<p><span style="font-weight: 400;">This trio of towers located on a five-acre Upper West Side plot offers a bananas list of amenities: expansive common spaces, an art studio, landscaped sundecks, a billiards lounge and bar, and large dining rooms for up to 20 people. But the most impressive perk will be a 28,000 square-foot food market by international restaurant and club proveyor Cipriani S.A. The market will feature </span><span style="font-weight: 400;">multiple food and beverage establishments, including a market, restaurants, and fast casual outlets. Martin Brudnizki, the internationally-acclaimed, London-based interior designer, will design the new Cipriani food hall. Waterline Square is set to open in late 2018.</span></p>

<p><span style="font-weight: 400;">Operated by Four Season’s Hotel &amp; Resorts, this dual hotel and private residence in Boston’s Back Bay has partnered with popular restaurant group Zuma to offer world-class cuisine to residents, guests and locals alike. </span><span style="font-weight: 400;">Created and co-founded by chef Rainer Becker, Zuma takes its inspiration from the informal and popular Japanese izakaya, a relaxed dining and drinking style that embraces every element of Japanese cooking. Located on the third floor of One Dalton, the restaurant promises to offer “a modern Japanese dining experience that is authentic, but not traditional.” One Dalton is set to open in early 2019. The 742-foot tower will be the tallest structure in New England.</span></p>

Designed by architect Robert A.M. Stern, 30 Park Place offers 157 residences in a mix of one- to six-bedrooms, 40,000 square feet of amenities, as well as a full suite of hotel services, all managed by Four Seasons Hotels and Resorts. Residents of this Tribeca tower also have access to CUT via a secret door.</span></p>

The Make It Nice space will be situated inside the International Center of Photography, marking the first off-site partnership for the distinguished hospitality brand. 242 Broome will include 55 condominiums, and is set to open later this year.</span></p>

As if that wasn’t enough, the building will also offer a 60-foot swimming pool, cardio room, weight room, pilates/ballet room and a yoga room; all of which will come in handy after you’ve eaten your share of delicious Robuchon food. Pricing for 100 East 53rd Street starts at $2.3 million. The building is expected to open later this year.</span></p>

										<content:encoded><![CDATA[<p>One of the most famous ballparks in baseball is getting a new neighbor.</p>
<p>Fenway Center, a 1.1-million-square-foot luxury development broke ground on January 30 near Fenway Park, the home of the Boston Red Sox.</p>
<p>“We are very pleased that this important project for the Commonwealth of Massachusetts and the city of Boston will finally be realized,” Kelly Saito, a managing partner at developer Gerding Edlen, told real estate website Nerej. “Fenway Center’s phenomenal location, the vibrancy of the surrounding neighborhood and the continued demand for housing in the Boston market make this a great time to start construction.”</p>

<p>When finished, the $600-million mixed-use property will combine 5 new buildings, including a 27-story tower above the Massachusetts Turnpike, 160,000 square feet of office space, 50,000 square feet of retail space, 30,000 square feet of green space, 1,290 parking spaces, a community space, daycare center, bicycle storage, and a bike-share station.</p>
<p>Fenway Center is designed to be a model for smart growth, transit and sustainable energy-oriented development, according to the project’s website. The property will be adjacent to the Yawkey Commuter Rail Station, one block from Kenmore Square and the Fenway Green Line Stations. A proposed solar power plant on side would generate a significant portion of the project’s electricity and all of the power needs of the Yawkey Commuter Rail Station.</p>

<p>Along with Gerding Edlen, the property is being developed by Meredith Management and TH Real Estate. The groundbreaking marks the realization of a proposal held back by delays and revisions since 2002.</p>
<p>“I had my moments when I wasn’t quite sure this day would come,” John Rosenthal, president of Meredith Management, told the Boston Globe. “This has been a 15-year journey to get to this point.”</p>
<p>Phase 1 of the project is set to be completed in 2020. It will comprise two residential apartment buildings with 312 units, 37,000 square feet of retail space and 200 underground parking spaces.</p>

