Douglas Sabo, a luxury real estate professional with Nest Seekers International and a Hamptons’ native, shares his insight and advice on navigating the upscale area.

The Hamptons is famed as an upscale second-home destination. Yet, what advice do you have for buyers seeking a year-round residence here? How should they tailor their search differently?

I think all buyers should keep an open mind, quite often after searching for a property looking at what is available and at different areas they make adjustments from their initial perception of their ideal Hamptons. Finding a home out here is a process – it takes time to view the inventory, understand the market and the area differences.

House hunting often sounds fun, but can turn out to be more difficult and overwhelming than homebuyers imagine. What is your approach to curating and presenting to your clients the listings you think best match their search?

Yes, it can be, and there are many pitfalls buyers can get caught up in. Working with a knowledgeable broker is essential, one that understands town codes land use restrictions, and the potential development rights of the property. They also need to ensure that everything that exists in the transaction is legal. There is nothing worse than negotiating on a property only to find out there are restriction, or illegal building or structures that do not meet local zoning laws. Even if they can be rectified, the delays alone are frustrating.

What is the best time of the year to buy property in the Hamptons? Why?

Late fall and early spring, most buyers buy to set up for the following summer season, but sales are made all year-round. It is difficult to assess a property covered in snow, or to see the landscaping and appreciate how the home feels.

Negotiations seem a given when buying real estate, but how common are they in the luxury segment? What are your tips to homebuyers who engaging in negotiation the price?

Negotiations are a given in any market including the Hamptons. It a process, and always the value of any property is determined by what a buyer will pay for a property and what a seller will sell for, in essence the meeting of the minds.

I always advise my clients not to rush in with any offer before we have done our due diligence, fully understanding the property in all aspects, and understanding the market as it is today. Information is key.

Secondly, during the process don’t take things personally, it a real estate transaction, stay focused on the deal. I have seen a number of great deals get blown up by ego, and they generally regret it after losing the property.

Last, it is not always about the best deal, buyers should understand they will be living in this property, and need to evaluate whether they settle for the best deal or they buy the property that suits them best.

What does a winning offer constitutes of? What is your approach to helping clients with offers that stand out?

In a successful transactions there is give and take on both sides. The key is being prepared, understanding the market, understanding the process and what is required. Before the offer, the buyer need to be confident in their decision, and have everything in place to close the transaction. That means having an attorney they will use, hiring a home inspector and having financing in process if that is required. Delays can kill deals, waiting to find an attorney or getting approved for financing, when evaluating offers most sellers gravitate to the buyer that they believe can close the sale, not necessarily the highest price.

The closing process may be confusing, bringing additional costs and unexpected time frames. What can homebuyers in the Hamptons expect during that time?

Working with someone knowledgeable saves time, and can save a deal. Buyers should be fully aware of the costs, fees and time frame well in advance. There should be no surprises.

To make sense of all the latest trends in Los Angeles’ real estate, Haute Residence talked to Lisa Optican, Luxury Estates Director at Compass.

Prices in the Los Angeles market are soaring up, reaching record levels. Some experts say this cues to a healthy recovery from the Great Recession, others express worry of possibly another bubble. What’s your take on the rising prices?

I think the soaring prices in Los Angeles are a reflection of the shortage of inventory. Los Angeles is in a unique position because it draws all types of business and commerce, the weather is stunning, and there is a limited amount of quality homes in prime neighborhoods. I do think, however, that some of the current prices are exceedingly high and until sellers get a bit more realistic about how much the property is truly worth, those properties will sit on the market.

Some recent reports have shown a slight decline in the number of listings in 2017 and the first half of 2017 despite the increased profits from selling, showing that some sellers are not rushing to sell, and keeping prices high. What is your take on this? What could stimulate more potential sellers to list their homes?

Week after week I hear people contemplating putting their houses on the market to sell and then they ask the question, "Where am I going to go?" Sure, they can make a lot of money by selling right now, but they will also have to spend a lot of money to buy something if they want to stay in Los Angeles. Sellers have to be exposed to what else is out there for them...perhaps there is a neighborhood that they never considered; perhaps they no longer need the size of the house they are in; or the size of the lot.

What is your advice for those looking to sell their properties?

Be smart and realistic about your property. A good agent will be able to not only talk to you about the comps, but will also be able to tell you what the present-day competition is, should a seller put their house on the market. A seller has to imagine that any buyer looking at their property is also looking to see what else is available. How does this property compare to the other properties available for sale? Size of house, size of lot, location, style, amenities...all of these factors have to be weighed so a seller can accurately price their house.

What about advice to buyers, who are also saddled by spiked interest rates on mortgages?

Buyers have to be savvy about their financial picture. The best plan is to meet with financial advisors and mortgage brokers before searching for homes so that they are aware of what they can afford and what the payments will look like in the future. I always tell people that buying a house should not cause absolute financial stress. If the numbers are not working and it becomes a stretch, I recommend pausing and reconsidering a different price point.

In a slew of cities, including LA, homes, today, often sell for above the asking price. How can a buyer navigate such a dynamic to ensure his or her proposal leads to a deal?

Working with an agent who has good relationships is critical. It's also about telling a story and making your clients stand out in a personal and emotional way. Of course, a good agent will also point out the strength of the buyers finances.

What about sellers?

A seller should be very clear in what they are looking for and an experienced agent will be able to sort through the offers to evaluate the likelihood of a deal closing. Sometimes it’s not all about the highest price, sometimes the strength of the buyer is in the details of the offer.

What are your expectations about the market dynamic the second half of 2018?

I think the remainder of 2018 will continue to be strong but I do think we will start to a see a shift in the high-end luxury market as more properties $20 million and higher continue to come on the market. As it presently stands, for example, there are 48 homes on the market (not including off-market) priced at $20,000,000 and higher in Bel Air, Beverly Hills, and the Sunset Strip and more are expected to come on.

You have been in the industry for decades, rising to the very top of it. What still keeps you motivated to get up every morning and do what you do?

I have loved my business from the moment I began. Each day is a challenge and an adventure. The excitement of making a deal or listing a beautiful property! I have received wonderful pleasure from making so many great friends amongst my colleagues and clients. I am motivated each day by a desire to be the best agent for all my clients.

You have been described in various ways, from “first lady of luxury real estate” to “grand dame of real estate,” to “Billionaire’s broker.” But how do you see yourself?

I see myself as a respected, honorable, caring, and hardworking leader in the real estate industry.

You have represented some of the most iconic historic properties in the country. Do you have a residence and a marketing campaign around it that you cherish the most?

This is like asking someone which is their favorite child. I have so many that stand out. My first landmark MLS listing was Pickfair in 1980 and it was my first experience dealing with the media. Prior to that, I twice had sold Owlwood (which on both occasions was the highest sale in the US). I was asked to sell it without advertising or MSL placement - simply through my personal network. Owlwood will always have a special place in my heart.

However, in 1986, I sold the Harold Lloyd Estate, which is a standout architecturally and has tremendous historic significance to Beverly Hills. I also sold the magnificent Le Belvedere twice, each time breaking records. Currently I represent, with a team of seven other agents, one of the most iconic properties in America, “Chartwell” – the famed Perenchio 10.3-acre Estate.

You have broken sales records year after year with 2017 being the best so far. What challenges did you face last year and how did you overcome them?

Last year I represented a particularly charming property in the Coldwater Canyon area. A Chinese buyer residing in San Francisco contacted me to see the property and spoke limited English. Fortunately, I had just hired a licensed assistant who was fluent in Mandarin and although my client and I managed to converse on a basic level, her ability to speak Mandarin was extremely helpful in closing the transaction.

We are already in the second half of 2018. What trends did you see develop in the LA market? Any expectations for the second half of the year?

2018 sales volume in the luxury market dropped over 2017 in the same period. This would indicate that prices should stabilize for the balance of the year.

How has the industry changed over the years since you first started out in the 1970s? How did you adapt throughout the years in order to continue to succeed whatever turns real estate took?

The real estate business is an entirely different business than when I entered it. At that time, each agent operated singularly. There were no real estate teams, there were very little advertising/marketing, and virtually no foreign buyers. My first real estate residential purchase agreement was one blank page long and obviously there was NO technology. I have tried to embrace every new idea. One of my great pleasures is my Instagram account because it enables me to showcase my beautiful properties and connect with my clientele.

