HR: What sets Southwest Ranches apart?
The Town of Southwest Ranches is approximately 13 square miles, located in Southwest Broward County, and home to over 7,000 residents. The Town is a rural environment, filled with grazing animals, nurseries, farms, exquisite and unique scenery and an abundance of wildlife. The zoning in the Town is almost entirely rural residential and agricultural. We also have a growing amount of zoning for recreation and open space, which preserves land for residents’ enjoyment. The newest zoning district is for community facilities that serve the community. Southwest Ranches was formed to stop encroaching development, and “Preserve Our Rural Lifestyle,” which includes donkeys braying, roosters crowing, and no sidewalks. It really is a phenomenal place to raise a family and enjoy all that South Florida has to offer in a naturally beautiful setting.
HR: How would you describe the quality and style of life to someone looking to relocate there?
“Relaxed sophistication.” This is an animal-friendly mecca, home to horse farms, and where it is not uncommon to see roaming goats, cows, peacocks and other creatures that will always bring a smile to your face. It is really a place like no other, smack-dab, in the middle of South Florida. It’s a world unto itself but with the added benefit of being a stone’s throw from fine dining, professional sporting venues and the fabulous nightlife that South Beach, Fort Lauderdale and the Palm Beaches are famous for. Talk about the best of both worlds! This is it.
HR: What are some of the best dining, drinking and shopping spots in your market?
Regency Square is where you will find the neighborhood Publix shopping center and casual dining. So take the two-minute drive or even your golf cart to the store to keep it even more hometown. When you feel like dressing up for a night on the town, you are a short 15-minute due east commute to Las Olas and the Beaches and just 25 minutes to Miami. And if you are looking for a shopping mall, Sawgrass Mills is literally 10 minutes away. It is one of the largest malls in the country and a global destination with just about every store and fashion house you can think of (Gucci, Prada, Jimmy Choo, Valentino, Rag & Bone, Theory, Sandro, Brooks Brothers, Saks Fifth Avenue, Neiman Marcus and the list goes on and on and on.
HR: What real estate market trends have you seen in the last 5 years and where do you see the market and trends going in the next 5?
Real estate is booming in Southwest Ranches for a number of reasons. It is one of the few places in South Florida where you can buy land. The typical home site exceeds two acres and some boast more than 10 acres with picturesque horse barns, private ponds and separate guesthouses. Many buyers, especially those looking for privacy, love the idea of having a lot of green space and the public school system is incredible. Looking for private schools? There are at least a half dozen that are known throughout the country for their academics.
HR: There is a “Miami” mindset and a “Fort Lauderdale” mindset in terms of lifestyle, what do you think differentiates the two neighboring cities in quality and style of life? Specifically, what sets Davie/Southwest ranches apart from other cities in Fort Lauderdale.
Not to be redundant, but it really is all about acreage and privacy. Buyers in Southwest Ranches flock here for the outdoor spaces. They want room to let the dogs out and a place where the kids can play (like we used to, LOL). The rural lifestyle is embraced. Of course, the technology is there, but the ability to turn it off and simply marvel at the natural beauty is quite refreshing and I think that many in today’s workforce crave the idea of being able to maintain that peace and tranquility in their own home.
HR: Can you describe, in your words, the quality of life Southwest Ranches?
I moved to Southwest Ranches in 2009. My daughter was a competitive horseback rider at the time. I can honestly say it was the best decision we have made. We have lived in Miami and in Weston, both beautiful and immensely popular. But the Quality of Life in Southwest Ranches is superb. Quiet streets (speed limit is 25 mph), friendly neighbors, lots of parks and outdoor spaces. It is truly a special place and so unlike what you tßink of when you envision the South Florida scene. It is slow-paced and just right for the place you’ll want to call home.
HR: What can a buyer expect when searching for a property in your market?
Expect a wide variety. Homes are all shapes, size and prices … ranging from $600,000 to beyond $10 million. And not all land is created equal. Some are high and dry … and there are areas that flood. You really do get what you pay for out here so it pays to work with someone that knows the lay of the land.
