What sort of shifts have you noticed recently, both in taste of homes and the industry overall, during BHS’ tenure in the industry?

The biggest shift that I have seen in the industry has been the focus on treating agents like clients. BHS has created a complete platform involving concierge services to help make the agents lives easier, as well as making them more efficient. As my co-president Hall Willkie always says - we ride up and down the elevator with our assets every day and we need to ensure they have 100% support from their company. There is a level of loyalty that exists at BHS and it truly sets us apart from everyone else.

Taste of homes is always very diverse but well-informed and as a result it’s hard to pigeonhole just one trend. We’ve seen incredible sales at 520 Park Avenue which is the height of ultra-high-end luxury, as well as a surge in business downtown for loft like space. The one and two bedroom market is stronger than ever in many neighborhoods across the City.

As one of the leading luxury real estate firms, the company has aided the rise of certain neighborhoods in the city. How does that process happen from your point of view, and what makes a neighborhood special?

There’s no doubt that the people make the neighborhood special and as new schools are built, and restaurants and stores open it attracts people. There are so many micro neighborhoods in New York City –diverse little areas and small pockets that change all the time impacted by a myriad of trends. New Yorkers are all about convenience -even the ultra-wealthy don’t like having to take a long car ride and sit in traffic. People like to live near where they have to go every day. I find that most New Yorkers feel grateful to be able to pound the pavement here on a daily basis as it provides nourishment for the mind and soul.

What trends have you noticed in homes in New York recently?

More than ever we are seeing kitchens designed for chefs who come in and cook for you at a reasonable price.

Location is key; New Yorkers want easy access to our vibrant arts and culture. Attention to detail is important. There’s a level of sophistication that you don’t find in many places.

Like everything else, companies must adapt to changes in time, how has BHS changed over time and what is the future of the business?

BHS has embraced a culture of a ‘learn it all’ mindset in order to embrace the level of accelerations that are happening our industry.  We rolled out a bunch of new technology initiatives in the last two years in order to give our agents the best of everything they need to be successful. We keep striving to do and learn more and provide more. You can never put a period and think OK we did this now we can just sit back and relax. Technology is no longer just a tool; it’s embedded in everything that we do.  There is a balance between technology and relationships; relationships with our clients with other agents and with the company.

Is there a certain style of home or area that you love in New York or the Hamptons?

I love the upper east side super modern space. DDG is doing a new building on 88th street and 3rd avenue and the design and the layouts are gorgeous. High ceilings, beautiful detail, big windows. In the Hamptons, we have sold some incredible new constructions homes that are literally turn-key. Everything is there down to the silverware, you just have to bring your swimming suit for the pool!

Jackson, Wyoming is the definition of quaint, small-town America. Everyone’s friendly, there are tons of locals living in the area year-round, and prices haven’t been jacked up as high as can be. That’s why the area has become such a destination for premium real estate lately. Places like Greenwich Village, the Lower East Side, even the Upper East Side, have gone through their evolutionary changes over decades and decades. For a man-made neighborhood to plant itself down and keep up with the city’s pace on trends and cultural relevancy would be akin to jumping out of a moving vehicle and expecting to land on one’s feet. Neighborhoods like Battery Park City offer some of the most beautiful penthouse apartments and luxury homes in the Manhattan, but other than a Shake Shack and a Regal Cinema, the neighborhood doesn’t feature much that can’t be attained elsewhere (Exception: ferries to the Statue of Liberty.) At Hudson Yards, the development teams are bringing in top-tier retailers, restaurants, and event spaces that are already drawing in crowds, and keeping them coming back for luxury shopping around the holidays, or for dinner at a world-class chef’s restaurant.

Restaurants in Hudson Yards aren’t just another outpost of a chain, or a spin off of an already-popular city hotspot. Hudson Yards is taking the time to give some of New York’s best culinary minds a chance to explore. Porchlight, a new cocktail bar in the neighborhood with southern vibes and rocking chairs, is the first stand-alone bar project from Danny Meyer, the visionary behind Union Square Café, Eleven Madison Park, and so many others, and located just on the outskirt of Hudson Yards at 28th and 11th. Death Avenue Brewing and Roasting will also be serving both coffee and beer to those at Hudson Yards while cooking up home-style favorites. The name also is a callback to the nickname for 10^th Avenue from a century earlier, dubbed for the deadly freight train that ran up the street. Hudson Yards is also bringing in the big guns though for dining options with some haute cuisine know-how. Per Se’s Thomas Keller and The Porter House Bar and Grill’s Michael Lomonaco both working on a new restaurant for the area—both chefs already working closely with Related at the developers other property, The Shops at Columbus Circle. “The energy of New York is really the people,” Lomonaco told Hudson Yards, “In this way, we’re going to discover together with our guests what Hudson Yards really means.” The real genius behind the culinary happenings at Hudson Yards though is the seamless blending of fine dining and the cult favorites of the newer, younger tastemakers in New York. While fine dining stalwarts, in any project, give an older, wealthier crowd a craving to come by for, Hudson Yards is thinking younger too by creating a new Momofuku project with David Chang. In a statement with Hudson Yards, Chang says, “We need to offer something that’s more experiential than what we’ve ever done before. Hudson Yards provides that opportunity for both chefs and diners alike.”