What is the most important lesson you have learned in your career so far?

There is no substitute for hard work and integrity!

Residential real estate seems to be a field where women top the charts and exceed today. But how was it when you started out? Did you ever feel excluded because you are a woman? How has the norm changed, and what do you think other industries can take from residential real estate when it comes to gender equality?

When I began my career there were many predominant women leading the field. However, very few owned the company. I have always felt it was an asset to be a woman in my profession as a sales agent. It is so important to have sensitive and intuitive communication with your buyer or seller. Other industries should note the commission does not change whether it is a man or a woman closing the deal.

What advice do you have for young professionals who are just starting out their real estate career?

Recognize that the real estate business is a very demanding profession. In order to be successful you have to be willing to work 24/7. It is helpful to join a well-known, successful company, which provides training programs for new agents. Also, it is beneficial to have a mentor that will work with you. It is also important to have a savings account so you can support yourself as it may take a while to make your first deal.

What considerations should agents address with out-of-town clients looking to purchase a vacation home?

Location. Location. Location. Always try to focus on the long term value, which always stems from location. The goal is to create a relationship with the customer not just to sell them this home but to sell ALL of their homes in the market. Usually people move every 3-5 years here. Quality is also a good characteristic as well and a focus on what fits their lifestyle.

What are some of the major issues that could go wrong when buying a second home? How can an agent help clients anticipate them and avoid them?

There really are no unforeseen issues when buying a second home if you are working with a good agent. Make sure that your customer knows all of their estimated costs of the home per year as well as what they would need to do if there was a storm or natural event. This lays out all of the possible issues that could happen however most of the owners here in Naples are 2^nd, 3^rd, or 4^th owners and are seasoned veterans when buying homes. This helps, however, I would also make sure they know the ins and outs of their home and or have a home watch person.

How many of Naples home purchases are for vacation homes? What makes the city a good destination to own a second home in?

I would say around 80 percent of our purchases are purchased for vacation homes. We were rated happiest and healthiest city in country for the 3rd year in a row. We have world class shopping, dining, beaches and weather. We are the golf capital of the world with more holes per capita than anywhere else. And being on the Gulf of Mexico we have spectacular boating and fishing. And the sunsets are mesmerizing every night.

What could be some of the costs of owning a vacation home that clients may not be familiar with when they start looking for a property?

Other than your normal house costs, such as taxes, insurance, utilities, you might have a home watch person for your home, which could be a cost to run the water, check the property, make sure everything is ok during the months that people are not there.

What are the vacation property rental rules in Naples? Can a vacation homeowner rent the residence when it is not occupied?

There are different rules and regulations when renting in Naples. There are many rentals, however, home owner associations sometimes will limit the amount of rentals per year to cut back on traffic in a certain neighborhood or location. However, rentals are getting harder and harder to come by due to an increase of people who want to be down here and try the market before they buy.

How can homeowners protect their newly purchased second home when it is vacant?

Hire a home watch person, increase security with cameras, locks and make sure to have hurricane windows.

Below, Catsman shares some of his insight on Telluride.

You have developed many projects in Telluride and area. How does your property development experience translate into real estate brokering?

Taking a project from raw ground, the planning and design, the follow through to the finish line and bringing it to market. For example, with the Lawson Hill Development, I also did all the sales. Regarding Gray Head Development, as an ex surveyor, I started by finding all original corners in the wilderness using GPS and tools of the trade. We then designed multiple home sites in excess. The reason being we knew some would be tossed out after we had the home sites, we designed the roads and trails and built the trails before we sold the lots giving homeowners access to miles of wilderness access. Point being, with extensive experience like this, you understand brokering from the ground up.

You have lived and worked in Telluride for decades. How has its real estate changed over the years?

In 1972, main street Telluride saw one car every five minutes and there was no ski area and no retail stores. A great Victorian home in the center of town could have sold for $10,000 to $20,000 and the same home today would sell for $2.8 million plus and some approaching $7 million plus.

You have represented a variety of properties, from ranches to condos. Is there a single real estate category that has performed better than the rest in recent years?

Over time, single family homes in the historic town of Telluride have more often than not led the market with all other segments following suit over time.

What is the most important lesson you have learned in real estate?

I have learned to listen to my clients.

Exclusiveness, natural beauty, intimate valley-end location with peaks and water falls soaring to almost 14,000 feet.

How has the market performed so far? Are there any trends you are paying close attention to?

Over time the Telluride market has always been resilient with short-term fluctuation and long-term upswings.

What is your advice for buyers looking for a property in Telluride this year?

All buyers are unique in their searches for opportunities, so I would reserve any advice until meeting the buyer and hearing what they have to say.

What are the destinations in South Florida that attract the most new comers? What makes them stand out from the rest?

Boca Raton, Delray Beach and Highland Beach continue to attract new buyers to waterfront properties both on the Intracoastal Waterway (including navigable canals) and the Atlantic Ocean. Boca Raton and Delray Beach offer a large assortment of country clubs, providing an active lifestyle in all price ranges, and western area family communities.

Additionally, families have been coming down to enjoy the planned urban developments, which include added security with gated developments and recreational amenities along with the local parks. Other areas of the country can be compared to watching a black-and-white TV, and South Florida is more like watching in full hi-definition color.

You are both established names in South Florida with decades of real estate experience. How has the region and its appeal changes over the years?

In the late 1970s, the population for this area consisted mainly of secondary buyers coming down for 2- to 3-month vacation periods. The biggest change has been the influx of people moving to this area for year-round living. The development of beautiful communities with parks and recreational facilities complete with architectural guidelines has created esthetically desirable communities.

Year after year, Florida ranks among the top states people are moving to. How many people have you helped relocate to Florida in the first quarter of 2018? Do you see any trends in numbers shaping up in recent years?

The number of buyers moving to South Florida continues to grow. The new tax laws have been one of the strongest contributing incentives for people to move to Florida, as well as the desire to live in our sub-tropical climate and get away from the cold weather and climates in the Midwest and the Northeast. We do not see any reason for this trend to change anytime soon.

Many consider South Florida – and Florida in general – as a retirees’ destination. Yet, the profile of new comers is a bit more complex than this. What type of people do you see increasingly settling in South Florida?

More families are moving to our area for year-round living. In addition to the retirees moving down, we have seen a tremendous increase in buyers who are still working and buying properties as secondary and vacation destinations.

What is the most propitious time of the year to move to South Florida?

Families are moving down in the late spring or early summer in time for their children to enroll in schools, while secondary buyers continue to move in the late fall. The real answer as to the best time to move here is as soon as they can sell their northern properties.

Moving to a new region is hard, especially when one is not really familiar with it. And, South Florida is famed for its beaches and lifestyle. But what else should new residents be aware of? How can realtors make this process easier?

New residents should be contacting the local municipalities for the amenities each area provides for their residents. Churches, synagogues and schools offer tremendous opportunities to meet their neighbors and local Realtors are the perfect conduit to becoming acquainted with these connections.

With the ease of travel, and the use of the Internet, we rarely see individuals moving without reviewing prior to purchasing.

What advice do you have for people looking to move to South Florida this year?

Don’t wait! Contact an experienced Realtor and share your needs and wants as early as possible.

Jennifer Lopez’ ex-husband acquired the 12-bedroom mansion for almost $10 million less than its original asking price of $27.26 million. The property belonged to Hilda Maria Bacardi, scion of the Bacardi liquor company and sister of chairman Facundo Bacardi, who also owns a home in the upscale enclave.

Resting on 1.3 acres behind private gates on the Islands of Cocoplum, the custom-designed property – dubbed Casa Costanera – arrived on the market in August 2016, shortly after it was completed.

After the residence languished without any prospective buyers, the price dropped some $3 million. And yet, the $19 million Anthony parted with constitutes the highest price ever paid for a single- family home in Coral Gables.

The 21,000-square-foot main house features three kitchens, a commercial elevator and a wine cellar among other high-end amenities. The property, which has over 400 feet of water frontage and a 100-feet dock, also boasts separate staff quarters, a guesthouse and a swimming pool.