										<content:encoded><![CDATA[<p>Honed staturtory marble kitchen islands, French oak chevron flooring and custom-designed marble bathroom vanities are just some of the amenities inside 40 Bleecker, a new Manhattan luxury condominium building crafted by world famous designer, Ryan Korban.</p>
<p>Korban has designed flagship luxury apparel stores (Balenciaga, Alexander Wang, Aquazzura, Fivestory) and private homes for a bevy of fashion designers, models, actors and other prominent cultural figures. <a href="https://40bleecker.com/" target="_blank">40 Bleecker</a> is his first foray into residential development.</p>
<p>“I knew my work needed to speak to a new generation of downtown buyers who are looking for luxury and elegance against a modern backdrop,” said Korban of his design for the Noho condominium. “This idea of ‘contrast’ is evident throughout the spaces in everything from textures and materials, to finishes and furniture. Masculine contrasts with feminine, traditional with modern, soft with brutalist.”</p>

<p>The lobby is outfitted with marble and dove gray terrazzo flooring, offset by suede-paneled and Beauval limestone walls. The seating area features two Korban-designed sofas flanking a French limestone slab coffee table centered around a black marble fireplace.</p>
<p>The building has 61 apartments ranging in price from $1.75 million for a one-bedroom to $6.31 million for a five-bedroom. Typical apartments have high ceilings and large windows. Kitchens feature Miele appliances and cerused oak cabinetry. Atop the 12-story building are six penthouses, each with its own private outdoor space. Two of the penthouses recently sold for $10.185 and $6.6 million, respectively.</p>

<p>Common areas include a 57-foot swimming pool, an exercise and stretching room and a bicycle room. There is also a 5,600-square-foot courtyard with reflecting pools, Zen waterfalls and Chevron paths, brought to life by Hollander Design. Beneath the building is a private parking. A concierge and live-in superintendent are there to cater to residents’ needs.</p>
<p>40 Bleecker is designed by Rawlings Architects, and features a brick-and-metal exterior and punched-glass window openings. The industrial look is supposed to be a nod to Noho’s history.</p>
<p>“40 Bleecker honors the traditions of its surroundings while offering a truly exceptional lifestyle rarely seen in new development in New York City” said Raymond Chalme, CEO of Broad Street Development, the building’s developer. “The roster of design talent that has been assembled to create 40 Bleecker is likely never to be recreated, and it makes these homes truly a once-in-a-generation opportunity.”</p>
<p>Construction on the building is currently underway and is expected to be completed within the year.</p>
<p>"40 Bleecker is a new way of living and sets the tone for the future of design and development downtown,” said Korban.</p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">Car and energy company Tesla has teamed up with the South Australian government to build what would be the world’s largest virtual power plant.</span></p>
<p><span style="font-weight: 400;">The plan consists of outfitting 50,000 homes with solar panels and Tesla Powerwall batteries that will combine to produce 250MW of energy. The energy will be stored in the batteries and any excess will be fed into the power grid to provide energy to the entire region.</span></p>
<p><span style="font-weight: 400;">The “virtual” aspect comes into play as the system’s software can decide when to store energy in the battery and when to sell it back to the grid. During a blackout the system will disconnect from the grid and send energy exclusively to the house where it is installed.</span></p>
<p><span style="font-weight: 400;">The </span><a href="http://ourenergyplan.sa.gov.au/virtual-power-plant"><span style="font-weight: 400;">South Australian government says </span></a><span style="font-weight: 400;">the virtual power plant could provide 20 percent of the state’s average daily energy requirements. The plan could lower energy bills by 30% for participating households, according to an analysis by Frontier Economics.</span></p>
<p><span style="font-weight: 400;">“All South Australians will also benefit from the increased generation in the South Australian energy mix, with lower energy prices and increased energy stability,” the South Australian government says.</span></p>

