While Kitchenworks provides exceptional designs for kitchens, bathrooms and other spaces, it also is a source for luxury appliances, ensuring its status as a well-rounded company. Rocco sat down with Haute Design to discuss where she finds inspiration from, her favorite designing trends, the most challenging space to decorate and much more.

HD: Describe the overall design of your home? 

SR: We remodeled our 1958 ranch home about twelve years ago. Even though we have lived in our house for over thirty years, that remodel gave us everything we ever wanted in our house. It's an Old Florida Style, with coastal influences like clapboard porches, clean columns, and painted cypress tongue and groove ceilings around the exterior. I would describe the interior as collected and comfortable. It's a paired down, clean-lined traditional.  I wanted our house to be a reflection of who we are, what we love, and what is important to us. It has an open floor plan with wood floors throughout, louvered interior doors, detailed casings and trim, light colored walls, paired with a blue horsehair wallcovering. This gives an interesting texture and is the perfect backdrop for colorful artwork.  We have detailed beamed ceilings in the family room and kitchen and clearstory windows that allow a flood of natural light in the kitchen.  We have a variety of comfortable seating options, and in a variety of fabrics- so there is a seat for everybody. The kitchen with the connected family room is my favorite part of the house. The cabinetry is done in finishes that will hold up to a large family and grandchildren... it gets a lot of use and abuse!  It's the place where we enjoy cooking, relaxing and having fun with our family and friends. I hope the memories that are made here will last a lifetime!

HD: Where do you find inspiration from?

SR: I am inspired by geographical design styles. I am moved by the different feelings evoked by each of these styles. With travel, the internet, magazines, we have access to an immense database that allows us to admire design as it varies by area and see what other designers in other parts of the world are doing. That is just so inspirational. When your clientele is diverse, the advent of being able to relate to them through a worldly knowledge of design is indispensable. A client can request a relaxed, coastal inspired kitchen and immediately, I think of the travels and images that transport me to that location and the can think of the elements that I can incorporate in order to deliver that same feeling.

HD: What are some of your favorite decorating trends right now? 

SR: I am enjoying seeing contemporary being paired with natural finishes and organic elements. Though it may feel like it’s trending at the moment, this timeless combination will never go out of style.

Also, we are starting to see the embrace of a paired down, traditional decorating style. It's clean lined but exudes the warmth and comfortable feeling of traditional decor.

HD: What are clients typically looking for when seeking your services? 

SR: Our clients are looking for the highest degree of customer service and individual design that reflects their own personal tastes and needs. They are looking for professionalism, creativity and knowledge. They know that we value quality and they look to us to deliver the kitchen of their dreams that they can trust will stand the test of time.

HD: What sets Kitchenworks apart from other design services?

HR: How did you get started in interior design?

VN: After I pursued International Sciences studies, I decided to follow my passion since I have always been attracted to Architecture and design. I attended the University in Uruguay where I completed my bachelor’s degree in interior design.

HR: Describe the overall design of your home? 

My home is welcoming with a great flow. It has an eclectic design with a blend of special pieces that I picked throughout the years in my career.

HR: Where do you find inspiration from?

VN: Traveling is the best way to stimulate my imagination. I'm always searching for new ideas and because I like to create spaces for modern life, the internet is the foundation for my biggest inspiration.

HR: What are some of your favorite decorating trends right now?

VN: As a designer I really appreciate every trend, but my favorite is modern mid-century, gold metals with dark color, diverse textures, and prints.

Whether you have one-of-a-kind décor, custom-made furniture, or a kitchen dreams are made of, a beautiful home is no match for unsettling energy. The connection between our homes and our energy is prominent in the way we design, decorate, and function in our spaces. Haute Design sat down with Feng Shui expert and spiritual psychologist Inessa Freylekhman to discuss the key factors in creating the ideal space for welcoming positive energy in our homes.

What is Feng Shui?

Feng Shui is an ancient art that originated in China 3000-4000 years ago. It’s about how we humans interact with our environment and how we can create spaces that fill our lives with harmony and balance. There are as many schools of Feng Shui as there are lattes at Starbucks, and each has its own distinct flavor and essence.

Feng Shui combined with psychology helps to bridge the gaps between inner and outer lives since what happens inside can often be mirrored in our home/work environment.

How can you tell if you have negative energy in your home?