According to the Miami Herald, Bacardi assumed ownership of 300 Costanera Road back in 2002 and commenced the construction of the lavish Mediterranean- style residence in 2008. Some six years later, she listed the home, while still being built, for $18 million.

The Real Deal reported that Anthony’s new digs are a mere 2 miles away from another prominent Coral Gables resident, former Yankees player Alex Rodriquez, who is now dating Lopez.

Sharon Hodnett, a prominent broker in Dallas – Fort Worth and a Haute Residence partner, representing the Southlake area, said that pre-listing appraisals, conducted by an independent third party, provide a valuable “second opinion,” divorced from agents’ faculties to set the right price.

More than a mere price gauge, a pre-listing appraisal could reveal matters such as erroneous square footage that often plague permits at government agencies. In doing so, it offers an accurate estimate of property taxes.

Wielded as a credibility stamp for an MLS presentation, an initial appraisal “gives the buyer a warm, fuzzy and confident feeling that there will be no appraisal value issues when the lender of choice orders and completes the appraisal for a loan,” Hodnett said.

Sellers are also poised to benefit from completing an evaluation on their residences before putting them on the market. Knowing the true value of a home thwarts the common mistake of setting an exorbitant asking price, which frequently leads to languishing listings.

“A home that is not appraised can sit on the market and get ‘stale,’ much like stale bread at the grocery store,” said Hodnett. “No one wants stale bread and no one wants a ‘stale’ or overprice home.”

A house that consistently fails to find a new owner could also invite concerns about potential flaws. Even if such do not exist, once a stigma of perceived deficiencies engulfs a home, it is hard to repel. It could also trigger requests for price reductions.

“‘If I buy it, I need to buy it at a discount because I may not be able to sell in a timely manner, either, if I purchase the home’,” Hodnett said, exemplifying the thoughts that race in prospective buyers’ mind.

To put it succinctly, a pre-listing appraisal could be a deal maker – and Hodnett regularly advises clients to takes advantage of it in the right circumstances. Thus, combined with her marketing acumen, it comes as a little surprise that her listings close faster and secure higher prices than those of other agents.

“I would highly suggest them, especially if there is a large range of prices and values,” said Hodnett. “If all agents knew how to properly price a home, we would not have so many sitting on the market for extended amounts of time.”

The 33-year old basketball player parted with a three-story mansion in Coconut Grove, Florida, collecting $13.4 million in the process, when he moved from Miami Hear to the Cleveland Cavaliers in 2015.

This property truly is a hidden gem in Marco Island Florida. Also with the recent demand for vacation rentals on the island, the property also offers a great vacation rental opportunity for any investor because of the area. It is close to a lot of Marcos most popular restaurants like Snook Inn.

Marco Island closed a great season this year. What are your insights from your business’ perspective? Any other successful projects?

It was a great season, and if the economy continues to improve, I think it will be even better next year. I successfully listed and sold three properties within a two-month span and also sold five new construction jobs and I am still working with future clients on projects now. So I had a good season and look to finish out the year strong.

Some things I noticed this year is that if an existing home was priced right, it sold. But if a current home is overpriced, it sat through a busy season. This is common sense for most agents but believe it or not some still overprice. This helped new construction sales increase due to the overpricing of older homes. Let's face it, if a client can buy a lot and build what they want, and have a brand new home for a little more money then what an older existing home is selling for its kind of a no-brainer, right?

Most clients are smarter and more educated these days thanks to the many options they can find online. So if you don't price an existing home correctly, they are not going to waste their time looking. Every house I list for a potential client I price correctly. If the client wants to price a property too high, I won't take the listing because more than likely it will sit for the listing period. With so much inventory and the potential to build new, you have to be smart and honest with your sellers. This is why we are here, to help guide buyers and sellers with our knowledge of our markets

What new projects are you working on?

We are currently working on a couple of significant projects for completion next year. The biggest one is a new model home. I wanted this home to blow people away, and I know it will. We recently partnered with a large design company out of Palm Beach called Decorators Unlimited and are already moving forward with design and finishes. The home is four bedrooms, five baths, and we will be showcasing our usual attention to detail and upper-level finishes. Another project we have is a spec home on Spinnaker Drive on Marco Island. It will be a five-bedroom, five-and-a-half bath home with the main living area on the second floor. We did this because you can look out and see the ocean. It's an awesome layout and also the home sits a few steps from the beach. We also will be working with The Decorators Unlimited on this project as well.

Just recently you contracted a lot at 1011 Coronado for property construction. What can you disclose about this recent deal? What goes into the selection of an empty lot for a house?

After narrowing down my client's search for the perfect lot we negotiated a deal for 1011 Coronado. This property offers wide water views looking at all the condos and hotels in the distance. They will be able to watch the sunset every night. It truly is the perfect lot for them and after looking at other options, I'm happy to have been the one to guide them through the process. We have already been in discussion about what we will be building on the property, which more than likely will be a single story home that maximizes outdoor living area and views from all directions.

What is your process in helping clients envision the perfect place for building a new home?

I have helped many clients in the past find empty lots because I know what goes into a vacant lot prior to construction. Believe it, or not many things can factor into a vacant lot that can cost money when building. This is where I help clients because I can guide them and show them things they should be looking at before construction.

I have a process that I go through when helping my clients with a property. First I evaluate what exactly they want. Some examples of questions I always ask are what exposure do they prefer in the back? Do they want a view? What is their budget? What areas of the island do they like most? Are they big boaters and how do they spend their day on the water? These are just a few things I discuss. Then I narrow down a list of empty lots I send to them. I am always thinking ahead for my clients so one of the key questions I always ask is will this property have great resale?

Once we narrow the choices down to four or five properties, I then go out to the vacant lots myself and walk them for the client. If there are any issues with low dirt, bad seawalls, animals nesting, older neighboring homes, or any other thing that may affect value I let them know. Vacant land on Marco isn't cheap and people trust me with my knowledge of the area and background in construction to guide them to make the right choice. They also trust me with my negotiation strategies because if it needs something like extra dirt or a new seawall I am familiar with pricing and can negotiate these things into a deal. I have grown up on Marco Island, and like 1011 Coronado, my clients value my opinion and what I think will be the best situation for them now and in the future.

You have had yet another successful season this year. Did you gather any new lessons working on the most recent projects?

We currently have 10 build jobs going on so it has been a very good year. Some lessons that I gathered from current projects is that things are definitely changing in design. New styles of homes are starting to pop up and we are shifting away from the old Mediterranean style. People are going with more light colors and openness in their designs. They are adding more customized features to their liking with much more available options to choose from with different materials like flooring, trim, countertops, cabinetry, etc. Homes are getting smart and voice recognition along with automation are becoming a must-have. Energy efficiency is becoming a standard in most homes we build. I personally am really loving the change and I know the future of home construction and design will only get bigger and better.

You lead both a construction business, R.K. Reiman Construction, Inc, and a real estate agency, The Brokerage Real Estate Refined. How have you divided your time between the two this past six months? What are some of the challenges of doing so and how do you overcome them?

It is a challenge dealing with both businesses, but I enjoy it. I have done both real estate and construction now for a while and had a lot of success in both. But coping with both can be hectic, and I have missed out on some opportunities because I had too much on my plate at one time. Some days, I am pricing and going through the features in a home for a client, other days I'm out at a job site going through what needs to be done, and other days I'm dealing with selling one of my listings or writing a contract to purchase a property.

I do find myself playing catch-up at night quite a bit and it can be hard dealing with everything because it usually hits you all at once. Clients have said I wear many hats dealing with both construction and real estate but the trust they have in me because my background has helped my business tremendously. But in the end, I am only one person and only have so much time in a day. So I had a vision that if I could train agents and feed them with my knowledge of construction and teach them my sales strategies that I could free up more time for myself. This is why I started The Brokerage.

