<p>New York City in Fall lifts you up when you're down.<br />
It might be rainy, but New Yorkers don't let the drizzle keep them away from seeing every spectacular color on the fall-foliage spectrum. You don't even have to scramble to get Upstate to peep the fiery show that is the end of New York's glorious fall foliage season—New York City foliage usually lasts through the beginning of November—something you can't say for most of the state's northern regions.<br />
Fall time in the northeastern United States is welcoming, cozy, and full of beauty. New York City is no exception, with brilliant weather, beautiful scenery, and a plethora of things to do. And as one of the city’s premiere gems, Central Park is the ideal place to catch some of the fall time fun.<br />
The Central Park Zoo is open year-round, but fall time is one of the best times of the year to go. Not only is the foliage spectacular, but it’s the perfect weather for walking around and seeing more active animals. Whether you’re there with your family or planning an event for your company, the zoo can offer beauty, fun, and some education.<br />
Central Park becomes a fall-time wonderland around Halloween and if you’re looking for the perfect spooky-cool event, try taking advantage of the Halloween Pumpkin Flotilla. A few days before Halloween, you can take part in festivities like pumpkin carving, costume parades and contests, and the Flotilla. People from all over the world come to see the Pumpkin Flotilla, where pumpkin after pumpkin floats across the water and lights up the sky. An ‘Instagram-worthy’ event to attend!</p>

<p>Fall in the mountains of Park City is spectacular. Nothing beats hiking our trails and seeing the changing colors of the leaves.</p>

<p>As the leaves change and the crisp Fall air arrives on the Highlands-Cashiers Plateau the great outdoors offers a wide range of activities. Perfect for hiking, golf, croquet, fishing, or stroll around town for some retail therapy. Enjoying the warmth and sounds of a fire with a blanket for morning coffee or evening cocktails is perfect for creating mountain memories with family and friends.</p>

<p>Fall is such a lovely time of year in the San Francisco Bay Area. Whether for the day, a night, or the weekend, the Napa Valley is a beautiful place to be. The weather is refreshing and the scenery is stunning, from the fall leaves to fewer tourists, as if the Valley were all your own. Hiking beneath the redwoods in Tilden Park or one of the many parks around the Bay is also a family favorite. Apple picking in Watsonville then Carmel for lunch, and last but not least a visit to the pumpkin patch in Half Moon Bay followed by a spa treatment, lunch, or dinner at the Ritz Carlton. The Bay Area is such a beautiful place to live and explore.</p>

<p>The Fall is the BEST season in the Lowcountry! Weekends are filled with festivals and oyster roasts with friends. The weather is still perfect for lazy afternoons at the beach on Hilton Head Island! We also have two great charity polo events coming up in the area this year, so everyone is looking forward to that!</p>

<p>Atlanta is conveniently a quick drive away from so many fall destinations. I love retreating from the city for a quick mountain getaway in the Highlands/ Cashiers, North Carolina area, located atop the Blue Ridge Mountains.</p>

<p>Fall is one of my favorite times of the year in Santa Fe. As the sun sinks a bit lower in the sky, we still have warm days and crisp, cool nights. The smell of roasted chiles is in the air, especially at our fabulous Farmers Market. It's the height of the harvest season with fresh corn, squash, peppers, cabbage, apples, and more – and pumpkins on the way. One annual autumn ritual here is going up to the mountains to see the aspens change. The combination of golden leaves shimmering in the sunlight against a deep blue New Mexico sky, along with the soft rustling sound as the wind blows through them, is pure Santa Fe enchantment at its best.</p>

<p>I like to participate in triathlons when time permits. I am currently training for one happening in late October and the cooler air paired with riding and running on along the coast is unbeatable. I start in Santa Monica and head out to Malibu and back and finish with a run along Ocean Blvd. Pair that with a post work out breakfast and it's a good start to a weekend morning!</p>