If you feel fatigued, stuck, in a state of chronic rumination, foggy brained, sad or depressed, these are symptoms of negative energy and health issues. The other sign of negative energy in your space is accidents, what appears like “bad luck” happening over and over, shady people coming into your life, slowdowns, repeated loss (income, work, investment, etc.) or attracting the wrong type of relationship over and over again. Sometimes negative energy is left over from the predecessor--the person who lived in the house before you.

Quantum physics has shown us that everything is energy. Things we have always considered solid are merely particles of energy in a certain format. Our cars, furniture, homes are all made up of energy in various patterns. Feelings and thoughts are also made up of energy and even after their expression, they continue to exist and imprint on the spaces you spend the most time in.

Everyone imprints their feelings and thoughts onto their environment. Imprinting is like fingerprinting, only in the realm of the invisible-also known as the etheric level. Even though we can’t see it, the impact can be felt deeply

The emotional signature of your room is based on the predominant thoughts and feelings that you have while spending time in your space. Your thoughts, emotions, and experiences literally get absorbed into the fabric of your sheets, mattress and walls. You may have recovered from the fight or the major meltdown you had yesterday, but your room hasn’t. Your room carries those memories and the issues you might be struggling with. That negative energy is still lingering in the etheric level, the realm of the invisible. Even though you can’t see it, the impact can be felt deeply.

How can homeowners dispel negative energies in their home?

Space Clearing lifts toxic emotions and energies from the room and helps crystallize the energy so it feels sparkly and uplifting. Sometimes when I’m called to Feng Shui a home, I can actually feel a murky cloud hanging over a person’s living room space. This is my first clue that the room needs an energy clearing.

Working with sound is one of the most effective tools from my space clearing tool kit to re-energize a stagnant room. You may not know it, but low-level energy can collect in corners and get stuck. One effective tool I use to break it up and clear the way is a bell or chime. The sounds from the bell or chime invites the energy to flow. Another technique is clapping, which breaks up stagnant energy (and sends the dust mites packing).

To begin the process of space clearing, you must first decide exactly what you want out of the experience. For example, “My intention is to fully clear this room of any negative energy. I do this for the highest good of all concerned.”  After you’ve set your intention, use these space-clearing tools to open the way for some great Shway.

Space Clearing Tools

I recommend a deep space clearing at least once a year, or after a negative event, such as a break-up, or before moving into a space that might have a lot of negative energy. Below you will find a deep space clearing recipe I find most useful for dissolving some of those bigger issues.

Here is a list of some space-clearing tools that can be used to dissolve any negative, stale or yucky energy that has been stuck in your home.

Bells– Any bell that makes a sound you find pleasing will work. Tibetan Buddhist bells are great, so are singing bowls and Tingshas, which look like two cymbals tied together by a leather band are low cost and work great. I use bells that I traveled to Bali and purchased from a family of bell makers that have been making the same bells for 500 years. In my opinion, they are the most powerful for clearing negative energetic imprints from a person's home.

Incense - There are many kinds of incense. If you are bothered by strong fragrances, try more subtle fragrances like Nag Champa, traditionally used to ward off negative energy.

Sage- Sage is an ancient and sacred herb that has been used ceremonially for centuries to chase away negative energy and bad spirits. Some people call it smudging. You can find a smudge stick, typically sage, cedar, sweetgrass and lavender bundled together, at most natural food stores. Light the tip of the smudge stick with a match or a lit candle, and then wave the stick as it smolders.

Orange - Orange and citrus scents such as mandarin and grapefruit can lift your spirit and uplift the vibe in a room. You can use 9 drops of orange essential oils mixed with a carrier in a spritzer bottle or use the BTB (Black Hat Tibetan Feng Shui Orange Peel blessings) which uses 9, 18 or 27 orange peels in a bowl full of water and spray the mixture with your fingers while reciting a mantra.

I also incorporate a process I studied in Bali, which employs the use of powerful Balinese Bells to break up stagnant energy lodged in the walls, upholstery, objects and furniture in a space. I call this the rotter rooter of space clearing as it has the potential to transform old energy and bring in spaciousness, joy and into deeper levels of peace in one’s life.