<p><span style="font-weight: 400;">An initial trial has already commenced, with 1,100 public housing properties receiving a 5kW solar panel and a 13.5KWh Tesla Powerwall 2 battery at no cost. An additional 24,000 public housing properties will receive a system soon after, with a wider rollout to private homes anticipated in 2019, depending on the success of the trials.</span></p>
<p><span style="font-weight: 400;">Tesla will build a service hub for the power plant at outside South Australia’s capital city of Adelaide in order to monitor and service the system. This is key as the region has been plagued by power failures in recent years.</span></p>
<p><span style="font-weight: 400;">South Australian Premier Jay Weatherill said in a tweet that more than 6,500 homes have already signed up to register their interest in participating. Tesla will review all properties to see if they are able to participate in the system.</span></p>
<p><span style="font-weight: 400;">The project is being funded via a government grant and a state-funded technology fund totaling $32 million Australian dollars. </span></p>
<p><span style="font-weight: 400;">This is the second big energy undertaking for Elon Musk in Australia. Musk provided South Australia with the world’s biggest lithium-ion battery system after a crippling blackout in 2016.</span></p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">On the eastern end of Manhattan’s “billionaire's row” – a stretch of 57th street known for its super-pricey residential skyscrapers – a curvaceous new structure is looking to make a name for itself, literally.</span></p>
<p><strong><a href="https://252e57.com/a-legacy-of-design">252 East 57th Street</a></strong><span style="font-weight: 400;">, designed by Roger Duffy of Skidmore, Owings &amp; Merrill (SOM), only opened its doors six months ago but has already reached 80% capacity.</span></p>
<p><span style="font-weight: 400;">“We’re building a very strong community of people,” says the building’s director of sales, Pamela D’Arc. “This is not one of those dark buildings, people really want to live here.”</span></p>
<p><span style="font-weight: 400;">And why wouldn’t they? While the building might stand a relatively short (by billionaire’s row standards) 712 feet, it does not short you on amenities. Residents of the 95 condos are welcome to enter through a 14-foot wide, 30-foot tall gated couchere on 56th Street, which is perfect for parking a singular vehicle or an entire motorcade.</span></p>

<p><span style="font-weight: 400;">Condos start on the 36th floor of the 65-story tower. Residents can choose from 20 different floor plans, hand-selected by architect Daniel Romualdez, who has reportedly designed interiors for the likes of Mick Jagger and other prominent celebrities. </span></p>
<p><span style="font-weight: 400;">The unique attraction of the condos are curving windows that offer different exposures in each unit. The designers call it the “S” curve.</span></p>
<p><span style="font-weight: 400;">“If the apartment faces south and west you can still get a northern exposure,” D’Arc explains. “It offers an architectural uniqueness that really sets this building apart.</span></p>

<p><span style="font-weight: 400;">Duffy’s inspiration for the S-curve came from famed Finnish architect Alvar Aalto. The tower was designed to resemble the gentle curves of the widely reproduced vase Aalto made in 1937 for a restaurant in Helsinki. The building pays homage to Aalto by dubbing its 169 rental units in the lower portion of the tower Aalto57.</span></p>
<p><span style="font-weight: 400;">Separating those rental units from the condos are three amenity floors featuring a private lounge, library, dining room, catering kitchen, billiards room, theater, fitness center, spa, a 75-foot swimming pool and a 70-foot terrace. There are also two visitor guest suites and a dog playground and grooming station. Beneath the building, 252 East 57th boasts the largest automated parking garage in New York, which is reserved exclusively for owners.</span></p>

<p><span style="font-weight: 400;">D’Arc says residents have been making the most of the amenity spaces, routinely hosting dinner parties and events. The building concierge tends to all needs, from booking a masseuse for the sauna to ordering dinner to the apartment.</span></p>
<p><span style="font-weight: 400;">Of course, residents won’t have to travel far for dinner as there is a Whole Foods next door. D’Arc says the grocery has helped give this portion of Midtown adjacent to the lavish Sutton Place a more “neighborhood” feel.</span></p>
<p><span style="font-weight: 400;">“We think there is a great opportunity on this end of 57th,” D’Arc says. “It is not as crowded as the rest of Midtown but you are still blocks away from tons of great shops and restaurants.”</span></p>
<p><span style="font-weight: 400;">In terms of pricing, condos are reportedly selling in the </span><a href="https://therealdeal.com/issues_articles/too-short-for-billionaires-row/"><span style="font-weight: 400;">$10-$15 million</span></a><span style="font-weight: 400;"> range. Shoe mogul, Steve Madden </span><a href="https://therealdeal.com/2017/10/18/east-of-billionaires-row-a-new-ph-comes-with-a-discount/"><span style="font-weight: 400;">shelled out $12.2 million</span></a><span style="font-weight: 400;"> for a unit last September. In October, 252 East 57th unveiled its priciest unit: a 8,139 square-foot penthouse on the top floor.</span></p>
<p><span style="font-weight: 400;">The unit features six bedrooms, seven bathrooms, two private balconies and views of both the George Washington and Verrazano bridges. With a price tag of $37.5 million it’s being </span><a href="https://therealdeal.com/2017/10/18/east-of-billionaires-row-a-new-ph-comes-with-a-discount/"><span style="font-weight: 400;">marketed as a bargain</span></a><span style="font-weight: 400;">. </span></p>
<p><span style="font-weight: 400;">With its combination of price and design, 252 East 57th feels like an admirable addition to billionaire’s row.</span></p>