<p>The fall season is filled with many exciting events that locals look forward to year after year. The Hometown Fair, held this weekend on October 2nd &amp; 3rd, is fun for the whole family; live music, pony rides, bounce houses, carnival games, food, shopping, and a beer and wine garden for adults. There is also a 5K race for all ages.</p>
<p>Next up is the world-famous Pumpkin Race, sponsored by the local business, Skechers. This race is for kids of all ages, where they engineer a pumpkin racecar to compete in an exciting downhill race at the food of Manhattan Beach Boulevard for prizes.</p>
<p>Following the fall festivities is the Holiday Tree Lighting in November, located downtown. As shoppers sip-n-shop, while the kids meet Santa and pet his reindeer, music, and magic are in the air. The ultimate event that every resident looks forward to is the Holiday Fireworks Show. Excited crowds fill the streets, and nearby homeowners host festive parties to ring in the holidays during the spectacular show.</p>

<p>Why Fall Is The Perfect Time Of Year To Experience The French Riviera</p>
<p>Every year thousands of tourists flock to the French Riviera. Travelers from all over the world come here to enjoy the sunshine, beaches, and sea. The arrival of fall means that the busy months of events, festivals, and holidaymakers come to an end. The weather begins to cool down, and the tourists return home. This article is dedicated to explaining why Fall is the best time of year to experience the French Riviera.</p>
<p>Temperate and Climate</p>
<p>The French Riviera is famous for having glorious sunshine 300 days of the year. During the summer it can be extremely hot, between 82 °F to 93 °F. Making the beautiful beaches a popular destination! The weather starts to cool down during the Fall months, becoming much more comfortable. Often the summer months feel too hot to explore, and the beaches can become crowded. In the Fall the weather temperatures fall to between 71 °F and 80 °F. The cooler weather makes exploring the historic towns and villages more enjoyable. However, the sun is still shining almost every day!</p>
<p>Beaches</p>
<p>On warmer days, many locals still visit the beaches and some even brave swimming in the sea! From 'La Plage de la Garoupe' (a beautiful beach in Cap d'Antibes) you can swim in the sea whilst enjoying the beautiful view of the snow-capped French Alps. If you don't fancy a swim, you can relax and enjoy a picnic on the beach. Many people enjoy sailing and windsurfing during the Fall and Winter months. Making the port towns a year-round hotspot!</p>
<p>Hiking</p>
<p>The French Riviera has some of the most beautiful hiking spots in France! From the Esterel Mountains, you can look down over the bay of Cannes and the bay of Saint Tropez. If you would prefer to explore the Provencal countryside, you can travel to The Var. An inland region within the Côte d'Azur - famous for its vineyards!</p>
<p>Food &amp; Drink</p>
<p>The south of France has tons of beautiful restaurants! You can dine in a chic beach bar, or a cozy cafe - hidden up a side street. The French are famous for their delicious food! Antibes is a year-round city, meaning its cafés, and restaurants are open all year. You can explore the winding streets and find delicious places to eat on every corner. Antibes hosts a market every morning where you can browse the stalls and buy local produce. Whether you are enjoying a glass of rosé in a wine bar, or share a pizza at an Italian café. Antibes is the perfect place to experience local life on the French Riviera.</p>
<p>Sunsets</p>
<p>The French Riviera is famous for its sensational sunsets! Every evening the sky turns to candyfloss colors throughout the region. However, during fall and winter, the sunsets become much more dramatic! As the days get shorter, the light across the region changes. Everything from the color of the sky, to the color of the trees and vegetation, becomes vibrant. As the sun slowly sets behind the sea and Esterel Mountains the skyline appears to be ablaze. It is a truly breathtaking experience.</p>

