This home is set on a private parcel in the Santa Monica Mountains, overlooking the city of Beverly Hills and the rest of the west side. Built on a nearly seven-acre lot, the property offers plenty of space for recreation and relaxation. 										<content:encoded><![CDATA[<p>Over the last two decades a half-mile strip of Canon Drive between Wilshire and Santa Monica Boulevards has established itself as the premier dining destination in Beverly Hills’ central district. Adjacent to the city’s business district and world-renowned Rodeo Drive, and just a few miles from the gleaming office and hotel towers of Century City, Canon Drive is in the center of it all.</p>
<p>Canon offers a blend of neighborhood-like comfort and upscale metropolitan amenities. Italian restaurant <a href="http://www.portaviabh.com/">Porta Via</a> opened shop on the street in 1994 as Canon Drive began to shift from a sleepy, unremarkable corner of the Golden Triangle to a destination for food connoisseurs from Los Angeles and beyond.</p>
<p>When the world-renowned chef and restaurateur, Wolfgang Puck opened the now-iconic <a href="https://wolfgangpuck.com/dining/spago/">Spago</a> at 176 North Canon, it was evidence that the street was gaining momentum and prestige towards its status as a dining destination. While the shift was gradual, <a href="http://www.hollywoodreporter.com/news/how-beverly-hills-canon-drive-894707">North Canon is now similar to a food-court for entertainment industry power players</a> with nearly 20 dining establishments concentrated along its four-block stretch. E Baldi is one of my personal favorites to enjoy dinner!</p>
<p>In fact, North Canon Drive makes up 20 percent of the eateries listed on <em>The Hollywood Reporter</em>’s annual <a href="http://www.laweekly.com/restaurants/the-hollywood-reporters-top-25-power-lunch-spots-list-for-2017-has-been-revealed-8429348">list of the top 25 power lunch locations</a>. Included on the 2017 list are restaurants like <a href="http://sugarfishsushi.com/">Sugarfish</a>, <a href="https://www.lascalabeverlyhills.com/">La Scala</a>, Spago, <a href="https://www.venetian.com/restaurants/bouchon.html">Bouchon</a>, and <a href="http://www.thepalm.com/">The Palm</a>. Adding to the allure of the street is the diversity of the culinary offerings along the street, from the steaks of The Palm to the classic Californian of Spago, to the top-notch sushi artistry of Sugarfish, to high-end vegan with the recently-opened <a href="https://la.eater.com/2017/5/22/15671264/gratitude-beverly-hills-vegan-opening-photos-inside">Gratitude</a>. While Canon has deservedly cultivated a reputation of dining excellence, it’s much more than a power lunch destination.</p>
<p>Canon is not <em>as</em> well known in the fashion world as the adjacent Rodeo Drive, but its more affordable commercial rents make it <a href="http://www.joycerey.com/blog/canon-drive-restaurants-and-businesses-joyce-rey/">a popular choice for smaller, locally-owned fashion boutiques</a>. The typical rent per square foot just one block to the west on Beverly Drive ranged from $15-$20 per square foot in 2016. Compare that with Canon Drive, which saw rents in 2016 in the range of $7-$12 per square foot.</p>
<p>Despite the greater Los Angeles region’s reputation, Beverly Hills’ Golden Triangle is a pedestrian paradise. The reasonable commercial rental costs and a heavy level of foot traffic has created an extremely <a href="https://www.apparelnews.net/news/2017/feb/23/whats-checking-beverly-hills-boutiques-thriving/">healthy environment for small, local businesses to thrive</a>.</p>
<p>This combination of small businesses and upscale restaurants gives North Canon Drive an old-school neighborhood feel that just can’t be found along Rodeo Drive and other major shopping streets in Beverly Hills. There’s more than just shopping and dining to draw visitors to the northeastern edge of the Golden Triangle. While its address is one Beverly Drive, the Montage Beverly Hills backs up to Canon Drive. This hotel is considered one of the finest in the Los Angeles area, providing upscale amenities and comfort for its guests.</p>
<p>Towards the southern end of Canon Drive near its intersection with Wilshire Boulevard is the stunning Beverly Canon Garden. This park runs the width of the block, providing a passageway for pedestrians between Beverly Drive and Canon Drive. The newest green space in the city of Beverly Hills, the park includes soothing fountains, long grassy lawns, plus seating and performance space. At one end of the gardens is the entrance to the Montage Beverly Hills; at the opposite end is Thomas Keller’s Bouchon.</p>

