As a realtor in the business of evaluating markets, keeping track of opportunities, and maintaining knowledge of real estate laws and issues, I also find myself in the middle of interior design discussions. Architecture, and at times, interior design can rank toward the top in clients’ minds especially in Aspen. Unlike the architecture of a property, the interior is much easier for a buyer or seller to change. Often, a buyer wants to change some or all of the decor in a home once purchased. Likewise, a seller may choose to revamp, or, at least, stage their home’s interior in order to improve its saleability. Aspen homeowners make changes parallel to current trends and sometimes push toward the progressive edge.

Kirsten Schmit, of Decorative Materials in Aspen, says, “Updating finishes is an effective way to renew and personalize a space. If you are preparing to sell, update with a new back splash or fireplace feature. As a buyer, think about changing the finish of one or two areas to customize the property right away.”

“Metallics are a fresh finish trend, especially in the mountains. Whether your choice of metallic is sleek and sophisticated or rustic with a weathered effect, both are certainly effective and unique finish choices."

Stand-alone tubs and faucets have appeared in the work of a few designers. These fixtures save space and allow for all sorts of variety in bathroom design. While not everyone can disassemble bathrooms to install a free-standing tub, I know my clients are rarely thwarted by a challenge.

A traditional skyscraper takes pride in its upward not outward expansion. The growing demand for office space while simultaneously avoiding excessive occupancy of the street was a public issue.

According to BIG, the new construction will make proper use of public space at base level by adding garden terraces that lead to the tower's entryway. The middle of the tower will be twisted in shape and design to accommodate the housing units with generous outdoor space and optimal views. In addition to the side extension, the residential terraces will have dense layers of vegetation on the west side to ensure privacy.

The 65,000-square-meter tower aims to incorporate Frankfurt's mixed "modern metropolis" and "traditional city block" neighborhood by creating an overall friendly and approachable high-rise. The project skyscraper will become one of Bjarke Ingels' imminent modern pursuits to mesh contrasting architectural forms and methods.

"You can take multiple desirable elements that might not fit together, or even seem mutually exclusive like the garden home and the high-rise, and merge them together into a new genre," says Ingels. "You don't have to remain faithful to a single idea, you can literally marry multiple ideas into promiscuous hybrids."

The tower has an expected completion date for 2018.

A visually-appealing approach called the QuaDror, the five-story building will be composed of self-contained boxes in different dimensions interlocked by a giant, steel frame. The diagrid, composed of triangles and diagonal lattices, supports the overall architecture.

Dror asks, "How do you create a tower that is not just introducing a different type of glass—a tower that really pushes boundaries in one way or another?"

#2: 350 Bowery

From top to bottom, the structure will be dissected into residential, public/art space, and retail, respectively. Dror focuses on function in height with this multipurpose building for residents. One entrance will connect directly to the store; another entrance will eventually lead to a lift shaft for residents. The unique design of columns as "supporting stilts" also emphasizes the use of open space and breakdown of interior/exterior differentiation.

#3: 281 Fifth Avenue

The 281 Fifth Avenue concrete skyscraper would make a lasting corner impression at a height of 1,000 feet (305 meters). The construction of the building will allow individual apartments to have windows on at least three sides. Here, Benshetrit focuses on stacking three-story housing blocks on top of five.

"With this building there is no height limitation, so it can basically go as high as we wish for it to be," he says.

Chosen by the Dubai Multi Commodities Centre (DMCC), the Chicago-based duo share an affinity for designing high-altitude buildings, such as the Kingdom Tower presently underway in Jeddah, Saudi Arabia—a kilometer-high structure that will also contend for the "world’s tallest building" title.

Details of the Burj 2020’s designs have not yet emerged, but DMCC chief Ahmed bin Sulayem says, “It will be a mega high structure floor-wise.” Situated in the Burj 2020 District among commercial, retail, and hotel spaces, the Burj tower will feature a 360-degree observation deck.

Set to begin construction later this year, the development will be completed in 2020.

Milan—dubbed as the “pollution capital of Europe”—has significantly accumulated a history of infant mortality and various cancers since early 2008, according to The Telegraph. The functionality of the sculptured décor will potentially and successfully create a safer climate for the city.

While the exterior design draws audiences to its landmark, the 13,000-square-meter interior holds visitor interest by showcasing historical, digital, and landscaped visual projections that probe the minds of intellectuals and artists alike. The six floors introduce psychedelic colors, patterns, and rhythms that distort a viewer’s concept of time, space, and dimension.

Upon the completion of the 2015 Milan Expo, the Palazzo Italia will convert into a technological hub for institutional events, exhibition areas, and office spaces.

New York-based architectural groups Studio Libeskind and Meis Studio utilize Rome’s former 247-acre hippodrome to its utmost capacity by building three angular towers in triangular formation as a centerpiece in the 3,000-square-meter public plaza for an upcoming development of a large urban district, which will feature a 52,000-seat A.S. Roma football stadium, training facilities, offices spaces, retail stores, restaurants, and cinemas.