<p>Even though the weather may still feel like summer through October in Hawaii we have many fall traditions here on Oahu and on the other islands. My favorite is the Aloha Week Festival (dates for 2021 to be determined). The festival is ongoing for an entire week and starts off with the glorious Parade of Flowers, pa`u riders wearing long flowing gowns astride horses decked out in the finest ribbon and flowers. The Festival has been in existence since 1946 and celebrates all things Hawaiian. It is also celebrated on all islands so wherever you are there will be celebrations. My other favorite is the Hawaii Food &amp; Wine Festival. This is over a month-long series of events with 67 top chefs from Hawaii and the mainland coming together in this top epicurean festival. The festival travels from island to island starting on the Big Island in October, then to Maui, and ending on Oahu in November. This year's theme is "Taste our love for the land". For the young and young at heart, you may love the Waimanalo Country Farm Pumpkin Patch with Sunflower Field. This farm has a drive-through tour this year with opportunities to pick your own pumpkin and enjoy the farm animal visit and sunflower fields. Their Pumpkin Patch farm stand will also be open. Whether fall is an apple cider on the beach or enjoying one of these wonderful events I hope you enjoy our islands this fall safely and with Aloha.</p>

<p>Our weather stays pretty perfect all year long – sunshine with 70-85 degree weather throughout every season. Our outdoor lifestyle from dining alfresco at one of our open-air restaurants to hiking up to the top of a hill enjoying panoramic views and cooling breezes or swimming laps in the sea is enjoyed through the fall months (and into winter!) while our stateside friends are pulling out their scarves and ordering pumpkin-spiced lattes. Even though our weather, which impacts our daily lifestyle, doesn’t change much season-to-season we have other things that signify a change of season as we transition from summer to fall.<br />
With fall comes the start of the holiday season, and with that comes visitors! Our island welcomes our seasonal residents and visitors alike, adding a little extra energy to our fall season. Our streets in Christiansted and Frederiksted come alive and our restaurants fill up. Many of our musicians come back for the season, and you can hear the strums of their guitars and the beat of their drums as you stroll along our cobblestone streets, adding so much liveliness to our fall season. Our winds pick up, cooling off our summer heat, and the flora and fauna change just slightly.<br />
For those of us who live here, we take notice that fall is here and that soon we will be welcoming our winter friends to St. Croix.</p>

<p>We are now approaching the end of the summer months and it is very exciting that the heat and humidity will soon be toning down. This gives everyone in S Florida the opportunity to enjoy the outdoors more without the overwhelming intensity given off by the summer sun.</p>
<p>Our climate here cannot be beaten between the end of October all the way thru to the end of May. This is 7 months of bliss when the snowbirds come to town to enjoy all the outdoor activities the area has to offer.</p>
<p>You will see a lot more people exercising outdoors, strolling along the beach, or playing games in the many local parks.</p>
<p>What I enjoy most once the fall weather is upon us is the opportunity to dine outside in the multitude of outstanding local restaurants. I love to sit in the open air and basque in the gorgeous views offered by the ocean or Intracoastal front establishments. There is always something to see and it is so much fun to watch the parade of boats up and down the inland waterways around town.</p>
<p>To endure a few months with 92-degree heat and 80% humidity is certainly worth it to be rewarded with the perfect climate we are blessed with once fall arrives.</p>

<p>Chase Betta is the next generation of a family of real estate professionals dating back to the early '70s when his grandfather Vince DiMaggio syndicated his first building in the Grand Lake neighborhood of Oakland. Chase has worked for Vince for as long as he can remember and grew up learning valuable business acumen from his parents Adam and Debbi at HIGHLAND PARTNERS. A Piedmont native and longtime Bay Area resident, Chase has a special understanding of the markets in and around the flagship brokerage of HIGHLAND PARTNERS. He graduated from the University of Colorado at Boulder with a Bachelor’s degree in Ethnic Studies and Communications, which he aims to use to further support his clients as they navigate the nuances of their own journey. Chase’s additional experience working for a commercial brokerage in Los Angeles adds to his already strong base of real estate fundamentals.</p>
<p>Chase is back in the Bay after traveling throughout Asia before the pandemic. While in the Philippines, he worked at a freediving facility where he met and made new friends daily. <h2><b>Residences by Armani Casa </b></h2>
<p><span style="font-weight: 400;">MV Group is the exclusive partner of Giorgio Armani and Armani Casa in the United States. When Armani Casa decided to come to Miami for their first branded real estate venture in the country, MV Group oversaw a 4,000 square foot, multi-million dollar, oceanfront model residence and built 26 individual residences totaling over 50,000 square feet. </span></p>