Years of experience matching people with their dream homes have taught us a thing or two about how you can prepare yourself for the experience of looking for a new home. <p><strong>Get Your Priorities Straight</strong></p>
<p>Understanding what matters most to you should be your first consideration. Everyone has different priorities when it comes to size, layout, location, style, and beyond. When you know your priorities, you can quickly eliminate homes that are obviously not a good fit.</p>
<p>An obvious priority is finding homes that are within your budget. Southern California home prices vary from neighborhood-to-neighborhood, and knowing what you can afford is the first way to narrow your search area. While there are certainly exceptions, if the median home price of a neighborhood is well out of your price range you should avoid focusing your search on that area.</p>
<p>It’s also important to identify what features matter most to you in a new home. How important are things like a swimming pool, a big garage, outdoor dining areas, or a large backyard? Do you need a residence with a guesthouse, a pool house, or a gym? Make a list of priority features so you can customize your search and save time.</p>

The one way to solve this problem has become yet another cliché of Los Angeles: live where you work.</p>

<p>Pacific Palisades coastline offers 1.75 miles of pristine coastline at Will Rogers State Beach. The State Historic Park includes the acres that were once Rogers’ ranch, with hiking trails and, fittingly, horseback trail riding.</p>

<p>Pacific Palisades’ spectacular views have attracted forward-thinkers and artists since its founding in the early twentieth century. Featuring several architectural styles, the areas offers luxury for any taste.</p>
<p>Renowned landscape architect Frederick Olmsted, the co-creator of Central Park in New York City, was enlisted to oversee some of the original work in Pacific Palisades. His work can be seen largely in the Huntington Palisades area, and helped to shape the way the neighborhood unfolded.</p>
<p>A signature of Pacific Palisades’ architecture is a callback to Mediterranean themes. The Getty Villa showcases 7,000 years of ancient art in addition to gardens modeled after classical styles.</p>
<p>Another unmistakable design style took root in Pacific Palisades: mid-century modern. The <a href="http://eamesfoundation.org/visit/how-to-visit/">Eames house</a>, most notably, worked <em>with</em> the spectacular landscape of the area by “nestling the house into the hillside, rather than imposing it on the site.” Husband and wife design team Charles and Ray Eames worked integratively with the Pacific Palisades landscape to let the home become a part of its breathtaking scenery, rather than obscuring it.</p>
<p>One of the brightest stars to settle in Pacific Palisades, Steven Spielberg was drawn to the area in the 1980s. In this excerpted <a href="http://www.architecturaldigest.com/story/steven-spielberg-pacific-palisades-home">interview from Architectural Digest</a> discussing his recently remodeled Mediterranean-style villa, Spielberg points to stars from the ‘30s and ‘40s as his inspiration.</p>
<blockquote><p><em>“The history of the house attracted me instinctively,” Spielberg says. “It was important for me to know that David Selznick had lived there during the time he produced Gone With the Wind.” He continued, “On the right [the estate] was flanked by Will Rogers State Park, which was the most attractive thing about the site. I knew they could never destroy the park view with homes.”</em></p></blockquote>
<p>Spielberg captured the essence of Pacific Palisades: inspiring landscapes and golden history. Today, many of Hollywood’s biggest stars have invested in homes in this secluded paradise, knowing that the area’s abundant parkland ensures overdevelopment is impossible and the feeling of privacy and wildness will remain indefinitely.</p>

<p>Despite some stereotypes indicating the opposite, Los Angeles has a plethora of choices for the urban-minded luxury real-estate buyer. Downtown Los Angeles seems to have finally risen out of its decades-long nadir, with neighborhoods like the Arts District, South Park and Historic Core offering both new high-end construction condos and luxury converted lofts. Meanwhile, to the northwest Hollywood has come back in a big way, with luxury condominiums and boutique hotels announced on a weekly basis.</p>