The planning of Hudson Yards extends deeper into retail too. Similar to Related’s Columbus Circle shopping center, luxury brands are the lay of the land at Hudson Yards. Neiman Marcus is opening its first New York City store, a tri-level, 250,000 square foot epicenter to fashion in Manhattan. Other luxury brands include Coach, Stuart Weitzman, Tory Burch, and many others, totaling 100 shops in all. The Shed, a new venue for the area, will also be home to future New York Fashion Week events.

The entire neighborhood stretches from 28th Street to 43rd Street, with Related's development within the neighborhood reaching from 30th to 34th Street between 10th and 12th Avenue. That means there is plenty of space for greenery in Midtown’s otherwise silver-and-steel looking façade. To fill this need, Public Square and Gardens covers four acres from 10^th to 11^th Avenue and is filled with benches, playgrounds, and the go-to Instagram shot of the neighborhood, British architect Thomas Heatherwick’s gigantic sculpture, Vessel.

Neighborhoods come and go and shift with time. The cool neighborhood today will certainly be superseded by another locale, and then be reincarnated as a new cool hotspot—it’s the life cycle of any city. Where neighborhoods drift off and fall into zeitgeist purgatory is when there’s nothing to retain visitors or to draw locals back again and again. The mission of Hudson Yards wasn’t to be a real estate venture though, nor was it to be a destination for foreign investors to hold assets like other midtown areas. It’s mission was to be a bona fide New York neighborhood—and with the team behind the project making great decision after great decision, it feels like a mission accomplished.

Jonathan Adler took the stage at this year’s Adobe Max to inspire and open up to a crowd of creatives.

“I started my business with a real fuck it, I have nothing to lose idea. I was fired from every job I ever had. I was 27 and unemployed and unemployable, so I became a potter.”

Adler launched his namesake brand in 1993 after leaving his day job to pursue a career in pottery. Since then, the designer, who has had collaborations with brands like Clinique, TOMS and Target, has become a household name. He has over 25 stores around the world and a thriving e-commerce business along with a roster of residential and commercial partnerships and projects.  While it sounds like he's living the dream, life isn't always sunshine and rainbows.

“My adorable husband says I am sort of like Ariana Grande. A pop sprite who has this positive approach to live. And the other part of my personality is brooding, self critical and depressive. Those are two essential personality parts to being a creative person.”

Adler opened up about the honesty of his work and how none of it exists without a bit of darkness.  After all, the creative process is a tortuous one and that torture is key to getting the work done.

“What I really want to talk to you about is how much I hate myself. I absolutely hate myself and I absolutely love myself. That dichotomy between self love and self loathing is the fuel to all of my creativity.”

The beginning of the process, he says, is the idea. After that up, comes the down. “I immediately think this is going to be a disaster, that this is going to fail because I am me.” Then comes the uphill battle of overcoming that feeling and the creation. And that is where the real fun comes in.

We sat down for a one-on-one talk about creative processes, how to score his favorite pieces,  and just what he thinks about other artists ambitions.

Your presentation allowed us to see you in a different light, as a vulnerable artist. Was it difficult to share your private thoughts about the  creative process?

No, I think it’s hard to package me as post norm. I think that it's a reflection of the fact that my company is quite insular. I try to stay focused on what I make. I don't know how not to be straightforward and honest.

Were you nervous?

I guess I have wasted too much of my life listening to dreary speakers. I want to keep it real.

What was the most important piece of advice you have been given?

I think the best advice I ever got was from my dad. He told me never to ask anybody for advice. And the only other good advice I have gotten was from my husband. He told me, “ If you want to get ahead in business, always show up ten minutes early.”  The people in my office who are there 10 minutes early, I've got my eye on them.  And the people in my office that show up 10 minutes late, I've got my eye on them, also.

You talked about some of your unique pieces like the grenade piece and banana sculpture - how they just came to you in an instant. Is it always that easy?

Usually, honestly, it's all just quite spur of the moment.  I was having an ice cream cone and thought, this would be kind of a cool surreal vase. And then I made it. The ideas are easy, it's the execution that is hard. That takes  talent, skill, effort, determination and, most importantly, self critical facility.

