Dan Hechtkopf: "Before the pandemic, I think we were very close to the bottom of the market, and that was the condo market, the housing market, you name it. I saw it eventually going up, but then Covid hit, just dead stop for several months there, and then every house got gobbled up. I mean you can't get anything brand new on the market under the $5 million mark, even $5-10 million it's just ridiculous right now. Then what happened was the condos became such a good deal, and all of a sudden, those are getting gobbled up, especially in areas like South of fifth, Sunset Harbor. There's no inventory in all the good areas. Whether it's a single-family home or condo right now, it's just on fire. I listed something literally a week ago in South of Fifth, and it was under contract in three days. Buyers have to be flexible; they have to understand that there are other areas out there other than Venetian, Palm, and Hibiscus Island."

Anne-Britt Østlund: "Telluride is unique. We're not easy to get to, we are not 15 minutes from anywhere. You feel like you're in the mountains. You've got to want it, and once they're here, most people don't want to leave. It is absolutely iconic... Arizona is huge, for us. We get what I call seasonal residents who come up to escape the heat, and then Florida is another one. All of a sudden, California is probably our biggest source. I would say that my business is shifting a lot from second homeowners to people who are trying to move here full-time... I call myself a lifestyle real estate agent, and one of the things I offer my clients is a very intimate knowledge of what it's like to live here. I can help them understand where they fit in best. Boost on the ground, if you will. I find that more valuable than anything they can find on the Internet."

Daniel Tzinker: "As of months ago, I have people from Boca Raton, Golden Beach, and other communities of homes that are looking for condos because somebody from the Northeast knocked on their door and gave them an offer they couldn't refuse, a ridiculous amount of money, and they forced themselves to downgrade for a condo... The inventory is gone, and if you are a dealmaker, you're not going to be sitting and waiting for a year or two until the inventory replenishes because people want to transact today. You go recreate yourself and bring opportunities from other neighborhoods. You have to create a new script... I think business will shift, especially on the homes in this high-demand market...

Magnus Jennemyr: "Coconut Grove is known to have some of the best schools in the country. On the inventory, we have no single-family homes left... The main inventory we have is off-market. The condo market is Coconut Grove is low density compared to Brickell, Downtown, and Miami Beach... Taxes in New York and California [being what they are], it is a no-brainer that people would come down here. All the buildings that are coming up, they've seen three-quarters of a billion dollars in say sales in the first quarter. It's across every asset class and price point. You have to show your expertise. You have to be a proverbial expert and concierge to the buyer for everything. Where will they put their kids in school? Where do they fit in? What is their profession? You can't just know about real estate. You have to know everything surrounding it."

Tom Cruise has listed his massive and secluded Telluride, Colorado custom-designed home for $39.5 million. In 2014, the home was put up for $59 million, but it wasn’t officially listed under the pretense that Cruise wasn’t ready to give up the estate just yet.

Cruise had been making plans for an estate when he originally purchased the land back in 1992. Later on, he built a 10,000 square foot home which was completed in 1994 and added a guest home, totaling 11,512 square feet of living space between the two. The property holds 7 bedrooms and 9 bathrooms.

The sprawling 320-acre estate includes a long list of amenities such as a game room, a makeshift motor-cross track, an in-ground trampoline, a foosball table and piano, a fitness center, two fireplaces, an outdoor terrace, and a three-car garage. The home also has a mile-long drive to the main house from the gated entrance, which would cost about $4 million to make today.

The property is filled with rustic charm. The main house has high-beamed ceilings, cedar-paneled walls, and stone fireplaces. The kitchen itself is designed head-to-toe in cedar. It includes a large center island, custom cabinetry, and a wood-paneled oversize fridge.

Telluride real estate expert Anne-Britt Østlund of Mountain Rose Realty says on the property, "Cruise's home is located in a spot that is beyond National Park beauty, completely private, yet with the most sweeping views of the iconic Mount Wilson massif that you'll ever see."

Although the home is over 25 years old and has not been recently used, it has remained in a pristine state as Cruise ensured the estate was built at the highest level of construction. The home was built for privacy and offers unspoiled natural beauty. The natural surroundings allow for plentiful outdoor activities such as skiing, snowmobiling, golfing, horseback riding, hiking, and biking. With mountain vistas all around, the property includes extensive forested trails to explore the natural surroundings as well.

Kris Zacuto: "As what everyone is saying of moving to bigger yards, people are leaving Playa Vista, even if just one zip code over. But what's interesting is we that are having a new group of people that are coming in. So it's not vacancies that we are seeing but rather a reshuffling, people leaving and coming... In this moment, it's more evident than ever that being an expert or specialist is a key takeaway... The broker to broker relationships are really important. That has been vital over the last couple of months."

Justin Alexander: "The overall sense is that people want to be anywhere they can be outdoors. If they can drive to the beach within 20 minutes, that's what they're looking for... The luxury real estate market in LA is not going to disappear, even with a pandemic... If someone comes to me and says they want to buy a house now, there is no waiting. Real estate is a top demand in LA... If you can be that little bit of light that gives someone perspective that things are going to stay strong in real estate, people will get through it. Inspire when you can."

Wendy Gragg: "The demand from LA is stronger than the supply we have available, and people are lining up and waiting... We had the highest number of pending sales in escrow in July ever, and that all is going to translate into closed sales, so I continue to anticipate seeing these kind of record-setting numbers... Santa Barbara is a small oceanfront community, so anything that a buyer is looking for, we have. You're within minutes to the beach and mountain hiking. We have wonderful weather and outdoor dining."

Dana Bambace: "We have been inundated with buyer demand since the end of April. We are a market where we would never see multiple offers or over asking, and now we are. The demand on the inventory is crazy.  I feel that we will continue to have demand through the Fall... When people found out that their kids were going to be remote learning, we got buyers coming in looking for compounds in Carmel. It has been a very interesting time, and I'm grateful. It's an community and I'm happy people want to choose it."

Anne-Britt Østlund: "I was telling my clients to just wait, that it would come back. I thought we had until the end of June, but it started right out the bat towards the end of May and we are breaking records. Total sales volume for this summer is up 92%... Because rates are so low, sellers are not accepting offers contingent on loans because they take too long. Even though the rates are so great, it's in the buyers' interest to offer cash... Buyers right now are the real deal. They are not wasting time."