I have been training agents taking them to different job sites for a few hours a week to help them learn how homes are built from the ground up. If I have to be at a job site to check on something I call an agent to meet me there so that I can walk them through the job with me. I have always said that if you know your product from the ground up, you can sell it to anyone. So, I teach my agents exactly how the homes are built so when they show a house they know exactly what to look for in a quality product or how to sell any listing we get. It also allows me to put them in our new construction homes that I can’t sit, to help push our product and generate more business for themselves. It’s a win-win for me because it frees up more time to focus on the companies and helps my team generate business. The environment within The Brokerage is always about learning to thrive and win so that every agent can be successful. I am here to set them up in situations other agents that don't work at The Brokerage don't get the opportunity to be in and sitting daily in new construction homes definitely gives my agents a leg up.

What are your goals for the rest of the year?

I constantly write down my goals daily. One of my major goals for the year is to grow my real estate company to about 10 agents. The company currently is small because I have an office under construction and my training process takes some time. Another major goal is to get a vacation rental branch of The Brokerage up and running. This will be for luxury rental properties only and will feature a concierge service to clients.

My yearly goal for construction is to build more homes than any other builder on Marco and I accomplished that last year and the goal never changes I plan on doing it again this year.

I also want to sell $20 million in new construction custom build jobs for 2018. I also plan on expanding the company and building luxury homes outside of Marco again. For my personal real estate, this year I want to list and sell 10 luxury homes by 2018. Ten homes may not seem like a lot to a typical agent, but, I am not a typical agent because I deal with a construction company full time. I am currently at five. I also run a home watch company and want to expand it from the six homes I currently watch over to 10 homes by next year.

The sale is just the latest in Weinstein’s streak of offloading properties. First was his Upper West Side townhouse, which fetched $15 million; then his Greenwich, Connecticut mansion for $17 million.

Weinstein listed the Manhattan duplex last September for $29.5 million but shed $3 million in January, before further deflating the price for buyer Pamela Schein Murphy, founder of the Select 7 lifestyle website.

The residence encompasses 14 rooms on the 16th and 17th floors of the Beresford building in Upper West Side. The 7,000-square-foot home boasts vistas of Central Park that unfold in five bedrooms, six-and-a-half bathrooms as well as a staff room.

While the listing images of Weinstein’s home show bare interiors, the listing agency, Corcoran, emphasized the home’s innate features such as original herringbone floors, woodburning fireplaces, two terraces and a curved staircase.

Weinstein’s urge to sell comes after The Weinstein Co. declared bankruptcy in March and his brother faces sexual misconduct charges.

What is your favorite summer activity in Naples? 

My favorite summer activity in Naples would be golfing. You can get an early tee time that beats the heat and the rain when you play fast. The nice thing about summer is reciprocals. I belong to Grey Oaks Country Club and their list of reciprocals (an arrangement where local country clubs open their courses to members of other clubs) gives me the ability to try a lot of different courses and enjoy other course and clubs around Naples. After all, Naples is the golf capital of the world with more holes per capita than anywhere else!

What is the best summer activity the whole family can enjoy in Naples?

Summer gets a bad reputation in South Florida. But the truth is everything you could do in Naples in-season is still available to you in the off-season. There are farmers markets, beach activities, concerts in the parks, fireworks at the pier for 4th of July, swimming, boating, fishing, the Naples Zoo, the Conservancy of Southwest Florida, boat tours, museums … the list goes on and on. But the best part is what is missing: the crowds. You can get a great parking space while shopping at 5^th Avenue South or Third Street South or Waterside Shops. You’ll get a great table in even the best restaurant. And traffic is a breeze.

With temperatures sizzling in the summer, the beach seems the place to be. What beach entertainment does Naples offer?

All the beaches in Naples are public so it is nice that everyone can enjoy them. There is the beach downtown by the pier where they offer beach volleyball, lots of fishing, paddle boarding, jet skiing, parasailing, etc. There is also Vanderbilt Beach where right off the beach there is the Beach Box Café with a couple of bars with music and food.

Third Thursdays on Third music events happen every third Thursday of each month along Third Street South. What can visitors expect?

Thursdays on Third is a standard here in Naples and on that one night I do enjoying going down to Third Street South. They have live music with street performers up and down the street. All of the restaurants are packed and streets are buzzing. It is a great time to be down on Third. I would recommend a reservation on this night even in the summer!

What activities can art lovers delve into in Naples this summer?

There seems to be a gallery for every type of art here in Naples. There are galleries always lining up and down 5th and Third, which are usually open late for viewing. There are usually events at these galleries or cocktail parties with the artists there. It’s very good networking and the ability to view some great pieces of art.

What about gourmands? What does Naples’ summer cuisine feature?

As Naples continues to be recognized both nationally and internationally as a food destination, you can be sure to find a wonderful mix of culinary delights. And in the summer you can get a table without much concern!

What advice do you have for Naples’ visitors who fall in love with the city’s real estate and seek to purchase a home this season?

I would tell the to contact me! I live the Naples lifestyle and have extensive market knowledge in order to get them the property that fits their criteria. The market is doing extremely well with limited solid inventory. If it is a good deal it flies off the market. Naples is unique and very different than other markets and not surprisingly it seems to attract everyone who visits.

Haute Residence chatted with Optican to learn more about her ascent into real estate from property development and law, her ability to do it all and her insights into the city she has always called home.

You were a property developer before going into real estate brokering. How did you make the switch and what insights from property development you took with you? 

Developing properties allows you to see a deal from all perspectives. I understand what developers are assessing when looking at a property and I understand the concepts and terms of construction and building because I have been through it.

I actually stopped developing properties when the market/economy took a downturn in 2008/2009 and I went back to practice law until I had children. I was always looking at properties and giving friends and family advice about purchases/sales so I decided when my oldest child turned one to make it official and get my real estate license.

How does your background as a lawyer inform your real estate career?  

It's invaluable. I have a true understanding of contracts and a comprehension of confidentiality and ethics that I find put clients at ease. Also being a litigator, I know how to do research, comprehend voluminous data quickly, and negotiate really well.

You sold Marilyn Monroe’s former residence in Brentwood, which received world-wide coverage. Tell us more about how you came to represent the property, the sale and its impact on your career?  

The Marilyn Monroe house is a special property and I was honored to represent it. I had to be incredibly strategic with how I brought that property to market (in terms of marketing, pricing, etc.).  I knew that there would be global interest in the property because I recalled when it was on the market many years earlier. I also knew that my client was very protective of the property and did not want the coverage to be salacious in any way. I created a strategy, executed it, and we had three offers within a few days. The property ultimately sold for $350,000 over the asking price.

What is the most important lesson you have learned in real estate?  

Stay positive.

What are some of your duties as a Luxury Estates Director with Compass? What are your secrets of juggling a busy schedule? 

Compass is an incredible company and collectively we are in the process of working on how to make a bigger impact in the luxury market in Los Angeles. We have some of the best resources any real estate company has and we have exceptional staff and agents.

As for juggling a busy schedule, I have no secrets at all. I have no assistants, no team, and two kids. I just have to be incredibly organized about my day!

LA is a coveted, global market with strong luxury real estate. What sets the city apart from other major destinations like New York and Miami, for instance? 

Los Angeles is an incredible destination for a multitude of reasons. Firstly, its location and terrain allow someone to be close to the ocean or up in the hills and you can have land or you can have views. If you want both, you can have that too. Secondly, Los Angeles attracts people from all industries. We are not a city that is solely dependent on one type of industry.  Any given day I will interact with clients who are in finance, fashion, entertainment, law, medicine, public relations, etc. Thirdly, the weather. Let’s not forget that we in Los Angeles are blessed with beautiful weather all year round.

You are an LA native. How has the LA real estate market changed over the years? 

The actual look of L.A. has changed dramatically in terms of all the development in the past few decades.  Bel Air, Beverly Hills, Hollywood Hills, Brentwood and the Palisades have all really changed in terms of their aesthetic. It has actually become difficult to find some of the older, large estates as most of them have been purchased and torn down to build bigger homes.

What are your expectations for this year? Are there any trends you are paying close attention to? 

I think the market will continue to be strong for the year but I do think some sellers might need to be a bit more realistic in terms of their pricing. I have noticed a lot of properties that were priced too high to begin with and are starting to either reduce or the properties are selling for way less than the ask price. I also really listen to buyers. For so many years it seemed everyone wanted a view. Now every call I get is about wanting more land.