Do you have a piece that was your least favorite or one that the execution didn't quite finish and it didn't come to life.

One of the nice things about being prolific is that i make tons o stuff and try not to think about it too much. I look ahead instead. But there have been many that just didn't work. One interesting thing is that often my favorite pieces are often the worst sellers and end up in a sample sale.  The truth is, people need to go to my sample sales. That's where the great stuff ends up! Sad. But great.

You have done some cool collaborations. How do you pick the partners you work with?

It’s pretty intuitive. I try not to be too annoyingly strategic. I hate annoyingly strategic people. It’s like a real buzz kill quality in someone. We live in a world where everything is mapped out, strategized and action planned and I find it a complete buzz kill. That's not how I roll.

You talked about knowing when the timing is right, how knowing when it's your moment to shine and to “dance on the cube”?  Are you ready to help someone else shine when it’s no longer your turn to be dancing on a cube?

Yeah, No, I’ve never really been focused on others.  I just want to make really great stuff as long as I can.

The Heather House was originally built by entertainer Dick Powell and actress Joan Blondell in 1937. Haute Residence: What are some of your favorite design trends you’re seeing now?

Nate Berkus: I don’t believe in trends. They are designed to make people feel bad about what they don’t have. The best interiors are ones where people have taken risks, and chosen to live with what they truly love. You want your home to feel layered, like it’s evolved over time – mix metals, textures and periods. Your home should say something about who you are, and what you care about.

What are some techniques you use in your own home?

One of the best parts of designing today is that there is no shortage of inspiration or access to resources. As the world leans more and more into technology, we’re seeing this appreciation for wellness in the home – and there are so many ways to define that.

For those looking to downsize space, like when moving into a city, how do you recommend keeping design in mind?

You need to be a ruthless editor in your home. Only live with what you truly love. That, and clean your homes. Seriously, sometimes it’s as simple as that.

What are some of your favorite pieces you have in your home?

Everything I have in my home, that I share with my husband Jeremiah Brent, has meaning. Whether it’s a piece of art that a friend created for our daughter, or a piece of pottery from a trip we have taken. I love that everything has a story about our family, and what we care about.

When working with clients, how do you help tailor their personality to the design of their home?

When working with a client, it’s all about understanding who they are and how they like to live. Choosing a wall color is about considering the furniture choices, the textiles, etc. Sometimes white paint is the bold choice.

Who is a furniture or décor designer/maker we should be keeping our eye on and why?

I love the work being created by Dimore Studio in Milan. And my husband, Jeremiah.

How do you find fashion relates to design of a home?

I always take inspiration from someone’s closet. If they gravitate towards color in their fashion choices, that’s a good indication of what will resonate in their home. Likewise, if they only dress in neutrals with gold accessories. It’s a great place to start.

A lot of our readers are travelers. What’s your advice on bringing souvenirs back from trips to include in a home without looking too tacky?

There is a fine line between hoarding and collecting, and finding the marriage between the two is very important. Only include items that you truly love, and find interesting ways to live with them. Whether it’s a framed souvenir, or turning a textile into a wall hanging or pillow. You want to always be mindful of what you let in.

Greenpoint, Brooklyn’s northernmost neighborhood and home to some of the borough’s best coffee shops, restaurants, and music venues, is adding luxury apartments to their list of traits, courtesy of Million Dollar Listing: New York's Ryan Serhant and the Serhant Team with their new launch of 173 Bayard.

The area still has amazing restaurants that have transcended time, particularly the Polish restaurants, many of which are still family-run, or the destination eatery in the area, Peter Pan Donuts. The neighborhood also has an influx of great restaurants worth checking out (after you’ve seen Serhant’s listing, of course) like Pretty Southern, which has the best fried chicken in the city, or Frankel’s deli, a classic Jewish eatery with piled-high sandwiches.

For the neighborhood that’s already hit full stride, and is anticipating an even bigger boom with the city’s developments, 173 Bayard is a great locale both for the midtown commuter, and weekend lounger.

To any music fan, Louis Armstrong is an iconic figure, from hits that echo through time like What A Wonderful World to the soothing sounds or buzzing lips to his trumpet, the singer became a legendary figure in music history.

Lesser known though, were Armstrong and his wife’s impeccable taste in interior design. Images from their home in Corona Park, Queens, where the couple lived for nearly 30 years from 1943-1971, is an immaculate retrospective into mid-century modern design at its peak.

The home is full of bright, eye opening colors with sleek metal frames and designs to match the aesthetic of the day. The home also has absolutely no paint in it, with the entire wall color scheme being rendered with wallpaper. In the backyard, Mrs. Armstrong had a Japanese inspired garden put into the home just before Louis’ passing, which still is kept remarkably well.