I bring all the supplies, my sage, orange and special bells from Bali I recite special mantras and we create an altar to symbolize the new energies you want to bring into your life. Client's need to open windows and usually participate at the beginning of the processes by stating their goals/intentions. Next, I guide the client into meditation, or they can choose to participate by following me around the house. Most people like to be still, relaxed and receive the blessing. Often times space clearing also lifts whatever heaviness and sadness that the client is carrying around. Since the home and self are symbiotic, this happens more often than not.

Which crystals would you recommend for clearing energy and promoting positivity?

Clearing energy goes way beyond the use of crystals. Crystals serve to activate, amplify, transmute and they can also absorb energy. But to deeply clear energy, you need to manually do it yourself, or hire a professional. Crystals also need to be cleared periodically.

What is an energy map or Ba-Gua?

Ba-Gua, which is a mapping system that contains 9 areas of life. This map is superimposed over the home, and each room, and used to diagnose a person's environment, as it programs it for success.

Think of it as a kind of GPS that will show you what areas of your life are the most blocked and in need of your attention.

The Ba-Gua is a grid of 9 quadrants or zones. Nearly everything in your life boils down to these nine zones. The zones relate to the most crucial elements of our lives: Prosperity, Health, Self-Image/Respect, Family, Relationships, Spirituality, Education, and Career. Using the Ba-Gua allows you to draw a grid over the top of your room and spot the areas that need the most work.

The map suggests the right color, element, symbol, or words to activate the different areas of your home, thereby your life. Activations work by activating the Chi and redirecting the energy to create more harmony and flow. Activators create positive change and new patterns in your environment.

It has been said that the perfect project for an interior designer involves a client with great interest in three main topics- art, architecture and design.  When this trifecta is achieved, great things will be sure to come.  Luckily for us, such a client manifested himself in the form of a dear friend with a stunning, beautifully restored Beaux-Arts apartment and an eye for strong and meaningful art- all that was missing was the design component.

Having a client with a “good eye” is a wonderful place for us to start a project. Their current possessions and art give us insight into their tastes and interests and allows us to develop a plan on how they can get to the “next level” with their home.  I like to think of these special possessions as clues that help us to develop the vocabulary that will eventually become a full blown design language. The enormous floor to ceiling French windows, Nero Portoro Art Deco marble fireplace mantel and intricate plasterwork ceiling in the “Millionaire’s Pattern” on the ceiling of the living- all original- set the tone of a space that is built for entertaining.  The client saw this potential and felt a connection to the space.  He already had a few treasured Art Deco furniture pieces, a start to a great art collection and yards of rare books but needed help pull it all together, make it comfortable and make it interesting.

This interior was not pulled from a catalog or shown together in one presentation but was developed and curated over time.  Our meetings were long discussions on balance, scale, appropriateness and what would add depth to the collection as a whole.  We wanted the space to be representative of design styles throughout the decades that played off one another and showed similar restraint in detail, attention to quality construction and possessed a certain frivolity.

A key item missing from the living space was a rug. A nationwide search was conducted to find a piece of the highest quality with the most interesting design that would be representative of “today.”  After sampling several full-size options in the space shipped in from vendors far and wide, it was decided that the best choice was a wool and silk hand knotted carpet from Turkey that was only just a small sample.  It is one of a kind and was custom colored to add saturated tones picked from the artwork just ordered for the entry hall and the wonderful Hungarian art deco cobalt velvet chairs they client already owned.

We then began our time travel and looked to the 1950’s to find an incredible Fontana Arte Italian glass and brass table that feels as if it just appeared from space to serve up your cocktail.  Chicago designer Richard Himmel’s c. 1960 Lutece curvaceous sofa gave  us inspiration to fully upholster the Bill Sofield for Baker sofa from head to toe in a Jim Thompson velvet, covering what had been a dark wood frame that looked a bit too harsh.   The set of Dan Johnson brass and mahogany arm chairs (c. 1960) received a facelift in the form of a deep indigo hair-on-hide from Edelman Leather. From the 1970’s we referenced Brutalism’s rustic refinement in the Donald Drumm torch cut iron dining table bases and cast metal candelabrum in the fireplace.  The deconstructivism of the 1980’s gave us the inspiration for the design of the chaise longue near the fireplace.   Its almost spartan simplicity of line is counterbalanced by the complexity of its construction, veneered in rare sycamore and upholstered in fabrics by Rubelli and Dedar.  Contemporary art work collected with assistance from Jennifer Norback Fine Art adds the finishing touch to round out this highly personalized space for our friend and client.

