With a deep Jacuzzi tub, double granite vanities and sinks, a bidet, marble floors, and a dry sauna, you don’t have to give up luxury just because you’re at the lake. The study has beadboard ceilings and a private balcony. The six bedrooms each have en-suite full baths with granite counters and walk-in closets. The four upstairs bedrooms have private balconies with glass railings designed by Glasshouse for unimpeded views of the lake and nearby woods. All patios and balconies have Turkish travertine tile flooring. The lower level of the estate features a walkout bedroom with easy access to the outdoor kitchen and pool area. The 100-square-foot closet in the en-suite bath doubles as a concrete-reinforced safe room with a built-in 5’ Winchester safe.

The 900-square-foot outdoor kitchen has a high-velocity air and heating system and electric Phantom screens, making it usable year-round. It has all of the amenities of an indoor kitchen, like a convection oven, refrigerator, and icemaker, as well as a 50” gas grill and double-burner, 42” stainless counter-top wok and double-burner deep fryer/boiling system. The counter-island seats seven. All construction materials are fully weathered proof – the counters were built with concrete bulkheads and bases, and the cabinet woodwork is Costa Rican teak. It’s perfect for everything from cooking burgers to hosting a professional chef.

The heated, two-story infinity pool is one of the jewels of the home. It offers a shallow sunbathing area, diving board, grotto, wet slide, firepots, basketball and volleyball area, accent underwater lighting, midnight blue plaster with circulating pumps and automatic cleaners, a hot tub that seats 10 and can all be controlled with an internet-connected portable controller. The large pool bath has granite counters, full-size washer and dryer, urinal, showers, and double sinks. The pool and patio surfaces are surrounded by 9,100 square feet of Turkish travertine tile, which is designed to stay cool in the summer.

The property is reinforced 300o around by 12” thick concrete retaining walls, with steel reinforced footings up to 10’ wide and 3’ thick, including the octagonal helipad. The boathouse was constructed in 2006 to house two 55-foot yachts and offers potable water, electricity, and automatic doors and lifts for easy use. At the time I was conducting research for this article, Coronavirus had yet to rear its ugly head. My 37 year real estate career has spanned several downturns and recoveries, including the 1980s oil and savings & loan collapse, the stock market crash of the later 1980’s, the tech bust & 9/11 attacks in the early 2000’s, and most recently, the mortgage meltdown and great recession of the late 2000’s. As of this writing no one knows how the Covid-19 pandemic will affect our lives. From a real estate market perspective, the answer to that question may not be known for months, if not years. What we have learned from history, however, is every market downturn has always been followed by a recovery.

I will continue to analyze the market and keeping my clients up to date on all its twists and turns, but for now I am providing my most recent analysis. Although it seems such a long time ago, 2019 real estate activity continued to improve in Steamboat Springs. But how did Steamboat compare to other top-tier western ski resorts? Here’s an interesting look at that question, with very informative and surprising results.

The Resorts

Ten resort areas, which include Steamboat, Aspen/Snowmass, Vail/Beaver Creek, Summit County, CO (Breckenridge/Keystone/Copper Mtn), Summit County, UT (Park City/Deer Valley/Canyons), Telluride, Crested Butte, Big Sky, Jackson Hole and North Lake Tahoe (Lake Tahoe, Alpine Meadows, Squaw Valley, Northstar) were selected due to market similarities and historic data availability. One quick note about Park City’s data - it encompasses their entire MLS, which includes Summit and Wasatch Counties.

Average Price

At an Average Residential Sales Price of $792,524, Steamboat was the most affordable resort to buy property of the ten resorts in 2019. That increase was still a 10% improvement over 2018. Crested Butte, which jumped ahead of Steamboat, had the largest year-over-year increase at 26%. The average price for a residential property in Aspen fetched $4.345m, topping all other resorts. Telluride had the second greatest YOY gain, at 21% and posting an average price of $1.840m.

