs and purposes assigned to it. Servicing our sellers with targeted, effective advertising to position our properties and drive sales are important and necessary. But, word of mouth, contacts, networking and the old-fashioned way of speaking and meeting face-to-face are equally crucial. Adding the personal touch is still very professional.</p>
<p><b>What advice or assistance do you offer your clients when it comes to staging their property for potential buyers? </b></p>
<p>We have to remember that the condition of a home or condo is vital to any sale. Properties that are in good, or tip-top, condition show better and sell better. Those that look good stand out, and have more chances of being sold faster and for more. It is better to be in the top 5 of the competition than in the bottom 5. Ideally, #1 or #2 showing spots are the best.</p>
<p><b>When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only? </b></p>
<p>Open Houses, broker open houses and by appointment only are separate things but not mutually exclusive. With broker open houses, we want to show the property to our colleagues. Our colleagues are not only great in giving us input on the property but they can talk about it with their customers which can become potential buyers. Open houses are for getting potential buyers directly to the property. And, by appointment only works great because he/she who has made appointment has this property on the top of his/her list.</p>

<p><strong>What do you see as your company’s greatest success in 2012?</strong></p>
<p>As an exclusive affiliate of Christie's International Real Estate, our brokerage Jackson Hole Real Estate Associates outsold our nearest competitor by 15% in 2012, with more than 60% of our transactions in the luxury market.  We relocated to new offices and grew our sales force as well.</p>
<p><strong>What do you see as some of the biggest opportunities in the coming year ahead?</strong></p>
<p>Buying into the Jackson market has terrific tax benefits for someone looking to get out of a high tax burden state.  Although our inventory is at its lowest, prices have only begun to rise, so this is an opportune time to invest in an amenity-rich resort town.</p>
<p><strong>What changing market aspects will have the greatest impact on the way you conduct business in 2013?</strong></p>
<p>Web-based real estate sites are where a lot of potential clients search prior to contacting a realtor.  Convincing those Buyers and Sellers that my team, LintonBingle Associate Brokers, is their best choice in Jackson Hole is the biggest challenge.  Buyers could easily end up with a less experienced, less knowledgeable realtor.  Capturing that traffic, driving them to our website, and convincing them that we are their "go-to" team, is my marketing challenge.</p>
<p><strong>What is it about you and your company that sets you apart from the rest?</strong></p>
<p>My individual sales records in Jackson Hole have always placed me in the top percent and this past year was a record one. I am recognized throughout the community as the premier Broker with an excellent reputation for service and professionalism. A few months ago, I partnered with Betsy Bingle, an Associate Broker with years of luxury project sales in the U.S. and internationally.  Together we are the most dynamic and client centered team in Jackson Hole.</p>
<p><strong>What are the most important questions a client should ask themselves before selecting an agent in your market?  </strong></p>