The city grew initially on the promise of agriculture and real-estate – a chance for the everyday American to own a home with an orange tree in the backyard. Eventually the discovery of oil led to derricks rising across the still-undeveloped coastal plain leading westward to the Pacific. Entertainment put the maturing city on the tip of the world’s tongue, permanently establishing it as a city about which everyone has an opinion. During the Cold War, aerospace companies such as Boeing and Northrop Grumman found space in the city’s dense urban sprawl to build vast campuses that fueled the regional economy.</p>
<p>Throughout these phases of Los Angeles’ evolution, titans of the respective industries rose to incredible heights of wealth – folks such as William Mulholland, <a href="http://www.joycerey.com/beverly-hills-properties/harry-warner-estate-luxury-beverly-hills/" target="_blank">the Warner brothers</a>, <a href="http://www.joycerey.com/beverly-hills-properties/1050-summit/" target="_blank">Edward Doheny</a>, Henry E. Huntington and many more helped make luxury real estate a tradition in the city. The favoritism shown towards the Hollywood Hills during these 20<sup>th</sup> century boom years has rendered very few vacant lots which allow the ambitious buyer the opportunity to build a new residence from the ground up. <a href="http://www.joycerey.com/beverly-hills-properties/300-degree-views-sunset-strip-real-estate/" target="_blank">8555 Hedges Place</a> is an example of a tear-down that is now listed as a dream development site for $14.9 million above the Sunset Strip.</p>

<p>Today, Los Angeles is still built around its entertainment industry as well as manufacturing and the distribution of goods. However, there is a new boom happening on the Westside: Tech. Though the tech boom is largely associated with the Bay Area, a critical mass is beginning to form within the coastal communities of Santa Monica, Venice Beach and Playa Vista. As such, the luxury market in Los Angeles has begun to evolve to cater to the tastes of this younger generation of affluent home-buyers. Luxurious new condos such as the Four Seasons and the Waldorf Astoria are popping up all over the Westside and are entering new price territories.</p>
<p><strong>Legacy of Adventurous Architecture</strong></p>