<p><span style="font-weight: 400;">Partnering with world-renowned interior designer Briggs Solomon, MV Group USA built a beautiful 9,000 square foot home located in the heart of Coral Gables. </span></p>
<p><span style="font-weight: 400;">Greeted with double-height ceilings highlighted by the large picture windows allowing the sun to envelop the home's natural splendor. The entire home was gutted to create enchanting spaces integrating European White Oak floors throughout the residence, sinks with infinity edges, herringbone wood in the dining room, a wine cellar room connected to the 20-person theatre, and a 6 car- car lift garage. </span></p>

<p><strong>HR: What would you say is the lifestyle associated with owning a vineyard?</strong></p>
<p><span style="font-weight: 400;">Owner: Well, you soon learn the lifestyle is two-fold. First, there’s the idyllic setting, the joy of producing a great vintage, and the fun of sharing it with your friends and family, and then secondly you realize that you are becoming a farmer of sorts. You get in touch with the seasons and nature and the grapes and you develop a feel for your land. The end product is a result of your attention to the flora and fauna surrounding your home.</span></p>
<p>&nbsp;</p>
<p><strong>HR: If you sell the estate is the business side included such as the branding of the Wish vineyard, social media, trademark, etc.?</strong></p>
<p><span style="font-weight: 400;">Owner: Yes, and it's up for discussion because first of all there are two things: the technical side of it is that Wish has the licenses and licenses have to be approved and there's paperwork that goes with that side of it. But more importantly, I think is the idea that the branding is personal to us, each person that owns a vineyard picks their own brand. If they fall in love with the Wish logo and trademark and social media that's great and I'd be happy to sell that along with it, but I would think that whoever buys the vineyard would want to establish their own brand. It’s more of a buyer’s choice. </span></p>
<p>&nbsp;</p>
<p><strong>HR: How much and what kinds of wine are produced per year.</strong></p>
<p><span style="font-weight: 400;">Owner: The vineyard has a capacity for about 300 cases a year. Sometimes we reduce something or depending on quality we’ll make a different call. We have Cabernet Sauvignon and Merlot and we primarily do a Meritage blend. And each year we determine what type of wine will be made depending on what the grapes tell us.</span></p>

<p><strong>HR: Who does the vineyard harvesting and maintenance?</strong></p>
<p><span style="font-weight: 400;">Owner: We have a contracted vineyard crew that maintains the vineyard and harvests the grapes.</span></p>
<p>&nbsp;</p>
<p><strong>HR: So the buyer could continue with the contract?</strong></p>
<p><span style="font-weight: 400;">Owner: Yes, they’ve been there several years they know the run of the vineyard it’s not like whoever buys it is going to have to go out there and start trimming vines.</span></p>
<p>&nbsp;</p>
<p><strong>HR: Does it has an AVA (American Viticultural Area) compliant designation</strong></p>
<p><span style="font-weight: 400;">Owner: yes we are actually members of the Malibu AVA and the Meritage society which allows us to use the Meritage marker on our bottle. And Meritage is a trademark that denotes a Bordeaux blend because we have Bordeaux grapes. </span></p>
<p>&nbsp;</p>
<p><strong>HR: Are there any tax benefits?</strong></p>
<p><span style="font-weight: 400;">Owner: Well yes, Wish Vineyards is an LLC so the expenses are deductible through the LLC you have to make sales to be able to offset expenses</span></p>

<p><strong>HR: Why do you think someone would want to own a vineyard</strong></p>
<p><span style="font-weight: 400;">Owner: Other than the glamour *laughs*, well in addition to the lifestyle answer above, the wine community is an all-encompassing group of people. We've met winemakers on 6 different continents that share similar and some divergent stories to our own. A vineyard becomes a part of your family, like another child you watch it develop from year to year. As the vineyard has matured, we have also grown as grape growers and winemakers; our wines have taken on characteristics of our own makings and preferences. </span></p>
<p>&nbsp;</p>
<p><strong>HR: What advice would you give for someone who will own it in the future?</strong></p>
<p><span style="font-weight: 400;">Owner: To embrace the vineyard and have it become a part of who you are. You connect yourself to the vineyard, you feel what it needs, it helps drive decisions you make about your life, your travel, your growth, and knowledge. You expand your circles in ways related to wine, educating yourself about wine lifestyles around the world. I would advise new owners to jump in wholeheartedly and look at the vineyard as an old friend who will be there for the long run. </span></p>