<p><span style="font-weight: 400;">Most Detroit natives of a certain age have memories of visiting Hudson’s Department store, at one time the tallest department store building in the world. Hudson’s closed in 1983 and the building was demolished in 1998. For 20 years the site in the heart of downtown sat dormant, a blight representative of the decline of the entire city. But thanks to a $1 billion dollar investment in a residential, commercial and office complex, all of that is about to change.</span></p>
<p><span style="font-weight: 400;">“This development becomes the 21st century version of what Hudson’s was to metropolitan Detroit for so many decades in the 20th century,” said Dan Gilbert, owner of the Cleveland Cavaliers and founding partner of </span><a href="http://www.bedrockdetroit.com/"><span style="font-weight: 400;">BedRock Detroit</span></a><span style="font-weight: 400;">, the commercial real estate firm developing the project. “In addition to creating opportunities for all Detroiters, this project will put our city on the radar.”</span></p>
<p><span style="font-weight: 400;">The yet-to-be-named </span><a href="http://www.hudsonssitedetroit.com/"><span style="font-weight: 400;">Hudson’s site</span></a><span style="font-weight: 400;"> is two separate buildings nestled between Woodward Avenue &amp; Farmer Street: A 58-story residential tower and a 12-story multi-use building. Standing at 800-feet, the residential tower will become Detroit’s largest building. It will feature a public skydeck atop 330-450 luxury residential units, depending on the final design of the building. </span></p>

<p><span style="font-weight: 400;">The mid-rise building will include ground floor retail space along Woodward Avenue, Detroit’s main thoroughfare. Above the commercial space will be a large exhibition center designed to accommodate a broad spectrum of events and eight floors of office space. The Farmer Street side will feature a food market while the space between the two buildings will be converted into a plaza connecting Woodward &amp; Farmer. Beneath the complex will be a 700-car parking garage. </span></p>
<p><span style="font-weight: 400;">“We’ve been calling it a hyper mixed-use space,” BedRock Director of Architecture Jamie Witherspoon told Haute Residence. “We want it to serve as a hub of activity that will become an attractor nationally and internationally.”</span></p>
<p><span style="font-weight: 400;">The design of the complex, done in conjunction with New York-based SHoP Architects and Detroit-based Hamilton Anderson, is a nod to Detroit’s history. The base of the tower will feature a facade to match the style of many of the historic buildings along Woodward. As you move up the tower the facade gives way to glass panels, signifying the future.</span></p>
<p>“The building will be of Detroit, not a building that can just land in any city,” Witherspoon says. “It will be the tallest building in town so we want it to be a symbol.”</p>

<p><span style="font-weight: 400;">And what would it symbolize? That Detroit is on the comeback. The Hudson’s site is part of a </span><a href="http://www.bedrockdetroit.com/press_release/development-projects-in-downtown-detroit/"><span style="font-weight: 400;">$2.1 billion development plan</span></a><span style="font-weight: 400;"> by BedRock in the downtown area that aims to bring thousands of new jobs to the city. </span></p>
<p><span style="font-weight: 400;">“I appreciate the investment that Bedrock is once again making in both the city of Detroit and Detroiters,” Gov. Rick Snyder said. “Just as the original Hudson’s building did, this new multi-use facility has the opportunity to serve as a beacon for all who come to live, work or play in Detroit, further showcasing the Comeback City’s incredible resurgence.”</span></p>
<p><span style="font-weight: 400;">The hope is that the new Hudson’s site will do what the old Hudson’s Department store did so well: bring the community together. At Hudson’s Department store visitors could have a meal, meet a friend, shop for any number of products or even meet Santa Claus during Christmas season. Detroit Mayor Mike Duggan believes Hudson’s site will be a worthy replacement.</span></p>
<p><span style="font-weight: 400;">“Ever since Hudson’s closed its doors in 1983, Detroiters have waited and wondered what would come next and what could possibly live up to the incredible history of that block,” said Mayor Mike Duggan. “It’s taken nearly 35 years to get that answer, but when people watch this incredible new building rise and see all of the jobs and opportunity it brings, it will have been worth the wait.”</span></p>
<p><span style="font-weight: 400;">Hudson’s site broke ground in December of 2017 and is slated for completion in 2021. </span></p>