Erected on the grass roof of a three-story colonnade, the tallest tower stands up to 220 meters (roughly 722 feet). The Tor di Valle structures provide similar breadth to Rome's theater by drawing attention to its atrium-like spaces.

The opaque panels emphasize the tower’s attractive assets, such as the multi-layer floors, lush gardens, and open-space offices resembling a boldly surfaced utopian tunnel. The development's date of completion is yet to be announced.

Three years ago, Foster & Partners competed against Rogers Stirk Harbour + Partners, OMA, and Zaha Hadid Architects to be chosen for the refashioning of the New York Tower located on 425 Park Avenue. (At the time, the location was preparing for construction of the Lehman Brothers Bank.)

The office tower will be an urban contribution to Park Avenue’s midtown belt—a once-prominent office district. Standing 853 feet tall, 425 Park Avenue will not be a record New York skyscraper, but the project focuses on functional aspects such as the impressive open spaces, amenity terraces, and triple-height sky lobby with glass canted walls for public conferences.

To be built in three vertical sections with promenades on each landing, the jutting tower resembles the Two World Trade Center with more pronounced, sharper edges.

The building can be viewed as a tall, slender tower from the former, or as a series of stair-stepped green terraces from the latter. Principal architect Bjarke Ingels notes, "The building will be home to a lot of companies with a lot of different needs, so it has to be a lot of different buildings coming together as one."

The floor plan of the development—which will stand at 200 Greenwich Street as the second tallest out of four buildings situated on the grounds of the original Twin Towers—will include housing for companies such as 21st Century Fox and News Corp, which plan to occupy the lower half of the tower with more than 5,000 people under one roof.

Leased by Silverstein Properties, other commercial office tenants will locate themselves in the upper half of the tower. In the lobby, the Center will accommodate means of commuting by the transit hub, providing direct access to 11 subway lines and PATH trains.

Amenities such as basketball courts, a running track, a cafeteria, and screening rooms will serve as the casual springboard leading to the rooftops.

Based on the most recent developments of national and global economies, performance of Hawaii’s tourism industry, labor market conditions, and growth of personal income and tax revenues, Hawaii’s economy is expected to expand for the remainder of 2015 and progressing into 2016. The current DBEDT forecast seems more optimistic than the previous forecast.

Hawaii’s economy depends significantly on the U.S. economy as well as key international economies–especially Japan. According to the February 2015 Blue Chip Economic Consensus Forecasts, U.S. real GDP is expected to increase by 3.2 percent aggregat–0.2 percentage point higher than the 3.0 percent growth rate projected in the November 2014 forecast. At this time, the 2016 consensus forecast expects an overall 2.9 percent growth in U.S. real GDP.

Meanwhile, the February 2015 Blue Chip Economic Consensus Forecasts' real GDP growth for Japan is now expected to increase 1.0 percent aggregate–0.3 percentage point lower than the 1.3 percent growth rate projected in the November 2014 forecast. The 2016 consensus forecast expects an overall 1.4 percent growth in Japanese real GDP.

For the local economy, DBEDT expects most of the economic indicators to have a similar growth rate projected in the previous forecasts.

Overall, measuring by real GDP, Hawaii’s 2015 economy is estimated to increase by 3.1 percent and a 0.3 percentage point above the growth rate forecasted last quarter. In 2016, Real GDP growth is expected a climb to 3.0 percent—0.5 of a percentage point above the growth rate forecasted last quarter.

In 2015, Hawaii’s unemployment rate is projected to be 3.9 percent–0.2 of a percentage point lower than the previous forecast and, in 2016–3.8 percent, the same as the previous forecast.

Visitor arrivals are expected to increase 2.1 percent in 2015–0.2 percentage point higher than the previous forecast. The forecast for visitor days in 2015 increased 0.1 of a percentage point to 2.3 percent. The forecast for visitor expenditure in 2015 decreased to 3.4 percent from the 3.6 percent growth projected in the previous forecast. For 2016, the growth rates of visitor arrivals, visitor days, and visitor expenditures are now expected to be 1.7 percent, 1.7 percent, and 4.3 percent, respectively.

Similar to the previous forecast, the projection for non-agricultural wage and salary job growth rate in 2015 is 1.5 percent. Furthermore, in 2016, jobs are predicted to increase by 1.4 percent, the same as the previous forecast.

The Honolulu Consumer Price Index (CPI) is now expected to increase 1.8 percent in 2015–0.4 percentage point below the previous forecast. In 2016, the CPI is projected to increase 2.2 percent–the same as the previous forecast.