The result of this designer/client collaboration with attention to all aspects of the “perfect trifecta” was many memories of great cocktail parties, quiet evenings at home and intimate dinners.  The owner has taken this approach to the next project in his future- a steel and glass, modern home in the woods, where the plan includes incorporating everything that is in this apartment and then some.  We can’t wait for that phone call.

“My biggest inspiration for this space was finding a chandelier big enough to fit into this 22-foot foyer. I found the perfect lighting fixture after I came across this beautiful 8-foot antique chandelier in Bridgehampton,” Livingston said.

The chandelier, which alludes to an abundance of luxurious style ahead, adds the right amount of drama needed to create a grand entrance in the foyer. In addition to the chandelier, dramatic art pieces and one-of-a-kind sculptures were added to emphasize the design.

“I found bold art pieces from New York City and used a special center table from Gregorius Pineo to anchor the amazing blue indigo rug from Amadi Carpets,” Livingston said.

The final look resulted in accentuated bold designs, unique pieces, and vibrant colors to bring a opulence, character and originality to the space.

Vanessa Nunez, of Nunez Interior Construction & Design Services is no stranger to elegant surroundings. That’s why a young couple from Mexico chose her to design their three-bedroom Jade Ocean Condo in Sunny Isles.  

Nunez developed her signature style as a result of her international upbringing and creative sense of aesthetics.  

Nunez Interior is a boutique interior design and construction firm that provides clients interior design and architectural services. ” The purpose of Nunez Interior is to provide clients with interior design services for high end residential and commercial clients. We have a strong commitment to serving our clients with quality work from concept to completion,” said Vanessa Nunez   

The couple that hired Nunez wanted their Miami residence to be comfortable, stylish and modern. “This client wanted their home to be somewhat classic in style, yet modern, but not too fancy,” said Nunez, “they also wanted it to have a sense of minimalism.”  

So that is what they got. “We made this Jade residence minimal modern and contemporary. The walls in the hallway are covered with different shades of oak wood so they appear textured. It was custom made by my carpenter,” said Nunez.  

The result is a comfortable living space with warmth and texture. The sensation of symmetric forms was created by the wood paneling. The entire condo has a soffit drop ceiling to create a special light and sound system.  

“I utilized many elements that helped me give the perfect synchronization in time, budget and design. The cream Limestone flooring was installed in all the common areas, changing into hard wood in the master and guest rooms, with carpet in the children’s rooms.  

The open kitchen also has dark wood paneling in order to keep a uniform flow from room to room. The cabinets were made in dark Oak wood and the kitchen has modern minimalist lines. The countertops are made of off-white quartz gives an elegance touch of European look.   

The master bedroom was designed with simplicity and elegance, to make the room savvy yet classy Nunez used Crocodile wall paper. To create a comfort level and simplicity she designed a custom-made bedroom set and wood wall unit. “The idea was to make every space a special area for them to live,” she said. “We used glass doors are costume made in all bedrooms.”  

The furnishing from Fendi Casa provided a fantastic leather and watermark fabric back rest couch. There are also two club chairs and a spectacular area rug in the same natural color. Violet pillows and Murano glass accessories were used for accent colors.  

“A spectacular amber Murano glass side tables give the final touch,” said Nunez. “In the living room we used a Kenzo Maison zebra wood coffee table and matching side tables.  All light fixtures are the gorgeous chandelier on top of the dining table was crafted by an Italian artisan.”  

There is also modern contemporary art on the walls from local artists - adding elegance and a chromatic touch.  

The children’s rooms have tan wool carpeted floors and custom-made (and designed) furniture by Nunez Interior. They also made sure the design and products in the children’s rooms is child safe, user friendly and ergonomically designed.  

The furnishing in the balconies is sweeping with Sunbrella fabric and the planters area has an automatic floral watering system  

The automated technical system was one of their key requirements. To accomplish this, every room can be remotely controlled from one control system. The Lutron window treatments, the Apple TV’s, the sound and the lighting are kept in one tower, with the equipment hidden from view.  