The fashion mogul, who serves as creative director for both Fendi and Chanel, purchased the property in the Hamburg suburb of Blankenese back in 1989. Around the same time, his longtime partner, Parisian socialite Jacques de Bascher passed away and in a showcase of respect and commitment, Lagerfeld named the home after him – “Villa Jacko.”

Over the years, the designer left his own artistic touches on the Roman-style hilltop estate, which overlooks the Elbe River. Lagerfeld commissioned art conservator Renate Kant to restore the old-time veneer of the residence, which was originally constructed in the 1920s as a single-story home. He also filled the rooms with heavy, ornate brocades in a juxtaposition to the stern stone exterior.

Later, Lagerfeld described the interior as “very Weimar Republic” in a book titled “Ein Deutsches Haus” (A German House). Less than a decade after buying the home, he sold it, for its location was too serene to spur productivity.

“It’s impossible to live on the Elbe,” Lagerfeld said in Engel & Völkers’ proprietary magazine, GG. “You spend all your time looking out at the river. You ended up becoming lazy.”

Engel & Völkers in Hamburg has listed the classical home, which features a Roman water pool in the grant foyer, an atrium and gold-leaf ornaments throughout the living spaces on the first floor. The second story, an after-thought appended to the house in the 1930s, holds several bedrooms in a much more relaxed and cozy ambiance.

The suburban estate in Berrien Springs, 90 miles from Chicago, encompasses some 81 acres, where Ali lived and trained before his passing in 2016 at the age of 74.

The property, listed with Tim Mitchell of Cressy & Everett Real Estate, features a 3,960-square-foot, Cape Cod-style main home with four bedrooms, a guest house with a sun room and a pool, which all bear a slate of upgrades and modifications Ali initiated over the years.

Aside from overhauling the pool, the boxer built a sprawling fitness center with a steam room, a hot tub, a massage room and, of course, a boxing ring that anchors all the amenities. Close by is Ali’s office, equipped with conference quarters and a private bath. Ali also transformed part of the landscape into a waterfall rock garden.

With multiple barns and outposts throughout and the capacity to accommodate up to 500 guests, the property boasts a history of famous owners. It previously belonged to gangster Louis “Little New York” Campagna, who worked as Al Capone’s bodyguard.

Ali’s Michigan home is not the sole estate from his portfolio to seek buyers. In late April, his wife Yolanda “Lonnie” Ali relisted the couple’s Louisville, Kentucky residence for $1.95 million, an 11 percent cut from its original asking price.

Perry bought the 17,475-square-foot residence in the private Mulholland Estates in Beverly Hills for $14.5 million in August of 2016, and, months later, put it back on the market for $17 million, purportedly without having spent single night in the home.

The chairman of Ferragamo USA, the stateside arm of the famed Italian fashion house started by Ferragamo’s father, and his life Chiara are moving back to their native Italy. With sons off to college and plans to relocate to Tuscany, the family does not anymore need the 15-room co-op.

The two-floor residence combines the eighth and ninth floors of 655 Park Avenue with a winding staircase. The apartment, which claims some 5,800 square feet, came to be in separate installment, however. Ferragamo purchased a single unit in 1993 and then another in 1996 before combining them into a home of five bedrooms and seven baths.

Since its creation, though, the duplex has not undergone any major updates, having preserved its old-time and Old-World charm. The listing with Nest Seekers International’s Chase Landow and Ryan Serhant, nonetheless, comes with a pre-approved plans for renovation.

Currently, the abode features a country-style kitchen with tiled floors, a mahogany-paneled library, a stately formal dining room with a fire place, a solarium, and staff quarters as well as a 3,000-square-foot terrace – a rarity in New York, which Ferragamo would miss, according to the New York Times. There is also a basement storage unit and an intimate gym.

Both existing homes and new-construction residences attracted committed buyers in the inaugural quarter of the new year. The luxury segment – which is often sluggish to recover from market dents – also lodged strong demand last year.

Over the last six months, for instance, closings have spiked by 19 percent, while sale dollar volumes have climbed by almost 4 percent. You are celebrating one year as a team. How did you partner up?

Dixon: We have known each other over a decade. Matthew helped me find my first apartment (and every one since) in Manhattan in 2005.

Mackay: After nearly 20 great years in Manhattan real estate, I was looking to take things to the next level. When Ben said he was ready to take the plunge and leave a successful career in Finance, it all fell into place.

What are some of the challenges of transitioning from being a solo real estate agent to a team?

Mackay: I used to do it all myself. Incorporating another person into my decision-making process initially took a lot of effort. But it is worth it. While we had to invest time and energy to create communication and coordination systems, we are reaping the benefits, and so are our clients. Our marketing is stronger, our analysis more refined and our clients’ satisfaction, evidenced by a steady stream of referrals, is proof that it is all working.

What is the dynamic when working together? Do you split responsibilities?

Mackay: We collaborate on all of our deals so that our clients reap the benefits of each of our 20 years of experience. However, we do tend to split responsibilities according to our skillset. I often take the lead on buyer searches as I have been in almost every building in the city and have a photographic memory.

Dixon: And I tend to handle all of our operations, marketing and analysis.

Manhattan is a tough market to crack, yet you are among the top teams at Douglas Elliman – and in such a short time. What do you attribute your success to?

Dixon: Hard work. Hard work. Hard work. This is a competitive business. Without tenacity and determination, you won’t last long. We are also laser-focused on our clients’ experience. It isn’t enough to just get the deal done. Buying and selling in Manhattan is complex and can easily turn into a negative experience. While we can’t always remove every stress from a transaction, our goal is always to have our clients look back on the experience favorably and know without a doubt who they will call for their next real estate deal.

What have you learned in the year since becoming a team? What have you learned from each other?

Dixon: I learn from Matthew every day. He has done so many deals in this city. Having that wealth of knowledge available to me 24 hours a day has helped me come up the experience curve so much faster than I ever could have on my own.

Mackay: Ben looks at data differently than any broker I have met. While nothing can replace experience and instinct, being able to analyze the ever expanding amount of the data we have available to us today certainly provides us and our clients a competitive advantage.

What challenges do you see in the current state of the NYC real estate and what are the ways to overcome them?

Dixon: The current challenge is plain and simple – bridging the gap. We are seeing plenty of deals being done; but often the expectation gap has to be closed to get there. We do this head on with data and analysis.

What is your vision for the future?

Mackay: We finished out our first year together with two new team members and ranked #7 in New York City at Douglas Elliman. We plan to grow strategically and continually focus on improving our clients’ experience.

“Fort Lauderdale is growing at a rapid rate,” said Caryn Botknecht, an esteemed realtor and broker in the area. “New companies have settled in Fort Lauderdale over the past year bringing lots of new job opportunities with them.”

Part of the city’s appeal stems from the revocation of the unwritten, long-standing tenet not to build new construction on the beach as well as from recent transportation enhancements like the Brightline Train, which connect Fort Lauderdale and West Palm Beach. To bring some clarity, Haute Residence talked with Dante DiSabato, Naples-based luxury real estate agent with William Raveis Real Estate, who shares his approach to presenting lavish estates on the market and not letting them pine on it for long.

What makes a home a luxury property?

I think it depends on the market that you are selling. And, frankly, the term “Luxury Property” gets thrown around a lot by agents and by sellers. I think that usually a luxury property is $1 million and up in price point or the top 10% of your market area.

What considerations go into pricing a luxury home? What factors influence the pricing?

There are all different factors regarding the pricing of a luxury home. For an area such as Naples, Florida the main factor would be location. There are additional factors like view, size, age, style, etc. But there are usually comparables, which help influence the price.

How do you approach the marketing of the home? Do you have any rules/principles you follow?

I have come up with a method to my madness when it comes to marketing a luxury property. This took years to create and it continues to adapt as technology changes and the market changes. It also depends on the demographic that I feel would be purchasing the home. It all starts with the photography, video tours, and ads that are put out in a systematic order to create the greatest viewership.

Some professionals say that there are good and bad times to list a luxury property depending on its location. Do you agree? Is there a most propitious time to list a luxury home in your region?