<p><strong>How would you describe a “legacy property”?</strong></p>
<p>Legacy properties are those that offer owners luxury, privacy, security, and most of all, a comfortable place for your family to call home. Legacy properties provide space to spread out and often have acreage or views. These estates include amenities like pools, sports courts, fitness centers, and home offices and are designed to be passed down from generation to generation.</p>

<p><strong>Why would a buyer want to purchase a legacy property in Washington?</strong></p>
<p>When you think of Washington State, images of Seattle may come to mind; however, Washington is a state abundant with natural beauty from east to west. You’ll find coastal beaches, quaint islands in the Puget Sound, a cosmopolitan mecca in Seattle, world-class vineyards in the central region, and mountains and crystal-clear lakes throughout. <p><strong>What is your background and what made you want to pursue interior design? </strong></p>
<p><span style="font-weight: 400;">I have a background in mechanical design and engineering. I did take some architecture classes as well, but never a degree. From an early age I was always sketching out my dream home, and even remodeling my parent’s house and bedroom when I was 12, so I knew I had a passion for design/aesthetics. Everywhere I go I consume design, architecture, and engineering in stores, restaurants, hotels, etc. It’s almost a part of my DNA to evaluate the design, what I like, or how I feel I can make this better. I use this for inspiration on our projects. It’s a lifestyle and rooted deep inside.</span></p>
<p><strong>Why did you start Centaur Interiors? </strong></p>
<p><span style="font-weight: 400;">I started CI as I found a large void in our industry for a single source conception to completion company. There was a standard architect-designer-GC model and it did not serve the client well. Nobody was ever on the same page and the client needed much more education to make informed decisions. At our firm, we are doing pricing within the design phase so the client is informed on the costs to make educated decisions. Within the last 5 years with my growing passion for art, we added an in-house gallery and also developed my digital art system A<em>pollo</em> which is launching in May. We are a true turnkey concept to completion firm specializing in high-end residential consulting + design + build + furnishings + artwork.</span></p>

<p><strong>What makes Centaur different than other Interior Design firms? </strong></p>
<p><span style="font-weight: 400;">Our process and relentless attention to detail. From the inception, we take our clients on a journey to understand their lifestyle and how they will interact with their homes. Through this, we understand their passions and style and can incorporate this within their designs. This process flows seamlessly into construction management and execution. Our team understands the focal points and the client’s priorities. We utilize technology to visually represent each aspect of the project for the client to make informed decisions. Within our design studios in Chicago &amp; Dallas clients can see and experience several different finishes and details to learn what works well for them.</span></p>
<p><strong>What is your mission as an interior designer? </strong></p>
<p><span style="font-weight: 400;">To be the best at what we do. Our team is extremely vital in providing a high level of passion to each and every project. We are constantly learning new finishes &amp; techniques and also levering new technologies to keep our firm cutting edge. The goal is to listen to the client to understand their needs and developing a program within our process that works well for them.</span></p>

