<p>The luxurious Manhattan abode was once home to John Stewart, comedian and former “Daily Show” host who sold the property in 2014 for $17.5 million to financier Parag Pande and filmmaker Ritu Singh Pande. Seven years later, Shawn Levy and his wife, Serena, purchased the home on April 1 for a price of $13 million via a trust. However, in the short two months following, Levy “has recently committed to filming on the West Coast and Europe for the foreseeable future—and the family will not be able to spend time in New York City after all,” according to the listing team led by Danny Davis at The Corcoran Group. This has led the Levy’s to list their former Manhattan abode on the market for $15 million.</p>
<p>As the largest and last penthouse to sell at 40 Bleecker in New York City’s NoHo neighborhood, this condominium is the highest priced property in the newly constructed building. The penthouse consists of the top two floors of the 1900s commercial building, which was converted into loft-style condominiums in 2004. The ultramodern interiors were designed by Ryan Korban although the Levy’s did undergo some minor renovations during their short stay such as painting over some wallpapers. The lavish space spans 6,280 square feet with five bedrooms and 5.5 bathrooms. The home includes two living rooms, a large family room, multiple entertaining areas, office, and two outdoor terraces. According to the listing, “the apartment feels like a house in a doorman condo.”</p>

While glossy, mirrored towers loom throughout Manhattan, a trend of classic materials including brick, concrete panels and rustic metals with distinctive glass windows, are making a return. With the Green New Deal in place, aiming to cut emissions overall, in part by banning towers with glass facades, New Yorkers can expect a rise in classic building design in the future. For now, let's appreciate these seven transformative New York buildings.</p>

<p><a href="http://www.greenwichwest.com/" target="_blank" rel="noopener">Greenwich West</a> is the first tower in NYC designed by a female French architect and one of the tallest buildings in the Hudson Square neighborhood of Manhattan.  At 30 stories, the condominium serves as an urban lookout, providing panoramas of the Hudson River, New York Harbor, and Statue of Liberty. Designed by <a href="https://www.loci-anima.com/en">Loci Anima</a>, acclaimed Paris-based architecture firm founded by Françoise Raynaud, who spent nearly two decades working alongside legendary French architect <a href="http://www.jeannouvel.com/en/">Jean Nouvel</a>, Greenwich West is located at 110 Charlton Street in West SoHo. Raynaud brings her Parisian influences to life in a modern setting and seamlessly blends 20th-century French design with a classic New York loft feel. Greenwich West features a handmade brick facade with custom glazed brick accents made specifically for the project by the venerable Belgium brickworks Wienerberger. 										<content:encoded><![CDATA[<p>Honed staturtory marble kitchen islands, French oak chevron flooring and custom-designed marble bathroom vanities are just some of the amenities inside 40 Bleecker, a new Manhattan luxury condominium building crafted by world famous designer, Ryan Korban.</p>
<p>Korban has designed flagship luxury apparel stores (Balenciaga, Alexander Wang, Aquazzura, Fivestory) and private homes for a bevy of fashion designers, models, actors and other prominent cultural figures. <a href="https://40bleecker.com/" target="_blank">40 Bleecker</a> is his first foray into residential development.</p>
<p>“I knew my work needed to speak to a new generation of downtown buyers who are looking for luxury and elegance against a modern backdrop,” said Korban of his design for the Noho condominium. “This idea of ‘contrast’ is evident throughout the spaces in everything from textures and materials, to finishes and furniture. Masculine contrasts with feminine, traditional with modern, soft with brutalist.”</p>

<p>The lobby is outfitted with marble and dove gray terrazzo flooring, offset by suede-paneled and Beauval limestone walls. The seating area features two Korban-designed sofas flanking a French limestone slab coffee table centered around a black marble fireplace.</p>
<p>The building has 61 apartments ranging in price from $1.75 million for a one-bedroom to $6.31 million for a five-bedroom. Typical apartments have high ceilings and large windows. Kitchens feature Miele appliances and cerused oak cabinetry. Atop the 12-story building are six penthouses, each with its own private outdoor space. Two of the penthouses recently sold for $10.185 and $6.6 million, respectively.</p>

<p>Common areas include a 57-foot swimming pool, an exercise and stretching room and a bicycle room. There is also a 5,600-square-foot courtyard with reflecting pools, Zen waterfalls and Chevron paths, brought to life by Hollander Design. Beneath the building is a private parking. A concierge and live-in superintendent are there to cater to residents’ needs.</p>
<p>40 Bleecker is designed by Rawlings Architects, and features a brick-and-metal exterior and punched-glass window openings. The industrial look is supposed to be a nod to Noho’s history.</p>
<p>“40 Bleecker honors the traditions of its surroundings while offering a truly exceptional lifestyle rarely seen in new development in New York City” said Raymond Chalme, CEO of Broad Street Development, the building’s developer. “The roster of design talent that has been assembled to create 40 Bleecker is likely never to be recreated, and it makes these homes truly a once-in-a-generation opportunity.”</p>
<p>Construction on the building is currently underway and is expected to be completed within the year.</p>
<p>"40 Bleecker is a new way of living and sets the tone for the future of design and development downtown,” said Korban.</p>