In Naples / Southwest Florida the best time would be to list around Thanksgiving and keep the listing through our season, which usually lasts just past Easter. However, lately due to weather, our season has lasted a longer period of time and people are staying longer and purchasing later in the season. It is good exposure to start in the fall though.

Professional photography and staging seems to be a must, especially for high-end properties. Today, 3D tours are becoming popular too. What is your advice to sellers when it comes to this aspect of marketing that is often at the core of the home presentation?

I would highly recommend professional photography as it is the first thing that a potential buyer looks at. 3D tours and video tours are becoming popular as well and I would suggest all of these to a seller when marketing a property. The better your home looks, thanks to quality photography and video, the more attractive it is to potential buyers, which, in turn, makes them want to schedule a visit.

When executing a marketing campaign, is there a right mix of online promotion, print and relying on a realtor’s built network? What is your approach?

My approach is very different than others in my market as I would say I have a mix of all three when it comes to marketing. I have a very high online, magazine and newspaper presence, and a very large Realtor network that I have been leveraging for years. All of these aspects play a part in my plan. However, if the property is not priced correctly it will not sell.

Do open houses help sell luxury homes? Why yes/no?

Yes. I like to hold the properties open as much as possible to get potential buyers in to tell the story of value or what this property offers versus others on the market. If you can give the facts to a potential buyer while standing in front of them it is better than any marketing in the paper, social media or Realtor network.

Just recently, though, an opportunity emerged for Gunn to espouse home decor professionally. He teamed up with Command Brand, the maker of the adhesive picture-hanging strips, to translate his fashion aptitude to interior-design advice with a series of wall-decorating projects that require no nails. Last week, Gunn, Command and Gilt hosted the “From the Runway to the Hallway” pop-up shop, where fashion, art and decor intuitively coalesced.

Haute Residence caught up with Gunn to learn more about his partnership with Command, his appreciation for the arts and his decor tenets.

How did your partnership with Command Brand come to be?

I am approached by brands with some frequency. I am very, very, very particular about the decisions I make about which brands I would even want to work with. As a wonderful happenstance, I am a huge Command fan and I have used it forever. So, when they approached me, I said, "Good Heaven, you are all over my apartment. I would love to have a conversation about what we can do together."

I find that decision-making about interiors and decision-making about fashion have so many correlations. People are really afraid that they get paralyzed by the decisions they have to make and they do not know what to do. With Command, because it does not have to be a permanent place, you can move things around, you are not making that commitment that a nail in the wall makes. It means that you can play, you can try it as opposed to, "Oh, I am making a lifetime commitment to this particular painting or drawing or photograph being on this particular wall." Command is just completely and utterly liberating. It is interesting - as I first began to use them, it was about, "Well, let me experiment. Let me try." But then, because they are so long-lasting, there is no reason to take the Command strips down and put a nail. It is quite fantastic. I am involved because I am a huge fan of the product.

Is this your first venture into home decor?

Yes, absolutely. I have to say, in my heart, if I were not in fashion, I would be in interiors. I think in particular living in New York, our home environment is so important to us because it is our safe haven that it is accentuated, I think, even more here. So, we really care about coming home and feeling that we are in a place that we love.

Living in New York can often mean a compromise in square feet. How can interior design make the best of the available space?

I believe that decorating our homes follows the same principles that are important in getting our fashion right. It is not about the particulars of what you have. It is about the relationships among them. I say it is about silhouette, proportion and fit. With homes, scale is very important. I do not mean that you live in a tiny apartment that everything should be of a small scale but you need to look into the relationships among those objects. I always say, do not go to a store and buy a whole apartment full of furniture there and have it delivered to you. Start with one or two pieces and then let it grow. Feel the space. Think about what proportionately and also practically you need and want, and what will fit.

I believe that decorating our walls gives us another dimension to the living space but until the furniture is places, it is not a very good idea to do that because of the proportional relationships. That goes back to the fantastic partner we all have in Command, because it does give us that freedom of latitude and that agility and ability to make changes quickly and with no damage.

When it comes to art on the walls, what artists do you admire? Are there any contemporary ones you follow?

I studied art in the 1970s and art history. So, a lot of my personal taste is more into that. I would not say I am a huge fan of a lot of contemporary art that is happening right now, but Richard Diebenkorn, Josef Albers – they are so many artists of the 20th century whose work I truly love. In terms of my home, I am more of a classicist and most of what I have is more traditional. They are just images I like living with – a lot of portraits that are 18th- and 19th-century but very affordable. I care about things that have a history and a story.

What is your favorite piece of art?

My only trouble is that I have so many. If someone was to say, "Your apartment is on fire, you can only take one thing with you," I think I would rather stay and get burnt. I do not think I can run out with just one thing.

What trends in terms of decor and fashion you see converging and shaping up for the upcoming summer season?

We have four trends – and they are trends in fashion and trends in interiors as well. Stripes are big; glitter, glamour, shiny surfaces are very, very big. As are also surfaces that are textured. We are calling them trends, but they all have staying power. These are not things that are only relevant today. I am happy that they are prevalent but they will be with us forever. So, depending on your taste and point of view, there is something there for you.

The Capital Hill Residence rests in the Barvikha Forest outside of Moscow, leaning in with the gentle slope of the area but also towering atop of it in a striking evocation of a spaceship. Reportedly worth $140 million, the home sprawls on some 36,000 square feet, owned by international real estate developer Vladislav Doronin, whom Hadid called the “Russian James Bond.”

The project sprang up from a serendipitous meeting between Doronin and Hadid in London over 10 years ago, Doronin said in a video about the house. Bonded over their mutual appreciation for art and design, they spent hours talking – a time in which Doronin decided to trust the British-Iraqi architect with the conception and creation of his home.

The result, finally revealed earlier this month, astounds. Just like Hadid's commercial masterpieces, the Capital Hill Residence evokes a sense of movement and fluidity that commands the whole area. The upper floor, which accommodates the master suite, rises above the tree tops to reveal mesmerizing vistas through floor-to-ceiling windows and a couple of balconies.

A column, hiding a glass-walled elevator and a stairway, races to the lower stories, where luxurious living spaces, including guest bedrooms and a library, unfold. Leisure facilities such as a swimming pool, a gym and a space complete the extraordinary house, which reached its completion some two years after the death of the first female Pritzker Award recipient.

Known as Villa Eden Del Mar, the Pebble Beach property is a local landmark that once evoked descriptions like “a Spanish Palace by the sea,” according to its listing with the Carmel Realty Company. Designed by George Washington Smith, the estate "embodies the provenance of 1920s' aristocracy," said listing agent Shelly Mitchell Lynch.

Luis R. Fernandez, who heads the LRF Group at Brown Harris Stevens, is among those realtors who regularly assist foreign nationals in their real estate transactions in South Florida. Haute Residence talked to Fernandez about what it takes to represent international buyers and investors, about the slew of considerations that make up a real estate decision, as well as about the domestic and foreign political and economic circumstances that impact deals.

Where do international buyers in Miami come from?  

The top five groups are Venezuela, Brazil, Columbia, Argentina, and Canada.

Have nationalities shifted throughout the years? 

Yes. The cyclical political and economic swings may vary, year to year, our main feeder markets, which are still primarily Latin America.

How many foreign nationals have purchased properties in South Florida last year? 

Foreign buyers purchased $6.2 billion of South Florida residential properties in 2016, up from $6.1 billion a year ago, according to the MIAMI and NAR report.

Recent data shows that the number of tourists to the US has fallen in 2017 and some attribute it to the new administration. How has the current political climate affected the number of foreigners who are seeking to purchase or invest in properties?

I believe in the beginning there was a backlash due to the perceived anti-immigration rhetoric coming from the White House. However, over time the world is seeing that this administration is pro-business and the passing of the tax bill, and the massive deregulation of many of our industries is convincing the globalist investors that the US is open for business. The caveat is finding an amical resolution to NAFTA.

What are some of the intricacies of real estate in Miami metro area that foreigners are not necessarily familiar with but need to know? 

Foreigners can borrow when purchasing property in the US as much as 50% of the sale price. Transparency is a prerequisite when purchasing specifically if it’s a cash transaction. Financial Enforcement Network requires title insurance firms to identify the person behind shell corporations when purchasing cash in Florida for homes more than $1 million. Foreigners are also subject to property taxes as US citizens.