<p><strong>Why did you choose to base out of Chicago? </strong></p>
<p><span style="font-weight: 400;">I was born and raised in Chicago and have a large passion for the city. We reside in the Museum Park Campus and our office &amp; showroom are located within the Gallery District in River North. Chicago has a long-standing history with high-end architecture and many of the most prestigious designers &amp; architects have made a mark on this city. We look forward to building on this and leaving a legacy. Our commitment to our clients has taken us to multiple cities in the US including Dallas &amp; South Florida where we have current projects underway.</span></p>
<p><strong>What kind of projects are on the horizon for the firm? </strong></p>
<p><span style="font-weight: 400;">We perform a great deal of high-rise work and specialize in combining residences starting with an amazing space plan. Our boutique firm is growing and we look forward to taking on a more significant role in full concept to completion work. I feel clients are finding a great deal of value in this as we are able to assess and advise the clients throughout this process &amp; journey. We are currently working on about 10 projects which are in the Gold Coast, River North, and Streeterville in Chicago, and a couple of projects in Miami, and one in Dallas. Anything that we can make an authentic stamp on for our clients. I could not be more excited about the launch of our digital art system </span><i><span style="font-weight: 400;">Apollo</span></i><span style="font-weight: 400;">. This is coupling high design with amazing proprietary technology &amp; world-renowned artists. Stay tuned for this as we gear up for our launch.</span></p>

<p>Carmeon Hamilton is the first winner of HGTV’s <em>Design Star: Next Gen</em>. Founder of Nubi Interiors, Hamilton competed in weeks of competition to define her interior design style from each challenge to the next.</p>
<p>The finale aired on Thursday on HGTV where Hamilton won $50,000 and the possibility of having her own HGTV show. <em>Design Star: Next Gen </em>is a spin-off to the popular series <em>Design Star</em>.</p>
<p>Hamilton was a front runner throughout each challenge by impressing the judges with her use of materials and pushing the limits within design trends. Hamilton described her style as “modern bohemian” influenced by African culture and textiles.</p>
<p>When describing Hamilton, HGTV’s President Jane Latman said, “Cameron is an incredibly talented designer whose creativity and heart was on full display in<em>Design Star: Next Gen</em>.”</p>
<p>Hamilton celebrated her victory by posting a video of her win on Instagram. She captioned the clip, “Good morning world.”</p>
<p>Hamilton wrote on her website that her “purpose is to not only discover the beauty in all things, but to also help others find that beauty in the things that surround them every day.” Based in Memphis, Hamilton is an environmental curator, interior designer, merchandising consultant, blogger, and content creator for Nubi Interiors.</p>

<p>This one is pretty self-explanatory. In the wake of Coronavirus and everyone having to work from home, the necessity of a home office rose. Now, when designing a home, people should consider including a home office because you never know when a world-wide pandemic might hit again...</p>

<p>Nobody uses a formal sitting room. Even celebrities on their Architectural Digest house tours talk about the fact that they never use their formal sitting room. In fact, tennis star Serena Williams turned hers into an art gallery instead. So, leave the formal rooms that no one uses in the past, and maybe bring back the conversation pits from the 70s instead?</p>

<p>Joanna Gaines did a darn good job at bringing back shiplap and the farmhouse aesthetic, but it's finally time to leave that world behind. Gone are the days where a barn door was the answer to a design problem, let's keep houses looking like houses and farms like farms, yes?</p>

<p>Open floor plans are another casualty of the pandemic. What at first seemed like a great idea became a living nightmare as we all had to eat, work, and live in the same space every day instead of in separate rooms. In tandem with #1, people are realizing that it's better to have dedicated spaces for each activity as it helps keep the days from becoming so monotonous.</p>

<p><a href="https://nycxdesign.com/">NYCxDESIGN </a>announced a new competition called <a href="https://info.nycxdesign.com/impactxdesign?utm_campaign=IMPACTxDESIGN&amp;utm_source=homepage">IMPACTxDESIGN </a>to transform New York City’s design scene. The program is in partnership with Caesarstone and the Design Trust for Public Space.</p>
<p>The IMPACTxDESIGN program calls all designers to show off their talents to further public engagement in Dumbo, Brooklyn, and downtown Manhattan. The new competition program aims to enhance public space and foster public engagement.</p>
<p>Design submissions are open until April 8. Design proposals must transform existing public places. The proposals should bring people together offering a place to slow down and appreciate the city’s beauty and fresh air. The designers must use Caesarstone’s quartz as their primary material.</p>
<p>The program will announce the two winning designers in May 2021. The winners will be awarded $10,000 each and the opportunity to work alongside NYCxDESIGN, Caesarstone, the Design Trust for Public Space, Dumbo Improvement District, and Downtown Alliance to install their designs. Not only that, the winning designers can make their mark in the city and gain exposure. The installations will be revealed this fall, before the NYCxDESIGN festival.</p>
<p>“Public space is one of New York’s most important assets. How we design, imagine and create these areas will impact New Yorkers for generations,” reported Executive Director of the Design Trust for Public Space Matthew Clarke.</p>
<p>“We are confident the program participants will create inspiring spaces with our beautiful and durable materials that will allow people to enjoy their surroundings and shared experiences,” Caesarstone Vice President of Marketing Elizabeth Margles explained.</p>
<p>The winning installations will remain in their location for at least one year.</p>
<p>NYCxDESIGN is a non-profit organization that organizes year-round activities to support and provide opportunities for New York City designers. Its mission is to help rebuild and re-energize the city as a design destination and creative center.</p>