“From the beginning to the end an empty space was completely re- designed to satisfy this charming young family. The Jade Ocean property in Sunny Isles Beach is a prestigious condominium designed by Uruguayan designer Carlos Otto and we wanted to create an interior that matched the beauty of the outside,” said Nunez.

At the end of the seventies, Shenzhen was a small market town of less than thirty thousand people. By 2016 it was a megacity of 12 million, and its population rate has not slowed down since. China sees many urban inner-city projects like ours, but Shenzhen is unique in its very sudden economic and cultural boom and resultant young population, and we had to accommodate for this. The average person living in Shenzhen is just under 30 years old.

The biggest challenge we faced throughout the project was translating our design aesthetic into something that would be appreciated by the local buyers - without compromising on the Studio language. To gain an understanding of the aesthetic we were after, we visited several new residential projects in Shenzhen and nearby Hong Kong. We found that these projects were all characterized by a high level of décor; no white walls or plain surfaces anywhere. This is a major difference compared to the US and the Western world in general, where minimalism is often strongly favored across many design platforms.

Were we to adopt a minimalist practice for this project, however, we were at risk of appearing cheap or lazy. We began to understand that luxury in Chinese design is usually defined by an abundance of materials and finishes, with emphasis on stone and marble surfaces. Initially, our team found adapting to these unfamiliar design values quite challenging, having come from a markedly different cultural background and design training. Regardless of the design choices, however, our main priority was to ensure that the project was a commercial success.

After some hard but rewarding work merging these Chinese expectations with our own design sensibility, we managed to negotiate an attractive outcome. The final design was rich and colorful with an emphasis on marble - without being overly grandiose. All the apartments were sold long before completion at asking price or more. The client was very pleased with the final result, and so we were.

Explain the LATAM market impact in Miami?

Miami's real estate market remains a top destination for foreign buyers despite economic slowdowns in Latin America. Diversified property portfolios and asset allocations are the leading factors for wealthy Latam investors.

What important economic movements are happening in Latin America currently?

New political forces are changing the political landscape in Brazil and Argentina, where a profound recession, inflationary pressures and currency devaluation are affecting the economies due to previous populist governments who were in power for almost a decade bringing: economic slowdowns, inefficiencies in capital markets and social crisis. Plus Venezuela’s legal government opposition is fighting Maduro’s corrupted scheme. These countries have enormous influence in Miami’s real estate market.

How does the Latin America market affect real estate in South Florida?

South’s Florida real estate market is extremely leveraged by Latin America buyers. Any economic slowdowns, government instability or currency devaluations affect the absorption rate in our market. But we also need to note that although the Latin American buyer is an important force in our real estate, so is becoming the North Eastern market which as I have mentioned before is gaining traction as investors capitalize on the recent tax cuts changes.

Describe the changes currently happening in the real estate market due to this connection with Latin America?

We have an all-time high inventory with prices plummeting due to a very slow absorption rate. Due to a strong dollar, sellers (from Latam) are playing the currency and willing to sale low in order to monetize opportunities in Latam; as is the case of Brazil. In the case of Mexico, due to change to a left populist government, many new investors are looking to Miami as a potential residence market, opening the space for permanent and new investment property absorption.

What current trends do you see that will affect the future of real estate in Miami?

Developers are eager to build more residential units and they are looking to build the low-income affordable residences in opportunity areas. Land prices are all time high, labor and the cost of materials are expensive and developer’s profit has shrunk. But the future is promising as Miami has incredible city assets, increasing diversity of entertainment options, a beautiful landscape and an exceptional year round weather. This is why it is a magnet for new, current, local and international investors.

What advice would you give buyers seeking to invest in property at this time?

The good news is that cycles are temporary corrections! Today is a buyer’s market and a unique opportunity to capitalize an investment in the high-end market. Steep discounts and incentive are in place. Real estate market will jump again and investors’ confidence will begin to absorb the inventory.

It’s not just the sleepy region across the river from Portland, Oregon anymore. Clark County, in Southwest Washington, is alive, growing and ready to make its mark.

New development projects are underway in Vancouver, just across the river from Portland, Oregon, with the revitalization of the waterfront as the main attraction for remaking the way residents and visitors see the city. Together, Vancouver’s friendly business environment, mild climate and beautiful natural surrounding have nurtured the rapid growth of visitors in the last five years and brought the city’s population to 183,500, making it Washington’s fourth largest city.