When foreigners are looking to invest in Miami’s real estate, what laws and regulations should they definitely consider? 

I would advise the client to consult a Certified Public Accountant to instruct and guide them on the latest federal laws affecting foreign nationals. One main thing to consider is the Capital Gain Tax. The IRS requires foreign nationals to file a tax return on the sale of the property. Utilizing 1031 Exchange may be an option to defer capital gain. Investors must comply with FIRPTA requirements. Knowing your residency status for tax purposes is important. One can be taxed for US income tax purposes either as a resident or non-resident. Residents are required to report their worldwide income to the US taxing authorities. Non-residents are required to report only income arising in the US.

You have worked with international buyers/investors in Miami for a long time. How is this different from working with a local or a US citizen/resident? 

Foreign buyers, for the most part, purchase properties in cash and more of them than local US consumers per dollar basis in South Florida. They prefer condominiums and localities catering to vacation destinations such as Miami, the beaches and the Orlando area.

In your experience, what are the usual cultural misunderstanding that arise when working with people from disparate backgrounds? 

Simply, it boils down to enlighten them that the way they are accustomed to doing things in their native country is not the same here in the United States. The steps and process are more complicated and the protocols cannot be disregarded.

How do you see 2018 in terms of foreigners’ real estate transactions in South Florida?

I see this trend improving although our traditional feeder (Central  and Latin America) markets may change.

Last year, Portland absorbed most of the 60,000 new residents, who moved to Oregon from California, Washington, Texas and Arizona among other places. This population gain catapulted the state to the 9th fastest growing in the country.

Moving to a new city, however, is daunting. It comes with working through overwhelming logistics that can cut the line between a smooth transition and a nightmarish relocation. Having moved to Portland from the East Coast with two small children over 20 years ago, real estate agent, Kristen Kohnstamm has a first-hand understanding on what it takes to uproot your family to plant it somewhere else, hundreds of miles away. Over the years, she has helped hundreds of other families do just that.

Haute Residence talked to Kohnstamm, a principal broker with Cascade International Sotheby’s Realty, about the art of relocation and finding a new community to call home.

A friend and past client of yours said you have a unique gift when it comes to matching people up with the right community. Where does the drive to immerse in a community come from?

My husband and I unexpectedly moved our family to Oregon 20 years ago. We spent our first 2 years here immersed with family but unable to really find community. With no roots here myself, I was desperate to find this. We relocated to our now neighborhood and immediately made friends, most of whom are still friends today. We have raised our families together and have experienced so much of life together. This has shown me how important this is to find the right location, the right mix of people, the right school system. It is all individual and it is what helps to make us all happy. Since I have experienced this myself I know the questions to ask buyers looking for a new home to help them find a place that is right for them. As far as immersion in a community, my community has given so much to our family, I want to give back to it as a thank you. This is why I have enjoyed doing so much volunteering.

What are the ways for new Portland residents to engage in their community and feel at home as soon as possible?

This is a different journey for everyone. When you have kids, volunteering at schools is easy. Beyond this encouraging people to follow their passions helps guide involvement. I have deep roots here now and chances are very good that if I don’t have a direct connection, I know someone who does. I enjoy helping people connect so they can quickly find the lifestyle and community they are seeking.
What mistakes do people seeking to move to another city usually commit or are there any lessons that most learn the hard way relocating?
I think finding a real estate broker who really understands you and your goals is essential. Someone they can trust. From there, understanding neighborhoods and communities is essential. Again, if I am not an expert for a way of life or a section of town for clients, I do not pretend I am. I will instead find a broker who is the best versed for where my clients should be to ensure we end up with the right home for them.

Relocation can be such a stressful process. Drawing on your own experience moving across the country and helping others settle in Oregon, what real estate advice do you have for those seeking to relocate today?

Finding the right team of trusted advisors to help you do it! Make sure you have the right people on your team and use the expertise and experience of others to build the right team for you. Establishing rapport and this kind of trust with my clients is essential, it is the foundation of providing exceptional service well beyond the details of the transaction.

Have you had clients who have purchased property before seeing it prior to relocation? How can a realtor be most helpful in such situations?

I have not had this happen yet, although I have had clients get a house under agreement to purchase and then fly across the country to verify it was the right house for them. For these buyers we had spent a few days together looking at homes, so when I found a house that had not hit the market yet, but that I knew would go quickly when it did, they trusted me that it was the right house and we made a successful offer. They are still loving this house 10 years later and have become very good friends of my family.

You and your family have lived on Portland for two decades now. How has the city changed?

Wow. This is more a question of how has it not changed. Portland has really grown into a vibrant city with something to offer everyone and is a very livable city compared with many other cities in the country with a very diverse population.
Our nationally-acclaimed food scene, renowned breweries and coffee shops, award-winning wineries, along with splendor of the mountains, beaches, rivers, and hiking all within driving distance – provide literally something for everyone. People love the relaxed yet increasingly cosmopolitan lifestyle.

Where do most new Portland residents come from today? Has the demographic and regions of origin changed over the years?

When I first started selling real estate most buyers came across the river, from the east side to the west. Those relocating from outside of the state were few and far between. Now, we have buyers coming from all over the country and the world. Nike, Intel and many other companies bring employees back to headquarters as well as attract workers to Portland.

How did the luxury real estate market in the city fare last year? What are your expectations for 2018?

Last year was a really strong year for the luxury market in Portland, with 96 properties sold for over $2 million. 20 of these were over $3 million with 5 selling at or above $4 million and 2 selling for more than $6 million.The Portland market remains hot as we head into spring with 89 homes for sale above $2 million. While we are not anywhere near comparable to California or other luxury markets, we definitely hold our own.

Resting on a peninsula into the Long Island Sound, the 6-acre estate is currently owned by financier, Robert Steinberg and his wife, Suzanne. In 1998, the couple shed $15 million for the Georgian-style home, which Ivana kept after the divorce from Trump.

The Steinbergs have stripped the home of its lavish, gilded décor – including the gold-leaf motif – that the Trumps fancied. Today, the home is much more relaxed in style and livable in arrangements, according to listing agent Tamar Lurie of Coldwell Banker, as quoted in the Wall Street Journal.

In the last two decades, the property changed beyond interior design upgrades, leaving few visible vestiges of the time the Trump family spent here. The Steinbergs added a luxury guesthouse, a tennis court and an indoor swimming pool to the main house, which was originally built in 1939.

The 8-bedroom, 10-bathroom estate also features a private dock, an elevator and a putting green.

The Steinbergs first listed the mansion for $54 million but pulled it off the market as Trump’s presidential campaign gained traction.  Their decision to now relist it has little to do with the country’s politics – although its association with the president helps gain attention – and a lot to do with their ongoing construction of a new home elsewhere, according to the WSJ.

Today, he leads his own boutique real estate company, The Brokerage Real Estate Refined, where he is passing down a well of hands-on, hard-earned lessons to a team of real estate professionals. Tapping some of that invaluable insight, Haute Residence talked to Reiman about his career and the confluence of real estate construction and sales.

You started out in the home construction industry. How did you make the transition to real estate brokering?

Growing up, I had worked for my family’s construction company for years off and on. But when I graduated college and moved home to find a job, I began to work full time for RK Reiman Construction as a laborer. There was always something to do on a job site and I put in a lot of time and hard labor before I ever got into selling homes. Being out in the field and learning the construction business by actually swinging a hammer helped me learn a lot about homes and how they are built.

After a few years of hard manual labor, I decided I wanted to go a different path and to utilize my two college degrees in business and marketing. I also had a strong background in sales from a past job when I sold cars. I had a proven track record of being the top salesman consecutive months in a row. I knew I could do better than digging ditches and being a laborer for hourly pay. This was the turning point in my life. I started applying for jobs in sports because I was always into sports especially football after playing 2 years of division-one ball in college. But one day my dad sat me down and told me that I should go get my real estate license and sell houses. He knew how good I was at sales and how good I could be at selling homes so this was the moment that led me down the path where I am today.