										<content:encoded><![CDATA[<p>The Salone del Mobile transforms the city of Milan once again. In the 51st installment of this international Trade Show which took place from April 17 to 22 we were shifted through a labyrinth of design zones. From the center of exhibitions in Fiera RHO to the Experimental zones of Lambrate , Brera and Tortona and the only luxury point in the world, Montenapoleone, where design took form in many unexpected ways positioning Milan as the undefeated meeting point for design.</p>
<p>Celebrities Fashion and Design have always been related, but in this installment of Salone the evidence was clear. Celebrities and Fashion have made their way into the design world. Celebrities like Lenny Kravitz who reinvented the Mademoiselle, designed by Phillippe Starck for Kartell. Fashion Houses like Bottega Veneta, Marni, Maison Martin Margiela, Missoni, Calvin Klein, Versace, also showed their new Home collections.</p>
<p>Thousands of design afficionados from across the globe made their way into the worlds biggest trade show. This year the numbers where outstanding showing an increase in both exhibitors and visitors from previous years. There was a total of 2,700 Italian and foreign exhibitors at the Salone Internazionale del Mobile, the International Furnishing &amp; Accessories Exhibition, the SaloneSatellite and the biennial “EuroCucina”. A total of 331,649 visitors overall attended the 2012 Salone and 6,484 members of the communications industry, including 5,725 of them from countries all over the world.</p>
<p>The inspiration by creative minds was palpable. Each stand presented a new philosophy of design. For example, the Blue world of Baxter who presents a new collection designed by Matteo Thun and a reinvention of the designs of Paola Navone and Draga&amp;Aurel. Furthermore, the minimal design of Molteni’s new collection Grado° by Ron Gilad’s. Additionally, the incredible presentation by Vitra with an amazing stand designed by Valerio and Monica Mazzei in collaboration with Massimo Morozzi as art director, where they showed a line of new furniture with designs by Antonio Citterio, Bourroulle, Jean Prouvet, Konstantin Grcic and Jasper Morrison. Zannotta presented among others the new Altopiano sofa designed by Ludovica+Roberto Palomba. Giorgetti maintains an equilibrium in form and style, attention to detail and a almost artisan quality makes the company’s signature, a natural feeling a sense of home is achieved with new designs by Chi Wing, Laura Silvestrini and Umberto Asnago.</p>
<p>In the Kitchen pavilion a new concept presents itself giving a new direction to the future kitchen, a new functional and aesthetic concept is presented in various trends. DaDa presents the HI-LINE 6 by Ferruccio Laviani a model far from the classic concept of the kitchen. Boffi presents a new model designed by Norbert Wangen in which the lines of minimalism are redefined.</p>
<p>New zones are born. As the Salone becomes bigger and stronger, new zones emerge in the constant search of what is next. The experimental transforms into a new Culture of Design. Each zone has a distinctive feel and attraction for a variety of different people. Tortona holds the Tortona Design Week, referred to as the “Tortona Area Lab”. This event coordinates exhibitions and cultural initiatives around Via Tortona, Via Savona and Via Stendhal. This exhibition featured important participants like Mercy, the French native store chose the Tortona area for their first “POP UP” store. The Super Studio Group presented the Temporary Museum for New Design in which the Cosentino Group, a global leader in the production of surfaces, presented a project named Shaping Silestone, created by renowned Brazilian Designers, Fernando and Humberto Campana. Poltrona Frau also chose this location to present the 100 x100 exhibit celebrating 100 years of the company.</p>
<p>On the occasion of the Milan design week, Venini chooses again the Bagatti Valsecchi Museum as scenery for the press conference with Architetc Tado Ando and also for the exhibition of the new extraordinary projects and unique works, characterized by a timeless charm.</p>
<p>Brera is a place full of charm in which Fashion and Design live together. It is a place full of creative minds where culture mixes with shopping, exhibitions like SPUN by Thomas Heatherwick and the Agape Concept Store showing the new designs by Patricia Urquiola , Benedini Asoc. and Andrea Morgante All give true meaning to innovative design.</p>
<p>The circuit, Ventura Lambrate, a neighborhood that in the past years has attracted attention during Milan Design Week is characterized by creativity, quality, and internationalism. This is what caught the attention of exhibitors like IKEA who launched its long-awaited PS 2012 collection witch unveils Smart and Sustainable Designs.</p>
<p>As the night falls, the City of Milan holds the best events and parties. It comes to no surprise when you gather Fashion, Design and Celebrities.</p>
<p>Flos celebrating 50 years of design set the standards, a bash hosted at Palazzo della Permanente with a magnificent retrospective installation that featured more than 100 historical pieces. Guest where greeted by the different installations, then gathered in the lounge area which featured oversized maxi arco lamps under which guests danced the night away. Among the celebrated guest in this event were, Phillippe Starck , Rodolfo Dordoni , Patricia Urquiola, Marcel Wanders, and Piero Lissoni.</p>
<p>Baxter made the night all about leather transforming the Diana Majestic Hotel into a private club in which a selected crowd where treated to the best music, drinks and hors d’oeuvres.</p>
<p>Missoni made its presence feel in this year event with a stand in the Saloni and various exhibitions outside the trade show but there where no doubts that the star packed private event Bolon by Missoni hosted at their showroom in Viale Venezia was the toast of the night.</p>
<p>An unexpected, but quite successful collaboration between Savatore Ferragamo and Molteni&amp;C made this year all about design and fashion. The duo collaborated in all their presentations and hosted a private event entitled “Eclaté (Exploded)” in the Ferragamo showroom in Via Montenapoleone. During the occasion the new MO and SOL products designed by Constance Guisset where presented to those in attendance.</p>
<p>Promemoria took a different approach by hosting an intimate garden party in the afternoon at their showroom in Via Bagutta to present their new collections. The event showed the company’s passion for detail and the love of true craftsmanship.</p>
<p>The fashion houses, Stella Mccartney and Maison Martin Margiela were among those that also hosted extraordinary events.</p>