Dollar-per-Square Foot

The benchmark many real estate professionals use to value property is dollar-per-square foot cost. This is a common denominator for property value and gives what a square foot would cost, no matter if the property is 1,000 square feet or 5,000 square feet, whether it is in Jacksonville or Jackson Hole. In 2019 the Average $/sf cost in Steamboat was $371, giving a 3,000sf house value of around $1.113 million. Aspen posted sales at $1,531/sf for the top spot with Telluride and Jackson Hole tying for second at $800/sf.

Days-on-Market

The time it takes a home to sell is an indication of market demand. It takes more days to sell a property in a market long in listings (supply) but short in buyers (demand), than one with fewer listings and more buyers. In 2019, it took only 60 days to sell a home in Breckenridge (highest demand), yet it took 320 for a home to sell in Telluride (lowest demand). Steamboat fared well in this category, with the third least amount of time for a property to sell (102 days). Park City was slightly better at 100 days.

A Comparative Analysis

After looking at these results, one must wonder which market performed the best in 2019? To answer this question, I compiled the past six years of market data from all 10 resorts in against their individual six-year average in six categories of residential sales. These categories are, in order of importance: Average Dollar-per-Square Foot (10), Days on Market (8), Average Sales Price (6), Annual Transactions (4), Sales:List Price Percentage (2), and Dollar Volume (1). Because these categories are more meaningful than others, they have ‘weighted values’. For instance, Dollar-per-Square Foot (i.e. are values increasing or decreasing?) is more telling of market health than mere Dollar Volume. Therefore, each category is given a weighted value (in parenthesis above). The weighted value will then be multiplied by the position the resort places in each category. First place receives 10 points, second place 9, and so on, with the last place resort will have a “1” place score, then multiplied by the weighted value for each category. Resorts will then be ranked based upon their total score.

And the Winner Is…

With a potential of 310 total points, Montana’s Big Sky Resort outscored the competition with a total point value of 245, closely followed by Breckenridge (243) and Crested Butte (241). Steamboat took 6th place with 151.

What impaired Steamboat was its 8th place finish for $/SF. Although many Steamboat buyers feel square footage values are high, 2019 was only at 110% of its 6-year average, whereas values at Crested Butte (#1) and Summit County, CO (#2) jumped 131% and 130%, respectively. Steamboat took 3rd place in Sold:List Price %, where our six-year average was 96%; second only to Summit County, CO’s 97%. Steamboat placed in the middle on the other four categories. Finishing in the middle is not a bad thing. It shows most rudiments are in check. At year-end 2019, Steamboat remained one of the most affordable top-tier ski resort real estate markets in the Rocky Mountains, where all markets have enjoyed steady growth since the 2008 recession. However, as mentioned at the beginning, COVID-19 will most likely effect resorts differently. It will be interesting to conduct this same analysis a year from now to see what has changed.

With people being cautious about being around large crowds, What tips do you have for agents and brokers looking to still do showings?

I still have been somewhat pretty busy still with everything going on. However, I would say that during showings I have been opening doors, distancing myself from the customers and other agents but still engaging verbally during a showing. Open houses I have a bottle of hand sanitizer of someone feels uncomfortable but also encourages people to come out and see properties.

How have you been using technology to still communicate with your clients?

Yes, I have been using every method I can think of including, calling, text messages, video conference and email. Technology has been a huge part of my business for a long time, and so work can still continue to happen even during this current situation.

What advice do you have for sellers who are worried about their homes being sold in a timely manner?

I have been trying to calm my customers and the entire deal on both sides. Let’s get everyone a win-win and make sure that they all understand what is going on and the long-term goal that could be inhibited by a short term challenge. We will all get through this and carry on. And the one thing people are learning right now is just how important a home is in times like these.

Do you have exciting listings coming up?