Based on the extremely popular Instagram page, The Home Edit follows professional organizers, Joanna Teplin and Clea Shearer, as they organize client’s homes for $250 an hour. Clients include everyday people, along with A-list celebrities such as Reese Witherspoon, Neil Patrick Harris, and Khloe Kardashian. </span></p>
<p><span style="font-weight: 400;">Now, inevitably, there is a vast difference between the organizing project of a Kardashian versus a family in Atlanta, but there are still tips that can apply across the board. The two women formed the business within 12 hours of meeting each other, and over the past 6 years have built a home organizing empire. They have worked with the hottest celebs, published a book, and now have their own tv show on Netflix. <h2>What is the reason so many New Yorkers and Northeasterners are moving to Florida and Ft Lauderdale from the Northeast? Is it mainly due to the tax breaks in Florida? Are there any other major factors too?</h2>
<p>Fort Lauderdale, Florida has become an all-year-round destination to buyers from the Northeast. In short most new residents fall in love with the South Florida lifestyle during a vacation or through social media postings. The tax advantages in Florida are significant with no state income tax, no state death tax or estate tax, Florida Homestead Law which protects residents from losing their home to a creditor or lien holder (except for mortgages), Florida Save Our Homes Act (this provides for a homestead exemption on a Floridian’s primary residence and Tenancies by the Entirety.</p>
<h2>How much money can a NY Resident expect to save each year if they move their primary residence to Florida?</h2>
<p>Savings can vary from homeowner to homeowner; however, 6 months plus 1 day in Florida can equal thousands of dollars in savings.</p>
<h2>Do you see these laws changing anytime soon or is this situation going to be both a short term and a long-term situation with regards to the tax savings in FL?</h2>
<p>Laws can change at any time, but for now, Fort Lauderdale has become a 365 day per year destination with better tax benefits than in the North East.</p>
<h2>Are there any other financial benefits of moving to Fort Lauderdale and Florida from NY and the Northeast?</h2>
<p>Florida's tax climate is also extremely welcoming to individuals who are moving businesses from the Northeast. Some business-related taxes you won't have to pay include corporate income tax on limited partnerships or subchapter S-corporations, corporate franchise tax on capital stock, property tax on business inventories or goods-in-transit (for up to 180 days on the latter), sales tax on the purchase of raw materials for use in a product intended for resale or sales or use tax on the co-generation of electricity.</p>
<h2>Why is Fort Lauderdale specifically such a perfect part of South Florida to invest in real estate in?</h2>
<p>Although Fort Lauderdale is well known, we are still overshadowed by Miami and Palm Beach due to the push by the media on our sister cities, which has actually been a huge success for Fort Lauderdale in the long run. Our cost per linear square footage of waterfront and cost per square foot of homes is far less than in the surrounding counties. Our waterways are known as the Venice of Americas and Fort Lauderdale is host to the largest International Boat Show in the world. It is far less to purchase new construction or resales in Fort Lauderdale and our traffic is less congested. Our Airport and Seaport are within minutes of most locations and we are now becoming an International destination as well. The bottom line is it costs less to get more in Fort Lauderdale, Florida.</p>