I got my license and immediately had success specializing in new construction but also selling empty lots and homes on the side. My first year I sold more new construction jobs then my dad had ever dealt with in previous years. My second year I was ranked upon some of the top agents on Marco Island for real estate sales. I have now been in real estate for 7 years and a licensed broker for 2 years and have had a lot of success at a young age.

I have now started my own brokerage group and I plan on working with my own agents and teaching them what I know to expand my business and to grow into one of the top brokerages in Marco Island. Our family's construction company is known for our quality homes and attention to every detail. I have the same reputation for real estate delivering the best service for every one of my clients using my knowledge of construction. All of the hard labor I did growing up has only made me a better broker and every one of my past clients will attest to this.

You are in a unique position as a home builder and real estate agent on Marco Island. What advantage does this give your clients?

The biggest advantage is the knowledge that I offer of how a home is built and should be built. My clients trust me and I give them a sense of security. I can see imperfections in a home that most clients won't see. I can point things out that need to be fixed and also give them information and cost estimates on how to fix it.

I was with some buyers the other day and we went to four different homes. I was able to narrow it down to one home fast by just pointing at details and what one home had that the another didn't have. They loved that aspect of it. Clients also have used me to acquire lots because I have the knowledge of what cost go into an empty lot prior to construction. There is a lot of factors in an empty lot that you can use in negotiation.

Clients see me as a huge asset because I have the answers to questions a lot of agents/brokers don't. Being in construction my whole life has made me extremely passionate about homes and how they are built. I've always said that if you know the product you will have success in whatever you sell, I feel I know the product more than most and that's why I stand out.

Although they might have some similarities, in what areas are home construction and real estate representation divergent and how do you bridge the gap?

The processes are different. New construction is a much longer process than taking clients out to buy an existing home. There is a lot more planning behind it. I have a lot more meetings with new-build clients to make sure everything they want is in the home. Especially being a custom builder. You have the planning, then designing interior and exterior, interior features, permits, walk-throughs, added items, etc.

With an existing home, you narrow down what they are looking for with detailed questions and then take them to houses that appeal to features and details they are looking for. The process isn't as long when you find them the perfect existing home because it's already built.

I bridge this gap by offering the best of both worlds within my business. I have new homes that we are building that a client can buy and add their personal touches to or I can narrow down their search for existing homes by cutting out the junk that they don't want and is a waste of time to see. I also offer a perspective most brokers don't have and can get them quick prices for repairs and connect them to contractors to get things done fast prior to moving in.

With your family-owned construction company, R.K. Reiman, you have built and sold new homes. How is the process of selling a new home you have constructed different from selling an old one?

New construction has a lot of pluses because you are selling a brand-new home with features that more people want today. Let's face it most people want something new. Clients get the modern design and details most people are looking for. When building a home they get to design their dream home right from the beginning exactly how they want it. New homes are up to current building code and can be a lot more energy efficient. When people build new with us they avoid all the potential issues that can pop up with an older home and the home is also under warranty. The only downfall to new construction is the waiting period.

Most of the older homes need some kind of updating. I'm also pickier than others when helping buyers find an older home because of how meticulous we are when building a new one. I see a lot of imperfections that a normal person wouldn't and voice my opinions. I see this as a positive and so do most of my clients because they want to hear what is wrong with a home and have the opinion of someone that knows. Being honest and voicing my opinion only helps my clients make the best decision when buying an old home.

Home construction and selling should intuitively move in the same direction to meet demand. Have there been points in time on Marco Island when this hasn’t been the case?

My family’s business has truly been blessed with 26 years of building on Marco Island. There were times when we were slow but we always had projects going. During the crash, we were one of the only builders still building on Marco. We have also had to change our strategy when building to transition towards what the market wanted. We were always known for our luxury homes but we had to build smaller homes for a couple of years because the luxury market was dead. Thank God that now the economy has really turned around and we are now back to building what we specialize in and that is luxury homes.

What construction projects are you currently working on to bring to the market?

We currently have 10 homes under construction and all are different sizes and styles. We have 3 new homes we have started or are about to start that currently are or will be listed for sale soon.

1151 Vernon Place is almost complete and is listed at $1,465,000. With 4,472 square feet total, the home offers a wide water view with quick direct access out to the gulf for someone who enjoys boating.

What are your expectations for the construction and brokerage industries this year?

I think construction will continue to take off. A lot of people are wanting new homes right now especially after hurricane Irma. They saw how well the new construction held up versus a lot of the older stuff. The demand for new construction is high and I don't see it slowing down with how the economy is only getting better.

Our reputation as a builder stands out above everyone else on Marco Island. We are known for our quality and detail and have been told multiple times by not only our past clients but also subcontractors how amazing our homes truly are.

My goal is to have the Reiman name in front of every luxury home in Marco Island. Real estate brokerages continue to get more competitive but I think that the smaller brokerages will be ok. Clients like the attention that they get from smaller brokerages and this is exactly why I started my own. I want it to be like a concierge service for all of my clients. Buying a home isn't easy but I can help make the process just a little bit easier with my knowledge and connections in the construction business. Last week, Banksy took over the famed, 70-foot Houston Bowery wall with a black-and-white mural of Turkish journalist, Zehra Doğan, who looks out though bars, the last one of which morphs into a pencil.

She received a nearly three-year sentence for posting on social media her watercolor of the Kurdish town of Nasyabin after the Turkish armed forces razed it.

The unveiling of the artwork, which also includes a tally of the days Doğan has already spent in jail, coincides with her one-year prison anniversary. At night, the wall lights up with an impactful projection of her painting. Alongside the mural, Banksy scribbled a call for her release, “Free Zehra Doğan.”

“We are proud that Banksy chose New York – and the Houston Bowery wall – to share this message,” said Jessica Goldman, CEO of Goldman Properties, which owns the iconic wall. “We stand alongside every artist who chooses to use his or her creative abilities to highlight human rights issues.”

This is not the first time the Houston Bowery wall has borne powerful pleas for equity and dignity that have reflected the anxieties as well as the aspirations of generations. A blank canvas in rotation ever since Keith Haring made it famous with his first large-scale work in the 1980s, the wall has showcased murals by street-art visionaries like Lakwena Maciver, David Chloe, Ron English and Logan Hicks among others.

I’m On One, Drake

In 2011, Drake shot I’m On One in his then unfinished condominium in downtown Miami. A year later, he sold it to former Miami Heat guard Mario Chalmers. The custom two-story unit reveals unobstructed views of Biscayne Bay and comes with a spacious game room, cutting-edge kitchen and a private foyer. Just last month, Chalmers sold the residence for $2.3 million, almost half the original asking price and some $100,000 less than what he bought it for from the Canadian rap sensation.

Work B*ch, Britney Spears

Although barely recognizable in Spears’ dimly lit video, this Malibu mansion has appeared in over 20 movies, TV shows and music videos. Perhaps, its opulence comes through in a much stronger light in Gone in 60 Seconds and Beverly Hills 90210. Boasting limestone floors, a helipad and spectacular ocean views, the 7,000-square-foot residence made a $8.95-million foray onto the market four years ago. Only a year prior to the release of Spears’ tune, Kendrick Lamar rapped by the pool of the home for the shoot of The Recipe.

No Frauds, Nicki Minaj, Drake, Lil Wayne

Lat year's No Frauds was filmed in one of the ballrooms of the historic Hotel Alexandria in Los Angeles. The elegant building opened in the beginning of the 20^th century in the then heart of the city. Today, however, it serves as a low-income residence, mired in frequent reports of crime. Its reputation did not discourage film crews, who have turned its unoccupied public spaces and exterior into the lavish backdrop for countless Hollywood flicks and music clips, including Pharrell Williams' Happy and Nick Joans' Chains.

Blank Space, Taylor Swift

Swift filmed the dreamy video of her hit song on the premises of the historic Oheka Castle in Huntington, New York. Built in the early 1900s as a vacation escapade for the financier and philanthropist Otto Hermann Kahn, the mansion has been redesigned as a 32-room hotel with a befitting slogan, “Europe in America.” Part of the National Register of Historic Places and the backdground for such acclaimed movies like Citizen Kane and The Emperor's Club, the Oheka Hotel is among the world’s most prestigious wedding and event destinations – or, at least, so does its website boasts.