I just got a new listing in Naples Square. The penthouse unit #510 arguably the best unit in the building. Listed for $1,895,000 in Building 3d this 3 bed + Den, 3.5 bath unit offers more than 2800 sq ft. of living space with southern exposure. This is a truly beautiful unit. That, along with about $50 million more in listings has me very optimistic about the year.

One of the world’s most in-demand residential neighborhoods has a new architectural icon to call its own. Brickell Flatiron, the 64-story luxury condominium tower built by developer Ugo Colombo’s CMC Group in the heart of Downtown Miami’s Brickell Financial District. Designed by Miami-based architect Luis Revuelta, the building’s distinct flatiron shape and curvilinear façade are complimented by sleek interiors created by Italian design architect Massimo Iosa Ghini. The 736-foot-high skyscraper, located at 1000 Brickell Plaza, is the tallest condominium in Miami.

Known as one of the most prominent Italian architects and designers in the international world of design, Massimo Iosa Ghini contributed in the 1980s to the innovative action carried out by design avant-gardes, by establishing the cultural movement Bolidism and by taking part in Ettore Sottsass’ Memphis group. Among his main interior design and architectural projects, there is the worldwide development of the chains of Ferrari Stores and Kiko Stores, Casa Museo Giorgio Morandi in Bologna, amongst others.

Haute Residence caught up with Ghini to discuss how his involvement came to be with the Brickell Flatiron project and where his design inspiration comes from.

What led you to want to take on a project in Miami? What attracts you to designing here?

Miami is a dynamic city. The economy has a strong propulsive thrust, art plays an important role and life is truly celebrated and enjoyed. These are elements of Miami’s daily routine. When designing any project I make sure to consider these signature aspects of a place.

Have you done any other projects in Miami before? How does Brickell Flatiron differ from those?

I have been working with CMC Group since 2000. The first project, “4000 Ponce,” involved the interior design of the common areas in a building with various commercial units and offices, including the Italian Consulate in Miami. “The Collection,” a nearly 20,000-square-foot showroom of luxury cars followed. In addition to Brickell, I also recently designed the interiors of the CMC Group headquarters in Miami, as well as my own Miami offices. Other Miami retail design projects include Italian clients Ferrari and Kiko Milano.

How did your involvement with Brickell Flatiron come about?

We have had a trusted collaboration with CMC Group for many years. We share the same intention: succeed by striving for high-quality projects.

Where did you draw your design inspiration from for this project?

In this case, the interiors were inspired by a classic aesthetic—one in which the interiors mimic the natural flow of movement in the building. Materials are classic and traditional. Clear metals, bronzes, and wood are used with a light touch and high quality stone finishes from Italian quarries—the same used by Renaissance artists—are implemented. This classicism is contrasted with unfinished materials, such as rough surfaces, concrete, raw metals, and elements where technical and structural parts are exposed. We used energy-efficient lighting to create a cozy atmosphere, which enhances Ugo’s collection of Julian Schnabel pieces of art.

What do you love about working with Ugo Colombo on projects?

I believe that Ugo and I have the same approach. It is necessary to be meticulous and a little bit “obstinate” in order to succeed in creating quality within a project. This does not mean one must spend more to achieve it, but it means simply, that one must be more thoughtful. Through a strong collaborative effort and effective communication, Ugo and I have become great partners and we share the same goal of achieving exceptional results. In my more than 20 years experience as an architect for Ferrari, I’ve always had a clear idea of how to operate at the highest level necessary and how to constantly improve. This approach yields a superlative outcome no matter the project I am undertaking.

Robert Radcliffe created "180 Life - with Robert Radcliffe" Youtube channel being eternally grateful to everyone who has helped him become the man he is today, in hopes that his story will inspire others to find their own success.