Also in 2015, personal income in current dollars is now expected to increase 4.5 percent–the same as the previous forecast. Real personal income is currently projected to grow 2.8 percent in 2015, 0.3 percentage point above the previous forecast. In 2016, current-dollar personal income and real personal income are expected to increase 4.8 percent and 2.8 percent, respectively.

Beyond 2016, the economy will continually expand, with job growth expected to increase 1.3 percent in 2017 and 1.2 percent in 2018. Visitor arrivals are expected to increase 1.7 percent in 2017 and 2018. Visitor expenditures are expected to increase 3.9 percent in 2017 and 2018. Real personal income is projected to increase 2.7 percent in 2017 and 2.3 percent in 2018. Hawaii’s real GDP growth is expected to increase 2.9 percent in 2017 and 2.5 percent in 2018. The unemployment rate is expected to decrease to 3.6 percent in 2017 and 3.3 percent in 2018.

This calculation can help narrow down possible neighborhoods. Next, choose a broker familiar with those areas. As you are looking, it is good to ask your selected broker about taxes and homeowner's association dues so that you have a more accurate “all in” cost of owning.

After finding a few properties that fit your desired neighborhood and budget, you may expect a down payment of 20 percent or more to help avoid the cost of mortgage insurance. That being said, as a first-time home buyer, there are many loan programs that are available if you have less than a 20 percent down payment or none to put down. Some loan programs to note are USDA, VA, FHA, as well as conventional loans.

Typically, there are loans corresponding to your specific financial needs, but be careful not to exceed a monthly payment that stretches you financially. Financing takes a sufficient amount of time before it can be approved, therefore, patience is required, especially regarding the necessary amount of completed paperwork. A few of the items to be gathered before starting the financing process include:

• Income documentation–W2s, profit and loss statements, pay stubs
• Assets–statements for checking, savings, stocks, bonds, etc.
• Liabilities–If you rent, the contact information of the property management company, if you pay a landlord directly, 12 months of canceled rent checks or statements
• Miscellaneous–driver’s license or passport

Brentwood–Brentwood Art Center

One of my favorite things to do–which I do not do nearly enough–is take time to be creative. This summer, I will sign up for classes at the Brentwood Art Center on 26th and Montana that offers classes for adults, teens, and children. Whether you are interested in sculpture, drawing, water colors, or mixed media, there is a class for you. Want to send your kids to art camp? There are weekly sessions offered for ages 5-12, as well as classes for teenagers, that allow your children to experience drawing, painting, printmaking, and sculpture.

Santa Monica–Concerts at the Pier

Last year, one of my closest friends invited me to watch concerts at the pier practically every week for the entire summer. I hate to admit it, but I only made it to the last concert. As soon as I arrived, I knew I had been missing out. As I joined the throngs of people walking towards the pier, I was immediately swept up by the energy from the crowd, which ranged from teens and young twenty-somethings to families with young children. I joined my group on a picnic blanket in the sand and looked up at the lights of the pier while listening to the soulful R&B hits of Charles Bradley. I can tell you that this summer I will do my best to attend every concert. The first concert is on Thursday, July 9th, starting at twilight. And here's the kicker: Thursday concerts are free. Musical guests are Morris Day and Dam Funk.

This summer, I plan to exercise more. Because I do much better in a group, I will be signing up for fitness classes at Studio K. With a broad variety of workouts and convenient class times, Studio K is bound to have a routine that works for everyone, offering affordable rates for both individual and group classes. DHA Capital, an investment firm in the New York area, acquired 50 Clinton as its eighth project in fall 2014. Focusing on quality urban development, DHA expects the luxurious lodging to draw significant attention to the metropolis.

“The design of 50 Clinton contributes significantly to the resurgence of the Lower East Side,” said Dan Hollander, managing principal of DHA Capital. Josh Schuster, principal of DHA Capital, adds, “This is a thriving downtown neighborhood where there is strong demand for a product offering luxury at an attractive price point.”

First impressions are important to the designers at 50 Clinton. The historic influence of industrial tenements resonates deeply within the project’s construction. The Issac & Stern Architects P.C. boosts the exterior architecture with a red-brick appeal and extensive windows for abundance of natural light. Inside, the lobby presents a simple yet sophisticated air of warm emerald marble and patterned limestone flooring. Pillars separate the walkway from the concierge desk, the latter pushed back into a marble den creating a personalized check-in experience.

Interior designer Paris Forino expands the European concept of light, airy spaces for the one- to three-bedroom compartments of 50 Clinton Street, honing in on solid colors and functional pieces designed with modern techniques. The open floor plan allows space for entertaining, although the landscaped rooftop readily offers a 360-degree view of the Manhattan skyline, as well as ample room for outdoor cooking, dining, and lounging.

Forino says, “50 Clinton combines old-world chic with a modern European flair for an unprecedented quality of living in the neighborhood.”

Amenities include an advanced fitness center, bicycle garage, and 24-hour doorman.