In 180 Life, Robert shares the lessons he has learned from his business mentors and spiritual leaders, including but not limited to Tony Robbins, Eckart Tolle, Wayne Dyer, Dali Lama, Warren Buffet and Mike Ferry, to name a few. Especially concerned for the well-being of young adults, Robert has also been the speaker for drug and alcohol abuse classes at high schools, juvenile detention centers, recovery hospitals, and rehabilitation centers. He also owned a sober-living facility and has written two books on the topic of recovery, inner-peace and financial success. One of his books, an autobiography titled “180 Degrees” has been on the recommended reading lists for high school students. He has also appeared and been interviewed for his books and accomplishments on TV, KTLA, and San Diego News.

How has the luxury real estate market in North Carolina been performing so far in 2020?

So far, in Charlotte, North Carolina we have experienced 8 sales over 2 million with $4,850,000.00 being the highest sales price. I anticipate the market will rebound over the next 12 months given the latest developments. As you know, we are not only dealing with a health epidemic, we have a financial crisis in front of us. The stock market hasn’t seen drops as we experienced since 1987. The Federal Reserve hasn’t seen rates as low since the Great Depression. Yes, all this is negative news, however, we must continue forward with positive attitudes and work towards adapting to the new norm for now. After consulting with our financial advisor, he believes the real estate market will rebound quickly with interest rates remaining at all-time lows! Now is the time to regroup and focus on strategies for a robust rebound.

What are buyers looking for in their homes in North Carolina in 2020?

Most high net worth individuals are looking to purchase a home as a way of improving their quality of life. When searching for homes, my clients are focused on what type of lifestyle the area offers and they must feel an emotional connection with the property as well as the location. The amenities of the area and high-end finishes are certainly another major focus. The sales price and proximity to entertainment and family are other important factors. And they also wish to secure a property that will appreciate in value. In Charlotte, North Carolina values remain steady even with the market correction.

Which has been a highlight sale for you so far in 2020?

One of my highlight sales so far was representing a past client on the sale of her luxury villa in Myers Park. She has not only been a client but quickly became a friend and Mentor. I have become a trusted advisor to her as she lost her husband many years ago. Yesterday, I met with her amid the chaos of the CoronaVirus to deliver her vintage Jaguar that I had been storing for her after the sale of her residence while she settled into her new Virginia home. Working with clients and protecting their investments is one of the greatest gifts of my career.

Are there any new restaurants or other spots in North Carolina you’ve been loving lately?

Charlotte is a vibrant community and we reside in an evolving food scene. New restaurants are opening their doors left and right and the result is diverse as the city grows. We are fortunate to have the culinary school, Johnson and Wales University in Uptown Charlotte. This year, my wife and I have enjoyed on several occasions dining at Bar Marcel. They offer a delicious menu from incredible salads to a full steak entrée. They are widely known for their specialty cocktails such as the Apertini. It is an Aperol base, yet slightly sour with freshly squeezed grapefruit and white lilet. It is topped off with Drambuie and garnished with dried fruit. We love to pair this drink with their Kale and Apple Salad.

For a casual eating spot, there is a place called Bossy Beulah’s. They offer a sandwich, “The Beaut” with Joyce Farms chicken breast, pickles, and Duke's mayo on a Copain bun that is absolutely delicious. Also, they have amazing chicken nuggets, french fries, slaw and more! I love grabbing an outdoor bench on a warm day and enjoying my lunch and people watching. Now more than ever we will need the return in full force to support our restaurants and bars after we pass this health and financial crisis. We must show our support!

It’s time for spring break. What is a fun activity in North Carolina?

With warmer weather hitting the Carolinas, I love going to the US National White Water Center only minutes away from the Charlotte Douglas International Airport. They offer everything from mountain biking, kayaking, white water rafting, zip-lining, ropes course, and incredible summer night concerts while watching all the activities. It is definitely a must-do when visiting the Charlotte region! I have done team building events here with our real estate firm and everyone had a blast!

At the present time, spending time out in Mother Nature and practicing social distancing is a must to protect our communities. It looks like Spring break will be returning to the basics and spending time with our loved ones. As I like to say, time is our biggest asset in life. Let us all take this time to reflect on what is truly important in our lives. Let us all pray for our entire nation and world.
